We benchmarked across nine different parking organizations with the simple calculation of total parking spaces divided by total FTE staffing. The above was the result. At first glance, there seems to be high variability with a high near 400 spaces per staff and a low around 130 spaces per staff. But as we dug into the numbers a little more we discovered something interesting: Spaces/FTE 450
Total revenue per space, one of the three foundational metrics from the triangle of basic numbers from any parking operation. This is total parking revenue from all sources – permits, meters, garages, etc. divided by total spaces. Five parking operations are illustrated ranging from $900/space to $450/space. See below for a bigger sample to view a real benchmarking trend.
This example highlights 39 campus parking operations. Data is sorted from highest revenue per space ($900) to lowest revenue per space ($150). There is a range of revenue per space – some high, some low. Notice the two plateaus where the revenue per space tends to cluster. More research is needed to determine why these particular areas are significant.

When color coded using the parking density, we can see that urban parking operations and suburban parking operations are on the different ends of the chart.
Lower numbers (orange) average = 161.24 Higher numbers (blue) average = 383.7 Lower numbers represent urban parking operations, typically with fewer spaces, more on-street parking, and larger numbers of enforcement staff. Higher numbers represent suburban parking operations, typically with fewer staff, higher permit sales, and more surface parking. Site “B” is a parking operation with two campuses, one urban and one suburban, explains why it is in between the high and low numbers.
