Tony’s commitment to the Property Management processes and the thoroughness of his approach has created respect amongst both Landlords and Tenants. With more than 20 years experience in Primary Production in the Murraylands region, Tony’s contacts in the local community are well established. Tony’s skills and qualifications keep him active in both Property Management and Sales Departments. Dedicated to the agency’s vision of ongoing improvement, Tony attends regular Property Management seminars and training to ensure he is abreast of the latest developments with the industry and its laws.

Fees and Services LETTING FEE INCLUDES: 

    

Advertising of your investment property on our website. www.murraybridgerealestate.com.au, also www.realestate.com.au, website, local paper, window display and office rental hand out list. Showing of suitable tenants through the property. Processing the applications, Bond Lodgment with RTT. Lease preparation, Pet Lease Agreements, special conditions, etc. Detailed Entry Inspection Report and digital photos of your property. Final Inspection carefully checking for any damage or differences that may have occurred throughout the tenancy, ensuring carpets have been steam cleaned, gardens have been mowed, edged and house left as per original inspection sheet. Processing Bond Refunds and organising possible repairs.

RENEWAL FEE INCLUDES:  Ensuring you have a secure long term income from your investment and a tenant we are both happy to and renew the Tenancy Agreement.  Control of rent increases as needed.  Lease renewals reminders sent to tenant and you in prompt time. PERIODIC OR ROUTINE INSPECTIONS:  Travelling to and from properties for regular Routine Inspections.  Inspection report generated by Property Manager and I Pads with a report sent out outlining any repairs or recommendations required. Tenant report on improvement with direction to care of property if needed. MANAGEMENT FEES:  

Control of arrears with phone calls, text messages, letters, Form 2’s and personal visits to tenant when needed. Maintenance reporting to you before any decisions are made unless prior authorisation is given. Payment of rent direct into your bank account with a choice of either two payments per month on approximately the 15th & 30th of each month (except for weekends) or one payment at the End of each month. Newsletters. End of Month Statement. End of Financial Year Statement. Payment of any disbursements on your behalf, such as SA water, Council Rates, etc. Review rent increases, lease renewals, rent collection and arrears management. Water useage recorded and invoiced to tenant at each inspection.

PREPARATION OF AGREEMENTS We prepare all Tenancy Agreements and sign these on your behalf. We ask that 2 sets of keys are provided one for the tenant and the other for our office. The property should be in clean and tidy condition, gardens/lawns mowed upon the first tenant moving in, as we set a standard from the start. With change over of tenant a freshen up of the property either by paint or extra special cleaning will present itself well on the rental market. REPAIRS AND MAINTENANCE All tenants must report maintenance to our office. We authorise qualified tradespeople to complete work as per your instructions or directions as stated in your Management Agreement. We ask for a $200 maintenance expenditure for any emergencies and or maintenance requirements over this amount you will be called to authorise any higher expenses required.

In case of emergency and we can’t contact you, we make an executive decision. RENT COLLECTION Tenants pay direct to our Trust Account by EFT, centre pay (if applicable) or in person at the bank. Our efficient computerised system offers reports for arrears and generates reminder letters and texts. We will pay on your behalf any accounts, Council, SA Water Rates and Land Tax associated with your investment property direct from rent collected. You will receive a detailed End of Month Statement and copies of any accounts that have been paid are included at the end of each month for your records. Money collected is downloaded directly into your chosen bank account as directed once or twice a month by electronic funds transfer on approximately the 15th and 30th of each month except for weekends.

DATABASE Up to date records kept of tenants wishing to be first notified of property becoming available that meets their requirements. We will email, fax, phone or send text messages to give your home full exposure. Utopia is fully owned by First National Real Estate.

LANDLORD AND TENANT LIASION As an independent third party our service includes communicating with you the landlord and your tenant to achieve by negotiation a successful outcome for both parties. If a dispute arises we will attend the Residential Tenancies Tribunal hearing on your behalf and keep you informed of the progress.

REGULAR NEWSLETERS We provide regular newsletters with any changes to legislation, local news, information and handy tips on investment.

LANDLORDS PROTECTIVE INSURANCE POLICY. Landlord Insurance can help cover loss of rent, building cover, malicious damage, loss or damage of contents and legal liability depending on company chosen. It is Tax deductable and offers peace of mind. (Booklet enclosed from Terri Scheer Insurance for your perusal).

Preparing Your Home For Rental Cleaning Home inside and outside Having a clean home sets precedents for the tenants….    

Clean house thoroughly inside, cupboards, etc. Have carpets steam cleaned Windows clean Garden tided, weeded and mown.

Change Insurance Most normal home insurances DO NOT cover when you rent your home out. You need to ensure that you are covered by Landlords insurance and Public Liability is in place. Please check your policy.

Smoke Alarms For not only insurance purposes it is now a legal requirement that rental properties are fitted with a hard wired smoke alarm. Check your details with your insurance company. We offer a program provided by Be Alarmed who annually check your Investment Propertie(s) on your behalf. A valuable service, which can also be claimed at tax time.

Keys + Appliances Manuals Two Sets of keys will need to be supplied to our office. A set will be given to the tenants and a set in the office for inspections or maintenance. All manuals for any appliances including irrigation must be provided for the property.

Servicing of Appliances Some rental properties may have older air conditioners, stoves, ceiling fans that may not have been used for a long period of time. It is vital all of these things work to save possible future problems and expense.

Finalise all accounts Any accounts you may have relating to your home. For example AGL, Gas bottle hire, Telstra, Pay T.V need to be cancelled. We can organise this through Direct Connect (no charge to you). Although, SA Water remains in your name and requires payment by yourself during the Tenancy.

Mail Redirection Ensure all of your mail has been re-directed and you have informed us of your new contact details.
