LOCATION

The property is at the south end of Airport Road (PR 227) adjacent to the Bowie Municipal Airport (paved 3,600-foot runway) and just south of Highway 59. The property is just east of Bowie in Montague County. Bowie has an estimated population of 5,200. Bowie is less than a 10 minute drive and has all the necessary services with numerous shops, stores and restaurants. There are also several wineries and vineyards in Montague County.

LAND

This ranch is in the Cross Timbers section of North Central Texas. Tree species on the ranch include Blackjack Oak, Spanish Oak, Red Oak, Mesquite, Juniper, Elm, Cedar Elm, and several other species providing an excellent habitat and forage for wildlife. An abundance of native grasses exists on the ranch including Big Bluestem, Little Blue Stem, Costal varieties, and other grasses. The property recently engaged an integrated wildlife management plan for wildlife and agricultural exemptions. Soil types on the ranch include Cona association, Windthorst and Daffau soils, Windthorst sandy loam soils, Pulexas fine sandy loam, and Daffau-Guilied land complex.

WATER

There is a 29± acre lake located in the center of the property, which is fed by live water Denton Creek. The ranch features over 4,000 feet of frontage on both sides of Denton Creek. There are an additional 10 lakes, most of them stocked with a variety of fish and several with wooden docks and piers. The other lakes/ponds range in size, but there are a couple that are two to three acres and some ranging from one to two acres. Several seasonal creeks can also be found on the property. There are numerous water wells throughout the property including two EOG wells which are permitted for 26 million gallons per year that were used for oil and gas exploration and have since been conveyed to the owner.

TERRAIN/TOPOGRAPHY

The terrain of this property is rolling with great views looking over the various lakes, pastures and golf course. Located in the Cross Timbers portion of North Central Texas, there are a variety of trees ranging from many types of hardwoods (various oak, elm, pecan) with a variety of brush, making wonderful habitat for livestock and wildlife.
