ou’ve seen print and television ads offering what seems too good to be true: Senior citizens can take out a reverse mortgage and make no payments on the loan until they leave their home. Reverse mortgages have become more popular over the past decade, but the Consumer Financial Protection Bureau urges homeowners to be smart when considering this type of loan.

popularity, with nearly 115,000 reverse mortgages made in 2009, according to HousingWire.com. Between 2013 and 2017, however, the U.S. Department of Housing and Urban Development made changes to the program that limited the number of borrowers who qualified and the amount of loans they could take, which led to a dropoff in lending. In the 2017 fiscal year, fewer than 40,000 reverse mortgage loans were made, HousingWire.com reports.

These loans do require monthly payments but allow borrowers to have a better idea of the commitment they are making beforehand. The National Council on Aging urges consumers to never make big financial decisions under stress and to try to cut their monthly costs by looking to government programs for help with expenses such as property taxes, home energy, meals and medications using its Benefits Check Up tool at benefitscheckup.org.

The most common type of reverse mortgage is called a home equity conversion mortgage. These loans allow homeowners to borrow against the equity in their home. Each month, interest is added to the balance of the loan, meaning the amount owed is constantly increasing. When the homeowner passes away or sells the home, the balance of the loan must be repaid from the sale proceeds. These loans, by law, are available only to people age 62 and older, and the home must be a primary residence. In addition, homeowners must carry insurance on the home and keep it in good condition. In 2008, the oldest Baby Boomers become eligible for reverse mortgages. They soon exploded in

The balance of a reverse mortgage grows over time, and particularly when a large loan is taken out at a relatively young age, can even exceed the value of the home. Most loan programs do not require the borrower or estate to repay the balance that exceeds the home’s value, but the equity is lost. The CFPB has warned that reverse mortgages are “complex products” that can be “difficult for consumers to understand” and urges homeowners to consider all types of loans available to them, not just a reverse mortgage. Rather than take the risk of losing all their home equity, homeowners should consider a traditional home equity loan or line of credit, the CFPB advises.

The reverse mortgage industry has been hit by scammers. One common ploy involves a contractor offering a reverse mortgage to a homeowner in order to purportedly pay for needed repairs or maintenance. Another scam involves someone claiming to offer a reverse mortgage for veterans through the Veterans Administration. In fact, the VA offers no such mortgage program. NCOA urges consumers to avoid unsolicited reverse mortgage offers or offers for help with reverse mortgages. Consumers who suspect they have been targeted by a scammer should call the Department of Housing and Urban Development at 800-347-3735 to file a complaint.

here can be benefits to creating a lasting relationship with a broker or bank, but that doesn’t mean you shouldn’t shop around any time you buy a home or refinance. There are plenty of lenders and brokers competing for borrowers’ business. Putting the competition among institutions — including your current broker or bank — to work for you is likely to result in significant savings.

Relationship Pricing

Relationship pricing is a term used to describe discounts lenders provide to customers with whom they have an existing relationship. For example, if you have multiple accounts with a financial institution, including checking, savings, money market accounts, credit cards or loans, your bank might offer discounted rates on new accounts. These discounts typically range from

1/4 to 1/2 of a percentage points, which can translate to thousands of dollars in savings over the life of the loan. For this reason, when you’re shopping for a loan, you should always contact institutions with which you already have a relationship. Be aware, however, that you should still compare your bank’s loan estimate to those available elsewhere.

Compare Apples to Apples

When you apply for a mortgage, lenders are required by law to provide a loan estimate within three days. This is done before you get too far into the process and without you having to provide extensive documentation of your income and assets. This estimate makes it easier to compare your mortgage options. Mortgages are complicated financial products, with varying terms, rates and rules. When you are comparing mortgage estimates, it’s important to know which numbers to compare. The

Consumer Financial Protection Bureau recommends buyers compare the following items in the loan estimate, line by line:  The loan amount.  The interest rate (including the highest possible rate on an adjustable rate mortgage).  The monthly principal and interest payment.  Any monthly mortgage insurance payment.  Your total monthly costs, which include not just principal and interest, but also mortgage insurance, monthly escrowed property taxes and homeowners’ insurance, and any home owners association dues.  The upfront loan costs.  The lender credits.  The amount of cash you’ll need to bring to closing. CFPB also recommends that buyers calculate the five-year costs of loans,

since that is the average amount of time people keep a mortgage before selling or refinancing. Each loan estimate should include a five-year cost analysis, including the total dollar amount you will pay over five years (including principal), as well as the amount of principal you will have paid off after five years. Compare these numbers. Don’t forget to also compare the annual percentage rate, a number that takes into account not only interest but also fees.

Be Honest

You should be honest with any lenders you’re working with about the fact that you’re shopping around. It can only work in your favor, as they will be more likely to offer you the best possible pricing when they know they have competition. Don’t be shy about asking lenders to reduce rates and fees to earn your business.

Various state, city and neighborhood programs help veterans purchase a home. Check with your state for any programs it might offer. Examples include matching funds or a second loan for a down payment, grants to cover down payment or closing costs, interest rate reductions and even affordable housing developments for veterans. Some programs have income limits or other qualifying requirements, such as minimum credit scores or maximum home values or debt-to-income ratios. Some programs also require that participants be first-time home buyers (or not have owned a home in the previous three years). Available nationwide, the PenFed Dream Makers program provides matching grant funds for veterans to help cover down payment and closing costs. Some states offer full or partial property tax exemptions for veterans, especially those who are disabled. Check with your state for its guidelines. The exemption is usually based on the veteran’s VAassigned disability rating. The exemption may also be conditioned on the veteran’s income or a maximum home value. The savings can be significant. For example, in Illinois, where property taxes are among the highest in the nation, veterans who are 70% or more disabled qualify for a 100% property tax exemption, with no limit on home value. This means potential savings of $20,000 or more per year.

t’s common to find model homes in a new development. They are designed to entice buyers by showcasing layout, construction options and other amenities. Here are some other great tips to consider when you visit a model home.

Value of amenities

It’s easy to go over budget when adding amenities to a model home. Things like granite countertops, luxurious floor coverings and epic bathrooms are great additions, but the costs of these additions add up. Don’t feel pressured by the salesman to upgrade to more expensive packages or additions. Remember, it’s always possible to renovate the property later. For instance, maybe the granite countertops

don’t make sense to your budget right now, but in a few years, you can save money by installing them yourself or hiring a contractor.

Construction zone

When you buy a new home in a new development, you must be prepared for noises from construction. At least until the community is built, you will see an increase in machinery, traffic and workers frequenting your surroundings. In fact, the sales contract might require you to acknowledge these potential disturbances. Know what you’re getting into, and take note of the construction activity during your model home visit. Some builders will make efforts to mitigate the effects of ongoing construction, such as requiring workers to clean

Plan to overpay

You probably have considered wrapping all your monthly housing-related payments into an escrow account. This service offers the convenience of your lender paying the premiums for homeowner’s insurance and property taxes. When using escrow, your fixed mortgage becomes a bit more difficult, sometimes leading to surprising increases.

That’s because in many states, property taxes are reassessed annually and trend upward to accommodate new construction projects, schools or county or local services. Your insurance premium also can rise due to new policy options or claim history. Your bank is required to cover the extra funds and increase your monthly payment. It’s a good idea to stay in contact with your lender regarding shifts in policies so you’re not caught off guard with an increase. Your budget should allow you to cushion your account in case of price changes, which otherwise could cause you to be unable to afford the payment.

To become familiar with how your monthly payments are related to the size of the loan, you should understand mortgage amortization.
