IMPORTANT STEPS IN TURF WEED CONTROL 1. In late February/Early March, it is critical to apply a pre-emergence herbicide. This will prevent most annual weeds from germinating. 2. The next step in a good turf management program, which will also apply to the homeowners, is to grow the most vigorous strand of Bermuda grass turf that we can develop. 3. The key element, as our results have shown, is a high quality NITROGEN sources that are slow release in the fertilizer blends in the summer months. The healthy, thick turf will help us to shield out broadleaf weeds and grasses as they encroach. 4. Preferably within this canopy, we will have established a pre-emergence barrier. Our choice has been Barricade 65WDG sprayed in a liquid application. We see up to 12 weeks of preventative control with this treatment. 5. In April, prior to the hot and humid conditions we provide a blanket application of Trimec Classic, to all turf areas at low rates to target perennials such as dandelion, plantain and the Buckhorn plantain. We pull away from Trimec when the temperatures reach 85 degrees. 6. We then begin to target Dallas grass and Johnson grass with repeat applications of Celsius herbicide, which also begins the program for treatment of the emerging Dove weed. (We have found that it usually will take a minimum of three applications to get control, even with the preemerge barrier in place.)
7. The next challenge, we will conquer, is the problem of Nut sedge in the turf. Our key to nut sedge is early detection. Watch for it each week right after the mowing occurs. Treat the areas with certainty and a non-ionic surfactant and plan on a follow-up in 14 days. It is important to remember to always follow labeled directions or solicit the expertise of a licensed chemical applicator.
ANNUAL ASSESSMENTS!! January 1 : The Assessment is due on January 1st every year. January 31st: Unpaid Assessments become delinquent. February 1st: Late fees and interest begin and Late Notices are mailed out for all delinquent accounts. March 1st: A Warning Letter is mailed out on all delinquent accounts. April 1st: A Final Notice is mailed (via certified mail) on all delinquent accounts. There is a $35 charge to the delinquent account at this time. May 1st: If payment still has not been received or a payment plan has not been entered, delinquent accounts are sent to the Attorney at this time. The Attorney can file a lien and all legal fees will be billed back to the delinquent account. st
Payment Options: If you are unable to make payment in full, please contact KPM Management so that you can make payment arrangements. You will still pay interest on the unpaid balance, but you will not be sent to the attorney. Statements will be mailed the first of every month for accounts making payments.
