elcome to Alpharetta: Georgia’s Hometown and the Technology City of the South.
In 1858, Alpharetta was a new county seat, in a newly minted county. It boasted just 600 acres and 60 souls. It was small, rural, but it was no less Alpharetta. Little changed over the next 120 years, and as recently as 1980, we had a population of barely 3,000. Then, as the metro area grew, so did Alpharetta. Beginning in the 1980s, opportunity for Alpharetta was recognized and seized as Alpharetta began to re-invent itself. State Route 400 was completed in 1981 followed by the Windward development and David Belle Isle, Mayor of Alpharetta the installation of a large fiber optic cable network and power grid. Quickly, Alpharetta was becoming a great place for Fortune 1000 and Fortune 500 companies and the go-to corporate headquarters city for North Atlanta. This rapid growth spurred families to move to Alpharetta and as a result new parks and amenities were added, and by 2005, Alpharetta had grown to a population of 35,000. Today, with a night time population of 62,000 and a daytime population of over 120,000 people, we are re-inventing ourselves yet again. This time as Georgia’s Hometown and the Technology City of the South. As the economic engine of North Fulton, we have 600 technology companies, or one technology company for every 100 residents, located within our borders. Georgia leads nationally in the field of technology with 35% of those companies located in Alpharetta. Surrounding Alpharetta’s borders are 300 additional technology companies, making Alpharetta the epicenter of the highest concentration of technology companies anywhere in the Southeast. Avalon, a $600 million swanky mixed-use development will embody the warmth of the modern South with a cosmopolitan mix of shopping, dining and nightlife. Continuing the momentum with large corporations such as Fiserv, HP, McKesson, Kimberly-Clark and others relocating and expanding, bringing new jobs to Alpharetta. As we continue to grow, we are also tirelessly working to maintain the connection and hometown community feel Alpharetta has enjoyed for the past 156 years. We are building a new City Center with a park, community square, City hall, library and future developments, which will include restaurants and shops. We have created synergy among residents with new events downtown such as Food Truck Alley, Farmers Market, Wire & Wood Alpharetta Songwriters Festival, Brew Moon Fest and Grilling and Gridiron. We have focused on attracting new energetic and chef-driven restaurants like Hop Alley Brew Pub, Salt, Mugs on Milton, Tin Roof Kitchen and South Main Kitchen. By creating an engaging downtown with fun, food and music, we will bring the community together to connect and preserve the hometown feel of Alpharetta. The story of Alpharetta has been an unprecedented success. We boast four of the top ten high schools in Georgia. Forbes rated Alpharetta as the 6th fastest growing city in the country and we have consistently maintained the lowest unemployment rate in the state at 5.2%. Movoto Real Estate blog ranked Alpharetta as the 4th best city in Georgia to live. In the past two years Alpharetta has also been ranked as the 7th friendliest city in the country and the number one city to move to in the country by Forbes. There is so much more to tell, but for now, know that Alpharetta’s present and future are extremely bright. It is my hometown, and if it’s not yours, I hope you’ll make it yours soon. Sincerely,

ALPHARETTA “Enjoy, Experience, Explore… J
ust 22 miles outside of Atlanta, nestled in a beautiful, tranquil suburban setting in northern Fulton County, sits the 7th friendliest city in the nation, Alpharetta, GA. Being the perfect mix between city and suburban life, this bustling community has award-winning schools, some of the world’s largest technology companies and an abundance of dining and recreational activities. Alpharetta became an official town in 1858 after pioneers settled on what was originally Cherokee Indian land. Where once just a few small buildings stood, including a grocery store, a courthouse and a jail, now a thriving city lives. The 2010 U.S. Census Bureau report revealed Alpharetta as the 6th-fastest growing city in the nation, which is no wonder when you consider the high quality education and the number of businesses choosing to relocate to Alpharetta. Known as the “technology city of the south,” Alpharetta is paving its way for high tech companies like McKesson, ADP and Hewlett-Packard to establish regional headquarters within the city. Established in 2012, the Alpharetta Technology Commission was created and is comprised of Alpharetta’s leading technology companies, both large and small, with identifying and pursuing key investment opportunities and policy decisions for this burgeoning industry. The City of Alpharetta is home to nearly 600 technology companies resulting in the city’s daytime population exceeding that of residents.

Everything’s Possible!” The city has won numerous financial awards, and has been named one of the safest cities in Georgia, according to SafeWise. Residents, business owners and visitors agree there is always an excuse to have a celebration, whether movies at a park, food truck gatherings, parades, art or music festivals, races or holiday gatherings. No matter what time of year, there is some kind of upcoming event that excites the community. There are also plenty of shopping and dining opportunities, which seem to be expanding at a rapid pace. New developments are constantly popping up around the city, providing residents and visitors with new restaurants, retail shops and entertainment venues. The new Avalon (expected to open October 2014) will bring 86 acres of dining, shopping, small businesses and residences to downtown Alpharetta. The 60,000-foot Topgolf facility will bring recreational fun for golf enthusiasts not to mention the new Regal Cinemas at Avalon and the AMC Theaters addition to the North Point Mall, where residents can shop, dine, and then lay back in a reclining cushioned seat while they watch the latest films. That’s not the only new development Alpharetta is ready to experience — just down the street from the Avalon will be the newly renovated City Center, which includes city hall, the county library, town green and city park.
Forbes recently named Alpharetta the 7th friendliest city in the nation and also one of the top places to move.
The new city park will be a wonderful addition to the existing parks and recreational fields in the area. Alpharetta has acres devoted to walking trails, playgrounds, baseball, soccer and football fields, and even a dog park. There are community gardens, arboretums and swimming pools as well. One of the most popular outdoor choices in Alpharetta is the Big Creek Greenway, which spans about eight miles through beautiful scenery and connects to a mountain biking trail.
The 2010 U.S. Census Bureau Report revealed Alpharetta as the 6th-fastest growing city in the nation.
Whether you are a current resident, a visitor or simply looking to relocate to Alpharetta, you need not look any further… Alpharetta is the perfect place to stay!

history
F
rom the North Georgia Mountains to the Chattahoochee River along a Cherokee Indian trail, a tiny village named New Prospect Camp Ground was formed. This village, made up of tents, a log school, and arbor became a trading post where Indians and white settlers exchanged their goods. The surrounding countryside provided excellent farming land, especially for cotton. On December 11, 1858, the town was chartered and became the county seat of Milton County. In 1932, Milton County was merged into Fulton County. Alpharetta and Milton County can trace their history to the time of the resettlement of the Cherokee Indian Nation in the 1830’s. First, drawn by the promise of free Indian lands, a few somewhat itinerant settlers moved into the area. These first pioneers were soon followed by permanent farmers and merchants who were the fortunate winners of the land lotteries of the early 1830’s. The first permanent landmark in the area was the New Prospect Campground, often referred to as the "Methodist Camp Ground". This campground was located next to a natural spring just north of the present "downtown" section of Alpharetta. A "Camp Meeting" in that era was the social and cultural highlight of the year for the families living on isolated farms with few travel options. The year was 1858 when Alpharetta can date as its birth as a town. On December 11th of that year, Alpharetta was legally chartered. Prior to July of that year, the town was known as the "Town of Milton". The original town charter provided that the City could pass a tax on every grocery store, retailing liquor store, hallway and billiard table of not more than $25.00 per year. Another provision of that charter was the right to levy a tax of $25.00 on every show that may be exhibited within the City. The first report of the City Trustees showed a balance of $1,302.00 for fiscal year 1859. A courthouse and jail were soon constructed, and with building costs being what they were, the final bill for the completed facility was $2,400.00. This building served as a landmark for the city limits. By the time of the Civil War, Alpharetta had grown to a fair sized town with three hotels, several mercantile shops, numerous churches and a school. The farms around the area were for the most part small family farms and the majority of the farmers were not slave owners.
10
In 1863, an epidemic of smallpox spread through town. In one instance, 16 cases of the disease were recorded in two families alone. Guards were hired to keep people from leaving their quarantine and thereby spreading the sickness further. Many of these early records are incomplete because as the left flank of the Union Army passed through Milton County, the original Courthouse was burned. In fairness, it was never established whether it was burned by the Union Troops or by retreating Confederate soldiers. In any case, one enterprising citizen, a Dr. O. P. Skeleton salvaged many of the court documents and carried them to a hiding place in Jackson County and promptly billed the City $30.00 for "services rendered". Later, the City paid O.P.’s friend, John Webb, $60.00 to bring them back. As the Civil War drew to a close, Alpharetta, along with the rest of the South, suffered a period of economic hardship. These "hard times" tended to draw folks together and a sense of community identity began to grow. But, as hard as these times were, Milton County faired better than many areas. Since the area was populated primarily by small farms and merchants, the collapse of the "Plantation" economy had nowhere near the impact as in other communities. In the next decades, growth in Milton County was steady, but never spectacular. The area was hampered by the lack of a railroad, around which most growth in those times was centered. The nearest railroad dead-ended at the river in Roswell. It is ironic that in those times a railroad was so important, but today the absence of a noisy and dangerous railroad track is considered desirable for community development. When the depression of the early 1930’s devastated the nation’s economy, Milton County found itself near bankruptcy. In order to save the area from disaster, it was decided that a merger of Milton County with Fulton County would be to everyone’s advantage. It was because of this merger that the first roads began to be paved. Until that time, the only paved roads in the area were State Highway 19 (now Highway 9) and 120 (now Old Milton Parkway). Today, Alpharetta is one of the fastest growing communities in the South. Its environment is considered ideal for raising families and living a quality lifestyle free from the problems found in so many similar sized cities. The five public elementary schools within the Alpharetta city limits are: Alpharetta Elementary School, which was established in 1956, Creek View Elementary School, which was ranked in the top 10% of all Georgia public elementary schools in 2010, Lake Windward Elementary School, Manning Oaks Elementary School and New Prospect Elementary School. Each elementary school serves a different city region, but all feed into Webb Bridge Middle School, a National Blue Ribbon School serving grades 6–8. Webb Bridge currently holds the top score in Fulton County middle schools for Iowa Test of Basic Skills (ITBS) testing scores in math, language, social studies and science and holds the second highest spot for reading.
ranked in “Newsweek’s Best High Schools” in 2012 and has won numerous awards in academics, athletics and the arts. Competitive sports are popular at AHS, with many different activities to choose among, including football, baseball, basketball, soccer, ice and roller hockey, track and field, cross country, swimming and diving, wrestling, tennis, volleyball, cheerleading and golf. The school even offers rugby, fencing, and ping pong. The school has won championships in tennis, lacrosse, track and field, baseball, ice hockey, golf and cheerleading. Athletics isn’t the only area AHS students excel in competitively. The 2010 Chess Team won the state championship with a perfect 25-0 score. The Varsity Speech and Debate Team has competed in two championships. Artistically, the school’s symphony orchestra auditioned and was selected to perform at Chicago’s 2012 Midwest Clinic, beating out thousands of other orchestras from around the globe. There are over 50 clubs and organizations for students to join, varying from National Honor Society and Key Club to Frisbee Club and Knitters Unite. There are plenty of groups for students to join and make friends, learn a new skill or hone an existing one, and even areas to volunteer or help make the world a better place. Alpharetta students are very active in the school and in the community.
Alpharetta High School’s (AHS) mission is “to be nationally competitive in academics, the arts, athletics and service to the community.” The staff and students of AHS successfully achieve this mission every year. The school was nationally

KINGS RIDGE PRIVATE SCHOOL Did you know that many of today’s students who start college do not complete a degree? King’s Ridge Christian School prepares students with strong college prep academics and a focus on equipping them to become self-aware leaders, self-directed learners, and self-confident servants. The King’s Ridge experience empowers students to understand who they are by recognizing their God-given talents. They then leverage those in collaborative environments by engaging in relevant learning experiences. Students connect in the community through meaningful service opportunities and stretch themselves in global experiences. As a PreK-12th grade multi-denominational Christian school, students are involved in a school family with opportunities for leadership development, mentoring, athletics, fine arts and technology-driven experiences. What do most newly enrolled King’s Ridge families say? “We wish we would have enrolled sooner!”

Excellence in Cardiac and Vascular Care The cardiologists at Emory Johns Creek are committed to providing comprehensive heart and vascular treatment options, including preventive cardiology and the evaluation and management of patients with known or suspected heart disease and/or peripheral vascular disease. The Cardiac Catheterization Laboratory, equipped with the latest technology, provides a variety of investigative and interventional cardiac procedures including angioplasty and stent placement, delivering, on average, less than 60-minute door-toballoon times, far below the national goal of 90 minutes. Emory Johns Creek also is an accredited Chest Pain Center with PCI (percutaneous coronary intervention) capabilities.
Patient- and Family-Centered Care Emory Johns Creek is committed to partnering with patients and their families early in the hospital process, placing a strong focus on individualized care. The hospital’s large, all-private rooms also help make the patient experience more personal. "When patients visit our hospital, they receive exceptional personal attention from our medical staff and the highest quality care available. Our patient- and family-centered mission ensures the patient's family participates in all aspects of their relative's care," says Emory Johns Creek Hospital’s CEO Craig McCoy.
Women’s Services From obstetrics to gynecology, breast health to surgical care, Emory Johns Creek is dedicated to providing women of all stages of life with exceptional health care. Our Center for Breast Care is designated as a Breast Imaging Center of Excellence by the American College of Radiology. Our Level III neonatal intensive care unit (NICU) is the only one in the area and offers in-house, 24-hour neonatology and anesthesia services. The Emory Women’s Heart Center location on our campus is dedicated to screening, prevention and treatment of heart disease in women.
Bariatric Surgery Emory Johns Creek Hospital is home to the Atlanta Bariatric Center, a designated Center of Excellence in Bariatric Surgery by the Center of Excellence by the Metabolic and Bariatric Surgery Accreditation

Achievements and Recognition In December 2013, Emory Johns Creek earned Chest Pain Center Accreditation with PCI from the Society of Cardiovascular Patient Care (SCPC). Hospitals that receive SCPC accreditation meet or exceed quality-of-care measures in patients who arrive with symptoms of a heart attack (acute cardiac medicine). In February 2014, the hospital was again named to the Georgia Hospital Association’s (GHA) quality honor roll, placing in the Chairman’s Circle, which is the organization’s highest category. This is the fifth straight year Emory Johns Creek has received this award. “We are delighted by this honor, which confirms the splendid work of our doctors and staff members, who every day make patient care and safety their top priority,” says McCoy.
Community Involvement Emory Johns Creek Hospital places value in serving the community outside the walls of its facility. "The opening of Emory Johns Creek Hospital came three months after Johns Creek became its own city. The formation of a new hospital, let alone a new city, is a double rarity in the United States,” says McCoy. In turn, services at the hospital have grown to meet the growing needs of fellow citizens. McCoy says, “Being in the health care business, we want to continue to educate the community on the benefits of preventive medicine. We don’t want to solely be a hospital that takes care of sick people, so we are constantly seeking unique ways to partner with the community to emphasize the importance of staying healthy.”

A
lpharetta is the 6th fastest growing city in the country according to the most recent U.S. Census Bureau figures for cities with a population greater than 50,000. What’s the attraction? Some people come because Alpharetta and its surroundings have strong economic footing due to thoughtful planning when the city was in its infancy and when the major growth period began. Area leaders helped attract businesses that were looking for a home for either their main headquarters or a regional headquarters. Customarily, as employment opportunities rise, population growth follows. Metro Atlanta is a big place so why has Alpharetta grown exponentially compared to other cities? In addition to employment opportunities, two other primary reasons for growth include the reputation and performance of schools (both public and private) and overall quality
of life. In the most recent edition of the U.S. News Best High Schools List, Alpharetta High School (AHS) was awarded a gold medal for “performance on state assessments and college preparedness”. Not only did AHS rank on the overall list but it is also a top 10 school in the entire state of Georgia. A review of the test scores of many of the schools in Alpharetta would reveal very positive results and it is interesting to note that the schools also offer various sports and extracurricular offerings too. The appeal of Alpharetta is not just limited to daytime hours; there are ample opportunities for fun in Alpharetta when the sun goes down. Over 750 acres of parkland including an equestrian center plus top notch shopping, restaurants, sports venues, concert venues and

The Big Creek Greenway is a favorite option for Alpharetta residents who enjoy walking, biking, and appreciating the great outdoors. Special events is yet another attraction to Alpharetta, with events at Verizon Amphitheatre, the annual Taste of Alpharetta, and Alpharetta’s Food Truck Alley – you don’t have to go far to schedule a fun night on the town. Knowing it’s a great place to live and finding a great place to live can be two very different things. Alpharetta has many success stories from the past and many success stories in the making. Windward is one such success story. This 3,400 acre mixed use community was started about 30 years ago.

Source: U.S. Census Bureau, Population Division, Vintage 2012 Population Estimates There are over 40 neighborhoods in Windward plus a private lake and amenities galore and prices range anywhere from $200,000 to well into the millions. Another success story (in the making) is Avalon. It is an 86 acre mixed use development and there will be rental units as well as single family residences plus retail and office space. The location and amenities are attractive to many new and existing Alpharetta residents. If living in a neighborhood isn’t your ideal home setting, there are many other choices that our residents enjoy. In the last RealTrends newsletter, Steve Murray stated, “we believe that unit sales are nearing a normal level given employment, the number of households, mortgage rates and household income. We expect that year over year increases will continue to be only slightly improved on a year over year basis in the months ahead.”

Our Mission
Waggy World Paw Park Waggy World Paw Park is managed by the City of Alpharetta Recreation and Parks Department. With the support of the City’s elected and appointed officials and the dedication of local volunteers, the Department set aside a beautiful 1.5 acre area behind the Alpharetta Community Center at Wills Park to provide this popular amenity for the citizens and pups of Alpharetta.
To provide a fenced in, off-leash dog park where well-behaved canine citizens can exercise, frolic, and play in a clean, safe environment without endangering or annoying people, property, or wildlife; to maintain an attractive space open to all dog lovers and friends who are willing to uphold the park’s rules and regulations; and to satisfy the needs of both dog owners and non-dog owners.

Total length of the Big Creek Greenway, from Windward Parkway to Mansell Road, is approximately eight miles.
Where Can The Greenway Be Accessed?
Alpharetta YMCA: From Old Milton Parkway, go 1/4 mile north on North Point Parkway to Preston Ridge Road and turn right toward the Ed Isakson/Alpharetta YMCA. Haynes Bridge Road: From North Point Parkway, go 1/5 mile south on Haynes Bridge Road. A parking lot is on the east/left side of Haynes Bridge Road.
live & thrive
North Point Mall: Driving northbound on North Point Parkway halfway between Mansell and Haynes Bridge Roads, find the greenway sign directly across from Haverty's Furniture. Parking is located in a wooded area. Restrooms are available at that location. 800 feet south of this entrance is the North Point Village retail center. Walk behind the shops to the stairway that leads to the wetlands mulch trail. Note: The stairs are not A.D.A. accessible. Kimball Bridge Road: Rock Mill Park, located 1/4 mile southeast of North Point Parkway, has Greenway parking and public restrooms. This area is prone to flood during heavy rains. Marconi Drive: Follow Marconi Drive off of Windward Parkway to reach a small parking area at the northern end of the Greenway.
Is The Big Creek Greenway Complete?
No. Long range plans include connection to the Forsyth County trail system.
What Can You Do To Help? The Big Creek Greenway
The Big Creek Greenway in Alpharetta is a concrete trail that covers about eight miles through beautiful green forestry, and runs along Big Creek parallel to North Point Parkway. Taking a bike ride or stroll on this trail allows you to enjoy the quiet side of Alpharetta and see various animals, like deer, birds and rabbits, from just a few feet away. There are even dirt biking trails offered at two locations near Webb Bridge Road. The Greenway is an investment in the future of Alpharetta for citizens to coincide with nature.
What is a Greenway?
The Big Creek Greenway is primarily a 12-foot wide concrete path that meanders through the deciduous woods along Big Creek. The greenway offers an ideal setting for walking, jogging, inline roller blading, and biking. Dirt mountain bike trails are located on the east side of the creek 2/5 mile south of Webb Bridge Road.
32
• Most importantly, "Use but don't abuse". Please stay on the trail and stay off the berm that separates the concrete path from the creek. • Keep the greenway litter free. Hold your expendables until the first available litter can. • Respect other users and types of uses. Bikers: Please watch for darting children! Speed limit is enforced on the trail!! • Be a "steward" of the Big Creek Greenway. Call (678) 297-6123 to report any damage such as fallen trees. • Financially support greenway maintenance. Maintaining the linear park costs more than its construction. In addition, the city would like to add more amenities, such as a formal flower garden and a children's play area. You may send a check (not cash) made payable to City of Alpharetta Recreation and Parks.

OTLIGHT SP
PURE taqueria was created by two of the most successful chefs outside the perimeter. Besides PURE, Michele Sedgwick and Chris Sedgwick are responsible for some of this areas most distinguished restaurants: Bistro VG, Vinny’s on Windward, Theo’s Brother’s Bakery, Aspens Signature Steaks, and the Union. Chris and Michele began their partnership in 1991 when they opened their flagship restaurant, Van Gogh’s in Roswell. With the immense success of Van Gogh’s, the Sedgwick’s pioneered fine dining outside the perimeter. The idea for PURE taqueria began as Chris and Michele took breaks from running and building their restaurants and looked for a go-to place for authentic Mexican food and great Margaritas. They couldn’t find what they were looking for, so they decided to build one of their own. Typical for the Sedgwick’s, they successfully combined some concepts that others might consider impossible to blend: the architecture of a defunct depression-era gas station, the stripped-down menu of an traditional Mexican taqueria, the energy and style of a downtown hotspot, all built seven feet from an off the beaten track street in the (then) sleepy heart suburban Alpharetta. It was an immediate smash.
Chris Sedgwick teaching his staff about tequila at PURE taqueria.
Since then, PURE has grown to five locations in the Atlanta area, and soon to be six with the addition of a new location in Brookhaven. Newcomers to this area are encouraged to try the two that are closest: the original PURE in Alpharetta and the Roswell location that features a breezy, beautiful rooftop bar and shady veranda in addition to the food, drinks and service that PURE is known for.

Reserved table seating under the pavilion and general admission seating are available. Bring food, friends and enjoy!

alpharetta technology commission
What is the Alpharetta Technology Commission (ATC)? The ATC, the first organization of its kind in Georgia, was established in 2012 by the City of Alpharetta. Comprised of Alpharetta’s leading technology companies, both large and small, the members are charged with identifying and pursuing key investment opportunities and policy decisions for Alpharetta’s technology companies and its burgeoning technology industry. The City of Alpharetta is home to nearly 600 technology companies making up 35% of Where Georgia Leads technology companies. The city also houses over a quarter of Metro Atlanta’s top 25 technology employers resulting in the city’s daytime working population exceeding that of residents. With one the most robust and redundant fiber and power fiber infrastructure networks in the south east, Alpharetta has been a central hub for new and relocating technology companies. To continue to foster this growth, the ATC’s mission has created four subcommittees to add value beyond geography:
What are the Sub Committees of the ATC?
GROW – Designed to support entrepreneurship, innovation, and start-up tech. As the tech hub for all of Metro Atlanta, Alpharetta is flourishing with entrepreneurship and innovation. Fostering the development of emerging and next generation technology is a critical part of our technology ecosystem. BUILD – Focused on identifying and developing advanced infrastructure that will support the technologies of tomorrow. Alpharetta is wired for success…literally. We have the most expansive fiber optic cable network and reliable power grid in the state. And we want to keep it that way. BRAND – Creating new messaging that will help to attract new business investment and maintain Alpharetta’s position as a leading location for technology ventures. If we don’t speak, no one will hear. ENGAGE – Enhancing relationships among Alpharetta’s technology companies and building a strong tech culture both advanced technologist and the rest of us can interact with. Events like hackathons, meet-ups, technology etc. focused community activities will be developed to engage us all together with technology.

Alpharetta is the Sixth Fastest Growing City in the Country Alpharetta is the 6th-fastest growing city in the country, according to the latest U.S. Census Bureau figures. Alpharetta is the only Georgia city on the agency’s top 15 list. The latest Census information looks at cities with a population of more than 50,000 in the years 2011 and 2012. During that time, Alpharetta’s population rose by nearly 4.5 percent to about 62,000. “We’re building up our businesses and our economic development efforts. And at the same time, we’re building up our community, and both of those are working really well together,” says Alpharetta Mayor David Belle Isle.
Certificate of Achievement For Excellence in Financial Reporting
Forbes teamed up with Nextdoor.com, a San Francisco based social network for neighborhoods, to assess 500 small metro areas with populations between 5,500 and 150,000. Using data from the U.S. Census, the Federal Bureau of Investigation, the Chronicle of Philanthropy, and City Data.com, towns were ranked based on four data points: percentage of owner-occupied homes (studies have shown a direct correlation between homeownership and neighborhood stability); the crime rate; charitable giving; and the percentage of college graduates (research has found that college-educated folks typically display more civic engagement, with higher rates of voting and volunteering). Alpharetta highlights cited by Forbes include high charitable giving and high neighborhood engagement. The Taste of Alpharetta is cited as a signature neighborhood event.

Downtown Alpharetta: The City’s Eclectic Heart
A invest & grow
mong the technology campuses and groomed, upscale neighborhoods for which Alpharetta has become known, one finds a charming area of small shops and an emerging culinary scene that is becoming a destination in its own right. Welcome to Downtown Alpharetta. For many years, while the rest of Alpharetta grew and prospered, Downtown Alpharetta remained a diamond in the rough. With only a handful of mom and pop shops and few restaurants, these few blocks in the heart of the community was largely unnoticed by most residents and passersby. “When I would ask visitors or even most residents where Downtown Alpharetta was, most people did not have an answer,” states Alpharetta Mayor David Belle Isle. “And yet, if you look for commonalities among truly successful communities, the one thing that all great cities share is a vibrant, thriving downtown. We knew that, for all of Alpharetta’s success, we would not truly reach our potential until Downtown Alpharetta became a place that everyone was talking about and wanted to be.” Less than two years since the City of Alpharetta became focused on transforming its central core, Downtown Alpharetta is buzzing with energy. The past 12 months has seen the opening of five new chef-driven restaurants and two new art galleries. Quaint shops and boutiques have become destinations for savvy shoppers, and most weekends will find a variety of events drawing the community to what is quickly becoming the heart of the community.
70
“We believe that the seeds from which all great downtowns grow are music and food,” explains Belle Isle. “So, the City is focusing our energy on attracting one-of-a-kind, chef-driven dining experiences and offering exciting street events that are centered on top emerging musicians from our area and throughout the Southeast.” In the Fall of 2014, Downtown Alpharetta will become even more of a destination with the completion of the first phase of Alpharetta City Center, the City’s 22-acre development project. This initial offering includes a 5-acre passive park and event lawn, 1-acre town green, 450-space parking deck, and a new City Hall. The second phase, which will open next year, features a new 25,000 square foot public library. Private development will quickly follow on four land tracts for which the City is currently accepting bids. “We have moved from a problem of people not knowing where Downtown Alpharetta is to one of not having enough vacant storefronts to house the exciting array of restaurants and shops that want to come here,” says Belle Isle. “City Center will change that and will make Downtown Alpharetta the destination and heart that Alpharetta deserves and that our citizens and visitors want.” So, whether you are looking for a unique culinary experience, and eclectic shop, or a fun weekend distraction, you will want to make your way to Downtown Alpharetta.

Avalon is a new experience in the timeless art of living well

Phase 1 will contain 365,000 square feet of experiential retail. More than 800 residents will call Avalon home. Approximately half will live in the 250 1- and 2-bedroom luxury rental units located in four stories above the retail stores. The remaining half will own in Avalon’s enclave of 101 single-family residences. Phase 1 will also welcome 108,000 square feet of loft office spaces over retail. An additional 735,000 feet of Class A space is planned for Phase 2. Plans also include a 325 room; four star, full service hotel and 47,000 square foot conference center to anchor Phase 2 and will serve both business executives and leisure travelers, offering a meeting destination footsteps away from Avalon’s base of amenities. Upon completion, Avalon is projected to generate approximately $21 million annually in sales tax revenue, $4.5 million in new property taxes, $1.1 million annually in hotel taxes and 4,000+ of new permanent retail sector, white-collar and hotel service jobs. “Avalon is the future of retail,” said Mark Toro, managing partner of North American Properties (NAP). “Creating a walkable community that infuses hospitality in every aspect – this is the experience today’s retailers are attracted to, as it is what their customers are demanding. The fact that we are 97 percent leased six months from the grand opening (October 30, 2014) is the most powerful indicator.”
of spectacular.” We recently released floor plans for 250 luxury rentals and received 900 waiting list requests within three weeks. Our 101 unit for sale offering, released last summer, has accumulated a list of over 2,600 families seeking the Avalon experience.” Sitting adjacent to Avalon will be a $25 million new satellite campus of Gwinnett Technical college serving up to 10,000 students providing a tremendous asset for the area’s business and healthcare communities.
