hen Kara Cronk set out to make a new home for her kids after separating from her husband, she got lucky with an airy 1,300-square-foot house in the San Francisco, CA, neighborhood where they already lived. “The stuff I bought faced two tests,” says Kara. “Do I love it, and would it make me and the kids happy?” The answers were “yes” and “yes” when she saw a Thos. Moser trestle dining table, extendable to 120 inches. She pictured it as a place for post-soccer pizzas, birthday celebrations, and weekend breakfasts with waffles made from scratch. “I knew it would be the cornerstone of our home,” says Kara. Next, with help from designer Emilie Munroe, she tackled some smallish reno projects, including removing a fireplace in the living room to create more hangout space and turning an unfinished attic into a playroom. They blended colors, patterns, and art, embracing a fresh start...and any shade of pink Kara wanted.

eanna and Matt Covell spent their childhood summers in Ocean City, MD, eating French fries on the boardwalk and biking barefoot with friends. They wanted the same for their girls, so when this 1,000-square-foot bungalow—just two blocks from Matt’s parents’ place—came on the market, they snagged it. Matt, a builder and designer, took the lead on transforming the dilapidated 1960s house. He and his team gutted it, vaulted the ceilings, and installed white oak floors and shiplap throughout. “In a beach house, you can easily go overboard with the nautical theme,” says Matt. The Covells wanted a fresher vibe and layered in modern geometric tile, vintage surfer swag, and bright pops of color. “It’s a tiny house, and it didn’t take much to trick out every space,” Matt says. His daughters approve. “They get to wake up every morning in a funky paradise,” says Seanna, “then head down the street to get spoiled by their grandparents.”
pelican pop The Covells worked with a local spray paint artist to come up with the pelican plan, then let him go to it. Matt built the oak box to house the TV, with shelves for family photos and a retro skateboard to keep the screen from dominating the living room. beachy woods The couple had planned to put a geometric reclaimed wood panel on the barstool side of the island but realized it would have more visual impact as a backsplash. “It’s the feature guests talk about most,” says Seanna. For the island, they used the same light oak that they chose for the floor, which made the space seem bigger. Also, says Matt, “we had leftovers and were trying to save money!”

surfer style When he’s not riding his custom Album surfboard, Matt hangs it in the dining area. “Honestly, there was no room anywhere else—and the colors fit our theme!” he says. He and Seanna display the girls’ art on a string with clothespins. A zebra pattern rug is Matt’s cheeky, nonbeachy addition. “I got it on a safari to Pottery Barn,” he says.

ature buffs Emily Johnson and Rahul Jampala were thrilled to find a home in a woodsy setting—but they were not so thrilled when they saw that their McLean, VA, place had a tiny 165-square-foot kitchen. He likes experimenting with savory dishes, she likes baking her great-grandma’s Swedish treats, and they wanted to be able to spread out. Partnering with designer Tanya Smith-Shiflett, they doubled the room’s size by expanding into a little-used dining room. They installed new cabinets and an island with plenty of storage, and chose design elements that reflect their surroundings. “The rustic look makes our kitchen ultra-usable,” says Emily. “We can beat it up a bit without hurting anything!”

garden Indoor/outdoor living is second nature to Steve and Meghan Modrow, who both grew up in SoCal. Their house didn’t allow for that until they bumped out the kitchen and opened up the back with sliding doors and windows. Now they can fully appreciate the backyard retreat that Steve, a landscape designer, created with tropical plants (they winter in his warehouse), a pond, and stone and wood paths. Says Meghan, “It’s like a vacation right at home.”

For style with durability, the couple went with limestone pavers. That 12-foot-wide folding window above the counter (made by Sierra Pacific Windows) stays open, weather permitting. “We use it a good six months out of the year— 55 degrees feels great after a Minnesota winter,” says Steve. While he and Meghan regularly have people over, they also enjoy cooking and eating in the open air when it’s just the two of them.
Meghan’s collection of vintage Pyrex is pretty and handy for daily use. This Dekton counter by Cosentino is ideal for indoor/ outdoor use; it’s heat and UV resistant.
kitchen After the Modrows expanded the space, they updated it with a bright turquoise glass backsplash, sleek cabinets and pulls from IKEA, and cool vinyl sheeting by Atrafloor. “We picked the flowerlike pattern and customized the scale to get the graphic look we wanted,” says Steve.
The front got a redo, too! Steve and Meghan preserved the cottage look of the house so it would fit in with others in the neighborhood, but they updated the siding to board and batten and added a sleek metal portico. The fab new door, painted Hep Green by SherwinWilliams, complements the landscaping.

THE FUNKY BRICKWORK is kind of famous in the neighborhood, say homeowners David and Elizabeth Brewer. “We’ve run into people who were for that alone,” says David. TUDOR FEATURES such as half-timbering, multipane windows, and tall peaks along the roofline started appearing in American houses in the late 1800s; the style originated in England in the late 15th century. THE OAK FRONT DOOR, with charming strap hinges and leaded glass, is as old as the home itself. THAT VIBRANT LAWN wasn’t always so green. David and Elizabeth run the mower over the St. Augustine grass every weekend from fall to spring to pick up oak leaves in preparation for summer. “It’s worth the work to get the lush, carpet-like texture,” says David.
