THE BIRTH OF A NEW BRAND It’s an exciting time in the Las Vegas luxury real estate market. Inventory is low across the board, and new home sales records were set in 2017 on both sides of the Valley. The anticipated growth in 2018 is beyond anything we’ve seen to date. With growth comes change and forward movement. We are thrilled to introduce you to one of the new changes to our brand, which strikes chords of both nostalgia and progression. Shapiro & Sher Group has evolved over the last couple of years since my partner Florence Shapiro’s passing into a company that focuses on technology, online marketing, and building an out-of-state and international presence. As a result—and with very mixed emotions—I am proud to announce the formation of The Ivan Sher Group. While our brand will continue to evolve, so will the level of service we bring to the market. The new IS Luxury website combines the concierge service our clients have come to expect from us with the latest in technology. The content in this quarterly magazine has changed for the better as we truly promote the luxurious lifestyle. During this transition, I’d be remiss if I didn’t honor our history as Shapiro & Sher. I learned so much from an incredible, generous woman who was both an exceptional business partner and trusted friend. With the many strengths gained from her, we can now confidently move the company forward in new and exciting directions. As we grow, Florence’s core values and impacts will eternally remain with us. An international theme for our first issue of Las Vegas IS Luxury magazine couldn’t be more appropriate as we tap into the strengths of the Berkshire Hathaway international network of luxury property experts. I’ve even considered my own luxury property in Capri, my favorite international get-away. My family and I love this Italian seaside escape, with its architecture, shopping, and phenomenal dining. From my own and The Ivan Sher Group family, I wish you an adventurefilled spring. On our end, we’ll continue to serve the Las Vegas luxury home market as we expand into other areas of the Southwest. You are creating a special cocktail for us. What is it called, and what’s your inspiration? The cocktail is called Opulence at Any Given Moment. Its inspiration comes from the jet-setter lifestyle. Someone who can leave to anywhere they like on a moment’s notice. That’s a perfect cocktail for our international issue! Tell us about your favorite global destination. So many wonderful places I haven’t been yet. I’d love to see Italy and Greece as well as the French Polynesian islands. However, one of my favorite destinations I have been to is Barbados. The beaches, weather and people are so welcoming. What was your path to becoming Director of Mixologist Trade Development at Southern Glazer’s Wine & Spirits of Nevada? I joined the SGWS team in December of 2012 coming from RM Seafood at Mandalay Bay. I was also, simultaneously, the brand ambassador for St-Germain. I had always been involved within the mixology community, but I guess when I started winning cocktail competitions and doing some positive things for St-Germain my name rose to the top. Francesco Lafranconi approached me, and I was officially hired in December of 2012. I’ve pretty much kept my head down and did my best to continue to learn from my colleagues. I’ve been fortunate enough to be recognized for my work ethic and that has placed me in the roll I play today with the company. Certainly, a gift. What is your favorite wintertime cocktail? Picking just one isn’t easy. Probably Chartreuse and homemade hot chocolate. Simple, warm and full of flavor.

If you’re not able to travel, what bar/restaurant/lounge in town makes you feel like you’re on vacation? I really enjoy Mandarin Bar at Mandarin Oriental. Just feels surreal up there with the service and the beautiful view. What do you like the best about living and working in Las Vegas? Everything is close. Having grown up in Southern California, the traffic isn’t something you ever get used to or enjoy. Being able to get anywhere in the city rather quickly here is an advantage. Getting to work easily is nice too. I only live a few minutes from our offices.

Justin, you consider yourself retired. Can you share a little about your background and success? Yes, I retired about 10 years ago. I started an agency in the back of a fraternity house at University of Southern California believe it or not. I’ve been fortunate enough to work with really talented and dedicated people. I think success came by positioning ourselves to make a big difference using technology and the internet in a way that made sense for connecting our customers with their clients. Why did you decide to partner with The Ivan Sher Group? I moved here to Las Vegas about 4 years ago and have been studying the real estate industry from the home buyer and from the real estate agent’s perspectives. I feel this is the perfect time to bring successes I’ve seen in other industries and create some useful tools for real estate. Besides really liking the team at The Ivan Sher Group, I’d like to see the technology and communication ideas help provide clients with the best possible home search and buying experiences. It’s our international issue. What are your favorite destinations to visit? Close by, I really like to go down to Cabo or Costa Rica. I also love visiting Thailand -great food, friendly people, and amazing scenery. What is your favorite part about living in Las Vegas? The travel convenience. By plane, you are 40 minutes away from the ocean in Santa Monica or an hour away from skiing in Aspen. There are so many things nearby to escape the city, but when you return, you’re back to the warm, friendly Las Vegas hospitality. Were you always interested in aviation? Although my father taught me and my brother how to fly when we were in our teens, I started my career in computer engineering where there is extreme detail and you must design everything right. When you get into the details of flying and aviation, the same applies. How does your private charter service work? Our clients call in any time of day or night with a travel request, and we’re generally able to give an answer within 10 minutes. If a client is ready to go, typically they can be booked and in the air in 90 minutes or less.

As an international hub, Las Vegas has become home to experts from around the world who create global awareness for sustainability initiatives. Katarina Tesarova was born and raised in Slovakia and is now vice president of global sustainability for the Las Vegas Sands organization. She is responsible for their ECO360 hospitality-based sustainability program for all Sands properties globally. Pranav Jampani grew up in Hyderabad, India and is now director of sustainability at The Venetian, The Palazzo, and Sands Expo. According to Tesarova, we recycle between 55-60% of our waste here in Las Vegas. The national average is 32%, and the Nevada state average is 23%. Jampani expands upon Sands’ strategy to transform waste and unused product into community outreach initiatives. “For example, used electronics are sent to the Blind Center of Nevada,” he says. “They use disassembled parts and create new personal computers to sell in support of their mission.” Jampani also speaks about how Sands Expo convention swag and other items that exhibitors don’t want to send home are donated to local schools, non-profits, and hospitals. He states, “The leftover food from employee

Debbie, you are the founder and owner of Rachel’s Kitchen. What inspired you to craft a business based upon a nutritious fast-casual dining concept in Las Vegas? I have always had a passion for good food and cooking. I got my start in the restaurant industry when I opened my first café in Beverly Hills. My goal has been to serve fresh, high quality and delicious food with a gourmet touch at very affordable prices. It wasn’t long before I’d opened and operated seven locations in the Los Angeles area. When I relocated with my family to Summerlin—a suburb of Las Vegas—I of course brought with me my undying interests and plans, and soon created and opened Rachel’s Kitchen. Does your daughter Rachel (for whom the 10-yearold franchise was named after) have a role in the franchise? Rachel is still too young to have a role in the business, but I can’t wait to put her to work soon! What made you decide to move to Las Vegas from Los Angeles to create Rachel’s Kitchen? JOANNE CARDONE & DEBBIE ROXARZADE My husband and I were tired of the hectic lifestyle of Los Angeles. We wanted a place that was still close to LA so we could visit our friends and family often, but didn’t want to raise our family there. We fell in love with Summerlin after visiting a few times in the early 2000s. It took us a while to make the move as we commuted between the two cities for a few years, but finally settled in Las Vegas in 2006. You’ve previously worked with Joanne Cardone, one of our agents. How did Joanne help you with your real estate needs? Joanne is amazing! She helped us find the home we wanted and sold our other house quickly and painlessly. My kids still ask about her, as she is always so kind and sweet to them. She goes above and beyond to make her clients happy! What do you like most about living in Las Vegas? I enjoy giving back to our community and love how many people there are in Las Vegas that feel the same. It is a great place to live, and we have so many great things to experience here—on and off the strip. And lastly, it’s our international issue. What are your favorite spots to visit around the world? I love warm vacations, so Cancun and Maui are my favorites to visit.

Allen says, “We are seeing a great number of buyers from California looking to purchase in our market due to the change in the amount taxpayers and homeowners can write-off.” Las Vegas is certainly a winning metropolis on and off the field, and our Athletica Division can help athletes feel right at home in what we hope is a championship city.
