SIGNAGE

ALL SIGNAGE REQUESTS MUST BE SUBMITTED TO THE MARKETING DEPARTMENT. CUSTOM SIGNAGE:

For residential, commercial and Farm & Ranch properties requiring special signage, please contact the marketing department with specifications of request. A proof that meets Sotheby’s Identity Standards will be generated for agent. Upon final approval, production on the signage will begin immediately.

STANDARD YARD SIGNAGE:

Standard yard signs will be installed at every new residential, commercial, and Farm & Ranch listing (where applicable) upon signing of listing agreement. Agent must specify on Showing Instructions Sheet in Listing Packet special directions for sign installation (i.e. time, location, etc.).

NAME RIDERS:

The name riders will display the agent’s name and preferred telephone number. See your appropriate Marketing Account Manager for more details on name riders.

SIGN RIDERS:

Sign riders are provided by KSIR to agents. These refer to an action being taken on behalf of the sale of the property (i.e. For Sale, Sold, Under Contract, Swimming Pool, etc.). Sign riders will be placed at top of yard sign.

TEXT MESSAGING SIGN RIDERS:

These custom Text Messaging sign riders are provided by KSIR to agents (FOR FREE). Anyone interested in the property is able to text the number on the sign rider. The interested party will automatically be sent to the virtual tour of that property on their smartphone. This text messaging feature also notifies the agent of any texts received. Name riders will be placed at bottom of yard sign.

BUSINESS C ARDS

ALL BUSINESS CARDS ARE ORDERED THROUGH THE MARKETING DEPARTMENT. BACK OF CARD OPTIONS:

Two options provide flexibility to customize the back of your card to suit your own needs. The back of your card can simply have your name, address, phone numbers, Sotheby’s International Realty® approved email address (personal email addresses are not allowed) and Sotheby’s International Realty approved web address (no personal website), and may include a personal photo. If you choose to include a photograph, you may do so as demonstrated below. You may only use black and white ink for your photo as no color photography is allowed.

PHOTOS ON BUSINESS CARDS:

Courtesy and professionalism are what you want to project when you hand someone a business card. Therefore, your photograph, should you choose to use one, must represent you in the best manner possible. We have developed these guidelines to help maintain a consistent, contemporary look for all business card photographs. Take this guide to your photographer and ask them to follow this style exactly as prescribed. A close-up head and shoulders shot is the only acceptable image. To ensure the professionalism the Sotheby’s International Realty® brand requires, photos of other people, animals, buildings, automobiles, slogans, graphics or anything other than YOU is not allowed. Your picture will be an important business tool and should reflect your professional image as a member of one of the most prestigious real estate organizations in the world. Photos are intended for use on business cards, Internet and postcards. Sales Associate photos cannot be used on property brochures and it is highly recommended that sales associate photos are not used on listing advertisements. Your Affiliate Logo Lock-up will be a custom-designed illustration. You may never attempt to alter, replicate or create your own version. Visually, a 50/50 size relationship must be maintained between the Sotheby’s International Realty® Logo and your company’s DBA. You must never alter this relationship.

COLORS

Our materials incorporate the following distinctive colors. You must follow the standards for color exactly when producing your own material. As shown below, there are two shades of gray. The darker shade, 431, is to be used for text only, and the lighter shade, 422, is to be used as an accent color in your marketing and promotional materials. When creating PowerPoint presentations, we suggest using the following RGB breakdown as the background color. RGB: 0 35 73

FONTS

The only approved typefaces that may be used are Benton Sans & Mercury. Ariel and Time New Roman may be substituted. These are not the fonts for the Sotheby’s International Realty® Affiliate Logo Lock-up, which is a custom-designed illustration. These fonts should be used as supporting typefaces when creating ads, brochures and other printed materials.

ALL NEW AGENTS WILL RECEIVE THE FOLLOWING MARKETING MATERIALS COMPLIMENTARY OF KSIR. BUSINESS CARDS:

KSIR will provide new agents an initial order of 1,000 business cards. Business cards take at least 15 business days to arrive once approved by agent. All business cards will be Sotheby’s International Realty compliant.

NAME BADGE:

KSIR will provide new agents a silver name badge. The badge will have our company logo and the agent’s name.

ANNOUNCEMENT POSTCARDS:

KSIR sends out 300 complimentary announcement postcards announcing an agent’s new affiliation with our organization. Agent is responsible for providing marketing department with a list of contacts the postcards should be mailed to. Purchasing a list is also an option for agents who do not have a contact list. The agent could also farm a specific area if they don’t have a list. In order for the announcement project to be completed we will also need a complete agent biography and professional head shot.

All agents must have a bio to show up on the website. Below are tips for writing a professional profile from SIR. Your profile is your opportunity to introduce yourself to prospective buyers and sellers. This feature provides information to buyers and sellers that could result in increased leads from prospects when searching the site. As you begin preparing the content, start by asking yourself this question: • If you were looking for a sales associate to assist you in the buying or selling process what would you like to see in their biography? • Put the most compelling information on the first line of your paragraph. You will need to immediately capture the attention of the reader (most especially the e-consumer who wants Internet copy to be efficient and effective). • If you are going to acknowledge the real estate designations you have earned, (ABR, SRES, CIPS, etc.) do not use initials or acronyms. Spell out all designations so the e-consumer understands our real estate language. • Include in your biography your areas of proficiency; ie new construction; antique homes (historic), waterfront properties, resort properties etc. • If you choose to speak to the services you deliver, keep the claims you make within the range of your own integrity. Don’t over-promise and under-deliver. • As you are writing your biography, keep in mind the goal of your biography is to provide the prospective buyer and seller with just enough information to spark their interest in working with you to assist them with their real estate transaction. • Your prospective buyer or seller will want to see information related to your real estate expertise; however you may also want to include background about your interests outside of real estate, ie. Cultural interests, sports, community involvement et al. • To quote a well-known phrase: “You only have one chance to make a first impression.”

LISTING PROCESS Once an Agent has submitted their listing paperwork and filled out all appropriate forms, the KSIR Marketing Department takes over all marketing responsibilities for your property. Below is an outline to help you better understand how our marketing processes work. Agents should contact the Marketing Department with any questions about marketing a property.

KSIR REQUIRES professional photography for all residential and commercial listings. For all photography inquiries, please contact the Marketing Department. Agents may use the photographer of their choice or may also contact the Marketing Department for information on recommended photography and/or virtual tour providers (see list below). Sotheby’s International Realty requires professional quality photography for all residential listings. SIR reviews all property listings for their aesthetics and overall quality. If your photography does not pass the quality control review, it will be removed from all Sotheby’s sites. The listing agent may provide their own photographs for lots or rentals ONLY.

Link Protection - The provided virtual tour will act as a “cul-de-sac” web page and will only link out to your office website and other URLs specifically selected by the agent such as school links, map pages, neighborhood information pages, etc. Included Features - From the agent’s dashboard, the features of each virtual tour can be refined, including adding text to each photo, adding background music from a selection of over 100 songs, uploading a custom narration track, attaching PDF documents and more.

AUTOMATED LISTING VIDEO Video File - TourFactory will generate a video file for all of the listings from the images and data present in the data feed. E-MARKETING | GENERAL MARKETING

E-MARKETING “E-blast” is another word to describe a digital flyer that is blasted out online to various e-mail addresses in order to advertise your listing. E-blasts allow us to advertise the agent’s property to a large number of San Antonio or Austin realtors without the cost of having to mail traditional postcards or print ads. The KSIR marketing department sends out company e-blasts as well as creates e-blasts for specific listings or events on behalf of an agent.

NEW LISTINGS E-BLAST (FREE)

The KSIR marketing department sends a New Listing E-blast every week that includes all listings that have been launched the week prior. This is a free e-blast for agents and all new listings are automatically included.

OPEN HOUSE E-BLAST (FREE)

The KSIR marketing department sends an Open House E-blast every Friday that includes all listings with a Saturday or Sunday Open House. To be included in the Open House E-blast, an agent must email your Marketing Account Manager by Wednesday weekly with open house times and listing address. This is also a free service provided to agents.

E-BLAST REQUESTS ($20)

In order to prevent spamming issues, the Marketing Department must limit the amount of e-blasts sent out on a weekly basis. In order for your e-blast to qualify for distribution to our SABOR lists, property must fall under at least ONE of the following qualifications. Contact your marketing account manager if your listing qualifies and you wish to have any of these e-blasts created.

The SABOR and ABOR lists are divided into realtor “zones”, which consist of different zip codes throughout the entire San Antonio or Austin area. In order to prevent further email spamming issues when sending out to SABOR or ABOR, e-blasts are only sent to TWO zones, the zone of the zip code of the listing property and one more zone of the agent’s choice. Note: The KSIR marketing department does not share this list.

This distribution platform, List Hub, also offers a robust reporting platform to measure online activity and results to properly gauge interest levels of potential buyers. ListHub is the broadest, most widely adopted network for listing distribution, and works in concert with MLSs, franchises and core real estate technologies to bring real estate brokerage firms a single dashboard for controlling their online marketing strategy. The List Hub report provides your clients with marketing reports that detail traffic received on each website including the brand’s website, sothebysrealty.com.

FARMING “Farming” is the term used to describe an agent’s (or office) marketing efforts to reach out to a specific location. Normally, this would be a geographical area where the agent wants gain new clients and/or to be presented as the authority on the listing and sales of homes. Farming is a professional way of claiming an area and marketing your expertise to the residents. It should be a major part of your personal business plan.. FREQUENCY:

The KSIR marketing department recommends that an agent sends 6 mailings a year to the farming area - 3 mailings at the minimum. These postcards are an opportunity to remind the local residences of your expertise in the real estate market and to ask for business.

COST:

Agents can schedule a meeting with an account manager to come up with the farming campaign design idea and time-line. The cost of creating and mailing the postcard is $15/hour for the creative work plus the cost of printing and mailing the postcard. The account manager will work with you to define the area(s) you wish to Farm and will share ideas from other agents. If you don’t have your own list, there will be a charge to buy the list for the neighborhood(s) you wish to farm.

Through your personal Rezora account you will be able to maintain communication with your client/contact/ sphere of influence database through strategic target email marketing. This method of communication is a very cost effective way ($15/month) to stay connected to those who could utilize you personally to buy and sell real estate or refer you to someone they know. Rezora offers a simple interface that is linked with the Sotheby’s International Realty internal platform. The benefits of being integrated with the Sotheby’s International Realty platform is that the listings have the highresolution images, custom copy and a direct link back to your personal agent website. Statistically that means all traffic from the contacts receiving the email will be driven to your agent website and will reflect in the ListHub reports for your listings, as well as the statistics for the company website. Sotheby’s International Realty has provided an entire gallery of templates already branded and ready to use. There are several custom designs for each city that can be utilized as well for a fresh style to send to your contacts. One of the key features for this platform is the ability to “drag and drop” your listings into the templates. These templates also auto-populate the listing details and several templates allow for multiple images. By you utilizing this method of informing your sphere about new listings and the company sending an email to real estate professionals, the platform allows for an effective target marketing to blanket the area with details about your business. Managing your contact database may take some time up front but is very easy once you upload it to the Rezora platform. Creating groups or distribution lists allows you to tailor messaging specifically to what they need information about. Managers can assist you with importing your contact lists in to Rezora once you have them in an excel or CSV spreadsheet. It may seem overwhelming to gather all of your contacts but remember that “It is better to have 10 clients receive and E-Marketing piece, open it and see the value in your communication, then to send it to 1,000 that don’t know you well and won’t ever open your information.” Rezora gives you an unlimited amount of images and document storage.
