Thousands tour this year’s Parade of Homes

T

housands of people toured 139 model homes during the 2016 Tampa Bay Parade of Homes, which ended last Sunday. “The weather was perfect and the turnout was fabulous, with many people visiting Tampa Bay’s newest communities for the very first time,” said Jennifer Doerfel, executive vice president of the Tampa Bay Builders Association, the organization behind the event. The two-week celebration showcased beautifully decorated models by 37 national and regional builders. In Pasco and north Hillsborough, visitors had an opportunity to tour 57 Parade homes in communities from Connerton in Land O’ Lakes, Asturia in Odessa, Union Station in Wesley Chapel and Cordoba Estates in Lutz. “Although this year’s Parade of Homes is now over, model homes are still open for people to visit,” said Joan Staut, marketing coordinator for Connerton. “ Whether you’re beginning to plan for your next home, or just looking for decorating ideas, builders invite you to visit their models to see the latest in floor plans and interior designs.” Model home hours can be found on builder websites. “The Parade of Homes has a long tradition of bringing awareness of new home construction in the Tampa Bay market,” said Andrea Hawk, chair of the Parade of Homes committee. “We saw a significant increase in new home sales during

Industry professionals from across the country judged each home’s site plan, curb appeal, design, materials, outdoor living spaces, architectural detailing, and workmanship. Volunteers and sponsors are the lifeblood of the Tampa Bay Builders Association. I want to personally thank our members who have committed countless hours toward our very successful 2016 Parade of Homes. The Parade would not have been possible without our volunteers, and the support from the businesses they represent. The generosity of our sponsors allowed us to expand our reach, and create a bigger and more dynamic Parade of Home experience, with 139 decorated model homes in neighborhoods spanning four counties throughout Tampa Bay. It’s because of the support from new home builders and sponsors, the 2016 Parade of Homes offered something for everyone. Thank you for making 2016 one of the best Parades yet!

T

he grand opening of Asturia’s expansive amenity center is planned for April 21 at this new, master-planned community in Odessa, located west of the Suncoast Parkway on S.R. 54. “Asturia offers an unrivaled amenity package for our residents that sets us apart from other communities along the S.R. 54 corridor,” said Lane Gardner, managing director for Hines, the community’s developer. With over 5,800 sq. ft. of space, the amenity center incorporates an oversized clubhouse with meeting space for activities and clubs, fitness center with aerobic and strength-training equipment, zero-entry, resort-style swimming pool with a designated area for laps, covered outdoor patios and groomed lawn areas for outdoor games. “Our new amenity center will be Asturia’s centerpiece and a superb addition to our already robust recreational system,” said Gardner. These include neighborhood parks, playgrounds, trail network, lush picnic areas, and dog parks that separate big and small dogs. The complex’s striking architectural style is contemporary with an open floor plan, floor-to-ceiling windows, elevated shed-roof design and

Imagine a place to call home that has more quality schools to engage your children for the future. More amenities such as a theme-park-style pool, sports fields and outdoor gathering places. If that’s not enough, add more exceptional builders like Homes by WestBay, Lennar, M/I Homes, Ryland Homes and Taylor Morrison with prices starting at just under $200,000. Best of all, you’ll find that you’ll get even more home for your money here.

Lennar ‘s high-quality living in Connerton

L

and O’ Lakes is a fastgrowing area with new shopping, dining and entertainment options, in addition to A-rated schools and state-of-theart health care facilities. All of these factors make Land O’ Lakes an extremely appealing place to live, and is why many young families, professionals and retirees are choosing to buy homes here. At the heart of Land O’ Lakes is Connerton, a master-planned New Town, and the community where Lennar is building a wide variety of affordable, comfortable home styles. “We’re seeing a steady increase in prospective buyers who want to move to this community,” said Jeff Morin, vice president of sales for Lennar. “Our homebuyers enjoy the lifestyle Connerton offers and all the activities available to residents.” Lennar offers homebuyers 14 different floor plans, ranging in size from 1,504 to 3,288 square feet to meet the needs of any size family. Homes have three to five bedrooms, and feature cozy breakfast nooks, garden tubs and massive walk-in closets. Many floor plans also include space for offices and game rooms, and all have two- or three-car garages.

One of the ways Lennar stands out from other homebuilders is with its “Everything’s Included” program, which gives buyers a number of add-ons and extras included in the list price of the home. Extras such as GE kitchen appliances, upgraded cabinetry, tankless hot water heater, washer and dryer, and other high-quality features are all included in the price of Lennar homes, which starts at $197,990. In Connerton, Lennar homeowners find much more than a just place to live. With amenities centered on social interaction, health and connecting with nature, Connerton provides a great environment for residents to live and play. And, even though Connerton provides many incentives to get out of the house, residents in Lennar homes have just as many reasons to stay in. Lennar has been the top homebuilder in the Tampa Bay area for more than 40 years. It is building single-family homes and townhomes in 30 communities across Tampa Bay. Visit Lennar’s models at Connerton, located off U.S. 41, in between S.R. 54 and S.R. 52, at 8547 Savory Walk Drive, Land O’ Lakes. For more information, call (888) 220-5895, or visit Lennar.com.

But, one of the most impressive things about Connerton is more accountability with our New Town designation, which promotes a live/work/play culture. As Connerton continues to grow, so will the potential for up to a total of 6,500 homes, millions of square feet of retail and office space plus more opportunities for residents to work where you live. The list of benefits go on and on giving you all the more reason to put Connerton on your short list of communities you must see to believe.

The Look of Wood. The Durability of Porcelain.

W

ood-look tile is the hottest trend in flooring today, and one of the most popular products at Great Britain Tile in Land O’ Lakes. Porcelain tile looks like natural wood, but comes with all the advantages of tile. Tile flooring products are designed for performance and durability. Unlike wood, tile can be used in wet areas, including kitchens and bathrooms, plus it is easier to clean and maintain than real wood. No longer limited to traditional sizes, wood tile is manufactured in rectangular sizes called planks. Many products look so real, that it is nearly impossible to know that what you’re seeing is not real wood. The detail is so innovative and precise, that wood tiles can even mirror the look and feel of a handscraped, wood floor. Glazed finishes emphasize tiles with rich color, ranging from light oak to dark mahogany. Realistic, rugged-texture tile works well for quiet nooks, well-tracked hallways, or home offices that want a heritage look in a modern design. Hand-scraped tile gives a worn-look texture and comes with

A Home To Match Your Lifestyle plenty of character. Wood grain tile is a fantastic option for homeowners who appreciate the details of design, and want the look of real wood combined with the resistance and durability of porcelain. eazer Homes Tampa wants homebuyers to know about its Choice Plans — flexible floor plan options that allow customers to personalize the layout of the most commonly used living spaces for no additional cost. The ability to personalize a floor plan is a feature touted by many new homebuilders. However, more often than not, those options and customizations come with a hefty price tag. Beazer encourages homebuyers to personalize their homes without worrying about expanding their budgets. With Beazer’s Choice Plans kitchen options, for example, the buyer can personalize their kitchen area based on predetermined options, such as an oversize island with a breakfast bar, in lieu of a separate dining breakfast nook, without any added cost. “Ultimately, today’s buyer is extremely intelligent and educated — they know what they want before they even start shopping for a

house. The idea behind Choice Plans is to give people choices without having to compromise,” says Kathi James, Beazer’s chief marketing officer. “The beauty of Choice Plans is that the homebuyer gets to design their home to fit their needs — and they don’t have to pay extra for it.” Beazer Homes Tampa has four communities that currently offer Choice Plans. “Choice Plans are a great way for buyers to transform their new house into a home. The best part is that Beazer includes these Choice options at no additional cost,” says Division President Mike Southward. “We are confident that with Choice Plans, buyers will experience the Beazer difference and be happy in their new homes for years to come.” Interested home shoppers are encouraged to visit Beazer.com to view Choice Plans for their desired communities, or visit your nearest Tampa Beazer Homes community.

When it comes to your A/C, bigger isn’t always better

H

ave you ever wondered if your home’s air conditioning system is struggling because it’s just not big enough? Do you assume that a bigger system would work better? It may come as a surprise that “absolutely not” is the answer to both questions. In fact, homeowners should be sure that their air conditioner is not too large. Air conditioners control the comfort level in a home by cooling air and removing humidity. While an oversized air conditioner will cool your home faster, it will also cool a home too fast, use more energy and do a poor job of removing humidity. In addition, an oversized A/C system can be too big for a home’s existing ductwork and may not be able to support the airflow, which can cause even more problems. Keep in mind that your HVAC system does more than just cool or heat your home. It also filters the air, and most importantly, removes humidity. A unit that is too big for a home will have short-run cycles. This means it only takes a short time to cool the air, but then the unit shuts off prematurely, before enough air blows across the indoor coil where moisture condenses into water and drains from your system. Too much moisture left in the air can lead to mold, mildew and odor problems. These short-run cycles also mean your system starts and stops more often, which uses more energy and causes a lot of wear and tear, decreasing the longevity of your system. Believe it or not, an air conditioner operates more efficiently during long-run cycles. The same holds true with heating systems. An oversized furnace will warm the house quicker, but it uses more fuel and causes greater temperature swings in the home.

Before building a new home, a proper heat load calculation should be performed to ensure the system being installed is sized accordingly for the space it is being installed to heat and cool, as well as the intended use of the area. For a free consultation and a free estimate, call IERNA’s Heating & Cooling. Its certified HVAC technicians have the knowledge and experience to keep you comfortable, and save you more. Call IERNA’s at (813) 948-6355. You can also visit them online at IernaAir.com.
