According to Kelley Blue Book, the average transaction price for light vehicles was $34,968 in January 2017, marking a 3 percent increase from just a year earlier. The decision to spend tens of thousands of dollars on a new vehicle is not one consumers should take lightly. Once drivers purchase their new vehicles, they can protect their investments and get greater returns on those investments by prioritizing maintenance and taking simple yet effective steps to extend the lives of their cars and trucks. 1. Drive defensively. Aggressive driving is dangerous and can have adverse effects on a vehicle. When driving, always obey posted speed limits and avoid accelerating and decelerating quickly. It’s not too late to start. 1) Quit smoking or don’t start in the first place. Smoking kills by causing cancer, strokes and heart failure. Smoking leads to atherosclerosis and to excessive wrinkling by attacking skin elasticity. 2) Keep active your whole life. Do something to keep fit each day that will help maintain strength, balance, flexibility and promotes cardiovascular health (which you can do your entire life). 3) Eating nutritious foods in the right amounts is a good habit to get into. Some benefits of growing older Many people are quick to think of growing older in a negative light. Although there certainly are some side effects of aging that one may wish to avoid, people may find that the benefits of growing older outweigh the negatives. Seniors are a rapidly growing segment of the population. In the United States, the Administration on Aging states that the older population — persons 65 years or older — numbered 46.2 million in 2014 (the latest year for which data is available). Statistics Canada reports that, in July 2015, estimates indicated that there were more persons aged 65 years and older in Canada than children aged 0 to 14 years for the first time in the country’s history. Nearly one in six Canadians (16.1%) was at least 65 years old. With so many people living longer, it’s time to celebrate the perks of getting older rather than the drawbacks. Here are some great benefits to growing old. • Higher self-esteem: The insecurities of youth give way as one ages, and older people have less negativity and higher self-esteem. A University of Basel study of people ranging in ages from 18 to 89 found that regardless of demographic and social status, the older one gets the higher self-esteem climbs. Qualities like self-control and altruism can contribute to happiness. • Financial perks: Seniors are entitled to discounts on meals, museum entry fees, movies, and other entertainment

if they’re willing to disclose their ages. Discounts are available through an array of venues if one speaks up. Seniors also can enjoy travel perks, with slashed prices on resorts, plane tickets and more. The U.S. National Park Service offers citizens age 62 and older lifetime passes to more than 2,000 federal recreation sites for just $10 in

memory and visual spatial processing. Older controllers proved to be experts at navigating, juggling multiple aircrafts simultaneously and avoiding collisions. • Less stress: As people grow older, they are able to differentiate their needs from wants and focus on more important goals. This can alleviate

5 ways to make homes safer

Injuries that occur around the home contribute to millions of medical visits and tens of thousands of fatalities each year. Falls account for the largest percentage of home accidents, with the U.S. Centers for Disease Control and Prevention reporting that around 30,000 fall-related fatalities occur each year in the United States. Many home accidents are entirely preventable when proper caution is exercised. As homeowners prepare for home-improvement projects, improving safety inside and outside the home should be a priority. 1. Improve lighting One of the easiest ways to reduce the risk of falls is to improve lighting around the home. The National Institutes of Health state that adequate lighting is important at entrances to the home, stairways, hallways, and other frequently traversed areas. Make sure lighting fixtures are using the highest wattage light bulb allowed. Artificial lighting sources become even more vital in fall and autumn, when natural light is less abundant in a home. In addition, install lighting outdoors by the front door, over the garage and where garbage pails are stored to facilitate safe passage. 2. Eliminate slick surfaces Improving traction around the house also can minimize falls. Throw rugs and runners can be made more secure with nonslip rubber backings. Bath rugs can reduce slipping on wet surfaces in the bathroom. Also, nonslip mats can be used inside of showers and bathtubs. Use shoe trays to reduce puddling from melting snow or rain runoff in entryways. Mop up spills quickly, and consider the use of matte- or textured-finished flooring to improve stability underfoot. Promptly remove snow and ice from driveways and walkways. For those who live in cold climates, heated concrete can help melt precipitation before it accumulates. 3. Make needed repairs Repair loose floorboards and pull carpet taut if it has continued on page 26

The playground at Brown Dr/Kinsmen Park was spearheaded by the local Kinsmen Club. Doing the fundraising and getting help from many local groups and businesses really helped to put this project over the top. The members anticipated it taking three or more years to do the $200,000 playground actually only took two years and it won the Assoc. of Kin Clubs of Canada “National Service Award” as the best Kinsmen/Kinette project of the year. Once the members finished this playground they proceeded to rebuild a whole new playground at Transfer Beach at a cost of over $240,000. Again projects like these can’t be done alone and the Kinsmen rely heavily on the great support they get from Ladysmith businesses, other organizations and individuals who love this town as much as they do.

Returning home after a fire Home structure fires pose a significant, potentially deadly threat. According to the National Fire Protection Association, U.S. fire departments responded to an average 358,300 home structure fires per year between 2010 and 2014. Statistics regarding home fires in Canada are somewhat elusive, but a 2007 report from the Council of Canadian Fire Marshals and Fire Commissioners indicated home structure fires accounted for 73 percent of all fire deaths in the jurisdictions that contributed to that year’s report. A host of factors can contribute to home fires. Cooking equipment, heating equipment and electrical distribution and lighting equipment can spark home structure fires. In such instances, homeowners may soon find themselves picking up the pieces after their homes, and many of their possessions, have burned to the ground. The U.S. Fire Administration offers the following tips to men and women who must recover after their homes have fallen victim to structure fires. · Recognize the need to be patient. When a home is on fire, firefighters may take certain actions to ensure the fire is completely extinguished. For example, holes might be drilled in the walls of homes to make sure there are no hidden flames. In addition, holes may be cut in the roof to let out heat and smoke. Such actions can save lives and even homes, but the resulting cleanup can be time-consuming. When returning home for the first time after a fire, men and women must recognize the need to remain patient as they formulate and execute a plan to clean up their homes. · Contact a disaster relief service. The local branch of a disaster relief service like the Salvation Army can help victims of home structure fires find lodging, food, clothing, and medicine. Don’t hesitate to reach out to such organizations for assistance. · Do not enter the home until the fire department deems it safe to do so. Even fires that appear to be out can start again. In addition, the USFA advises that roofs and floors, even those that appear sturdy to the naked eye, can still fall down after the blaze has been extinguished. Avoid entering a home until you have been given the go-ahead by the local fire department. · Contact the police and your insurance agent. Victims of home structure fires whose homes are uninhabitable should contact their local police departments and their insurance agents to inform them about the fire and that they will not be living there. Police departments and/or home insurance providers may require that holes in walls and broken windows be boarded up to prevent trespassers from gaining entry to the home. Renters should contact their landlords immediately as well. · Be careful with items that were not burned. The USFA notes that even items that were not burned may still have been ruined by smoke or been soaked with water. Carefully clean any items that you think can be salvaged before using them. · Save all receipts spent on repairs. Insurance companies may require receipts to confirm spending on repairs, and such receipts may also be required for people who want to claim any losses on their tax returns. Home structure fires can turn lives upside down. But following the advice of local fire departments and accepting the assistance of local relief organizations can make the recovery process go as smoothly as possible.

Tips for buying a home in a seller’s market The real estate market can be difficult to navigate for both buyers and sellers. First-time buyers can easily become overwhelmed as they search for homes, while sellers hoping to get the best price for their homes might be frustrated if offers are slow to come in or fall short of their asking prices. If met with an underwhelming market, many sellers can pull their homes off the market and wait until it becomes more advantageous to sell. But buyers, particularly those shopping in a seller’s market, may not have that flexibility. Buying in a seller’s market can be competitive and frustrating, but buyers can employ various strategies to survive such markets and land the homes of their dreams. · Get mortgage preapproval. Sellers’ markets typically feature low inventory, which can make the buying process very competitive. Prospective buyers who do not have a mortgage preapproval letter in hand when making offers may find themselves losing out

on their dream homes to fellow buyers who have gotten preapproval from a lending institution. Sellers may be impatient with buyers who have not yet been preapproved for a mortgage, even accepting a lesser offer from buyers who are ready to begin transactions immediately. The preapproval process is relatively quick and simple, so buyers should not hesitate to apply. · Stick to your budget. Lenders will indicate to prospective buyers how much they’re willing to lend them, and that figure is typically considerably more than buyers are willing to borrow. In a seller’s market, bidding wars can quickly drive up prices, but buyers should stick to their budgets so they are not house poor after buying. Sticking to a budget can be difficult in a seller’s market, but such patience will likely pay off in the long run. · Be ready to compromise.
