Buying a tenanted property -What are the Pro’s & Con’s?
Buying an investment property with a tenant already in place can be a very attractive option – who wouldn’t want to avoid the admin of finding, vetting and contracting a new tenant, and earn income from their investment from day one?

To Charge or not to charge VAT in a Property Transaction, is the Question...
Value Added Tax (VAT) and its relation to certain property transactions may often seem confusing and may have dire consequences for the parties should the wrong path be followed. The Value Added Tax Act 89 of 1991 (VAT Act) regulates VAT and specifically how it relates to immovable property transactions. • VAT OR TRANSFER DUTY
Both are taxers levied by the State but In respect of a formal transfer of immovable property either VAT or Transfer Duty is payable, never both. A general rule is that the status of the Seller determines whether VAT or Transfer Duty is payable, although this is a general rule and certain exceptions may arise. Should the Seller be registered as a VAT vendor then no Transfer Duty will be payable, VAT will need to be paid by the Seller. The Sale Agreement must make reference to whether the purchase price includes VAT or VAT is payable over and above the price stipulated. If the agreement does not provide for payment of VAT in addition to the purchase price ,the price is deemed to include VAT and it is very important indeed to be clear about this.
