It’s the modern-day equivalent to the open houses of yesteryear. I don’t know about you, but even as a real estate agent, I have spent decades going to open houses, and still do, it’s a good chance to get familiar with the inventory, and see how properties are being marketed. They’re actually making somewhat of a come back. It’s still much easier to sit with your coffee and check out the inventory online for most consumers. The Internet has broadened people’s abilities to look at property globally, and do the entire transaction remotely. There are so many apps with really cool features, you can even walk boundary lines with your phone, take a picture of a house your standing in front of and get all the public information on that property instantly. This had also added to the buyer pool, so it is more important than ever to be prepared to make an offer, when you find the right property. The first step is understanding your finances. If you are paying cash, you have competition. There are companies popping up that can turn anyone into a cash buyer. You will still need to craft an offer that is appealing to the seller, show verification of funds, and time needed to access those funds and keep your offer neat and tidy. If you are financing, your in luck, most lenders have their process so honed that they can get the closing complete in a shorter time than ever before. Even the appraisers have their systems in place to keep their work load from getting backlogged, like it has been in the past. So, you are the next best thing to cash.

Once you have your finances in order, it’s time to start your search. Because of all the new technology, using a real estate agent is more helpful than ever. Many clients come to rely on the real estate agent presence in the areas they are interested in especially if the buyer doesn’t live nearby. Real estate agent are now doing

virtual showings, either videotaping and sending additional photos, or even facetime with their clients instead of them being here in person. More closings are taking place where the entire contract is performed with the purchaser remotely. We can set up auto alerts, so the consumer can get real time information on newly listed properties and get out to preview as soon as we receive notice of a new listing. Having your real estate agent be your frontline gives you the edge you will need in this limited inventory, fast moving market. Real estate agent tip: Hearing the phrase,

“You better act quickly, this property isn’t going to last” can create a number of responses for the buyer. Mostly you feel your being pressured into making a huge decision within a very short time, which isn’t very comfortable. In this limited inventory current market, unless a property is severely overpriced, this statement is really true. It’s important that your real estate agent help bring you up to speed with information and familiarizes you with the current market so you can not only participate in it, but also be successful in becoming a homeowner.

Jefferson County is in no short supply of waterfronts. From looking out on the Strait of Juan de Fuca, Puget Sound and Hood Canal and even the Pacific Ocean for more secluded locations, it is just one of several luxuries residents can enjoy every day and what drives potential homebuyers to the area. But with any life-changing move, it is of utmost importance to educate both the buyer and seller in what they are either getting in to or trying to sell to the next lucky local. “The market is good. If they’re looking to sell, now is the time,” said Val Schindler, owner and realtor at Windermere Real Estate Hood Canal located in Brinnon, adding the market on these properties comes with wide open views are limited. “If they are at the crux of ‘should I or shouldn’t I?’ I would say call your realtor and discuss your property if it is the right thing for them to do.” A driving force bringing potential buyers to scope out property is the waterfront, Schindler said, noting many are looking for a second home or for a place to retire, the former being the majority of those. The old real estate adage is “location, location, location,” which doesn’t change with waterfront perspectives. “You can fix a structure, you can remodel, but you can’t fix the land. It’s the base of the purchase,” Schindler said. There are quite a few considerations potential purchasers of waterfront-vacant land should keep in mind such as how to bring in utilities. Schindler noted the Brinnon and Quilcene areas will be on a shared well and

septic system, but could be on a community-by-community basis. Areas around Port Ludlow and Port Townsend will be different as to whether they will have infrastructure in place. For properties having a home on it, there are not as many considerations since all the utilities are already integrated. “Vacant land and homes are totally different animals,” Schindler said. Buyers should know working with the county cannot be avoided, whether they are

buying a home or land to build on. This requires a feasibility study to make sure they would be able to be developed in the manner they would like. “It’s applicable to a vacant land lot or to a person buying a property that has been developed ... with utilities and the home structure,” Schindler said. “It always comes back to a basic question of how the buyer understanding how they want to utilize that property and having those questions answered before they close.”

Since there is more of a limited amount of shoreline to build on, these bring an intrinsically higher price tag than inland spaces. Schindler gave the caveat it still depends on the quality and character of the home and land. “You will pay more for waterfront because it’s a limited quantity,” she said. Concerning insurance, Schindler said it depends on the bank that is used as to whether there will be other types of insurance needed if it is in flood zone, but is not exclusive to those one located on shore.
