SUPPLEMENTARY DECLARATION NO. 163 Alexander Homes Development Company intends to purchase 22.1 acres from Fluor Corporation. Located south of La Villita Blvd. and east of Las Colinas Blvd., this undeveloped tract of land is governed by Supplementary Declaration No. 163. The current allowed uses on this property are commercial, multi-family and related uses. The developer proposes to amend Supplementary Declaration No. 163 by adding single-family detached as an allowed use. Subject to the change, Alexander Homes will develop an exclusive gated residential development with approximately 75 detached single-family home sites. According to the developer, these high-end upscale custom homes will range from 4,400 sq. ft to 5,200 sq. ft and will be designed for a luxury lifestyle with the highest quality finish-outs. The close proximity to Las Colinas amenities, DFW airport and several major highways makes this site very attractive to corporate executives, growing families and empty nesters alike. The proposed development is compatible with the existing residential use of adjacent properties to the north and west as indicated on the enclosed aerial and site plan.

YOUR VOTE MATTERS THE PROXY Each property owner subject to the Las Colinas Declaration(s) is entitled to vote by proxy or in person. The number of votes a property owner may cast is determined by the value of that property established by the Dallas Central Appraisal District, as certified for the 2021 tax year. A proxy is included in this official mailing package along with a self-addressed return envelope. The proxy must be signed and returned in order to be included in the vote. You can also submit your vote online at vote.associationvoting.com/lascolinas using the credentials included on the proxy.

The Voter’s Guide is their opportunity to share with you their reasons for requesting the amendment, a brief summary of the changes being proposed, and their conceptual ideas of what might occur should the amendment be passed. The information contained herein for the proposed SD amendment is provided by the applicant and reflects their positions and is approved by the Las Colinas Association Board of Directors.
