After graduating with a 5-year degree in landscape architecture, with an emphasis in urban planning from Syracuse, NY, Rick went on to pursue the MBA curriculum at the University of Georgia. With opportunities leading him out to California, Rick found immediate success in real estate on the Westside. Within his first year in real estate, Rick was among the seven core agents to open DBL Beverly Hills (now Sotheby’s International). While at DBL, he was recognized for outstanding production and achievement three years in a row and was acknowledged as one of DBL Beverly Hill’s Top 10 Agents. Here is the breakdown of how fast you will go from paying a commission split to keeping your full commission: 70/30 split $6m in production to cap 80/20 split $9m in production to cap 85/15 split $12m in production to cap For example, with an average list price of $1,200,000, you will typically cap in the following number of home sales: 70/30 5 home sales 80/20 7.5 homes sales 85/15 10 home sales As a top producer you have the freedom to choose your split ... from 70/30 to 85/15. Not all top producers choose the highest split because they prefer to be at 100% commissions as quickly as possible. Since many top producers have 2+ closings per month, using $1.2M as an average home price you can expect to cap in the following number of months: 70/30 2.5 months = 9.5 months @ 100% commission 80/20 3.75 months = 8.25 months @ 100% commission 85/15 5 months = 7 months @ 100% commission The more homes you close per month and the higher the price point per home, you could even cap in a matter of less than one month. Example: If you closed 5 homes in one month at $1.2M you would already be capped. If you closed 4 homes in a month at $1.5M you would already be capped.

mentorship PROGRAM KW Bay Area Estates’ Mentorship Program is aimed at jump-starting the careers of new agents with maximum exposure to incredible Mentors, proven systems, and sustainable business habits. Our Mentors work with Mentees to develop the skills necessary to navigate complex real estate transactions on their own. The program provides each participant with weekly, then monthly, one-on-one guidance by an established Keller Williams top-producing real estate agent. Participants benefit from guided support throughout their first three transactions. Our Mentorship Program is designed so that new agents should comfortably be able to achieve three transactions within six months of entering training. Starting real estate careers this way prepares participants to confidently operate as skilled agents and minimizes the liability that comes with starting such a high profile career path. Agents who graduate from the Mentorship Program are fully prepared to either continue as solo agents with KW Bay Area Estates or join a team if they are interested in this option. Our Managing Director assists new agents with discovering which is their best scenario for success.
