I believe it goes without saying that 2020 has been quite a year! It might be best-described by the source of inspiration and humor that is Instagram: “Wouldn’t it be funny if the saying “Hindsight is 2020” was really a warning from someone in the future, and we’ve gotten it wrong this entire time?” When we look back at 2020 in the coming years, we will view it not as a wasted year of social unrest and incivility, but a year of transformation and redefining what “we the people” chose as important. The result of today’s instability will be the cause for new tolerances, laws, expectations of others, and, more importantly, the expectations we have of ourselves. Retrospectively, we will understand that through the chaos, a new normal will have prevailed. After all—without change, there can be no opportunity for growth and no chance for the betterment of society. The changes we have all experienced this year have already led to growth in the luxury market. Las Vegas real estate has reached a point that we have not seen in years, or quite possibly ever. Despite the obvious shortcomings of 2020, our market has not only stayed strong; it has exploded. As a result, we are experiencing a serious inventory shortage. Our team and clients are now seeing multiple offers on homes, even in the ultra-luxury market. As inventory dwindles, the Ivan Sher Group is focused on seeking out and selling both our publicly listed homes, as well as contacting our “off-market” clients that may be interested in selling. This burst of home buyers is primarily coming from California, but also cities like Chicago and New York, where state income tax is excessively high. Many of our out-of-state clients have decided to do more with their money and to invest in themselves and their families, as opposed to their local government. SCOTT ACTON CEO, Forté Specialty Contractors

Scott Acton’s passion for creativity and non-linear problem solving comes naturally. He grew up observing the family business—first, his grandfather as a plasterer who built Disneyland’s Matterhorn and Pirates of the Caribbean, then, his father, a self-taught animator. It was through the latter’s project crafting the pirate boats at Treasure Island that brought Acton to Las Vegas. Since that fateful collaboration, he has spent 28 years in the valley and has cultivated two successful businesses built on the mantra of “What else can it be?” Acton grew his first entrepreneurial endeavor—Trevi Manufacturing—from startup to becoming the Small Business Administration’s Nevada Small Businessperson of the Year. After the economic downtown in 2008, he learned how to diversify—or how to “not put all of one’s eggs in one basket—or Las Vegas Boulevard.” Forté Specialty Contractors is Acton’s next success story—a business that now has over 150 employees and is behind building well-known Strip mainstays like Aria’s Bardot Bistro and Caesars Palace’s Hell’s Kitchen. Forté also boasts stunning custom homes, which Acton says are derived from the creative thinking of “Why can’t people live in homes that have the look and feel of a luxury hotel suite?”

Acton’s thought process involves the schedule and approval process for the design/build of a custom home. “If we can execute Wynn Intrigue Nightclub in 16-18 weeks, why can’t we build a dream home in a year?” His business model is built upon self-performance—including planning, cost savings, organization, and the right team. “We bring the ability to see a virtual reality mock-up of the homes. Here, there are no surprises.” This is entirely outside the typical home construction model of making decisions as the project progresses, costing the owners time and money. When asked about the culture at Forté, key team members like project manager Travis West agree it is an environment of trust. “We have a big palette of employees here with different skill sets.” He details artesian designers, draftsmen, engineers, fabricators, graphic designers, and traditional builders; Acton has created a significant place for solutions. West says, “It feels like you are coming into a brainstorm every day at work,” which he says is driven by Acton. When asked to describe his personal style, Acton’s first thought was to ask his team. Articulating his design aesthetic was easier—refined and timeliness, classic and contemporary. BRAD MALKIN CEO, Noble Home Loans

Brad Malkin and many of his colleagues grew up in the industry together. After the Great Recession, they joined forces to form Noble Home Loans in 2011. The lender is well-known in the community for the level of service and added value it brings its clients. Brad quips, “We were noble before in our commitment, and now we are Noble in both commitment and name.” In talking about the early days of the business, Noble Home Loans’ president looks back on months of patience, pain tolerance, and resolution. The company already had a following of clients who trusted his team, and the organization continues to offer a high-touch—and hightech—business that resonates with the public. And that can be attributed to Malkin’s leadership. KellyMarie Norris, Noble’s Director of Marketing, says it best, “His management style is very collaborative; I love working here.” She points to Malkin’s hands-off approach that cultivates innovation and solutions within the team. this author’s interview with Malkin did he mention the word “I”—it was always “we.” His philosophy is, “I ask our people if they are happy, if our clients are happy, and if they are operating at highest and best use.” In talking about the state of the housing market in Las Vegas, he explains a recent increase in price because of an out-of-balance supply and demand curve. “It’s currently a seller’s market; the amount of properties available for sale is low.” Malkin also points to artificially low interest rates because of the Federal Reserve Board’s funding. “As the volume of loans slows down, there will be more capacity in the industry. As long as the Fed continues to buy bonds, rates should improve.” Malkin’s leadership, background, and knowledge indeed lend well to the success of Noble Home Loans—including employees, clients, and the community it serves.
