BOOKING:

What you should know when buying in a Sectional Title Scheme

There are a few things that a prospective buyer should know before signing an offer to purchase a sectional title unit, says Mandi Hanekom, operations manager of the sectional title finance company Propell. A sectional title scheme consists of the following:

For example: if owner A has an obligation to pay R1 000 a month towards ordinary levies, and is paying off a special levy of R24 000 over 12 months (in other words, another R2 000 per month is paid towards the special levy), then new owner B is liable for the R1 000 ordinary levy and R2 000 special levy from the date that he becomes owner of the section in question. "It's important to note that owners should never withhold levy payments if they are unhappy with certain situations or the behaviour of certain trustees or owners. This is the lifeblood of any scheme, and withholding payments just leads to additional administration and bad feelings among other owners who do pay their levies on time. It is also important, if you are buying, to check the financials of the body corporate, which ordinary and special levies are payable in respect of the unit you are buying and whether there is a chance that a special levy will have to be called for in the near future," said Hanekom.

• units or sections (which are individually owned and registered in the name of the owner), • the common property (which is owned in undivided (non-specific) shares by all the owners) • and exclusive use areas (portions of the common property that a specific owner has an exclusive right to use, but which is not owned by that owner). • common property includes the gardens, driveway, carports or parking bays, leisure facilities such as a pool or clubhouse as The rules that govern a sectional title scheme are the prescribed well as the external (outer) walls and roofs of the buildings management rules and conduct rules. which house the sections. This leads to the building looking run-down and possibly losing value. Living in a sectional title scheme can be a good proposition if the scheme is run well and has a healthy, thriving environment. The The types of levies are split into different categories: ordinary sharing of expenses such as security and lifestyle items such as levies, calculated in accordance with the approved budget, and swimming pools or gyms also make it a good option if this is what special levies, which are raised to cover expenditure that has you are looking for. New owners become liable for the pro rata payment of both ordinary and special levies from the date of registration of transfer.

Congratulations

Natal Property Consultants!

At a recent function held at

Jackie Cameron’s school of food and wine in Old Howick Road, Natal Property celebrated 50 years in business in Pietermaritzburg. 150 invited guests enjoyed a wonderful evening which included tasty canapés and a harvest table.

The event was attended by the founders of the company, Monty and Geraldine Campbell, the company bookkeeper for 24 years, Sue Caister previous long-time director Dudley Carrihill, Rob Koningkramer of KZN Property pages as well as many attorneys, bankers, and clients of the company. Paul Campbell, the company’s marketing director welcomed everyone and the many thank you’s included the main sponsors of the

small upstairs offices in Greene’s Chambers in Change Lane, off Church Street, in the city centre. He mentioned that Natal Property Consultants is believed to be the first firm of Estate Agents to advertise under a logo and slogan in Pietermaritzburg, and over the years the Estate Agents “on the ball” has become a household slogan in Pietermaritzburg. The CEO Bruce Bruce also recalled his company’s first sale Campbell gave a short history of the made back in 1967. Monty Campbell sold a home in Zeederberg Street in town for company, going back to September R8000, and the total commission earned was a mere R350. 1967 when his father Monty Bruce Campbell also referred to the Campbell first company premises being in the Park Lane formed Natal centre for over 30 years, and due to the Property company continually expanding, it became Consultants as a necessary for Natal Property Consultants small accounting to build “Property House” in Commercial and secretarial Road in 2003 and then also to acquire the practice selling old Stannic building next door 2 years property as a side-line from their later. This building is now named

event, Nedbank who were represented by their Regional Home Loans Manager, Troy Oakley and Private Property, represented by their Chief Operations Officer Mark Coetzee. Sue Akerman was thanked for her beautiful flower arrangements.

“Campbell House” after their founder, Monty Campbell. Reference was also made to the opening of the company’s first sales branch in Hayfields in 1997. This office was originally managed by Graeme Campbell, and thereafter by Tony Sanders. Bruce also mentioned the company’s need to be more active in the Northern suburbs to compliment the highly successful Hayfields branch in the Southern suburbs. This resulted in Natal Property Consultants opening a branch in the Cascades centre in Montrose in 2011. This office is managed by Paul Campbell. Bruce Campbell also shared some interesting stories that some of the company’s agents had experienced over the years. His father, Monty Campbell could write a book on many funny stories of the “happenings of an Estate Agent” during 50 years. The evening culminated in prize giving, and besides some decent lucky draw prizes, clients who had bought or sold most properties through the company, were honoured for their loyalty and support over the years. These clients were Alex Dube, Paul and Chantal Firman and Lawrie Wood and Rod Klute. The festivities continued well into the night, and everyone seemed to enjoy the occasion. Many people remarked about the excellence of the venue, the quality of the food and the decent service provided by the venue staff with background piano music from old to new provided by Nicky Grieshaber. It was an night to remember.

Making the most of a small Garden. Source - SA Home and Garden

Expert design tips on making the most of a small garden while keeping maintenance to a minimum OPT FOR SIMPLE PLANTINGS Follow these tips when choosing plants for a petite garden: • Keep the colour palette simple and restrict your choice to a few species, repeating them rather than planting a huge variety of plants that can lack impact. “Choose plants suitable for your environment that will grow happily without too much TLC,” says Bryon Leppan of French Designer Gardens. • Using a base of evergreen plants in various shades of green (like the ferns and arum lilies in this garden) works brilliantly to provide year-round interest. • White flowering plants add elegance and grace to a planting scheme making the garden feel more spacious and will stand out in the evenings. • For a more vibrant look, combine hot shades of pinks and purples to make your garden pop. • As their scent is contained, fragrant plants are also ideal for small spaces. • If you want the plants to be the focus then use sculptural specimens for added drama. INCLUDE DOUBLE DUTY FEATURES

Compact gardens require nifty design features that work twice as hard to earn their keep. Look out for a mod ottoman that can be used as coffee table, but at the same time provides storage for your outdoor scatters; or consider creating a plunge pool that doubles as a water feature like this clever design. Not only does the pool provide a spot to cool off, the sound of the built-in fountain creates a tranquil air and has the added bonus of helping to drown out the noise of traffic. CREATE A VERTICAL GARDEN While space may be limited on the ground, you can always go up. Small gardens are often enclosed by high walls or fences and these can be transformed into instant gardens. Seeing the boundaries all at once means that you are instantly aware of the size of the garden. Covering the walls, or at least a part of them, with plants creates the illusion that the garden extends further than it actually does. Trendy vertical gardens can be created in a number of ways from complex built-in systems to DIY kits and even clever cut-outs as seen here in the ‘Embedded in Mother Earth’ garden designed by David Dorgan, Anne Cilliers and Byron Leppan for The Lifestyle Garden Design Show. STICK TO A SINGLE STYLE

A tiny space needn’t be limiting; if anything, it’s as much about styling as it is about gardening. That’s why it’s important to have a clearly defined style in mind before you start building your garden. For instance, are you drawn to the clean lines of a mod, minimal look, or do you prefer more informal curves and abundant plantings like in this garden designed by Theresa Jonker and Ryan Goosen at The Lifestyle Garden Design Show? Browse through books, magazines and the Internet and make a mood board – you’ll soon see your personal style emerging. TIP: Remember that choosing materials that match the interior of your house and carrying them through into your garden will make both your indoor and outdoor areas feel larger.

CONSIDER AN UNCONVENTIONAL LAYOUT Consider turning a conventional layout around completely and positioning the main seating area at the back of the garden; this draws the eye outwards enhancing the sense of space. “In a small space, over-complicated designs look fussy; a simple layout has a stronger effect,” says Roger Smith of Quercus PLP, who designed this UK garden. He’s used generous blocks of hard and soft landscaping to divide and organise the space, both for interest and ease of maintenance, creating a stylish, uncluttered garden for relaxing and entertaining.

GET THE PROPORTIONS RIGHT “A small space needs careful planning; the essential features I would include are seating, scented plants and water. Keep everything in proportion and retain the balance between the hard landscaping and plant material as much as possible,” says Raine Clarke-Wills of Raine Garden Design, who designed this garden at the Hampton Court Palace Flower Show. “Proportion also comes into play when choosing your plants. For small gardens, opt for smaller leafed plants as large leaves will make your garden look more compact,” adds Leon Kluge of Leon Kluge Garden Design.

EXPERIMENT WITH DIFFERENT LEVELS Creating different levels not only adds interest to a compact garden design, but can help give it a more spacious feel. It also presents an opportunity for you to experiment with different materials and plants, as can be seen in this sunken garden at the Hampton Court Palace Flower Show, where the clean lines of the retaining walls have be softened with naturalistic plantings.

Municipal water supplies have become very costly and the fact that no water at all is required in order to maintain a simulated lawn offers a very substantial and highly tempting cost saving. Once enjoyed almost exclusively by various sports facilities, the whole idea of a low-maintenance alternative to natural greenery has since become far more appealing among the nation’s home and office owners too.

Water is, of course, only one of a number of requirements that is essential in order to maintain a healthy and good-looking lawn. It seems there is never a shortage of minute creatures waiting in the wings for a spot of vegetarian dining. As a result, another aspect of the battle for survival in which artificial grass has all of the advantages is that it does not feature among their favourite dishes. Africa is a land of climatic extremes and thus there can be a number of advantages in the use of artificial grass as opposed to the natural variety. Even in more temperate climes, there are times when the conditions are simply not conducive to its growth and, in many parts of South Africa, hoses and sprinkler systems are all that prevents the average lawn from becoming a dust bowl within a few days.

Experience a relaxing lifestyle, on a tranquil bushveld small holding featuring a fully operational aquaponics enterprise together with stocked game camps. Strategically located 24kms from Pietermaritzburg on a main tar road.

great difficulty? Tufted yarns need no nutrition and so are not dependent upon adequate light for photosynthesis of nutrients. Instead the serve to brighten those spots that nature cannot. Time, it seems, is in short supply these days and almost everyone appears to have little or none to spare for all but the most essential tasks and their jobs. Whenever they do happen to have a few surplus moments, more and more South Africans now choose to spend it enjoying some well-earned rest and recreation rather than in mowing the lawn. Instead of backache and hay fever, they are settling for a splash in the pool and tossing a few chops and some boerewors on to the braai. Who knows; with the money saved on powering the lawn mower, maybe a couple of racks of ribs and a few T-bones could also find their way on to the grid. Among the other important advantages of artificial grass is the fact that it is perfect in areas where the traffic is likely to be heavy. Forget about slipping and sliding in the mud after a summer downpour in the Highveld or those annoying muddy foot or

paw prints in the hall. A product such as ‘Duraturf’ or ‘Easygrass™’, both of which are available through many of the Top Carpets & Floors stores nationwide, also means an end to replacing dead or damaged patches. While this is a benefit that is invaluable even to homeowners, it is of far greater value in the commercial world. Sports pitches, for instance, may be used more regularly, being less affected by local weather conditions. As a result, the International soccer body, FIFA is now recommending the use of such surfaces and has already introduced a series of international standards to which they should conform. On film and TV sets, on stage, around swimming pools or in any location where the natural option is impractical, these tough products now play an important role. Saving time and money, sparing the environment and looking good all year round – the many advantages of artificial grass are undeniable.

Taking out a Bond for a house and it’s effects...

I can imagine it must be the most exciting feeling buying your first house especially buying your house whilst you are still young, you get that feeling that you have made it in life. However buying a house by taking out a bond can become a nightmare. There are a few things you need to be aware of when taking out a bond. The definition and purpose of a bond is:

3. You build a strong credit history

When you buy a home and consistently make your monthly loan payments on time, it demonstrates to other lenders that you are a good borrower and the risk of you defaulting on a loan is low. This strong credit history will be helpful in the future when you need other loans for buying a car, making improvements to your home, or paying other major expenses.

Interest rates on a bond tend to be lower than any other form of borrowing because the loan is secured against your property.

The important thing that a person has to establish first before considering taking a bond is: will I be able to afford it?

It is okay to start small, you do not have to jump too high and get a 2-6 million bond for a house that has 6 bedrooms, 3 pools, 2 bars, a tennis court and all other wonderful features especially when you are living by 4. It’s a Good Investment yourself, start small and work your way up. The other thing that a lot of people tend to focus on is maintaining a While home prices move in cycles over the short-term, if you stay in your home for a long time, it could increase in certain status, having the perfect house has become much value and give you a substantial return on your investment. more important than have a perfect financial status. The cons of taking out a bond are the following: 5.You’ll pay back A LOT MORE than you originally borrowed:

Depending on your financial situation and preferred style of living you can of course obtain yourself a bond for your dream house.

The most obvious disadvantage is that you are carrying an enormous debt over a long time. The other major drawback is that since the bond is secured on your property, you have to be able to keep up with your bond repayments or you could lose your home.

An instrument of indebtedness of the bond issuer to the holders. It is a debt security under which the issuer owes the holders a debt and, depending on the terms of the bond, is obliged to pay them interest. In addition, the issuer might have to repay the principal at a later date, which is 6. Watch out for fees: termed the maturity. Interest is usually payable at fixed intervals (semi-annual, annual, and sometimes monthly). It’s not only the cost of interest that mounts up Just like everything in life there are pros and cons to it that when you have a bond. Fees people need to be aware of. A bond is a cost-effective way of borrowing:

There is absolutely nothing wrong with taking out a bond when you know the risk that comes with it and when you know you will be able to keep up with the instalments. However it seems that mostly the young generation are rushing to get that exciting feeling without actually consulting their finances first and in the end they find
