We have now passed the first quarter of 2017 and are halfway through a gorgeous springtime. With our beloved warmer weather and trees and flowers in full bloom, we are enjoying what is arguably the best desert living environment in the world. So, what could make Las Vegas an even more amazing place to live? Professional sports! According to Fox Sports, Mayor Carolyn Goodman said last June that Las Vegas would have three major sports teams within 10 years. By the time the Raiders’ stadium is complete in 2020, her prediction may very well come true. We are more than excited to welcome the Golden Knights and Raiders to our city. The upcoming hockey season and stadium plans have created quite the buzz throughout the Las Vegas valley. I was thrilled to be among the first to purchase Golden Knights season tickets, and I hope to see you at the season opener in October at the T-Mobile Arena! As we look forward to cheering for our two new teams, the question remains—what will the third team be? NBA or MLB? Either way, Las Vegas is ready. Having professional sports teams will certainly contribute to both real estate and overall economic growth. Not only will we have a new tourism demographic beyond the gaming and hospitality industries, but also we will have more jobs, and of course, team spirit. With the arrival of professional sports in Las Vegas, we will officially launch our Athletica Division this summer. Offering this concierge service in our luxury portfolio will ensure that professional athletes and team employees moving to Las Vegas receive the same level of service that Shapiro & Sher clients have come to expect. In addition to Sports, it is also a very exciting time for Las Vegas real estate: the market is up, and we have never been busier. Although inventory, in general, is at a low, homes are sitting on the market a little longer in the luxury arena. However, I encourage my clients to remain optimisitc —if priced correctly, homes will sell. It’s merely a timing issue. Buyers now have more options available than ever before at their fingertips: to build, buy new, or select from the resale inventory across the valley. Additionally, the high-rise market is extremely strong with sales approaching record prices in the last year. When stepping back and looking at the complete picture, I am more than optimistic regarding our trajectory and where the Las Vegas market is headed. Through a set of double gates, down a delightful lane with just the slightest winding way is 16 Hawk Ridge Drive ~ 8,150 square feet of modern refinement, entitled “Shades of White.” A vision of pristine perfection, “Shades of White” is a home designed and built by Chuck and Katie Reibel with a well-researched understanding of the history of modernism and the remarkable modernist architects who gave life to the movement. “Our goal was to create a home inspired by the ‘reason and rationale’ defining authentic modern architecture.” Having grown up in Pacific Palisades and the resurgent modern mecca of Palm Springs, California, Katie Reibel was exposed to and influenced by the extraordinary work of many pioneering modern architects at a very early age.

Ironically, Charles and Ray Eames were Katie’s neighbors, having built and resided in “The Arts and Architecture” Case Study House #8 in Pacific Palisades, California. Katie also spent her childhood winters vacationing in a 1960 mid-century modern home designed by the acclaimed firm of Palmer and Krisel in Palm Springs. These early modern impressions would later resonate with the entire Reibel Family and define their elegant minimalist lifestyle in the Las Vegas desert. Over the course of the past decade, Chuck, Katie and their daughter Catherine, an accomplished landscape architect, have designed and built four unique modern homes, all demonstrating how minimalist design, impeccable quality, and a connection to nature can improve quality of life.

Justin, the highly anticipated, Sparrow + Wolf, is set to open May. What can diners expect when they visit? Sparrow + Wolf can be called a Modern-American restaurant with a focus on seasonality, woodfire cooking, craft cocktails, and guestcentered hospitality. But that’s definitely not all you’re getting. There is a lot of talent both in the dining room and in the kitchen, and everyone has been working hard to build a place that is going to showcase what we can do without taking ourselves too seriously. From the time guest are greeted as they walk through the doors and after we say our thank-yous and good-byes, we want you to feel like you truly were a guest not just a table number. What about Las Vegas inspires you? People. Over the past 5 years I’ve been lucky to surround myself with incredible people. Some of the most creative, hardworking, soulful individuals I’ve come across. All of them find a way to make their communities stronger through charitable work, advocating for positive change at social and political levels, and at the foundation just being good to others. These inspirations don’t exist in just one area of town, but instead are spread out in several different neighborhoods and industries. I watch the work my friends and family do, and it pushes me to do more all the time.

Recently, one cannot go to a restaurant without either brussels sprouts or avocado on toast on the menu. What are the next trends in food? When it comes to ingredients I think you’ll see more influence from Indian and Middle Eastern cuisine, especially with spices like cardamom and turmeric. With dishes on a menu, there will be more use of charred (insert vegetable), ( meat ) over wood-fire, or even burnt. Wood fire cooking has been making a big comeback with more chefs trying to use it as a means of imparting flavor almost as its own ingredient. Both trends feel like we are attempting to return to the old world by renewing our love of the spice trade and primal cooking. What is your must-have kitchen gadget? My rondeau (brazier pan). It’s a wide but short pot that you can use to braise, roast, stew, or fry. Seems simple as far as gadgets go but really it’s one of the most important pieces of equipment in my kitchen. Cooking for me, is about bringing people together; How can I get a group around a table and keep them talking? The initial attraction of this old copper lined pot provides a shocking sex appeal as it hits the center of the table. Then it keeps the food in front of the guest allowing them to serve each other. WINE TRENDS with Vintner Grill’s Sommelier Scott Torbett

What drew you to this locals’ favorite, nestled away in a Summerlin office park? I discovered this restaurant through a friend nine years ago. I loved the decor, the cuisine and, most importantly, their wine program. I knew the Sommelier, Troy Kumalaa, back then. He and I both shared a passion for wine after working as Sommeliers for Wolfgang Puck for many years. I was honored when I had the chance to take over the program. I love that Vintner Grill is so far off the strip, like it’s our own little Summerlin secret. Whose wine list are you wowed by? Probably the three best in Las Vegas right now are Aureole at Mandalay Bay, Joel Robuchon at The MGM Grand and Delmonico Steakhouse at The Venetian. I’ve always enjoyed Aureole because you can find wines that no one else has. As a sommelier, what can you share with us about your inspiration in selecting the appropriate wine for a perfect al fresco meal? A lot of Sommeliers look down on Rose, but it is one of my favorite wines to drink here in the summertime. My favorite Rose of all time is the Chateau D’Aqueria from Tavel in the Southern Rhone, a full expression of Rose made from Grenache grapes. Of course we have it on the wine list at Vintner Grill. A lot of our guests love the new Rose I put on the by-the-glass last year, our 2016 Mulderbosch Rose of Cabernet Sauvignon from the Coastal Region of South Africa. It offers juicy strawberry and raspberry fruit with a little bit of melon while still retaining a dry profile. Delicious!

What do you see as the next trend in wine? Trends are hard to predict, but there are some regions around the world to watch in the next ten years. I see Rhone wines becoming more popular as wine enthusiasts look to other varietals to explore. Washington State Syrahs are just starting to get the respect they deserve and Grenache plantings there are also showing huge potential for the future. Oregon Chardonnay has also improved greatly over the last ten years and will continue to do so. It is an exciting time for wine making in the Northwest right now. www.v g l a sveg a s .com

Our Crystals location is special in that it caters to the high end luxury client in an extraordinary designed center. I enjoy selling at Crystals due to its more intimate setting. Both stores are able to cater to different client experiences and you’ll be able to find exceptional pieces such as our world renowned CINDERELLA shoe. I am consistently shopping and adding new pieces to my wardrobe but every time I buy something, I take something out and donate to Good Will. A few times a year I’ll purge and give to The Shade Tree or Opportunity Village and also donate some of my work outfits to Dress for Success. It’s imperative to keep organized. What are the must-have pieces for spring? For the fashion forward, trend setter, I am obsessed with the LOLITA in our canyon mix. It has beautiful hand sewn panels comprised of 66 separate pieces that takes 4 hours to stitch and is truly a masterpiece. However, I could not live without my classic LANCE sandal in patent nude with my MIA clutch. With spring comes countless events and charitable functions and this duo seems to match with every outfit and I can last for an entire day due to their comfort without having to sacrifice style.

What can you share about your practice? When I decided to start my practice my main objective was to introduce meditation into the workplace. I was able to share the benefits of consciousness with others who may not have otherwise been able to experience it first hand. It has since organically evolved into offering personal sessions for anyone who would like to. How does the Las Vegas area inspire a holistic lifestyle? Las Vegas is definitely one of a kind! Obviously everyone knows of the world famous Strip, however, when you step just outside of that realm, you will find an oasis from Red Rock Canyon to our gorgeous night sky where the stars just radiate their light upon us. There is something so peaceful when you are in nature. Any tips to de-stress? Some of the best de-stressing tips would be to start and end your day with three deep cleansing breaths and gratitude. This allows us to go throughout the day and reference back to what we are thankful for when stressful situations arise and always remember to take those cleansing breaths.

How do you relax? When I need to take some time for myself and relax, I always draw a nice bath, add essential oils and some meditative music. It is so important for me to take time for myself and re-center. What can the average person do to create an oasis in their own home? The key to creating your very own oasis is to find a peaceful place. However, that can vary depending on the individual. You can sit outside on your on your patio, your bedroom, near the pool or anywhere that you associate peacefulness with. The main thing is to close your eyes and be really present in this place without distraction. I would also suggest lighting a candle or diffusing essential oils. One should really take this moment to incorporate all of your senses and focus on your breathing.. You will be amazed how quickly you start to unwind and relax your mind. Recommended essential oils/diffuser? Personally, I use Aura Cacia in my practice and for personal use. I would definitely recommend adding aromatherapy into any oasis that you create. Shapiro & Sher hosted the Inaugural Global Real Estate Summit on April 1, 2017, inviting the 8 top worldwide Luxury Real Estate brokers, including the best brokers from Beverly Hills, Aspen, Tahoe, Newport, San Diego, Scottsdale, Paris and Monaco, to tour the Las Vegas market. “Our goal for this weekend was to bring these agents together, educate them about the Las Vegas Market, and find out what’s been going on in their markets,” said Ivan Sher, Fine Home Specialist and co-founder of the Shapiro and Sher Group. “Las Vegas is now the home to some of the finest architecture, design, lifestyle components, and pricing that is considered a true value compared to like homes in our feeder markets. We are excited to share that with the top luxury agents internationally. “ Since many luxury home buyers are searching for the perfect oceanfront, lakefront, or ski mountain property, Las Vegas may not be the first place that buyers, or agents think of for dramatic views. Until now. The tour began at Ascaya, a new development in Henderson that promises to be the finest desert contemporary community in the nation. According to Ivan, “Unlike other developments where you have varied designs, Ascaya is dedicated to one theme and architectural elegance. It will be like driving through a magazine.”

The agents were astounded by the magnificent beauty as disappearing pocket glass doors married the living space with the Vegas skyline. Remarkable views set the backdrop for the infinity edge pool. “I didn’t even notice that there wasn’t any grass. I looked right beyond that to how beautiful the views were,” said Amy Joffe who works with her husband, Robert and handles the marketing for the Joffe Group in Scottsdale, Arizona. One of the most astounding benefits of the Las Vegas luxury home market is the lavish opulence you will find for the money. The tour took agents to six extravagant listings ranging in price from $6 to $30 million. According to Laurent Demeure, owner of the #1 international Coldwell Banker office, a home in the South of France similar in size to Ascaya would be listed for between $12 and $15 million. “In the coastal market, a home like this would be close to $13 million,” said George Geronsin, a Berkshire Hathaway broker and the #1 top Selling Agent in Orange County who represents homes ranging from $800,000 to $18 million. “On Ocean Blvd you’d be looking at $6 million (to start) just for a tear down.” What could a client get in other markets for around $3 to $5 million? According to Jade Mills (#1 Beverly Hills realtor) and Drew Fenton (a top producer at Hilton and Hyland), in California, $3.4 million will get you a 2700 square foot 76

home south of Wilshire with decent finishes that backs up to a busy commercial street, while $5 million will get you a tear down in Beverly Hills, near Santa Monica. Carrie Wells, Aspen’s Finest Luxury Real Estate Agent with Coldwell Banker represents condos ranging from $550k up to homes listed for $30 million in Red Mountain. “Aspen is experiencing a real lack of inventory for condos,” said Carrie. “All of the condominium projects were built in the late 60’s and you can’t develop that type of density anymore.” You may find a home for $3 -$5 million. “$4.5 million will get you a new construction 1 mile east of town. The finishes won’t be that good and you are looking at a property right on Highway 82 (one of the main roads to enter Aspen) so there will be a lot of traffic noise. Aspen is location driven. The further you get from the Core, the less expensive.” Interested in a vacation home in Tahoe? “The area is so diverse,” says Trinkie Watson, a top luxury broker covering Lake Tahoe and Truckee. “Tahoe is 25 miles long and is made up of so many different communities. Its East Side is the least populated, as most of the land belongs to the state.” While Tahoe is experiencing a very low inventory right now, it’s possible to find a home for under $5 million. “For $2 million, you could find an older home on the east side lakefront, probably a smaller, older cabin with no pier.” One of the goals of the weekend was to counteract any preconceived notions about the Las Vegas market.


“I don’t think I had any specific thoughts coming in to this,” said Trinkie. “There has been so much change in Las Vegas since the last time I was out here that I didn’t know what to expect. The one thing that’s very noticeable is that all of the product is pretty much new. In Tahoe, other than Martis Camp development, most of our stuff is older, which has been a challenge.”

The agents discussed best practices and how they went above and beyond in their own businesses. “I’m not big on personal marketing, but I think of each property as its own account and I am its account executive. Each campaign is specific to the property”, said Drew. “In general, it’s about keeping the client happy ahead of everything else; making sure they are satisfied.”

Tahoe isn’t the only market stalled by a lack of new inventory. Orange County is experiencing a similar shortage of new homes. “Any new homes that you are seeing on the coast are tear downs and redevelopment,” said George.

Peter Middleton, leader of the Pete Knows Team for Coldwell Banker in San Diego and La Jolla, explained how he connects with his clients on a deeper level: “I like to dig deep and find out what really drives people. I had one client who was very standoffish in the beginning. I found out that her big driver was animals and she supported Helen Woodward Animal Center. I was able to connect with her on that and she opened up. When I sold her property, I made a donation on her behalf.” Ivan Sher agrees: “It’s that personal touch that our clients strive for us to have.”

In some areas, a lack of new homes is actually a positive. “People that come to Europe want to buy something old,” said Laurent. “They want to get the true experience.” He was suitably impressed by the extravagant, old world style of a home in the Enclave (Summerlin) designed to mimic a palatial French cottage. While market trends and average home prices may differ, one thing is obvious with every agent - their commitment to excellent customer service. Overlooking stunning scenery at Lake Las Vegas, the group engaged in a lunchtime mastermind, sharing how they best serve their clients through their marketing and going that extra mile. “This weekend is about learning from each other,” said Ivan. “We have similar clients and we work with similar designers, we need to stay connected. When good people come together, great things happen.”

What was the best part of the weekend? The mastermind proved to be the overwhelming response. This portion of the Summit allowed them to share ideas, connect with one another, and learn how they could serve their clients better through the relationships forged. “It’s not about the money, it’s about the client,” said Ivan Sher. It’s this spirit of collaboration and a commitment to fully understand the luxury home market throughout the world that sets Shapiro & Sher apart from the competition. 77

an interview with Mike Gould of Nevada State Bank

Mike Gould is Senior Vice President of Nevada State Bank and mortgage lending manager for the bank’s parent company, overseeing a division that includes Nevada, Colorado, Washington and Oregon. He has spent the last 18 years managing mortgage teams in several different organizations, from small independent brokerages to large-scale corporate organizations. Gould has been involved in real estate lending in southern Nevada for seven years, and is familiar with the special needs of high-income clients purchasing luxury homes or building custom homes. Because of his experience and perspective on the local market, we asked him for some insights into the unique southern Nevada real estate market. What trends do you see in southern Nevada real estate? Both home sales and prices are rising, while inventory continues to be thin. New home construction continues to improve, but we are still considerably off our prerecession numbers. There are rumors of a bubble. Do you think we are in a bubble, or will the real estate market continue to grow? I believe the market will continue to grow. With inventory on a national level being at a 20-year low and the job market continuing to improve, we still have some room to run. The economic outlook remains positive. This was reflected in the 2017 Nevada State Bank Small Business Survey, in which 77 percent of the business owners surveyed said Nevada’s economy is heading the right direction, and nearly 23 percent said they were planning to expand this year. Also, the median sales price in Las Vegas for the month of March was $242,000, making homeownership in Las Vegas very affordable.

What part of the valley do you see as the next up-andcoming area? The south end of the valley near Southern Highlands continues to grow and is adding new-construction housing projects. Have you seen many out-of-state people buying luxury homes here? What are their reasons? We see a lot of out-of-state buyers making purchases in the Las Vegas luxury market. There are several reasons for this. Housing prices here compare favorably with real estate in other areas, especially California. People can take the proceeds from selling a home in a high-priced area and either upgrade to an existing luxury home here or buy a lot and design their own dream home. We have a favorable state tax structure, especially for business owners who want to set up a primary residence in Nevada. We also offer great weather, entertainment options, and affordability for retirees. What are the advantages of dealing with a broker that specializes in high-end properties? A real estate broker that specializes in high-end properties has the knowledge and contacts to place a client in the right house that meets all their needs. They are also able to list luxury properties for a client and get that listing in front of the right prospects who may be in the market for a luxury home.
