WHAT SELLERS ARE SAYING

"Lana listed our home and did a wonderful job for us! No question was too much for Lana. We always had prompt answers to our smallest concern! Lana kept us fully informed as to where we stood in the process of selling, and did a super job negotiating with the buyers. Our home sold in a matter of two weeks time! We would definitely recommend Lana McCurdy for anyone who might be thinking of selling (or buying) a home!

"Lana made the difficult task of selling our home and downsizing to a condo much more manageable than we thought it would be. She was attentive to every detail and stayed in contact with us almost daily She got answers to all our questions promptly Her ability to get the job done along with her sweet personality made it a pleasure to work with her. We feel we have gained a friend through this experience. We would definitely use her again if that need arises and will certainly recommend her services to others.

HowtoAppealtoBuyers
Your senses can take you back in time to some of your most cherished memories Sights, sounds, and scents can remind you of vacations, holidays with your family, or your best childhood experience Buyers have memories they love, too When they buy a home, they are looking forward to creating new memories. When you ’ re ready to show your home to a prospective buyer, try these few ideas to help stimulate your buyer’s senses:
SMELL
Eliminate odors by emptying wastebaskets and ensuring that the cat box and dog bed are clean. Make sure any added fragrances are pleasant and organic, like diffusing essential oils or adding an arrangement of fragrant flowers.
TOUCH
Make certain your house is so clean that it invites buyers to touch Pristine counter tops, sinks, and other surfaces as well as soft, clean textiles invite people to put their hands down. What we touch, we tend to want - if the touch is pleasant.

POSITION YOUR HOME TO SELL
In real estate, knowledge is power. By sharing current market data, trends, and a comparative market analysis (CMA), I’ll help you to make an informed decision about your home’s market value and ideal asking price.
COMPARATIVE MARKET ANALYSIS
A comparative market analysis, or CMA, is a report that pulls data from the multiple listing service (MLS) based on buyer and seller activity in your area. Information in your CMA includes:
• Comparable properties in your area that recently sold
• Pending sales in your area
• Comparable active listings in your area
As your agent, I will use this information to develop a pricing and positioning strategy that creates a perception of value, makes your property competitive, and generates excitement among buyers
19
WHAT FACTORS IMPACT YOUR HOME VALUE?
DO DON'T
Market Conditions:
the current supply (or inventory) of homes for sale, buyer demand, interest rates and availability of financing, prices of recently sold properties, economic factors, and seasonal demand.
Your Home’s Condition: location, age, size of the home and lot, floor plan, and architectural style
The Competition:
the number of similar properties for sale and their prices, condition, location, and financing terms
Original Price: what you paid for your house
Needed Proceeds: the net cash proceeds you want or need
Opinions: what friends and neighbors say your home is worth
