Addendum for Item 9, Property Disclosure for Tax map 243 / Lot 35

Lot 35 Shoreland Permit, M243/L1 Subdivision Plan and Lot 35 Septic design are attached. All are NHDES and Town of Moultonborough approved.

Please note: Lot 35 was purchased by the sellers' family in 1957 and has remained unchanged since. As such, it is designated by the town as a "Lot of Record" meaning that certain current building requirements revert back to their status as of 1957, the most important being that there was no wetlands setback requirement then. Hence, the current 50' setback requirement does not apply; construction can occur right to the edge of designated wet areas. The attached septic design shows an approximate 10' setback from the house footprint to allow for grading/landscaping.

Included in the buyer's package are floor plans and house sketches of a potential house for Lot 35 designed by the architect of the current house at 26 Braun Bay Rd, Lot 4. These were used for the required footprint in the septic design plan and may be useful to prospective buyers to help visualize a potential dwelling.
