PUBLISHER’S MESSAGE
CELEBRATING A MILESTONE The Years, the Industry, the Relationships
or a child, a tenth birthday is a pretty big deal. I remember my own quite clearly and I’m guessing you do as well. Suddenly, you feel like a big shot. Well, ten years for a publication is no different, and we look forward to celebrating this accomplishment with you in the coming year. We’ll take a look back at the last ten years—the people who’ve impacted the industry and the projects that have changed the way we work and do business. As I was working on this issue, I revisited the archive’s refreshing my memory of some of the features over the years. Beginning with the first issue in 2002, the cover highlighted the high-rise at 488 Almaden in downtown San Jose, a Sobrato Development, it was sign of the time. Completed in 2002 as a non-divisible single tenant building during a downturn in the economy, the building remained empty for five years before finally being purchased by BEA Systems in 2007. I remember the California Academy of Sciences project in that same issue, it was slated for completion in 2008. That seemed so far away, yet today, we look back on that accomplishment as it nears its fifth year. I’ve enjoyed meeting and featuring many tremendous industry leaders. In the anniversary issue, we’ll take a look at where they are now. Who has moved on and who has stayed put. What has changed in their industry and how has it affected their role in facilities. It’s hard to believe we’ve been publishing for ten years, through the highs and lows of two construction downturns. As we head upwards out of this recession, I’m looking forward to the coming year and the exciting events and features that we have planned. Our industry is rebounding, we are building again and our team is looking forward to bringing our publication to you, as we do every issue, with the highest design and print quality, exciting project features, leading industry professional features and offering the most valuable resource directory in the region. To all of our advertisers, thank you for the years of commitment to the publication, we believe that our consistent renewal track record speaks for itself and the value that we provide our clients. We continue to stay committed to retaining our reputation as being the most targeted industry-marketing tool in the region.

HEATHCARE ALL UNDER ONE ROOF
West County Health Center
THIS NEW STATE-OF-THE-ART FACILITY WILL SERVE AS A “HEALTH HOME” WHERE PATIENTS CAN GET NEARLY ALL OF THEIR HEALTH CARE NEEDS TAKEN CARE OF IN ONE PLACE.
he new West County Health Center will replace the aging Richmond Health Center, which was built in the 1960s and no longer meets the needs of residents and staff. Until now, the Richmond Health Center was the only one of Contra Costa Health Services’ eight health centers that had not been replaced. It’s expected that this more spacious building with its Mission-style architecture and Spanish tile porch roof will be enjoyed by our patients and staff for many years to come.
T
DESIGN SOLUTION Under One Roof, Home to Your Health From the beginning we heard that the Health Center must reflect the resilience and hopefulness of this community, drawing upon family, home, and its diverse culture. It must be a place of healing, a piece of this community, and a home to its health. Thus the design strives to capture in built form and color the essence of home: safety and shelter, comfort, and caring. Safety and shelter in the broadly overhanging and gently curving roof; comfort, caring, and familiarity in the colors, patterns, and materials used throughout. The area where the public is greeted, inside and out, is like a porch, a space for sitting and socializing, a space for exhibits, art, dance, music, and storytelling. Registration, waiting, and clinics are personalized with colorful entryways and overhead “porchlights” taken from locally crafted quilts thematically devoted to wellness and family. Clinic colors and textures are drawn from the familiar patterns in the quilts. That sense of home, in concert with a generous connection with the out of doors, simple, intuitive wayfinding, and the uplifting, inspiring connection with local art, all make the new Health Center a special place of healing for this community.
IMPROVING PATIENT HEALTHCARE AND STAFF PERFORMANCE Due to the dynamic nature of this clinic, flexibility, consistency, and teamwork are imperative to provide patients with the highest level of care. Clinics and physicians on the second floor rotate in and out twice a day, so the physicians do not have dedicated exam rooms or clinical space. To create continuity of care, exam rooms are same-handed and the six clinics are all laid out similarly in three shared pods. The central work area provides the ability for all members of the care Team to work together in the same space – making it easier to fully coordinate | continued on page 10 | a patient’s care plan. Social workers also 8

have offices in the clinic, so they too can coordinate with other members of the team as well as meet with patients and family directly before or after their medical appointments. This fosters closer interaction with providers, social workers, nutritionists, and other members of the care team, with emphasis on treating the whole person. Centralized storage and support is provided near each clinic work area to make the retrieval of needed supplies and equipment as efficient and easy as possible.
DISTINGUISHING HEALTHCARE DESIGN FEATURES The facility has been designed to capture the essence of home: safety and shelter, comfort and caring, while reflecting the rich and ethnically diverse population it serves. This has been done through the use of bright, saturated colors, materials, pattern, artwork (all inspired by diverse cultures in the area) and signage all working together for wayfinding. The artwork is integrated into the architecture, bringing focus to key areas such as registration and clinic entries, each with its own unique “Artwork Porchlight” and focal color. These qualities are further promoted by providing exterior waiting areas, balconies and porch seating....places to socialize....as well as space for art, dance, music, and storytelling which help to integrate the facility further into the community. The broad, gently curving roof and the open, colorful front facade, in essence a front porch, welcome the community, saying “healing begins at the front door.”

SUSTAINABILITY The site was previously the home of a dilapidated trailer park in a community that includes many financially and health challenged individuals with limited mobility. Access to primary and specialty healthcare services that could address many of their needs in a single, easily accessible location was not available. The county chose this site in an effort to help revitalize the community and provide much needed services in a way that would best suit the client population’s needs. “The building shows respect for the people who work in it and the people it serves. It is also a LEED building, so it’s gorgeous and sustainable.” – Speaker at the Grand Opening In spite of a limited budget, the project was located within easy access of public transportation, provided support for alternative means of transportation, maximized open space, addressed the quality of storm run-off, reduced landscape irrigation demand by 50% and indoor water demand by 37%, optimized energy performance by 21.47%, diverted over 75% of construction debris from landfill, utilized lowemitting, healthier choice, materials with recycled content, improved the overall indoor environmental quality, installed Greenguard certified furniture, and established an ergonomic program and low-mercury lamp purchasing plan. LEED Silver is anticipated. Source: Hawley Peterson Snyder Architecture, Interiors , Planning

WHY IS ENERGY EFFICIENCY GOOD FOR YOUR POCKET BOOK? COMPANIES WHO WANT TO IMPROVE THEIR BOTTOM LINES OFTEN LOOK TO CUT LABOR COSTS, INCREASE SALES OR IMPROVE BUYING POWER WITH THEIR VENDORS. MANY COMPANIES DON’T REALIZE THEY CAN INCREASE THEIR NET BOTTOM LINE BY CREATING ENERGY EFFICIENCY WITHIN THEIR BUILDINGS AND PLANTS. THESE CAN CREATE LARGE LONG TERM CASH FLOWS.
n the past many of the technologies and finance mechanisms we have today did not exist. With new financing and technology available it makes more sense than ever to create an energy efficiency plan. Many of the low hanging fruit in energy efficiency include roofing, daylight harvesting, lighting, insulation, window upgrades, energy monitoring and more. Some of the returns that you may see are anywhere from 1 – 10 years with a 5 – 20 year life span on the improvements. This means you have positive cash flow from 3 – 19 years of your efficiency project. Some of the new finance methods include on bill financing, Energy Savings Agreement (ESA) and Property Assessed Clean Energy (PACE). These finance programs many times include an upfront audit which insures you will get the energy savings as promised. These finance methods often have interest rates from 0% – 6% over the life of the improvement. The energy improvement you implement is paid for by the savings and reduced consumption. This also reduces the overall energy footprint which is good for the environment.

BAY AREA BUILDING MANAGEMENT GUIDE WINTER 2012
When considering energy efficiency one of the best ways to increase your return on investment is to bundle projects. When considering potential energy efficiency upgrades for your existing buildings they need to be reviewed as a whole. An in depth review should be done of all building components. If you upgrade one system without considering the other you may be overcompensating for another system that is performing poorly. For e.g. one of the most common ESCO upgrades is HVAC. Typically if your building is more than 5 – 8 years old your HVAC system is 10% to 80% inefficient so it makes sense to upgrade it right? Yes and no, if you upgrade a HVAC system without looking at the roofing, insulation, daylight harvesting, lighting and windows you could be over sizing the HVAC. If you increase the efficiency of a HVAC system, then change your roof system later to an energy efficient one, then change the lights to more efficient ones then your HVAC system will be oversized. If you building analysis included reviewing all systems benefits of some upgrades could offset or allow downsizing of other upgrades further increasing your overall return on investment. For instance, if your building is 15 – 20 years old it was built long before many of the current energy codes. Your building may have single glazed windows, out dated HVAC, poor roof systems, inefficient insulation and poor lighting. In this case if you did the following upgrades you would have the following benefits: s 7INDOW &ILM )NSTALLATION OR 7INDOW 5PGRADES 2EDUCED energy load, reduced heat loss / heat gain, increased building comfort, increased productivity s .EW ,IGHTS OR .EW ,IGHT &IXTURES 2EDUCED ENERGY LOAD
reduced heat load, increased light, increased productivity
s .EW )NSULATION AND 2OOF 3YSTEM 2EDUCED ENERGY LOAD
reduced heat loss / heat gain, increased building comfort, increased productivity s .EW (6!# 3YSTEM 2EDUCED ENERGY LOAD INCREASED monitoring capability, increased building comfort, increased productivity
upgrades pay for themselves in a short period of time and typically if planned correctly are capital projects that need to be done anyway. When structured correctly these projects can create revenues from energy savings instead of capital expense. Energy efficiency is the right thing to do when planned correctly.
As you can see, the above example shows reduced energy load with each technology and in the end allows installation of a smaller HVAC system which increases the overall return on investment of the whole project. Most

JOE STAGNER Stanford ith one patent for the Multi-State In-Well Aerator (US Patent 5,620,593), a method for removal of volatile organic pollutants from groundwater and another pending for the Central Energy Plant Optimization Model (CEPOM) for optimization and automation of district energy plant operations, it’s no surprise that Joe Stagner is considered a leader in the energy and sustainability industry. After graduating from the University of Florida with a Bachelor of Science degree in Civil Engineering, Stagner then began his career with PG&E as a field engineer for the 1,100 MW Helms Pumped Storage Project near Yosemite National Park and Geyser’s Geothermal Projects near Clear Lake. At Stanford since 2007, Stagner serves as Executive Director of Sustainability and Energy Management, overseeing campus Utilities, Parking & Transportation and Office of Sustainability. Determining in the fall of 2009, after six months of investigation, there is a 75% real time overlap of building heating and cooling demands at Stanford. Stagner realized the magnitude of potential for heat recovery as the core energy system for the university. This ultimately led to the $438 million Stanford Energy Systems Innovations (SESI) project that will completely transform how energy is produced and used at the university and offers tremendous economic and environmental benefits. It also resulted in the development of new patent pending software for advanced optimization and automation of district energy plant operation and spawned a startup company to commercialize the product. The project broke ground on October 9, 2011 and expected to be completed in 2015. “When fully implemented, SESI will be among the most energyefficient systems of any major research university in the world”, Stagner says. Married for 32 years with three children, Stagner enjoys traveling, snow skiing and scuba diving. Having come from a large family of 12, Stagner’s family was portrayed in the 1994 film Blue Sky starring Tommy Lee Jones as his father, Clyde, and Jessica Lange for her Academy Award winning portrayal of his mother. The film was written by Stagner’s sister and based on a manuscript of personal experiences written by his father.

tanford University broke ground Wednesday, Oct. 10, 2011 on a first-of-its-kind energy facility that will be key to reducing the campus’ carbon emissions by 50 percent, cutting water use by 18 percent and saving an estimated $300 million over the next 35 years. The new facility is part of the Stanford Energy System Innovations (SESI), a project scheduled for completion in 2015. When fully implemented, SESI will be among the most energy-efficient systems of any major research university in the world, according to Joseph Stagner, the executive director of sustainability and energy management at Stanford. “This is a transformational change to how Stanford produces and uses energy. It’s an energy system for the 21st century,” Stagner said.
FOUR YEARS IN THE PLANNING The comprehensive new system was four years in the planning. It evolved from a 2008 Energy and Climate Plan that involved the entire university community, including Stanford faculty members whose research focuses on the environment and sustainable energy. As part of that Energy and Climate Plan, Stagner led a review of technologies Stanford might use to reduce its carbon emissions, meet long-term energy needs in a more sustainable way and be more efficient and economical. That review revealed that more than 80 percent of the university’s heating demands could be met with waste heat already being removed from buildings by the campus cooling system. The resulting $438 million SESI project was approved by Stanford University’s Board of Trustees in December 2011.
Stanford received approval to begin construction on the key new central energy facility in September from Santa Clara County. The comprehensive new system relies on several factors. Stanford will: s "UY ELECTRICITY FROM THE ENERGY MARKET s 5SE THE NEW CENTRAL ENERGY FACILITY TO RECOVER AND USE WASTE heat from the campus chilled water system to meet the bulk of campus heating needs s #ONVERT THE EXISTING CENTRAL STEAM SYSTEM FOR HEATING buildings to a more efficient hot-water system s "UILD A NEW ELECTRICAL SUBSTATION s $ECOMMISSION ITS COGENERATION PLANT
COGENERATION VERSUS HOT WATER AND HEAT RECOVERY Since 1987, Stanford has used efficient, natural-gas-fired cogeneration for virtually all of its energy needs. The Cardinal Cogeneration plant, which produces steam, chilled water and more electricity than Stanford actually uses, is owned by General Electric.

“It advances Stanford from 30 years of a 100-percent naturalgas based, combined heat and power system to a more efficient electricity-based, combined heat and cooling process that uses heat recovery,” he said.

ENERGY FACILITY AT STANFORD | continued from page 17 | A system like Cardinal Cogeneration works by using fossil fuel—in this case natural gas—to produce electricity and then recovering and reusing waste heat from the combustion process. Lost, however, is much of the heat generated by cooling processes, like air conditioning. That heat ends up discarded into the atmosphere through evaporative cooling towers. In contrast, the new all-electric facility is more flexible, allowing Stanford to procure electricity from any number of diverse sources, including renewable sources like wind or solar power. The facility will be operated by an automated control system invented at Stanford. The university has sought a patent on the technology, which allows autonomous operation of the plant, while simultaneously securing the most cost-efficient electricity available at any one time. The 125,000-gross-square-foot facility, located on the periphery of campus off Searsville Road, allows the university to regenerate the waste heat that the cogeneration plant discarded. An estimated 70 percent of the waste heat created by chilling water will now be used to supply 80 percent of the heating and hot water required for campus buildings. The new facility will feature both hot- and cold-water storage. This type of system is possible where buildings are being cooled and heated at the same time. That’s often the case at Stanford because of the region’s climate and because research facilities make continuous use of refrigeration. This simultaneous heating and cooling provides the opportunity for the transfer of excess heat, but capturing and distributing the heat has also required the replacement of about 20 miles of piping across campus and the conversion of about 150 building heating connections. Most buildings are now heated by steam; for the new system to work, the
steam must be replaced with hot water. This has required the replacement of underground pipes. At this point, about three miles of pipes have been replaced. The new pipes will be more efficient, cutting energy losses from 14 percent to less than 4 percent. They will also be safer and easier to operate and maintain.
TOWARD A SUSTAINABLE FUTURE “Really what we are doing is taking what the environment gives us to become more efficient,” said Stagner. “We are working in harmony with nature rather than expending resources to overcome it.” Once SESI is fully implemented, Stanford’s carbon impact will be reduced by amounts far exceeding the aggressive goals of California’s landmark AB 32 Global Warming Solutions Act. Beyond SESI, Stanford’s energy efficiency innovations also include higher-than-required energy standards for new buildings, major retrofitting of existing buildings and programs to teach students, faculty and staff how to cut back on their energy use. Many new buildings, for example, are constructed to be 30 percent more energy efficient than required by code. The signature building is the Jerry Yang and Akiko Yamazaki Environment and Energy Building, which uses interior atriums to guide hot air up and out, and windows that open at night to let the cool air in. As another example, in March, the U.S. Green Building Council certified the new Knight Management Center of the Stanford Graduate School of Business as LEED Platinum, which is the highest rating for environmental sustainability. his move to urbanity has profound implications for the workplace. A select few employers can bus their employees from urban centers to their campuses. Most businesses, however, must do their best to provide the qualities of urban life in a suburban setting. Clearly, creating a replica of the city is not realistic, but it is possible to ensure that our workplaces have those qualities that appeal to this urban sensibility. this social quality of public space can transform a community, a demographic grouping or a company. A well designed public space can provide the setting for productive interactions, quiet reflection and a variety of communal activities. In doing so, it will help to support the identity and culture of the community or culture it serves. To be truly transformational, an urban place must embody several key qualities: s FUNCTION: It should have an informality that makes it approachable. It must above all be highly accessible and be located where pedestrian activity is high. It should be possible to use the space in a variety of ways, allowing for activities that are active or passive, allowing both social activities and privacy. It should be a destination that is accented by color, textures and patterns to be attractive to passersby. s COMFORT: It must be easy to use. Seating of many configurations should be accommodated– for groups, for individuals, at tables, with movable seats that are soft or hard. Outdoor spaces must provide for shade in the summer and allow the sun to shine in during the winter months. The scale of spaces is critical to making the environment welcoming and the scale of the human should always be considered. Appropriate planting has been shown to have a positive effect on our sense of well-being and features such as water and fire can bring focus to a space. An urban space touches all of the sensestouch, hearing and smell. s MEMORABILITY: To truly support the identity and culture of a place, the urban space must be memorable. It should be viewed as the domain of the entire community and must be defined by the unique qualities that set it apart and inspire pride of belonging. It should inspire a sense of permanence through quality materials and the patina of texture and planting. It is possible to introduce urbanity to the new environments we make. By doing so, we make our working and living environments appeal to a much broader cross-section of our communities and workforce. The urban places that result will serve as natural catalysts of collaboration and creativity. Source: Rob Anderson, Field Paoli Architects Photos: Š Wakely 22

verseeing 78 locations in 38 countries and over 1800 employees, there is never a dull moment in a day at the office for Steve Hirai, Sr. Director, Corporate Services for Riverbed Technology. Having moved employees into a new 104,000 space office building in Sunnyvale last year, Hirai spends long days in the San Francisco headquarters managing global facilities, real estate, travel, insurance, safety and security. “Standardization is key”, Hirai notes. His focus is growing faster and more efficiently. Hirai accomplishes efficiency in his facilities by developing Global standards, which maintains consistency in product and suppliers. Their current standards include furniture, carpet, CCTV, virtual reception, architects and badging but Hirai hopes to take it further to include items such as data ports/cable, card readers, data cabling companies, CAFM, etc. The goal is to maintain the same image, expectation and quality in each and every Riverbed facility. Equally important in each facility is Hirai’s commitment to sustainability in every project. “Energy consumption is an unavoidable part of our business, with server rooms and labs consuming most of the power”, Hirai says. “We are leaning heavily towards fuel cells as part of the new Sunnyvale project, hoping to be powered by natural gas and converting into electricity, using PG&E as a back up. Hirai graduated from San Jose State with a Bachelor’s degree in Economics and is an active professional with Corenet Global and FARE (Facilities, Architects and Real Estate Golf Club) In his spare time, Hirai is an avid golfer and enjoys carpentry and working on his home.

WHEN PUTTING THE SCREWS ON ISN’T THE ANSWER WHEN CHALLENGED BY THE ISSUE OF RE-ROOFING A TENANT OCCUPIED BUILDING, THE SUBCONTRACTOR RELIED ON A TIME-TESTED ROOF SYSTEM THAT WOULD ENSURE A NOISE FREE INSTALLATION.

he roofs needed replacing on three buildings owned by the Sobrato Organization and they were faced with a dilemma. Two buildings totaling nearly 185,000 sq. ft. were unoccupied, however, the third building at 3860 N. First Street in San Jose consisting of just over 100,000 sq. ft., was occupied by a tenant. Replacing the roof with a mechanically attached roof would require over 40,000 screws. The two vacant buildings were being re-roofed to get them market ready so the noise levels weren’t an issue; however creating disruptive noise levels for the existing tenant was not an option.

After a roofing consultant, involved in the project, recommended that they specify a solution that offered longer roof life and less maintenance, the subcontractor chosen for the project determined that using a 60-mil fleece-back adhered system was the right solution to meet each of the clients needs. This roofing system utilizes 50, 60 or 80 mil-thick white thermoplastic PVC membrane laminated to a non-woven fleece backing. A low-rise insulating, two-component spray or beadapplied polyurethane adhesive is used to adhere insulation to the substrate. An adhesive is then sprayed onto the insulation and membrane is rolled into the foamed adhesive after it develops string/body. Adjoining sheets are hot air welded to form a monolithic assembly. There are a multitude of features and benefits for using this roof system, including: s 3INGLE SIDE COVERAGE OF ADHESIVE RESULTS IN A FASTER INSTALLATION and reduced noise during installation

ED AXELSEN Twitter is professional goals include overcoming challenges, always learning and seeking opportunities for growth. As the Director of Real Estate and Facilities for Twitter, Ed Axelsen knows all about growth. In fact, you might say that growth is Axelsen’s specialty. His experience has focused on helping small companies grow very quickly and includes such start-ups as Netscape, Loucloud, NetIQ, Palm, his current role at Twitter and has relocated five corporate headquarters. With over thirty years in the industry Axelsen has certainly had an impact on our regional facilities industry. He played an early role in what we now view as commonplace facilities management. In his role at Netscape, he managed growth that tripled from 600 to 1800 in 1 year while facing the challenges of the new generation of workplace environments including espresso machines, pet policies, entertainment and high end food service. Axelsen has taken it to even greater levels with Twitter’s new Market Square headquarters. Consisting of 890,000 square feet of office space, it portraits the new open

office environment and includes a tree themed reception, a rooftop garden and yoga room among some if it’s amenities. Among Axelsen’s most memorable moments in the industry was the Twitter move. With only three days to move 1,000 employees to the new headquarters over a weekend, the facilities team experienced a power failure on the eve of the third day, just hours before all of the employees would be arriving for the grand opening. Thankfully, with the experience of a veteran facilities leader and the careful coordination between the contractor and electricians, they were able welcome the employees Monday morning for a flawless opening day. Axelsen is married to his wife of 26 years. Together they have a daughter who recently graduated from UC Davis and a son attending Sacrament State. For entertainment he enjoys cruise ship vacations and exploring back roads on a motorcycle and likes to spend his spare time with his dogs and “ninja” cat or in the garden.

n 1992, I watched Bob work with fellow Facilities Managers and Directors to form the Silicon Valley Chapter. I attended a few meetings but never formally joined. In 1993, IFMA developed the Certified Facilities Manager credential. Bob was the first in the chapter to be awarded the designation. Bob had to complete a 40 page application from which the contents helped form the basis for the current exam format. Then in 1994, I watched Bob work for and be elected as the second SV Chapter President. It was that following November when Bob gave me my annual appraisal which called for me the join a Professional Organization in the next 12 months to improve my exposure to networking. I immediately joined IFMA…mainly because my boss told me to. The following year Bob served out his term and became the Chapter’s Immediate Past President, a board position. That same year, at the Annual Convention, Bob was awarded the IFMA Facility Management Achievement Award and then a USA Today/Rochester Institute of Technology Quality Cup award in Washington DC for his work in permit streamlining. It was that year too, when I was sitting in a monthly IFMA meeting that the concept for my company was conceived. It was also in 1995 that Bob left Solectron to move to Adaptec, effectively shortening his commute by 30 seconds and when I left to start VFMC. Bob’s move to Adaptec did not stop his contributions to IFMA. In 1996, Bob fulfilled the need for a Chapter Treasurer and organized the first of several “mega” chapter meetings. The first meeting was called Smart Permit 1 and was attended by over 350 attendees held at Lockheed. Bob continued in the role of Treasurer for the term year of 1997. Again Bob lead the effort in Smart Permit 2 with over 850 attendees held at Great America. This is the year that Bob won one of his most cherished awards; The David Packard Civic Entrepreneur Award. In 1998 Bob moved to the Education Committee as the Chair and contributed to many monthly meetings including hosting meetings at his facility. In 1999 Bob moved back to finance as the Finance Committee Chair. That year he was instrumental in Smart Permit 3, where I, as Chapter President introduced Bob to more than 500 attendees at the Tech Museum. Also in 1999, Bob joined the newly formed Community Outreach Committee. Bob remains on this committee today. In 2004, while on the Community Outreach Committee, Bob worked with the Chapter to secure a $6,000 donation to the Children’s Discovery Museum for funding design completion enabling $1,575,000 in improvements to the museum. Bob received a California Senate Resolution and Commendation and a CMD Kindred Spirit Award for his contributions to this effort. It was 2007 when Bob again leveraged a chapter donation of $1,500 teaming with Reel Grobman and their contribution of $6,000 to create a master plan for the Children’s Discovery Museum which led to the City of San Jose approving $225,000 for construction drawings and a successful 25 million dollar fund raiser.

In 2008, the Past Presidents’ Advisory Committee was formed by Past President Kris Wafler. Bob and I are both ongoing members. The committee serves as a sounding board and Strategic Plan reviewer for the current Chapter President. Bob continues to serve on the Community Outreach Committee, the Past Presidents’ Advisory Committee and the newly re-formed Finance Committee. He is also on the editorial board for The Registry (IFMASV’s media partner). Over the years Bob has spoken at Chapter meetings and at IFMA Conferences Worldwide. He continues to attend most monthly chapter meetings and always makes himself available for consultation. He has consistently been a champion for the Associate Member who provides the most of the funding and volunteer support for the Chapter. In Bob’s professional life, he is the Senior Director of Corporate Facilities & Real Estate, ADPT Corporation (formerly Adaptec Corporation) and is responsible for owned and leased property worldwide. Bob also participates on the CoreNet Global Advisory Committee and was the recipient of the 2002 Corporate Real Estate Executive of the Year Award. Bob received his Bachelor of Science in Mechanical Engineering from the Illinois Institute of Technology and his MBA concentrating on Marketing and Finance, from Loyola University in Chicago, Illinois. Bob has been married for 36 years to his wife Carole and has three grown children, two of whom are in the facilities field. I have watched his children grow, graduate from high school and go on to graduate from college. Bob has watched my children be born and attend school with one currently at college. Bob loves the mental aspect of baseball, golf and loves fishing. Bob also is quite a world traveler, most recently spending several weeks in New Zealand. Best of all, Bob has been a counsel me in the growth of my business and has many times coached me through difficult situations. On behalf of the Chapter, my committee members on Community Outreach and the Past Presidents’ Advisory Committee and my family, I want to thank Bob for the past 20 years of contributions and I eagerly look forward to his future contributions. Epilog; As of December 2012, Bob is no longer with ADPT but offers consulting assistance when needed. Bob took the lead this year with the Chapter’s effort in supporting National Rebuilding Together. Under Bob’s leadership, the chapter was able to parlay $6,000 of underwriting and turn it into over $360,000 of value for our project site this past spring. The Chapter will again be supporting Rebuilding Together at the same site. Bob remains busy with the Chapter’s Community Outreach Committee, IFMASV’s Past Presidents’ Advisory Committee and attends as many Chapter Meetings as possible. And, look for Bob and Carole out on the golf links at least once a week. Author: Tom Lighthouse, PE, CFM
