The debate on whether Tractor Supply Company's sign with 24-inch letters on its Main Street facade is a sign violation boiled down to an interpretation of the Ramona

form-based code — the new zoning document for the town center that was adopted in late July. Before the form-based code was adopted, all businesses were generally limited, per design guidelines, to a letter height of 12 inches. At the design review board's December meeting, member Jim Cooper said he had heard complaints about the Tractor Supply sign and every

month, the day after the board meets, he receives calls from four "concerned citizens." "It doesn't violate the form-based code," said Steve Powell, a Ramona developer who worked with a client on the Tractor Supply building. Powell pointed out a page in the Ramona Village Center Form-Based Code that says 24-inch letters are allowed on particular types of signage materials and VU I\PSKPUNZ [OH[ Ă„[ JLYtain requirements in an HYLH KLĂ„ULK HZ [OL JLU[LY district.

Although the formbased code, designed to create walkability and promote economic viability, was not in effect when Tractor Supply Company was planned, the developer chose to be [OL Ă„YZ[ I\ZPULZZ PU [V^U to follow the code, even though it was more expensive, said Powell. He noted the building has the facade on Main Street and its entrance facing Vermont Street because the code does not allow a new building to be set back from Main Street with a parking lot in front.

The sign on the facade was necessary for store PKLU[PĂ„JH[PVU OL ZHPK "It's a totally different code. It's a totally different building," Powell said. Board chair Greg Roberson and member Rob Lewellan, who both served with Powell on the Ramona Village Design Group that worked on developing the formbased code, agreed that the Tractor Supply sign is not a sign violation. Lewellan, chair of the village design group, suggested the group meet

in January to discuss the new code and its implementation. The form-based code affects any new development along Main Street from Etcheverry to Third Street. In other business, Powell received the board's approval for siding changes for the former Burger King site at Main and 14th streets where Dunkin' Donuts/BaskinRobbins plans to open. Powell told the Sentinel the doughnut and ice cream shop is estimated to open in March.

nyone wondering what Ramona is all about should have been at 1710 Montecito Road shortly after 8 a.m. Saturday to watch a determined group of volunteers walk down the dirt path to the travesty that was the Santa Maria Creek bed. The piles of trash and rubble were indescribable. After an initial look and comment, each volunteer got busy, and three hours later the end was near. After a pizza break, they returned to Ă„ UPZO [OL QVI )` ! W T [OL` OLHKLK OVTL To assuage concerns of environmental groups, [OL ]VS\U[LLYZ Ă„ SSLK [YHZO IHNZ ^P[O [OL Ă„ S[O HUK debris, and carried items such as chairs, doors, rugs and computer equipment to one of two areas, where they piled the rubble for pickup and transport via tractor, skip loader or excavator [V VUL VM Ă„ ]L J\IPJ `HYK VWLU [VW K\TW sters. Let’s focus on road's real problems By THOMAS W. COOKE I wrote a couple of weeks ago regarding the improvements along San Vincente Road. Daily driving of the road and a couple of articles have compelled me to comment once again. Moseying along the road at an astonishing 18 miles per hour on my daily trip between town and the Estates, I get plenty of time to observe the progression of the project and surrounding areas. While I haven’t noticed the dead animals, or wildlife jaunting around or attempting to bound over the “monstrous barriers,� (as described in a recent letter), I have had time to ponder a particular landmark. Along the winding path through the K-rails and ravaged oak trees once home to thousands of now refugee animal families (again just paying homage to last week's concerned writer), there is the burned tree stump, shaped some-

what like a dog or possibly a jackass. You can’t help but wonder what stalwart individuals have risked life and limb in addition to the possibility of causing an accident by stopping to turn in the middle of an already relatively dangerous road, just to hang their innocuous greetings or decorate a burned tree. Considering all of the planning to construct this project, which the apparent reason for was a safety concern for the previously mentioned driving challenged, why would they leave what is an obvious distraction right in the middle, for the people who already have trouble maneuvering and controlling their vehicles? Stopping to pull into or pulling out of Jackass Flats (seems like an appropriate name, all things considered) creates a hazard greater than any other along the route. The Lady Bulldogs beat Olympian 51-41 and Douglas 57-38, and lost to Folsom 4237 and to Cathedral Catholic 65-47. The team returned to classes and nonleague play last week. The Bulldogs traveled to La Costa Canyon High School and fell to the Mavericks 73-56.
