consecutive months, national home prices have climbed over 5.92% making 2017 the year for the biggest gains since 2013. Of course, fundamental to the rise in prices is low interest rates, increased employment and burgeoning economic growth. Long Island home prices posted their biggest gains in more than a decade at the end of last year, with increases throughout the region as buyers competed for scarce inventory. The median home price on Long Island, excluding the East End, rose to $415,000, representing the biggest annual increase since 2006 and the 19th straight quarter of yearly gains. In the Hamptons, the median price rose to $995,000, an annual increase of 7.6 percent. North Fork home prices ticked up by 0.4 percent, to $597,500.

QUALITY IS JUST THE BEGINNING

FOR TODAY’S AFFLUENT THE HIGH-END OF THE GLOBAL REAL ESTATE MARKET IS DRIVEN BY SAVVY, AFFLUENT CONSUMERS WHO HAVE LEARNED TO THRIVE IN TODAY’S NEW, POST-RECESSION REALITY.

WHEN IT COMES TO YOUR PURCHASES, WHAT MATTERS MOST TO YOU? The world of luxury has changed dramatically in the past few years and is no longer driven strictly by a logo or recognizable brand. True luxury has become deeper and more complex and the bar has been raised for brands to tell a compelling story that has deep resonance. Our most recent White Paper, entitled The Affluent Homebuyer: A Quest for Meaning, authored in partnership with the research firm YouGov, reveals that while today wealthy consumers have more to spend, they also have access to more information than previous generations. This wealth of information has led to intense scrutiny of the details that separate elite brands from one another. At the same time, demand for the supreme integration of technology and user experience, has created opportunity and opened the door for an emergence of disruptive brands to meet consumer needs with distinct offerings such as luxury homes by-the-night via Airbnb or Black Cars on-demand via Uber. The emergence of private label brands, ranging from the indulgent Neiman Marcus cashmere collection, to the commonplace Whole Foods 365 brand are changing the way people evaluate how, where, and when to spend. For the modern affluent homebuyer who is seeking a million-dollar property, quality is a given.

THE AFFLUENT HOMEBUYER: A QUEST FOR MEANING IDENTIFIES THREE DISTINCT TIERS OF LUXURY BUYERS:

1

PRACTICAL EXPLORERS

The first tier, Practical Explorers, buyers in the $1–$2 million range, seek trusted experiences and 80% prefer to work with a real estate agent on their transactions. These buyers choose lifestyle over luxury and want to feel like they are making a smart decision. They have earned significant wealth, and have a relatively long experience with affluence, making them both diligent and loyal. Their lives and passions focus on family-friendly activities, volunteering, and promoting their personal wellbeing.

2

MEANING SEEKERS

The Meaning Seekers, buyers in the $2–$5 million range, are luxury lovers and 71% of this group proudly assert that once you experience true luxury, it’s hard to scale back. However, there is more to these purchasers, they are also seeking emotional connection in their purchases. They prize artistically beautiful things and their purchases also reflect their personal style and sensibility. When it comes to investments, they lead with their values: 74% state that sustainable living is a core value and 73% say that a company’s sustainability efforts impact their investing decisions.

POWER PLAYERS

The Power Players, those in the $5 million and above range, have reached a pinnacle of accomplishment. They acquire the finest, most premier properties and are willing to pay to get them. In this echelon, 83% of those surveyed say that they choose the best and expect the price to reflect this. They are motivated by a desire to have it all and want to feel confident that what they have purchased is unrivaled excellence. While 95% of them say they have all they need to be happy, they still have a healthy sense of competition with their peers when it comes to acquisition. They are focused on being happy, fulfilled, giving back and adding quality in everything they do.

REFLECTIONS ON GOOD" DESIGN 11

WITH MICHELA O'CONNOR ABRAMS SITTING DOWN WITH A DESIGN INDUSTRY ICON AND PUBLISHING

powerhouse is a humbling experience. But Michela O'Connor Abrams, former CEO of Dwell Media, made it easy. Her enthusiasm for all things home coupled with her extensive experience and knowledge were matched only by her genuine warmth and approachable style. She had much to share with Luxury Portfolio readers as we reflected on design and its impact on the home space, today, and in the future.

I 21

I

I

Q: You are known for your passion for good design. What does "good design" mean to the affluent today?

A: "Good design" is many things and encompasses many attributes.

I believe Anders Toxboe says it best, "Good design is not just what looks good. It also needs to perform, convert, astonish, and fulfill its purpose. It can be innovative or it might just get the job done'.' When we refer to design, it is easily thought to be just aesthetics but that is far from the truth. Something can be beautiful and fall short in every other area in which it must perform.

Q: What are the top design trends for the coming year? What's hot?

A: Believe it or not "small is the new big," continues to be a global design trend. Gone are the days of McMansions being the pinnacle of success for those who can afford them. Specifically, younger generations like GenX and Millennials see big as the new bad. Once again "good design" informs global trends in architecture and design. Prefab building systems are being perfected in the custom home market and starting to take hold in cities everywhere. Finally, living "off the grid" becomes more popular as the distributed workforce becomes more pervasive. Mountain tops, islands, forests, lakes and the like are being sought out for that oasis of good living.

Q: On the flip side, what do you see going out of fashion?

A: Again, huge homes are out of fashion. The rare behemoth being built

where two or three homes once stood is only a developer's media moment because the "new affluent" want sustainability, authenticity, modernity, privacy and natural connection to be the priority in their dwellings. Prestige is alive and well in a home of modest size. Along with that, planned developments of thousands of cookie-cutter homes only differentiated by their gratuitous gable are on the decline.

Q: What, in your opinion, makes a house a home?

A: A house is a structure and a home is architecture with people living in it.

Each of us desires certain colors, textures, views, angles, and comforts in our homes but most of all we want home to be a place we want to be by ourselves or with everyone else we love.

Q: Looking to the coming year, what are you most excited about?

A: I am most excited to see modern architecture be more understood as

good design, and good design be understood as a balance of the best and most valued ingredients in our lives.

PROOF ON MAIN AT THE 21C

Louisville, KY

LA MAMOUNIA

31

Marrakesh, Morocco

Say mint julep to many people and they immediately think of the Kentucky Derby. In the Derby's hometown of Louisville, the art-filled 21 c hotel serves the famous cocktail at their well-regarded Proof on Main bar. Founded by arts patrons Laura Lee Brown and Steve Wilson, 21 c brings works of art to the public through innovative exhibitions and their art-filled bar. Their mint julep is made with Kentucky's own Woodford Reserve Bourbon and fresh mint and is served in a classic silver julep tumbler. The bar also offers a comprehensive bourbon library and a bourbon flight. proofonmain.com

Moroccan mint tea, served in a stunning Moorish-inspired setting awaits visitors to the Menzeh pavilion at the famed La Mamounia hotel and spa in Marrakesh. Opened in 1923, La Mamounia was a favorite of Sir Winston Churchill and one of the hotel's bars even bears his name. Surrounded by a lush garden, the tearoom offers a tea service with delicate traditional and contemporary sweets made by the hotel's pastry chef. The tearoom is opened to guests at the hotel as well as other visitors and day passes to the hotel spa are available. mamounia.com

Recommendations: If you are staying for a meal, a perfect pairing with a mint julep is their famous bison burger served with their house-made Jezebel sauce, a tangy concoction of apricot preserves, apple jelly, horseradish and spices.

Recommendations: After your mint tea, indulge in a stroll through the gardens of La Mamounia with ancient olive trees, lemon trees, jacarandas, bougainvillea, amaranth, agaves, prickly pear trees and more.

THE SLANTED DOOR

San Francisco, CA

Mint is an essential grace note in Vietnamese cooking, adding delicate flavor to the rice vermicelli salads such as bun bo and bun cha. In 1995, Charles Phan and his family started their first restaurant, The Slanted Door, in the Mission district in San Francisco with an eye toward serving home-style Vietnamese food in a modern setting.

JACQUES GENIN

Paris, France

The Slanted Door has been at its current location, The Ferry Building, since 2004 and works with farmers at Ferry Building farmers' market to source fresh ingredients. It received the James Beard Award for Outstanding Restaurant in 2014. slanteddoor.com

Mint and chocolate have always been a natural match with cooling mint deliciously offsetting rich, dark chocolate. Chocolatier Jacques Genin is a Paris legend and said to be one of the best chocolate makers in the world, known for turning out prodigious amounts of sugary confections in his chocolate laboratory. He elevates the mint chocolate experience with his Menthe Amante, a chocolate ganache with fresh peppermint that is one of his shop's best sellers. His delectable bonbons are packaged in elegant silvery metal boxes perfect for that person who has everything. jacqu esgenin.fr

Recommendations: Noodles are a popular favorite including an option with grilled organic chicken, cucumber and mint. The classic Slanted Door spring rolls feature gulf shrimp, pork, shallot mayonnaise, peanut sauce and of course, mint.

Recommendations: After you've enjoyed a Menthe Amante, note that Genin is also known for his caramels which come in delicious flavors such as mango-passionfruit, raspberry, black currant, rhubarb and pistachio. A memorable treat not to be missed.
