What makes a buy-to-let a good property investment
Does simply buying a property to lease out and collect rent every month make for a good investment; unfortunately not all the time - avoid costly mistakes! If done correctly, investing in a rent producing property can yield outstanding returns. However if done wrong this investment will prove very costly, with the investor losing a lot of money. By following a few basic rules you can protect and maximize your investment 1. Good tenants Having a good tenant in your rental property that pays on time every month and never defaults on their payments is the key to high returns on a rental property.
A rental property should always be competitive in price and must be well maintained. If a good tenant is placed in the property and the property is well looked after, then the owner will get the best out of the property and tenants will be willing to pay the asking rental charge.

Emira Property Fund intends to convert some of its office buildings in Rosebank into residential buildings. Other funds could soon follow suit. The South African Property Owners Association (SAPOA) reported a national office vacancy rate of 11.1% at the end of the first quarter of 2017. "A significant factor driving the excess demand has been the amount
of space left behind by large corporations which have consolidated into larger offices. This backfill risk has already contributed to an increased vacancy rate in certain nodes with the potential for more as several large development projects come on line in the short term," SAPOA said. The likes of Discovery, law form Webber Wentzel, consulting and accounting advisory PWC and Redefine Properties have all moved into larger premises or announced that they will. Areas such as Rivonia, Sunninghill, Woodmead and Randburg are under pressure, as they have fallen out of favour with prospective office tenants.
Evan Robins, listed property manager of Old Mutual Investment's MacroSolutions boutique, said some office conversions were already under way. "Yes, we are already seeing this trend. The demand for residential space is meeting an office market with obsolete stock and high vacancies. The B-grade space is meanwhile proving to be really difficult." Dealing with noise in a sectional title scheme Although living in a sectional title scheme has many benefits, living in close proximity to others can pose challenges. Sectional title living has many positives including a safe environment, amenities that the homeowner doesn't have to maintain and in many cases, the opportunity to be part of a closely-knit community. Unfortunately there’s also a downside – people who live in close proximity can get on each other’s nerves and this can lead to a great deal of unpleasantness. The first thing that needs to be recognised is that your neighbours are probably going to annoy you at some point. Whether it is crashing and bashing around in the middle of the night, throwing regular and noisy parties, or simply playing their radio at full volume, there will come a point when it all just becomes too much and something gets said. There's nothing wrong with complaining about an issue that's truly getting under
your skin, but there are ways to ensure that the situation doesn’t turn into open warfare. Firstly you need to ask yourself if you have a valid complaint and even if you feel you do, does the situation really warrant instant action, should you just learn to live with it, or should the response be postponed until you've calmed down?

Incompatibility In The Workplace – Can You Be Dismissed For It? Incompatibility: What Does It Mean? An employee is considered incompatible when that employee is unable to work harmoniously with their colleagues or is unable to adapt to the ‘business culture’ of the workplace. Normally these employees are seen as, amongst other things, pushy, non-compliant, abrasive, disruptive and unfriendly. Effect of incompatibility Incompatibility is in essence an irreparable breakdown in the working relationship caused by personality differences between the employee and his/her colleagues, resulting in the employee’s inability to work with other persons.
The Labour Relations Act
Prior to the dismissal
Dismissal of an employee for being incompatible is not specifically defined as a type of dismissal in the Labour Relations Act. In analysing the fairness of a dismissal it does not present a problem if the employee is to blame for the incompatibility as the dismissal will be regarded as due to misconduct.
The employer must be able to prove that the issues were discussed fully with the employee and the employee was allowed the opportunity to state his/her case before any decisions were made. The employer must also consider whether there might be any other positions in the business for the employee that may be better suited to the employee. The employer is obliged to address the problem and to try and allow the employee the opportunity to improve.
It is more difficult if the incompatibility is not the employee’s fault. Case law has shown that it may then be treated as a type of incapacity. There is then a greater responsibility on the employer to address the problem.
The dismissal What Should The Employer Do? In a decided case it was found that the employer should do the following: • Investigate objectively and gather the facts; • Avoid ignoring the problem or to fabricate facts; • Keep an open mind and , if incompatibility is not the true problem, uncover the real problem; • Make a clear and genuine effort to resolve the incompatibility if there is any.
If it can be shown that the employee’s actions have caused a breakdown in the working relationship, the employer has good grounds to dismiss the employee. An isolated offence cannot be good grounds for dismissal unless it can be shown that the isolated event was so grossly unacceptable that it permanently damaged the working relationship between the parties.
