Office Condos Going Fast At Black Lake

A

s construction continues for an early 2017 opening of Black Lake Professional Office Park, three local businesses have already reserved their office condominiums. A doctor’s office, communications company and service business all have contracts pending in the new center located on U.S. 41 in the heart of Land O’ Lakes, just three miles north of State Road 54. “These businesses chose Black Lake because of its optimum location and affordability,” said Realtor Cody Adams of Russell Adams Realty, who is marketing the development. “There’s no better value in commercial property in central Pasco than Black Lake, especially when considering that Black Lake offices have direct frontage on U.S. 41, and excellent highway signage and visibility,” he said.

U.S. 41 RESURGENCE

Black Lake is the first new office park to be built in the fast-developing U.S. 41 corridor, which see 45,0000 vehicles a day passing by the development. “Unlike State Road 54 and its never-ending road construction, U.S. 41 is already an expanded three-lane highway in both directions, beginning at the Lutz apex and continuing 15 miles north,” said Adams. “This means businesses in Black Lake do not need to worry about future road construction in front of their office blocking customers and employees,” he said. The U.S. 41 corridor, which is also called Land O’ Lakes Boulevard, is undergoing a commercial resurgence, with many older buildings being re-

placed with new construction. “Buying at Black Lake now is a smart move because prices have not yet caught up with the redevelopment of 41,” said Adams. Construction on the 7,800-squarefoot building will be completed in early 2017. Five offices are being configured in 1,500 and 1,800-square-foot units. Because the building is strategically zoned C-2, it’s appropriate for both retail storefronts and professional offices. Next door is the original Black Lake office building, which is home to several long-established Land O’ Lakes business, including chiropractor Michael Craven, dentist Brian Bernier and financial planner Chris Cooper. The new building’s architectural design will match the upscale, Mediterranean style of the original building with its distinctive terra cotta stucco exterior. Owners will work with designer/builder Toliver Payne of Waterford Designs, Inc. to

build their new business area exactly as they need to maximize production and sales.

WAREHOUSE BUILDING

Soon to be under construction, and immediately behind the two office buildings, is a 20,000-square-foot warehouse building.
