‌The path to homeownership may be rough for single women, but it is more tenable for women today. Single women are buying homes at an increasing rate, according to new research. When the National Association of Realtors released its Profile of Homebuyers and Sellers in 2012, it found that single women accounted for 23 percent of firsttime buyers and 16 percent of repeat buyers. Fifteen per-cent of first-timers and 8 percent of repeat homebuyers were men. With home prices unusually low right for the past few years, women who may have found home ownership out of reach in the past are taking another look. No one knows why women are buying more homes than men, but Walter Molony, a spokesman for Realtors, speculated that “it may be as simple as most guys don’t get serious about housing until they meet the right woman.”

Money Matters‌

Women still earn 79 cents for every dollar a man earns, making the obstacles to homeownership higher for women. To make matters worse, the American Association of University Women said in early 2016 that the pay gap has barely budged in a decade, and at the current rate, the gap won’t close for more than

Women who are veterans should get information about Veterans Administration loans, which require low down payments and closing costs, and Federal Housing Administration loans can keep costs down for wom-en who are first-time buyers. The Department of Housing and Urban Development helps low-income women to homeownership through its HOME Investment Partnerships program. This program provides grant funds to state and local governments to provide affordable housing.

‌The housing market continues to peek further out of the lows of the Great Recession, but investors and bar-gain hunters who know where to look can still find deals. Forbes analyzed markets across the country for its list of Best Buy Cities for 2016. It found 20 metro areas it believes to be on the cusp of a housing boom, with Grand Rapids, Mich., at the top. Grand Rapids’ diverse economy and growing labor markets propelled it to the top of the list, according to Forbes. Employment expanded by 3.9 percent in the year leading up to November, Bureau of Labor Statistics numbers showed — the highest rate among the 100 metro areas Forbes studied. Florida notched up 7 cities on the list, including No. 2 Orlando. Forbes’ experts reasoned that Florida’s popu-larity with vacationers and retiring seniors made it particularly vulnerable to the market downturn of the mid-2000s, an event from which it is proving slow to recover. Texas, where energy investment has kept real estate markets out of the gutter, also landed three cities on the list: San Antonio, Dallas and Austin.

Keep an eye on jobs‌

So how can you spot a market poised to boom? Forbes looked for job markets and populations that were growing, where depressed housing prices could have the fuel they need to catch fire. Plenty of markets have shown strong recoveries in the past few years, and there’s no shortage of professional opinions about how and when recovery will happen. But it may be wise to follow the jobs. In October 2015, the National Association of Home Builders said the current recovery “is all about jobs.” “If people can get good jobs that pay decent incomes, the housing market will continue to move forward,” said NAHB Chief Economist David Crowe. He pointed out that nationwide, labor markets are better than they were in 2008 — 142 million vs. the 2008 peak of 138 million.

Fields to watch‌

Service jobs, in particular, are fueling growth, NAHB said. In 2014, the Bureau of Labor Statistics marked health aides, nurses, food service workers and retail workers as the jobs favored for the most growth by 2024. While the idea of keeping tabs on

‌The pressure that comes with borrowing tens or hundreds of thousands of dollars makes many potential homeowners understandably nervous. On top of that prospect, it can be hard to know who to trust with the largest, most sensitive financial transaction to which you may ever be party. You probably should settle on a lender before you ever go house shopping, so you can get pre-qualified and know your true price range. So where should you start with making such a large and important decision?

Personal recommendations‌

Word of mouth is a good bet. If you have friends or family members who have “a guy for that,” take their recommendation. It’s probably a good idea to trust those who are trusted by people you know and love. If you’re not lucky enough to come by a financial professional through the grapevine, there are other resources to help you find a good fit.

Your agent‌

Your agent or broker may give you a reference or two for mortgage lending. The agent’s reputation is on the line when it makes such recommendations, so this is probably a best bet. If multiple lenders are recommended, ask for more details. Is there a lender or broker who specializes in borrowers with credit challenges, or those buying commercial property? Does the agent have a personal favorite?

Your credit union‌

If your employer has a credit union and you haven’t joined yet, now is definitely the time. If you’re already a credit union member, visit with a loan officer to see how their rates stack up. Credit unions often offer attractive rates to members and may offer rate discounts if you have multiple loans, such as auto loans or credit card accounts.

Do your homework‌

You should interview at least two to three mortgage lenders before making a decision. Good, old-fashioned phone calls can help in your search. Call your local banks and ask questions about their loan programs. Read reviews on

‌More house: It can mean different things to different people. Maybe you’ve had your eye out for a deal on a chic condo downtown or are hunting for an original craftsman in the historic district. Maybe your family is growing and you simply need more space. No matter what type of house you’re after, there are strategies that can help you stretch your housing dollars to afford size or upgrades you may have thought were out of reach.

Get your hands dirty‌

A home that needs remodeling is likely to come with a lower asking price, so you may be able to afford a bigger home or one in a better location if you’re thrifty with the repairs. Shave off dollars here and there by doing some of the work yourself. Some skills, such as painting or tiling a floor, make for easy weekend projects that will save you loads in labor. For example, the cost of tiling a bathroom could be in the thousands if you hire a pro, but you can learn these skills yourself from online how-to videos or tutorials on big box home improvement store websites and easily do it yourself for a few hundred dollars in materials and supplies. The same goes for laying wood floors or a paver patio. Just remember to leave more complex jobs, such as electrical and plumbing, to the pros to avoid making potentially expensive — or dangerous — mistakes.

Deal in cash‌

Everyone knows cash is king, and a seller who’d rather have cash in his hand than wait a month or more for a buyer’s mortgage to be approved may be willing to negotiate a lower price for the privilege. This strategy will take some longterm planning, but if you’re patient and disciplined about socking away money, you probably will score a deal on a home with space for the home office you’ve always wanted or a large backyard for the vegetable garden of your dreams.

Avoid PMI‌

Private mortgage insurance — required on all loans for which the buyer makes a down payment of less than 20 percent — can zap your home budget. Although rates for PMI were reduced in early 2015 to about .85 percent of the remaining balance on the mortgage each year, you can avoid it altogether by making a down payment of at least 20 percent. If your budget for a new home is $200,000, PMI would cost about $142 per month.

If you dream big when it comes to buying a home, consider strategies that can help you afford more house.

Eliminating it by putting down 20 percent will allow you to put that $142 to work buying more house — an additional $35,000 in purchase price — for the same monthly payment. That’s not an insignificant amount of money when it comes to affording the size, location or upgrades you want. Once again, having cash in hand can help you do more with your housing budget.

Consider all your expenses‌

Your monthly housing expenses are made up not only of your mortgage payments including principal, interest and PMI, but also of property tax payments, homeowner’s association dues and homeowner’s insurance. Cutting some of these monthly costs can leave more room in your monthly payment for a higher purchase price. For example, if you don’t have children

or your children have left the nest, consider how much you might be able to save by choosing a home in a different school district than your target market. Parents often are willing to pay a premium for homes in a great school district, which can inflate prices inside a highly coveted district’s boundaries. If you don’t have to think about schools, your monthly housing dollars can probably buy “more house” in neighboring areas with lower listing prices. Similarly, consider the cost of homeowner’s association dues. Depending on the services the association provides to homeowners, monthly dues for condos and townhouses can get into the hundreds of dollars. If you’re willing to do your own yard work or snow removal, look for a community with lower association fees, which may only cover insurance for common areas and shared roofs.

Property taxes are another area where your monthly payment can take a hit. In some areas of the country, you can pay as much as 4 percent of the home’s value in property taxes each year. If you’re happy with what you get in return — maybe great roads, schools that don’t disappoint and a wealth of public parks and open space — you might be willing to pay the price. But if you’d rather trade in those perks for space, search nearby areas for a property tax deal. For example, a property tax bill in the Chicago area can run $8,000 on a $200,000 home. Just an hour’s drive away in southern Wisconsin, $200,000 can buy a larger home or one with more land, and the property tax bill could be only about $3,000. That’s $416 a month in savings for more house — a win-win that leaves more of your hard-earned dollars in your pocket.

You may not always like your Realtor’s advice, but his informed opinion can make a big difference in getting your home sold.

‌When it comes to selling a home, we’ve all been told things by our agent that we don’t want to hear. “You need to repaint the walls.” “That offer you thought was low was actually fair.” “Your house is overpriced.” In the interest of getting your home sold and the profit in your hands, you may have to make decisions with which you’re not entirely happy. These are times when a good agent will tell you the uncomfortable truth.

Change Your Home’s Look‌

If your home is wallpapered from stem to stern, you might find it hard to find a buyer who shares your particular

tastes. When your agent advises removing the wallpaper and painting the walls a neutral color, it may sound like an expensive, unnecessary expense. But the truth is that even costly changes can pay off bigtime in helping buyers look at your home as a blank slate — and getting your profit in your bank account. The same goes for changes such as removing outdated paneling, and installing more lighting or cleaning the windows to brighten up the space. Though you may hesitate at spending the money, your agent knows what buyers want and is thinking of your bottom line.

“no, thanks,” but it’s wise to consider your Realtor’s advice. If the offer is in line with the sale price of other similar homes in your area, ask yourself if you’re passing on a good thing. First conceived as a way to help brokers representing buyers and sellers connect, today a network of private MLS systems are accessible online by brokers and other real estate professionals.

A Large Marketplace‌

MLSs primarily are marketplaces where listing agents display their wares. Buyers and their agents can find photos, descriptions and specific information about properties for sale, including basics such as square footage, number of rooms and

room measurements; particulars of the home such as the type of heating system it uses and included appliances; location information, such as the municipality and other public districts in which the home is located; price information including previous listing and purchase prices; and specifics about financial considerations such as previous years’ property taxes and homeowner’s association dues. This breadth of information makes the MLS a buyer’s best friend when it comes to pinpointing properties of interest. Many MLS systems allow buyers’ agents to set up searches and notify buyers via email when a property meeting their requirements enters the market, or is sold or placed under contract. ‌A less-than-stellar home inspection report can be daunting for both buyers and sellers, depending on their level of experience making home repairs and negotiating deals. An experienced agent can help both buyers and sellers navigate this delicate situation and get to the closing table.

Buyers: How to Respond‌

The first thing you should do is discuss with your agent whether or not the home’s asking price already reflects the needed repairs. The seller may have had an inspection before she listed the home and priced the home accordingly. Your agent can help you consider other comparable home sales in the area to analyze whether it’s time to head back to the negotiating table. In some cases, you may decide to absorb the costs of repairs on your own.

If the home is older, some repairs are to be expected. Older wiring and piping, for example, might be commonplace for historic homes in the area, and sellers might be less receptive to making repairs. In a booming market, being handy and willing to complete some repairs yourself may give you a competitive edge over other offers. If you and your agent decide that the sellers must chip in for repairs, you might be tempted to lower your offer. This could work for smaller repairs, such as a new water heater. But there are other strategies that may be more attractive when the repair bills will be higher. A seller who has emotional ties to his beloved home may be offended or otherwise put off by a low offer. If the sticker price is a sore spot, consider asking for a credit at closing. Since a credit at closing reduces the amount of money the buyer needs at closing, you’ll keep more cash in your pocket to make the repairs at the

seller’s expenses, and the seller may be appeased with a higher purchase price. When determining the amount of the credit, it’s wise to get quotes from a few different service providers. You don’t want to guess at how much a new roof will cost and then be flabbergasted by the estimates you get later. At the same time, be careful not to base your request on the priciest quote. A seller who feels like his profit is being nickeled and dimed may jump ship. The least attractive tactic may be to ask the sellers to complete the repairs themselves. This can backfire, as some sellers may be less motivated to think about quality of materials and workmanship when they’re making repairs, since they won’t be the ones to enjoy the fruits of their labor. A credit at closing will allow you to decide whether the new water heater will be guaranteed to last for six years or 12, or whether the warranty on a roofer’s work will cover problems for 5 years or 25. If you must ask the seller

to make repairs, it is crucial to be sure you will have the right to sign off on the repairs before closing.

Sellers: How to Respond‌

The best way to respond to a poor inspection as a seller is to be prepared and armed with information. If you were a smart seller and had a pre-listing inspection, you probably believe you have priced the home according to the inspector’s findings. This doesn’t preclude you from making small concessions in order to close the deal. If the buyer’s inspector finds larger problems than your original inspection turned up, you may need to rethink things. If your inspector failed to note a failing roof or needed electrical work, it’s time to do some research. Get estimates from a few different companies in order to know if a buyer’s demands are fair. You don’t want to lose out on profit because the buyer is making big demands for small repairs.

‌A home showing is your chance to get a hands-on look at a home, so roll up your sleeves and do just that. If you decide to make an offer, serious issues with the home should be noted by a home inspector, but the showing is your time to do your own due diligence. Bring a pen and notepad and take detailed notes, including your favorite aspects of the home, as well as any potential issues. You will likely see quite a few homes during your search, so keeping track of them in written form will help you make a wellinformed decision later.

Before You Go‌

Do some homework before the showing. Read news articles about the area and research upcoming property tax increases or road development projects. Going into a showing with a good bit of information about the area will give you a full picture of the home and neighborhood.

Water damage: Look for water spots on walls or ceilings, including patches of new paint that may be covering up evidence of leaks. Structural integrity: Take a close look at the walls and foundation, noting any large cracks. Storage space: Does the home have plenty of space to store your belongings? If not, you could end up paying for it later when you need to rent a self-storage unit. Roof age: The listing should provide information about the age of the roof, but it’s a good idea to double check. Are there missing shingles or obvious stains? Replacing a roof is costly, so you’ll definitely want to consider the condition of the roof when making an offer. Repairs: Are there any items that obviously need repairs? Take detailed

notes so you can price these repairs and factor them into your offer. Likewise, if you know you’ll want to replace outdated tile or upgrade kitchen appliances, take note of the pertinent measurements for pricing. Plumbing issues: Turn on taps to be sure there are no obvious plumbing problems, such as drips after the tap is turned off, a water heater that’s failing or slow-draining sinks. A home with issues such as these may not have received proper maintenance and preventive care. Electrical issues: As with plumbing, turn on electrical fixtures to be sure they are working properly and there are no issues that will require costly fixes. The area: Visit the area a few times at different times of day. Drive by in the evening to get a sense of whether or not the area becomes crowded with vehicles or seems unsafe at night. Stop by nearby parks and talk with your potential new neighbors. Drive it: When you leave the home, map a route to the nearest grocery store, bank, school and other community services. This will give you a feel for what it would be like to live in the community.
