Over the years, technology has drastically changed the way we manage our lives. Great strides have been made to improve business workflow, global communications and social interactions both professionally and personally. Facetiming children and grandkids, using Venmo to send birthday money, and playing Words with Friends on your mobile devices are all commonplace today. In the business world, cross channel tools like APIs (application programming interface) connect systems to share information, LinkedIn helps professionals network and web searches deliver information right to the consumers’ fingertips at light speed. All in an effort to reach out or communicate with a person, someone who can help solve a problem, lend assistance or even provide comfort.

Yes, It is a digital world but people still live in it. Our reliance on technology has increased tenfold. It’s reduced the monotony of writing mortgage or rent checks with Online Bill Pay, improved long distance communications with mobile technology like WhatsAPP and created artists out of even the least imaginative of us by using software like RIPL, Storyblocks, and Magisto. These advancements have also opened up teaching portals for virtual courses and continuing education. So, yes, the tools used by the real estate agent have changed especially as information has become more readily available to the consumer. But, people still want to connect with a person in a profoundly traditional way. It is safe to say that all realtors have smart phones. Really cannot do business today without one. A good number have specialty Apps that use geo-coding to target open houses and listed properties. But, at each end of the phone there are people who need information. This is the world we all live in, compromise and balance. To make matters more interesting, throw in generational

differences of Millennials (1980-1998), Gen Xers (1965-1979), Baby Boomers (1946-1964) as well as the Civics (1925-1945). Now, we are dealing with a large and varied group of people who have wide ranging needs, wants and financial ability. Finding a perfect equilibrium between expedient messaging and personal contact is somewhat illusive. Certainly, not a one size fits all business. Yet, despite the accessibility to this kind of technology, we’ve found the progressive realtor knows how to balance tradition and cutting-edge strategies.

Note in particular that every realtor has the best communication and information finding device in the palm of their hands… their mobile phone. It can be used to call, text, email, voice record, and take pictures and so much more. Today’s younger generation is much more likely to use their phones for a restaurant recommendation (and a realtor recommendation) using an SMS Text while Baby Boomers may prefer to telephone a friend to find the same thing. In both examples, they reach out, find information and make decisions. They just connect differently! Need proof? See below some statistics to support the claim. Today, consumers pay very close attention to news and current events. Consumers want information that is relevant and timely. It might be discovering a new fitness app, reading a feel-good news story or learning about the latest social event. There is only so much information a person can process and retain. After a while the binary noise is all consuming, contradictory and useless. More than 69% of adults, some 3.2 billion people, are online searching more than 1.2 trillion times in a year. Maybe the answers aren’t found by being so hardwired to our smart devices and technology. Perhaps it’s more visceral; an innate need for

the human companionship and emotional connection. A connection to people! There is no doubt that the web has changed the way we live. Online searches provide information quickly. New properties, open houses, home valuations, mortgage options and school data is crucial information when deciding on where to move. However, real estate is more involved. It is a people-centric business. Data is just that. Data. It is only as good as the source. With so much fake news, click bait ads and infomercials, one has to question the validity of search results. Enter the local real estate agent. César Pelli (1926 – Today) Internationally acclaimed for designing some of the world’s tallest buildings seen today, Argentinian-born American architect César Pelli is widely revered as one of the 20th century’s most preeminent and influential architects. During his early career in the 1960s and '70s, Pelli gained considerable hands-on experience designing high-rise buildings at various leading architectural firms in Los Angeles. There, he contributed to the conceptions of the futuristic Trans World Airline Terminal at John F. Kennedy International Airport in New York and the corporate modernist American Embassy in Tokyo. In 1977, he established César Pelli & Associates, now Pelli Clark Pelli Architects, and his work became distinguished for being both structurally expressive and powerfully connected to local culture and habitat. Rather than conforming to a certain style, Pelli instead believes every building should reflect specific characteristics of each project such as its location, construction technology and purpose, creating a stunning aesthetic that actively participates in the cultural identity. One of Pelli’s most recognized works, the Petronas Twin Towers in Kuala Lumpur, Malaysia, was completed in 1998 and remained the tallest structure in the world until 2004. It was celebrated for mirroring the country’s high-tech ambitions and economic growth while incorporating motifs from Islamic art into its glass, steel and concrete façades. Additional works by Pelli include One Canada Square in London (1991), regarded as London’s first skyscraper and the UK’s tallest building until the opening of the Shard in 2010; and the Torre de Cristal in Madrid (2008), Spain’s tallest building to date. His efforts have been recognized in a number of ways including 12 honorary degrees, nine published books and more than 200 awards for design excellence.

Frank Lloyd Wright (1867 – 1959) With a prolific career that spanned more than 70 years, influencing architectural designs across the U.S., Europe and Asia, Frank Lloyd Wright is celebrated among the finest architects in the 20th century and is widely considered to be the greatest American architect of all time. Wright achieved a distinctly American style of architecture that starkly contrasted with the elaborate Victorian homes that prevailed in Europe and the U.S. at the time. Employing only locally available materials and unstained, unpainted wood, his revolutionary designs featured one-story homes with low pitched roofs and open floor plans where rooms flowed together naturally in an uninterrupted space. His ‘Prairie Houses’ highly appealed to the domestic needs and tastes of modern families and more than 50 were constructed between 1900 and 1910, the most prominent being his own residence in Spring Green, WI, he named the ‘Taliesin.’ After spending some years in Europe and Japan, Wright returned to the U.S. shortly before the stock market crash of 1929, influencing him to develop new, more affordable designs known as ‘Usonians.’ Similar to his Prairie homes, an Usonian had an open floorplan, often without a formal living room, displaying the shift in American culture towards a more informal lifestyle. Architectural commissions slowed greatly during the Great Depression, leading Wright to establish the Taliesin Fellowship, an immersive architectural school taught at his own home. While he devoted himself primarily to residential architecture, Wright has designed many distinguished commercial and civic structures including Midway Gardens in Chicago (1914), Florida Southern College in Lakeland (1945) and the esteemed Solomon R. Guggenheim Museum in New York City (1959).

Philip Johnson (1906 – 2005) For more than 50 years, Philip Johnson was one of the most influential figures in American design and architecture, having played a significant role in defining what is seen today as modernism. Johnson started his career as a curator of the Museum of Modern Art in 1932, where he and architectural historian Henry-Russell Hitchock curated the Modern Architecture: International Exhibition. The duo coined the term ‘International Style,’ introducing Americans to a radically modern display of contemporary European designs embracing a minimalist look often with the structures foundational elements as part of its aesthetic appeal. His first work, and perhaps his most important, was his own home; the iconic ‘Glass House,’ completed in 1949 in New Canaan, CT. Now a National Trust Historic Site and museum, the innovative residence was designed with walls of glass boasting an exposed steel frame and level roof. Johnson went on to create a number of distinguished works including the New York State Pavilion for the 1964-65 New York’s World Fair and the stunning Crystal Cathedral in Los Angeles (1950). Shortly after Johnson was awarded with the first ever Pritzker Prize in 1979, his style took a dramatic turn. He designed the AT&T building in New York (now the Sony building) in 1984, which became famous for its decorative details and ornamental features, revealing Johnson’s transition to postmodern architecture. Although Johnson formally retired in 1989, he continued to influence numerous architectural designs acting as a consultant.

Frank Gehry (1929 – Today) Canadian-born American architect Frank Gehry has been headlining architectural news across international platforms since he established his practice in Los Angeles back in 1962. Throughout his career, he has been honored with several prestigious awards including a Kiesler Prize for Architecture and the Arts, more than 25 national and regional American Institute of Architects (AIA) accolades and a Pritzker Architecture Prize for a collection of works that features one of his best-known buildings, the Guggenheim Museum in Bilbao, Spain (1997). It was once dubbed ‘the greatest building of our time’ by fellow architect Philip Johnson. The revolutionary mass of shimmering titanium encapsulated Gehry’s style of Deconstructivism and demonstrated how form didn’t always need to express function. To facilitate his nearly gravity-defying proposals, he adopted technology intended for aerospace design to develop cuttingedge architectural modeling software, eventually founding Gehry Technologies. His distinguishable style was born while remodeling his own residence in Santa Monica. By surrounding the existing bungalow with industrial materials, like chain-link fencing and corrugated steel, he caught the attention of the architectural world, effectively launching his career. For more than 50 years, Gehry’s ingenuity has been called upon for countless notable projects including the Walt Disney Concert Hall in Los Angeles (2003), the Dancing House in Prague (1996) and New York by Gehry, his very first skyscraper, completed in 2010.

THE LATEST INTERIOR TRENDS As we enter a new season, some of us may have the urge to make some décor changes, whether it be to spruce up an outdated living space or to make a home more appealing to prospective buyers. Paint color, furnishings and even lighting can set the tone for how we feel in our most intimate spaces. With a plethora of options for updating your interior, it may be a challenge to decipher what trends you should incorporate, and which ones are decidedly “you.” We sat down with Noa Santos to discover what trends his team of professional designers are loving right now and how you can incorporate them into your home.

Noa Santos Founder and CEO of Homepolish Noa Santos grew up in Hawaii and studied business and architecture at Stanford University before moving to New York to pursue his love for interior design. Once in New York, he began working with a high-end design firm and quickly realized the industry needed a fix. He saw a lack of accessibility between designers and clients, and within the industry, between agencies and designers. As a result, he launched Homepolish, a company which connects interior designers to make interior design more accessible to a wider audience. Homepolish currently works with over 600 designers throughout the U.S., with plans to expand globally in the coming years.

Sculptural Art and Accessories Whether it’s a sculpture, an organically shaped accent piece or glowing neon lights, Homepolish designers are stepping outside of the frame, so to speak, when it comes to accessorizing for clients. Designer Amy Courtney recently worked on a project with a client whose life and work is dedicated to the principles of female empowerment and optimism. Keeping this in mind, she set ahead to create a modern and feminine home that also included a little of the unexpected. By incorporating a fullfigured bust, an oversized Lucite hand, a bird-leg table and a life-size bronze peacock sculpture, the space not only came to life, but also included some great conversation starters. According to Santos, “you don’t have to go full avian, but peppering in something shapely beyond a standard print adds a truly unique element.”

Trying Tile

We all know and love a clean white kitchen, but there’s a growing trend with designers breaking from the expected and experimenting with higher contrast combinations. Instead of heading for the classic white and gray Carrera marble, designers are opting for Nero Marquina, a deep black marble with a delicate white veining pattern. Cabinets and trim are getting a color makeover too, with cabinets in popular colors such as navy and forest green along with small touches like matte black hardware. “These colors are really paving the way for edgier kitchens in the future” says Santos.

Using tile isn’t a new idea, but recently there’s been a rise in creative applications and unique styles coming to market. Contrasting grout color is one of those, with designers opting for a dark gray for easy upkeep or even red to add a splash of color. Including tile with globally inspired patterns or trying an unusual application, like on a cylindrical dining table or planter are other ways designers are incorporating this classic element. Not sure you’re ready to commit to tile? Noa recommends trying a more temporary approach: “One great brand that allows you to refresh a space with tiles is Moonish. Their gorgeous magnetized tiles can be used without damaging the existing space.”

Unexpected Materials Homepolish designers also love finding ways to incorporate more traditional materials and repurpose them with a contemporary twist, while also tapping into today’s trend toward adaptive reuse. Many houseware companies are developing new designs this season with this same idea in mind. Santos recommends the latest collection from, Dvelas, an architecture firm based in Spain, that upcycles old boat sails to create modern outdoor furniture. Their modern riff on nautical textures and patterns is a hallmark of the Dvelas brand. Similarly, VOLK, a furniture company based in Brooklyn, New York incorporates unexpected metals and thin silhouettes, into mid-century and Danish-style designs.

Wallpaper It’s back and it’s not just for walls anymore. “Our designers have definitely embraced the rise of the wallpaper trend,” says Santos. While it was once thought of as something from your grandmother’s outdated guest bedroom, wallpaper is now rightfully seen as a great way to imbue pattern and personality into a space. Brands like Ellie Cashman Design, Osborne & Little and Cole and Son have many beautiful options, especially in modern florals and botanicals. Designers are thinking outside of the four walls and even tossing it up on the ceiling — to make a super stunning impact.
