Title insurance policies protect lenders and homebuyers from zombie property claims, unpaid taxes and disputes from the past that could cause big problems in the here and now. People buy all kinds of insurance they hope never to use, knock on wood. Home, auto and life insurance policies protect us from future risks we happily pay to defend against. Title insurance usually isn’t on that easybuy list. In fact, until they purchase a home and discover that they are required to buy a policy in order to get a loan, many folks have little or

no idea what it is. Title insurance, an important protection for lenders and homebuyers, looks backward. It safeguards homeowners from bad stuff that may have happened years ago, or maybe just last week. There is a long list of title-related problems that can be costly or even lead to the loss of the property if a buyer is not covered with title insurance. As with most insurance, you hope never to need it. Title insurance is a

safeguard against vulnerabilities caused by unknown issues and pre-existing defects associated with the deed, the document that shows proof of ownership – title – to your property. The chain of property titles and owners for some houses can stretch back years – a lot of room for errors and finagling. Real estate investment is not for those who are unable or unwilling to make long-term commitments, says Samantha DeBianchi, founder of DeBianchi Real Estate, Miami and a star of the Bravo reality TV show “Million Dollar Listing Miami.” “There are ups and downs even in a healthy market,” she says. “Investors must be ready for everything and know that there are goods and bads in every property ownership.” Enter the real estate with caution and

preparation. Heed these earnest tips from professional in the trenches.

1. Be realistic about your goals

DeBianchi notes that everyone dreams of grabbing a luxurious property that produces a 10 percent cash-oncash return. “Be realistic with your goals. Sometimes an ugly house is the best investment for long-term appreciation,” she says. When you invest in a property, you must develop a comprehensive budget. Depending on the type of investment , money will be needed for repairs, maintenance, association dues, vacancies, taxes and so on. When you’re setting goals and calculating a return, make sure to

And you’ve never been a fan of mowing. Which way to turn? Don’t be too quick either to follow the herd or your first instincts, experts say. Before committing to a home purchase it’s important to consider your own life goals and financial position carefully. Big-picture macroeconomic factors are certainly getting prospective buyers’ attention these days.

The Federal Reserve decided to hike interest rates for the first time in more than a decade last December and chair Janet Yellen alluded to gradual increases ahead. Meanwhile, mortgage rates continue at historic lows, the job market is slowly improving and the housing supply is dwindling. It’s not hard to find those who believe the climate is ideal for pulling the trigger today and buying without further delay. “Mortgage interest rates are near record lows, around 4 percent for a 30-year fixed loan. And rates are not likely to go up in the near term. It’s a great time to take advantage of the increased buying power that these low rates can

provide,” says Michael Linden, real estate agent with Redfin in Chicago. Linden says home sellers are just now beginning to ask for slightly increased prices, given very low housing inventories. If prices continue to gradually rise, “now would be a better time to purchase than to wait and pay an even higher price.” Plus, he says, “buying now can create more equity growth and provide you with more tax write-offs sooner, which results in a better return on investment.” Not so fast, others say. No one wants to overspend when purchasing a home, whether it’s their first or fifth. The numbers are big. You may be borrowing tens or even hundreds of thousands of dollars. But keep economy in mind. You want to make sure you spend wisely and well and achieve your goal: monthly mortgage payments on a house you love and can afford. We’ve outlined six strategies that will save you money, help you avoid costly mistakes and strengthen your buyer profile to make you appealing

to mortgage lenders and sellers. Like most worthwhile endeavors in life, it pays to have a game plan!

1. Improve your credit score

Until you start thinking about buying a house, you might not know much about credit scores. But if you have a credit card, electric bill or student loan, for example, you’ve got a credit score, a threedigit rating based on details of your credit and bill-paying history. Mortgage lenders use the score as one factor in deciding whether or not to give someone a loan. The most widely used score provider, FICO, uses a 300 to 800 scale. Scores above 720 open the door to the best rates on the market; below 630, and it’ll be harder to find a good rate,

or any rate at all. To find out your score, get your credit report at annualcreditreport.com. Review your score for inaccuracies and corrent them pronto. To improve your score, manage your credit wisely. Pay all bills on time. Keep balances on credit cards and other revolving credit low. Open new credit accounts only as needed. Pay off debt, don’t just move it around On average, it takes about three months for a consumer who adopts better credit habits to see credit score improvement. Depending on the loan amount, a better credit score could help you reduce your monthly payment by $50 or $100.

2. Stash the cash

The more money you

put down when you purchase a home, the less interest you’ll have to pay throughout the life of the loan. A smaller loan also means your monthly mortgage payments will be lower. Twenty percent of the purchase price is a standard down payment, says Painter. It also allows you to skip paying private mortgage insurance (PMI), which typically costs from .3 percent to 1.2 percent of the original loan amount, according to bankrate. com. That translates to hundreds or thousands of dollars you’d otherwise have to pay annually until you have 20 percent equity in your home.
