Spotlight on Local | Businesses San Vicente Mortgage offers accessibility, local knowledge By KAREN BRAINARD When dealing with mortgages, Jason DeLeo likes to make himself accessible to his clients round-the-clock. He said he gets calls 24 hours a day from clients, adding that he will be available on weekends because he understands his customers often can't talk while they are at work. "I'm always there because I know people have questions, and essentially their questions don't come between 8 and 5," he said. DeLeo is a home loan independent contractor at San Vicente Mortgage, 2102 Main St. He and Christie Carlson, who holds the broker's license for San Vicente Mortgage, have been in the industry for a combined total of 35 years. Working in Ramona since about 2001, DeLeo noted that there are many different kinds of properties in the community as compared to "down the hill." Lots of acreage, vacant land, wineries, farms, groves, and land with unpermitted buildings are among the different types of WYVWLY[PLZ H I\`LY JV\SK ÄUK PU 9HTVUH That is why buyers should use a local person, said DeLeo. "We know the area, we know the appraisals, we know how to get these types of deals done," he said. DeLeo said he works with 50 to 70 banks, and they have different guidelines. "So I know what banks will do certain acreage, vacant land, groves wineries. There's a lot of things that they won't do," he said. According to DeLeo, as an extra step he will often walk a property with the agent

Among the many kinds of loans, DeLeo said that USDA (U.S. Department of Agriculture) loans are good because they are 0 percent down. The USDA loans are only available in rural areas such as Ramona, Alpine, Valley Center and the backcountry, he noted. "It's a really unique and great program for Ramona," said DeLeo. Originally from Rancho San Diego, De3LV LHYULK H KLNYLL PU ÄUHUJL HUK IYPLÅ` worked for a stock brokerage but said he did not like the environment. He then started selling real estate and doing loans, but decided to branch off into his specialP[` · ÄUHUJL "Really, it's hard to do the mortgage and the realty because you just can't keep up with all the new laws and things like that," he said. He also likes working with numbers better than viewing properties. DeLeo managed a mortgage company in Mission Valley for just over a year before he was recruited to come to San Vicente Mortgage. In 2008 he moved to Ramona and became active in the community. DeLeo served as president of the Ramona Chamber of Commerce in 2011 and 12, and was treasurer in 2010. He still serves on its board of directors. He also chaired the Ramona Country Fair from 2010 to 2012. "It's quite a lot of work but it was fun," he said. "We all get together and exchange ideas and tips and help each other grow their businesses, like a sales force," he said. Each member in Business Network Exchange represents a different genre of business.

Due to a large amount of confusion and the "powers that be," this ministry is facing the possibility of being forced to shut down. This ministry provides temporary shelter and resources to the homeless, including seniors and veterans. They also have weekly community dinners and outreach programs like food distribution, clothing and blankets for those in need, and several other outreach programs. If you happen to recall these things helping your friends and or family in the past or present, it would be very much appreciated if you would please attend Diane Jacob's meeting Friday in Town Hall on Main Street. This meeting will be held on Feb. 27 at 8:30 a.m. You will be given an opportunity to speak and let one and all know what the assistance you have received from this ministry has meant to you and your family. First, the San Diego Country Estates Association (SDCEA) complies with all requirements set forth in the Davis-Sterling Act. We are and have always been a board that has open communications with our constituents. Perhaps the problem here is not that you canâ&#x20AC;&#x2122;t communicate with the LSLJ[LK VMĂ&#x201E; JPHSZ I\[ PU what manner that communication will take place. At every monthly meeting we have â&#x20AC;&#x153;open forum,â&#x20AC;&#x153; which allows any homeowner to directly address the board of directors on any pertinent subject (and even some that are not pertinent). Comments are addressed to the board because all decisions and actions are the result of a majority vote by that board. The option of communication to individual directors or managers is
not workable. What if all 11,000 residents of the SDCEA wished to talk to the general manager about a particular project or problem? That manager could not function in the capacity for which he was hired due to lack of time. I also suggest that he would get 11,000 different ways to solve the problem. In the Country Estates we have an excellent staff that carries out the policies set forth by the board of directors. I cannot see how unlimited personal communications would improve their performance. Motivated individuals can and should join committees dealing with their interests. These committees will then present policy changes or new ideas to the board through the committee chairperson. I cannot speak for the Ramona Municipal Water District (RMWD), but I do know that they also have
an â&#x20AC;&#x153;open forumâ&#x20AC;? speaker opportunity. I have on occasion participated in it. I am sure that the RMWD also makes every effort to comply with the open meeting features of the Brown Act, the state's open meeting law. do to make sure that any veterans who might need assistance from the VA can be helped in getting their problems solved. Way back in the early 1960s, I was with the 137th Fighter Interceptor Squadron of the New York Air National Guard and never had the interest of joining any veteran organization groups after my discharge. So, I decided to join the local Ramona Post to see if I could assist in their work. I now have my card and am a member. 0 H[[LUKLK T` Ă&#x201E; YZ[ meeting last month (they meet every fourth Friday evening in the Ramona Library at 7.) I was disappointed to see only about Ă&#x201E; ]L VY ZP_ TLTILYZ PU H[ tendance but was blown away by the interesting "war stories" that they all told of their experiences in the military. rtist Linda Luisi of Carlsbad is working on the next mural for the Ramona H.E.A.R.T. Mural Project, a depiction of the Kenilworth Inn on the south wall of the Ramona Food & Clothes Closet. The two-story Kenilworth Inn, which was KLZ[YV`LK I` Ă&#x201E;YL PU stood at this site at Eighth and Main streets, and portions of the old foundation are still evident. The mural, commissioned by the Ramona H.E.A.R.T. Mural Project, is expected to be completed and installed in the next month or two, with an unveiling ceremony to be announced. are just too old or unable to make the meetings. My interest is in trying to increase the membership by urging any local veterans who might be interested to attend at least one or two meetings and join with many of their fellow veterans in building this post in Ramona. If the membership grows, there are many local patriotic projects that the group can carry out to serve our community. With the very large former and present military presence here in Ramona,
there should be more interest in at least checking out the American Legion. Arthur Leroy Smith Sr.

1922 â&#x20AC;&#x201C; 2015 Arthur Leroy Smith Sr. passed away peacefully on January 21, 2015. He was born on March 26, 1922, to Alfred C. Smith and Lillian Smith in SpringďŹ eld, MA. In 1939, Art achieved
the rank of Eagle Scott in the Boy Scouts of America. Over the next 75 years, Art worked tirelessly to instill the values of leadership, honesty and integrity in the scouts that he worked with. He founded and led the ďŹ rst handicapped Boy Scout troop in Ramona, and also served well into his eighties in leadership positions at Camp Haul-CuCuish and Camp Mataguay. For his efforts, in 1984 Art received the highest and most prestigious award in Scouting, the Silver Beaver. Art served as a combat Marine in World War II receiving the Bronze Star, Silver Star, and three Purple Hearts, the last during the Marine invasion of Saipan Island. Art was a Ramona
resident for over 40 years. He was an active parishioner at Immaculate Heart of Mary Catholic Church, a Eucharistic minister, and a member of Knights of Columbus, Fourth Degree. Art was instrumental in our horse community helping to build the original Fred Grand Arena. He was married to his wife Dorothy for more than 70 years. They moved to San Diego in 1955 and raised six children, two of whom predeceased him. Of his many accomplishments in life his proudest moments came as a husband, father and family man. Services were held at Miramar National Cemetery.
