PARKING LOT RENOVATIONS

Renovations to the lower parking lot in front of the swimming pool at the Windsong Trails Recreation Area are slated to take place the first quarter of 2012. As you are aware, the lower parking lot was constructed along with the old swimming pool facilities years ago. Due to underground water damage, this parking lot has deteriorated over time and now needs to be demolished and replaced by new construction. The Board worked with Jones & Carter, Inc., Texas Civil Engineers, on the initial phase of the project. As of the date of submittal of this article, the construction contract has not yet been awarded by the Board. The Board has budgeted this capital improvement for 2012. It is one of the last remaining major capital improvements needed to update all of your common areas to current standards.

The following is a summary of questions and answers to issues that are commonly asked. Homeowners/property owners sometimes find “deed restrictions” and their enforcement confusing. Additionally, they misunderstand or are unfamiliar with their obligations as owners. The Board of Directors for Windsong Community Improvement Association sincerely hope that this publication will serve to guide and assist you in better understanding the benefit and support you receive by the privilege of homeownership in a deed restricted community. Without the support of a homeowners association, property values are more likely to be debilitated by outside factors that cannot be controlled. WHAT is a “Homeowners Association?” Homeowners associations are non-profit corporations formed to “maintain” a subdivision (community, neighborhood). Because each association is an independent “company,” each is unique in its business operations, governing documents, use restrictions, services offered, rate of assessments, etc.
