Hello and welcome to our quarterly update on the Market Report We really are very lucky as residents of the northern Central Coast.

Our relaxed coastal lifestyle affords convenient access to Sydney, and the southern shores of Lake Macquarie providing a dazzling array of beaches, sports, lifestyle, cultural and recreational pursuits – all set against the backdrop of a nature lovers paradise – the hinterland that contours our western edge. Thanks to the Reserve Bank’s June decision to keep official cash rates

on hold at 2.5 per cent, mortgage rates are widely available below 5 per cent. This has led to the highest levels of housing affordability in over a decade for Australians. Locally, the property market continues to perform well, with realistic buyers and sellers rapidly reaching agreement on prices. This environment makes it a win/ win for both buyers and sellers – while affordability is high, demand remains in accord with supply. So, if you’re looking to buy, sell or rent, give us a call. Great tips for when purchasing a property If you want to make an offer, be certain that you can follow through by having the following items confirmed. • A pre-approval of finance from your bank or lending institution. • Your own property sold, or at least assessment for value and possible sale time. • You have a solicitor or conveyancer selected. • Determine how you will be paying the 10% deposit and associated costs. • An idea of settlement times required before you take possession. • Before you purchase any property - in particular a new home - it is important that you receive a copy of a Pest and Building Report from a qualified inspector. • Don’t be alarmed if your bank or lending institution request a valuation by a registered property valuer. This is normal practice of bank or lending institution, and serves as confirmation of the agreed sale price. • Preparation is the key.
