any homeowners wish for expansive kitchens. Modernized kitchens that include sought after features and showcase the latest trends go a long way to improving the overall value of a home. As desirable as such kitchens may be, some homes simply don’t have enough space for a centerfold-worthy kitchen featuring an island, wine refrigerator and walk-in pantry. However, homeowners with small kitchens can still improve the form and function of their existing spaces.

Reconfigure and revamp cabinetry

Homeowners whose kitchens are small often lament their lack of storage. Redesigning the layout of cabinets, and possibly adding some more cabinetry, may take care of certain storage issues. The experts at Merit Kitchens suggest utilizing corner space

with LeMans units, lazy susans and other gadgets to make access to these areas easier. Going vertical with wall cabinets that extend to the ceiling also can add more storage, as can roll-in work carts.

Work with the walls

Small kitchens require clever usage of vertical space. Vertical storage units, hooks, shelving, and more can move items out of drawers and off of counters. Consider an under-thecabinet toaster oven and microwave to create more counter space.

Use scaleddown appliances

Shop with size in mind when looking at new appliances if you have a small kitchen. Compact versions won’t take up as much space as larger alternatives. Homeowners should consider the ultimate function of the kitchen and then think about which appliances will serve them well.

Homeowners with small kitchens may not need a large stand mixer or an oversized commercial stove.

Add some glass

The DIY Network recommends incorporating glass to improve the perception of space in small kitchens. Glass lets you see through the objects, thereby enhancing the feeling of spaciousness or what designers call “negative space.” Glass also can be reflective, visually expanding the space.

Embrace highend materials

It costs less to renovate small spaces than bigger areas, so homeowners may be able to afford high-end materials that really add personality to a kitchen. Flooring, counter materials and quality fixtures can really set small kitchens apart. Small kitchens can be culinary havens with the right improvements to maximize the space.

Smart homes: backed-up your fridge lately? PJ Wade/Realtytimes ‌Computers may make life easier, but they don’t necessarily make things simpler or automatically safer. This is very true for smart home technology or intelligent home automation which aims to combine internet-connected computers with every aspect of home life. According to Digital Journal, “the smart or automated home applies new technology to control and automate heating, ventilation, air conditioning and security, but can involve appliances as well such as refrigerators, stoves, washers, dryers and many other items.” As Fall Home Shows start to roll out, expect to see familiar and new smart home technology showcased as the latest “must-haves.” According to Statista.com, smart home household penetration is 32.0% in 2018 and is expected to hit 53.1% by 2022. The global market is projected to grow at a compounded annual growth rate of 14.5% between 2017 and 2022 to reach $53.45 billion by 2022. Smart, connected appliances and systems can make life easier and more convenient for families, but not automatically simpler or safer. Each year, smart technology appears in more incarnations, but we are a long way from industry-wide standards with significant cross-compatibility, avid consumer adoption, and problem-free systems and technologies. When you explore smart home potential at a Home Show or online, here are key issues to consider: HACKER TARGET: Instead of being locked out of your computer if you don’t pay a cyber ransom, what if you were locked out of your smart house unless you paid up? Computers operating with out-dated software, like older versions of Microsoft’s Windows Operating System, are easy targets for hackers. These problems are further complicated by interconnectivity: infection spreads quickly through computers and networks, locally and globally. How will you ensure the nasty things that hackers can make happen to your laptop or smartphone

Metro Creative Graphics‌

won’t happen to the smart technology running heating, cooling, or security systems in your home—all of which will probably be controlled by your laptop or smartphone? CODE FLAWS: The software driving smart home technology consists of millions of lines of code which, by their sheer number and complexity, are vulnerable to glitches and failures—many of which are hard to detect before significant damage occurs. Will software and system manufacturers take responsibility for ongoing investigation into glitches, correcting them, and providing online patches to reduce downtime and keep systems at top efficiency? Multitasking systems: Before smart technology took hold, if the fridge died, you’d lose a tub or two of pistachio ice cream. As refrigerators become increasingly complex equipment—which may also monitor

family wellness, check food inventory, pay bills, and fulfill other functions—cyber attacks may have even more impact on families. Back-up systems may be essential precautions. Home insurance will provide some security, but limitations will exist. Just as home policies may not pay on problems caused by poor maintenance or unlocked doors, out-of-date software may invalidate claims if home smart systems fail and cause damage. SUPPORT FAILINGS: To reduce service costs, manufacturers rely on internet-connectivity for product maintenance, remote diagnostics, and online software updates. As the human-touch of tech support is replaced by AI (artificial intelligence), will homeowners receive the support they need to make living with smart home systems as effortless as expected? Privacy issues could be more far-reaching than

those associated with laptops and smartphones since manufacturers value saleable user data. Subscription fees for apps and external monitoring may prove costly. EQUIPMENT FAILURE: Using a smartphone or iPad as a smart controller, homeowners can change room temperature, turn on the oven, or unlock the front door from miles away or as they pull into the driveway. However, if that mobile-computing device is lost, stolen, broken, or batteries die, there are two concerns: 1. could those and other essential smart-systems still be turned on or adjusted by the family, and 2. who else would have access to this information and your home? What back-ups are necessary when power fails? The other flaw in home security could be you. If you don’t set alarms, manage passwords, review data about system efficiency, and carry out maintenance system-wide

and with individual equipment, your failure may undermine the security and efficiency of the smart system. TRANSACTION PRECAUTIONS: When smart technology is included as part of a home purchase or rental agreement, a detailed inventory of this equipment is essential. Model numbers and age are among the details necessary for estimates of value. If you are selling your home with its smart technology intact, erase your user, security, and payment profiles from each appliance and system by restoring factory settings, so you leave no data trail. Soon it will be hard to buy an appliance that doesn’t incorporate smart technology, but integrating appliances and systems may remain a smart home challenge for a while. — Realtytimes contributed by Pam Adkisson, Era Polly Real Estate

How to save up for your first home ‌Home ownership is a dream for people across the globe. Many people save for years before buying their first homes, squirreling away every dollar they can with the hopes they can one day become homeowners. But thanks to factors beyond their control, even the most devoted savers can sometimes feel like their dream of home ownership may never come true. According to the Pew Research Center, American workers’ paychecks are larger than they were 40 years ago, but their purchasing power is essentially the same. Things aren’t much different in

Canada, where analysis from Statistics Canada and the Bank of Canada has shown that, since 2015, wage growth in Canada has been weaker than in the United States. Various challenges can make it difficult to buy a home. However, some simple strategies can help prospective home buyers build their savings as they move closer to the day when they can call themselves “homeowners.”

Determine where your money is going

If you’re finding it hard to grow your savings, audit your monthly expenses to

determine where your money is going. Using exclusively debit or credit cards can simplify this process, as all you need to do is log into your accounts and see how your money was spent over a given period. If you routinely use cash to pay for items, even just to buy coffee on the way to work, keep a notepad handy so you can jot down each expense. Do this for a month and then examine how you spent your money. Chances are you will see various ways to save, and you can then redirect that money into your savings account.

Become a more savvy grocery shopper

Another great way to save more money is to alter something you already do each month: grocery shopping. If you haven’t already, sign up for discount clubs at your local grocer. This is a largely effortless way for shoppers, especially those buying food for families, to save considerable amounts of money. Shopping sales at competing grocery stores also can save money.

Dine in more often

The U.S. Department of Agriculture says that

Americans spend, on average, 6 percent of their household budgets on food. However, the USDA also notes that Americans spend 5 percent of their disposable income on dining out. If these figures mirror your spending habits, you can nearly cut your food spending in half by dining out less frequently. That might be a sacrifice for foodies, but it can get you that much closer to buying your own home. Saving enough money to purchase your first home is a worthy effort that can be made easier by employing a few budget-friendly strategies.

12 WAYS

to maximize vertical space

1

Hang wire or plastic file organizers on the inside of kitchen cabinets to easily store cookie sheets, trays and cutting boards.

2

Save on counter or cabinet space with hanging spice racks. These can be hung directly on walls or on the inside of cabinet doors. Stack all the stuff you can, including washers and dryers, beds (with storage drawers underneath) and even stacking nesting tables. Choose furniture that is tall rather than wide. This can mean swapping out a dresser in a bedroom for an armoire or vertical chest of drawers. Canvas bags hung on a towel bar on a wall can keep dirty clothes wrangled until it’s time to wash them. This also eliminates clothes hampers on the floor. Add a second rod or shelving to the inside of closets to create more space for clothing and other items. Take kitchen cabinets all the way to the ceiling. Store lesser used items on the uppermost shelves and the items you use each on the most accessible shelves.

3

4 5

6 7

8

Install a shelf over the entryway to a room to utilize this seldomused space. Shelves also can be custom cut and placed in oddly shaped areas, such as in attic rooms under the eaves or on slanted walls. Dowels or curtain rods and some fabric can be used to fabricate slings to hold books or magazines. Invest in some magnetic boards that can hold keys or notes by the front door or store knives on a kitchen wall. Install two towel bars parallel to one another on the wall of a bathroom. These can hold extra toilet tissue or rolled hand towels. Use rope plant hangers to store potatoes or onions near prep areas. The same plant hangers can wrangle stuffed animals and small toys in kids’ rooms. Utilizing vertical areas in a home is a great way to increase storage capacity and keep rooms more organized.

‌Who hasn’t, at one point in their lives, lamented a lack of space and organization at home? A lifetime’s worth of items have to be kept somewhere, and without the right organizational strategy, clutter can quickly take over. The home improvement site Home Therapy says that, when square footage is limited, tapping vertical walls is the fastest way to maximize and multiply the space available. Hooks, rods, shelving, built-ins … the sky is the limit when it comes to finding additional storage and adding a bit of personality to tight quarters. Even homes that may have adequate space can benefit from vertical solutions. Here are some ideas to put vertical and other less-utilized areas to work for you.
