Welcome

As a company that has always prided itself on delivering innovative solutions via collaborative methods, Southland Industries has grown to become one of the nation’s largest design-build mechanical contractors. Due to our growth, we made the decision to purchase, design, and build a new state of the art campus in Garden Grove, California. This new campus illustrates the superior solutions our innovative teams can produce, and was designed and built to achieve LEED Gold Certification. Open-Plan Design

Originally designed for industrial manufacturing, the layout of the existing building was less than ideal. Southland worked with architectural firm LPA Inc. to solve this issue with an open-plan design. Individual workspace size was decreased as a means of encouraging employees to get up, move around, and interact. Dedicating more space to large common areas, the design allows employees to constantly collaborate using conference rooms and collaboration tables. The second level was designed for our “get work” departments such as business development and pre-construction, while the downstairs accommodates “building work” departments such as engineering, planning, and project management.

Displacement Ventilation

Displacement Ventilation was used in the high bay area containing 30-foot ceilings, due to its ability to provide efficient climate control. Rather than conditioning the entire volume of the room, this system is able to condition the occupied area. By collaborating with LPA Inc., we found a way to incorporate this system into the furniture: The result is a displacement ventilation system that distributes air out from the collaboration tables located in the engineering and planning departments.

Chilled Beams

Chilled beams are another system that was incorporated into our design for three reasons: They use very little space and allowed us to maximize ceiling height, are extremely efficient in terms of energy consumption, and maintain consistent temperatures. This innovative system is able to cost-effectively create a very desirable and comfortable atmosphere.

In regards to the piping systems, our new building incorporates Aquatherm piping, which is a sustainable, recyclable, eco-friendly product. An instantaneous domestic hot water heater generates hot water only when needed and achieves 95% efficiency. The installation of low flow fixtures like automatic faucets and toilets help minimize water use, while showers in our bathrooms allow employees the option of rinsing off after biking to work.

Technology

With 21 large-screen monitors spread across common areas, this building takes full advantage of the latest technology available. Users can display separate concepts simultaneously on large-screen monitors, while other rooms contain video conferencing capabilities to promote collaboration amongst Southland’s divisions. The building also incorporates an energy management dashboard to monitor the office’s energy usage. Rather than simply telling visitors what our energy use levels are, the energy management dashboard displays our building’s power consumption and efficiency in real time.

This new facility is a statement about our commitment to sustainability and efficiency. The resourceful combination of three new HVAC systems, including displacement ventilation, chilled beams, and fan-powered induction systems led to a substantial rebate from local utility provider, Southern California Edison, due to a 28.5% reduction in HVAC energy usage that exceeds Title 24 requirements.

By utilizing a condensing hot water boiler, we are capable of 94% thermal efficiency. In addition, we were able to reduce water usage by 41.5% with the use of low flow plumbing fixtures.

Pioneered by Southland several years ago, our fan-powered induction unit (or FPIU) system provides a very uniform and comfortable climate that is good at handling temperature change. Found in all of the private offices as well as conference rooms, the FPIU system can accommodate big swings in temperature by keeping conditions consistent.
