‌Aaron McDaniel entered real estate investing at 23 with a very different perspective from the one he has now. Like other first timers, he wanted to make money. Quickly. He listened to brokers who told him that with his $50,000 annual salary he could afford to purchase a $500,000 property in San Francisco and rent it out to maximize his investment. Within a year, the value of the home dropped to $170,000. McDaniel was left struggling just to make high balloon payments on the mortgage. “I got caught in speculation before the crash and lost big,” recalls McDaniel, a serial entrepreneur and co-founder of the Access Investors Network, a mobile

aggregator for equity and debt crowdfunding deals. McDaniel picked himself up and went on to invest in real estate successfully – this time with more thought and selectivity. He negotiated a loan payment for the first property and recalibrated. Instead of renting, he decided to focus on buying properties for rock-bottom prices and selling quickly. He purchased several homes at the bottom of the market, in the $150,000 range. He was able to remodel them and sell for twice the purchase price. Since then, he has moved into commercial property. Popular TV reality shows depict the dramatic before-and-afters of entrepreneurs who fix, list, flip or rent, transforming a property from shack to showcase in just 30 minutes. Little

wonder average folks get the itch, wondering if they, too, could flip or rent homes to make some extra money. Experts say it can be done, but only with discipline and the right mindset. “You have to treat your rental property business the same way a CEO would look at any other business, because that is what it is,” says Brandon Turner, a real estate investor and author of “The Book on Rental Property Investing,” (BiggerPockets Publishing, 2015). “Monitor your business’s health, hire the right people to do the right jobs and find ways to improve your bottom line.” Looking back, McDaniel identifies his big initial mistake: a getrich-quick attitude. Lesson learned. “I figured out that I couldn’t be greedy,” he says. “I had to work up to higher

value properties slowly.” McDaniel learned to pace himself. Eventually, when his advisors encouraged him to spread himself out a bit, buy more properties and take on more debt, McDaniel refused. He ignored those who promised to broker deals that just didn’t feel right. Flipping houses or investing in rental properties requires a disciplined strategy. Before you start, consider these steps:

1. LAY A FIRM FOUNDATION‌

Building wealth through real estate requires taking consistent action over a long period of time, Turner says. But before you can take action, you must develop a written business plan, even if it’s merely writing your strategy for achieving financial freedom through rental properties. ‌What’s

your strategy? ‌What type of properties won’t you buy? ‌What kind of properties will you buy? ‌How often will you buy properties? ‌How will you finance it all?

2. KEEP LEARNING‌

Knowledge is power. Once you understand the basics of real estate investing, Turner says, keep learning, and keep a laser focus on your path. If your goal is to invest in rental property, don’t spend time thinking

about fix-and-flip.

3. LIVE BY YOUR METRICS‌

Metrics determine how your property is performing. Sticking with them over time and using established metrics to measure your business will help you stay steady and reach success. ‌Overall, the U.S. housing market is well on its way to pre-2008 health. In February 2016, there were 98,121 U.S. properties with foreclosure filings. That is down four percent from a year ago and significantly lower than the 367,000 figure during the peak of the housing crisis in March 2010, according to data from real estate information company RealtyTrac. Still, despite an overall nationwide decrease in foreclosures, states such as Massachusetts, Missouri and New Jersey still saw increases. “For some states, particularly in the Northeast, we’re seeing foreclosure activity rising rather than falling,” explains Daren Blomquist, senior vice president at RealtyTrac. “The very lengthy process

of completing foreclosure has enabled the foreclosure pain to linger in those markets.” If you are currently experiencing or anticipating a struggle making mortgage payments, the key is to be proactive. Here are five options for productive action.

Examine Your Budget

Financial struggles originate from a variety of woes: illness, disability, divorce. Prudently inspecting your budget is the first step toward getting a handle on your debt. “See what else can be cut in order to create a little breathing room to make that mortgage payment,” says Greg McBride, chief financial analyst at Bankrate.com. “It is really important to be proactive. The goal is to right-size your home situation to the realities of your income

and household budget.”

Know Your Situation

Become intimately acquainted with your mortgage. You might find your situation is worse, or actually better, than you realize. Depending on the type and structure of your loan, and thanks to continued low interest rates, adjusting rates might not necessarily mean higher payments. Call Your Lender

Contact your lender at the first sign of trouble. Depending on the severity of the situation, lenders may be able to assist with options such as mortgage modification

or forbearance. If you are behind on your payments, the importance of calling is even greater. “Unlike the days of the housing bust where lenders were inundated with foreclosures or delinquencies and people could literally live rent-free for years because lenders never got around to it, that’s not the case now,” says McBride. “Missing a payment or two will not go unnoticed.”

Seek Counseling or Assistance

There are many resources available for distressed homeowners. McBride suggests seeking counseling from an agency accredited by the National Foundation for Credit Counseling. Federal government programs such as the Home Affordable Modification Program (HAMP) and the Home Affordable

Refinance Program (HARP), can provide assistance in some cases. States also receive money from the U.S. Department of the Treasury via the Hardest Hit Fund. Look for the housing finance agency in your state to research specific programs for struggling homeowners.

Avoid Scams

Be wary of thirdparty scams. Mortgage relief companies might contact you and offer to provide assistance for a fee. There are fewer now than five years ago, but it is still important to be cautious. “Pick up the phone as opposed to answering the phone,” says McBride. “If you start answering the phone from entities that promise they’re going to fix your situation, you’re getting cold-called, that’s inviting trouble.”

When offers shower down in a bidding war, a broker’s negotiation skills are key, says Patrick Beringer, RE/MAX Metro Realty, Seattle. While many consumers think it’s a smart move to negotiate a lower commission rate for an agent, Beringer says, “If an agent is so eager to cut their commission just to get your business, how effectively will he or she negotiate on your behalf?”

Choose an agent carefully. The right one can swing your sales price 5 to 10 percent higher; the wrong one can lead to no sale at all, says L.A. agent Mark Kitching. A poor agent is a costly mistake for both buyer and seller, he points out. “A seller can be sued by a buyer for poor guidance and failure to disclose things that the agent left out. A buyer can be left with a home that’s a bad investment,” Kitching says. Ask family and friends for referrals to agents they were satisfied with. Attend local open houses and meet with agents. Search online and read agent reviews. And be prepared to ask plenty of questions. “Ask how long they’ve been in the business, how many deals they do a year, what areas they specialize in, what kind of negotiator they are and if they have time in their schedule to devote to your needs,” suggests Kitching. “If you’re a seller, ask what strategy they would implement to sell your house and why.”

‌Big changes to lending rules in the wake of the foreclosure crisis appear to be doing their job: making the cost and terms of mortgage loans and the home purchasing process much more clear to home buyers. The legislation – TILA-RESPA Integrated Disclosure, or TRID – went into effect last October. Better known as “Know Before You Owe,” the new rules include a series of disclosure forms designed to make it more clear to

consumers what they’re getting into with a loan. Two new “Know Before You Owe” forms replace three old ones: the Good Faith Estimate, a HUD-1 Settlement Statement and a Truth in Lending disclosure. close, allowing the customer time to ask questions. The good news: a significantly higher percentage of homebuyers now actually read their loan documents prior to closing. Some 92 percent of polled buyers now say they review their closing documents in advance of settlement. Just 74 percent did so before the simpler documents were available, according to a survey by the American Land Title Association. Fears that the new rules would significantly delay closings appear to have been exaggerated. A survey by San Diego technology and data company ClosingCorp also found homebuyers generally pleased with the new process. Some 68 percent said that the new forms “did a better job preparing them for the closing costs they would have to pay;” 63 percent said the new forms were easier to understand; 65 percent said costs and fees are now “explained better.” Professionals who have worked closely with the documents and closings acknowledge “Know Before You Owe” has changed home buying for the better for buyers. The Loan Estimate form breaks out specific costs and rates, making it far easier for consumers to compare costs for third-party service providers, including the title company, inspector and property attorney. “This can save them money, often hundreds, and in some cases, thousands of dollars,” says Dave Petro, senior vice president for ClosingCorp. Petro said more than half – 55 percent – of homebuyers polled by ClosingCorp. said

they had saved money thanks to comparison shopping using the new form.

When customers understand the costs and fees they’ll face at closing they can budget for those costs in advance, Petro points out. And there’s less chance that revised prices make a sudden appearance. “The new rules severely limit the changed conditions that can increase fees from the time they are estimated until the closing,” he said.

4. SMOOTHER PROCESS

The legislation nudged lenders and settlement services to automate estimating and closing processes in order to save time and money. “The industry has progressed technologically and professionally,” says Presidential Title’s Hodin. Wayne Stanley, ALTA director of public affairs, believes it’s too early to fully gauge the success of “Know Before You Owe.” Some kinks still need to be worked out, he says, including the calculation for title insurance fees. “Home buyers are taking more time to review their forms, which is important. However, we don’t know if consumer understanding of their transaction and the closing process is getting better,” says Stanley. “We will continue to test this.”

‌When it comes to the roof over their heads, most people want the same thing: A house of their own. “Surveys clearly indicate a preference among all age groups for homeownership, and homeownership in single-family homes,” says Robert Dietz, chief economist at the National Association of Home Builders. But lots of people also need an affordable price tag to be able to buy. Enter the townhouse. These attached single-family homes account for about 12

percent of all new singlefamily construction starts, according to the NAHB. The share is expected to rise. When zoning prohibits a single-family detached home from being constructed on a small lot, townhomes, which average about 12 percent less per square foot, are prevalent, says Tracy Cross of consulting firm Tracy Cross & Associates, Schaumburg, Illinois. Condominiums are often confused with townhouses, notes Rick Palandri of Academy Mortgage, Bloomingdale, Illinois. Condos are a form of ownership. “A condominium owner owns from the walls

in,” says Palandri, “and the condo association owns everything outside the walls.” A townhouse is a structure with units connected on one or both sides. It might or might not be a condo. “Some townhome owners own the outside and even the lot,” says Palandri. Mortgage approval is more rigorous for the purchase of a condominium townhouse. The lender scrutinizes the association for financial strength and the building for structural soundness. Lenders will add any homeowner’s association fee when calculating the monthly debt load of a mortgage

applicant, but otherwise financing is similar to that of a single-family home. Home inspections on a townhome may uncover special issues, however. For example, shared roofs and attic spaces may not have the proper fire barrier, says Randy Sipe, president of the American Society of Home Inspectors. “If the owners are responsible for the roof, it doesn’t do much good to replace one side.” When needed repairs involve a neighboring unit, it may be necessary to work with the adjoining unit owner to solve the issue. © Content That Works

‌ his year home shopping T may feel like hitting a hill at the end of a marathon with a pack of runners closing in on you from behind. Scraping together a down payment and winning mortgage approval are just the first steps in today’s more rigorous path to ownership. In March, there were one percent fewer homes on the market than in March 2015, yet sales are higher. “Inventory is moving more quickly,” says Jonathan Smoke, chief economist at realtor.com. A one percent decline in houses to choose from may not sound like much, but there’s a larger percentage of higherpriced homes in the mix, so the shortage is more pronounced on the lower price end.

Tight supply of entry-level housing is a lingering effect from the last housing downturn, says Daren Bloomquist of data firm RealtyTrac, Irvine, California. Many owners who otherwise would be selling and moving up are still struggling with big mortgages. “If a home in the $250,000 to $300,000 range goes on sale in the Dallas/Fort Worth market, we’ll see five to fifteen offers in a two- or three-day period,” says Jim Fite, broker and owner of Century 21 Judge Fite Co., Dallas. Not all areas of the country suffer shortages, but supply in many markets mirrors the Dallas/Fort Worth area. Obviously, though, with homes selling quickly, some buyers have found a way to beat the competition.

1. GET READY, GET SET‌

“Buyers and their agents must be as organized and committed as if they were planning the invasion of Normandy,” says John Pinto, Realty World-John V. Pinto & Associates, San Jose, California. Agents can set up messages to alert buyers the moment that properties meeting their criteria land on the MLS. Buyers ready to visit the property as soon as sellers allow a tour are able to submit a purchase contract that could be accepted before other contracts come in, Pinto says. Being first may not cinch the deal if better offers roll in quickly. “The greatest struggle for first-time homebuyers is outbidding investors who are paying a premium for real estate,” says Fite.

2. SHOW FINANCIAL STRENGTH‌

but it’s also important for a buyer to inspire confidence that he’s good for the offered price. Pre-approval, a written statement from a lender that states that the borrower qualifies for a certain loan amount under the lender’s guidelines, is often insufficient in a competitive market. A pre-approval letter is not an offer or a commitment to make a loan. Instead, buyers might consider going a step further and submitting all the paperwork required for an actual loan. “It’s called pre-underwriting,” says Gibran Nicholas, chief executive officer of CMPS Institute, an Alpharetta, Georgia organization that certifies bankers and brokers. “You’ll always have some types of contingencies in a contract, like for the appraisal,” says Pinto. But backing the price offer with a robust lender’s review helps, he agrees.

3. PREPARE TO UP YOUR GAME‌

In a seller’s market, the list price is often viewed just as a starting point, says Rob McGarty, Surefield, Seattle. In fact, many purchase contracts include an escalator clause that indicates that if a competing offer comes in, a buyer is prepared to beat that price up to a specified limit. Sometimes sellers will set a list price so high, however, that it stays on the market for a couple of weeks. That’s how Andres Ortiz bought his home in the competitive northern Seattle market. Having carefully studied prices for other homes in the location, Ortiz and his agent had confidence that the price they offered was right in line with the market. “The seller even agreed to make some small repairs,” says McGarty.

Getting insurance for a tiny home and finding a place to put it without hassles from municipalities and neighborhood homeowner associations can be a hassle, notes Becky Blanton, editor for Airstream Life. Before buying or building, “find land in an area where

But a growing number of Americans disenchanted with the high cost of housing are actually thinking small, rejecting the square-footage-runamok mindset by choosing tiny homes. These miniature dwellings, typically 500 square feet or less and often on wheels, boast radically downsized amenities. The attraction: less home debt, a simpler life, a smaller ecological footprint and a big life adventure. According to The Tiny Life, an online resource for tiny-sizers, the average tiny house is less than 200 square feet, compared to the 2,600 typical single-family home. It can cost as little as $23,000 for a kit aimed at ambitious do-it-yourselfers (compared to $272,000, the average cost of a standard size home), and is owned by 78 percent of occupants (versus a homeownership rate of 65 percent for traditional homes). Most tiny homes have RV status, allowing builders to sidestep municipal and international building codes. Many lenders may not consider a tiny home on wheels to be an actual home, so it won’t qualify for a traditional mortgage. They can either be parked where allowable and taken off the utilities

grid or placed on a permanent foundation on purchased land. Special zoning permission and utility hookups may be required. Still, with real estate prices in several major markets far out of reach for an increasing number of consumers, many of whom are saddled with credit card and student loan debt, the lure of the tiny home is strong. “The American Dream has become harder and harder to reach for many folks,” says Kim Crieger Goodwin, principal broker for Crieger Goodwin Real Estate Sales, Eugene, Oregon. “I’ve had many clients looking to downsize into a smaller, affordable home. This market of buyers exists, but the inventory doesn’t, which is why the tiny home movement is flourishing.” Younger, flexible buyers with no children “and buyers who aren’t too large or tall make ideal candidates for a tiny home,” says Lisa Stull, agent with Coldwell Banker Residential Brokerage, Alexandria, Virginia.
