History of the man behind St. Patrick's Day St. Patrick's Day is celebrated each year on March 17. Although St. Patrick became the patron saint of Ireland, many people assume the role of being Irish for the day and participate in the revelry of celebrating St. Patrick's Day. Many of these revelers celebrate without fully understanding the man behind the holiday. Despite having such strong links to Ireland, St. Patrick did not begin his life on the Emerald Isle. St. Patrick was born to wealthy parents in Britain in the fourth century. His given name was Maewyn. His father was a Christian deacon, but there is no evidence that theirs was a particularly religious family. It is surmised that the role of deacon was more for tax benefits rather than a holy calling. Some history suggests that Patrick considered himself a pagan in the early years of his life. At age 16, after being taken to Ireland as a prisoner by a group of Irish raiders who were attacking his family's estate, Patrick began rethinking his religious beliefs. While working alone as a shepherd, he turned to religion for solace and adopted the name Patrick. He began dreaming of converting the Irish people to Christianity during his captivity. According to his historical writings, he heard a voice in a dream, which he believed to be God. God told him it was time to leave Ireland. Patrick escaped his captivity after six years by walking 200 miles to the Irish coast. He boarded a ship and fled back to Britain. Patrick had another holy
revelation that he was to return to Ireland as a missionary. To prepare, he began to study at a monastery under the authority of St. Germain, bishop of Auxerre for 12 years. He was ordained a minister and traveled back to Ireland with the purpose of assisting Christians already living in Ireland and to converting the Irish to Christianity. Patrick had an intimate knowledge of Irish culture due to his captivity. He was also familiar with traditional rituals. Therefore, instead of trying to remove all that was customary to the Irish people, he began working some of their rituals into his Christian teachings so they would seem more natural to the Irish. He managed to convert many pagans, and he and his disciples preached and converted many more. Patrick helped to build churches all over Ireland. By the end of Patrick's life, the majority of Ireland embraced Christianity. He lived the life of a wanderer and endured much suffering and poverty. Patrick died March 17, 461. Because the Irish descended from a long line of storytellers who had a rich tradition of oral legend and myth, there are many tales of Patrick that abound, many of which are untrue. He did not scare actual snakes out of Ireland nor did he take part in many of the embellished tales. He did succeed in making a big historical impact, which is why he entered into sainthood and had the date of March 17 established in his honor.

Easter is a time when Christian families gather to celebrate the resurrection of Jesus Christ. Religious customs abound on Easter, but a number of secular traditions have emerged as well. Perhaps the most popular secular tradition associated with Easter is the coloring of Easter eggs. Easter egg dyeing kits emerge in early spring. Consumers have a variety of alternatives to these kits at their disposal. There are some people who desire more environmentally friendly Easter eggs, so here are some creative and greener ideas for coloring eggs this year. * Wooden eggs: Visit a craft store and purchase wooden eggs that can be painted and decorated however you desire. The wooden eggs will be durable and can be stored away for use each and every year. Because they are made of wood, a naturally recyclable material, they are easy on the environment.

* Consider natural dyes. Use different food items to create all-natural dyes for the eggs. Tea, fruit and vegetable juices -- even packaged drink mixes -- can be used to tint Easter eggs in various colors. Because you're controlling the materials you use, you can ensure they are safe to use. * Experiment with papier mache. This ancient paper crafting technique uses recycled paper and a paste to create a hardened mold. Turn excess scraps of paper into delightful eggs put on display for the holiday. * Purchase corn starch eggs. Corn starch is used in everything from packing materials to children's craft products. Corn starch can be molded into solid forms or foam-type consistencies. Egg kits are sold with this green material. When Easter is over, the corn starch eggs can be put out for composting. Foam-type eggs may be dissolved with water. * Make edible eggs. Traditional Easter eggs can be wasteful if the eggs are boiled and used entirely for display. Rather, make eggs that will be enjoyed and are not at risk of spoiling too soon after being on display. Gelatin-dessert eggs is one way to use the eggs after Easter, and creative people can try crafting eggs out of meringue as well. * Dough eggs: Have the children get out their favorite modeling dough and craft multi-colored eggs as a fun, rainy-day project. Those who want the eggs to last can purchase actual clay from the craft store or whip up their own medium at home. After drying, the eggs should be ready to paint. * Drained eggs: Those interested in using the yolks and albumen from the eggs for cooking can poke small holes into the eggs and drain them. Then the remaining eggshells can be decorated and put on display.

Spring is a season of rebirth for many people, who welcome the warm weather with open arms, especially those who just endured a harsh winter. Spending time outdoors when the weather
warms up is a popular pastime for many people each spring. Road trips taken by college kids or high schoolers hitting the road for spring break or professionals and parents pack-

ing up the car for a weekend getaway have become synonymous with spring. A road trip is a great way to get outdoors and make the most of a warm day, but there are a few tricks of the trade drivers can employ to ensure their road trips are as enjoyable as possible. * Give your car a good wash. Drivers who live in areas with heavy snowfall should give their vehicles a thorough cleaning before hitting the road for a spring road trip. Salt and sand can build up on a vehicle over the course of a snowy winter, so a power washing will help remove excess salt, sand or dirt and help the car
run more smoothly. * Get the vehicle a tune-up. A tune-up, including an oil change, should be part of your pre-trip planning. Make sure winter hasn't caused any damage to the vehicle's body and ask your mechanic to perform a thorough inspection of the vehicle's suspension and brakes. If any problems arise, address them before embarking on your road trip. * Subscribe to a roadside assistance program. Roadside assistance programs, whether it's AAA or a program offered through your insurance company, provide a measure of security to road-trip-
pers. Many roadside assistance programs provide variety of emergency assistance for members, including: - towing service if your vehicle cannot start or operate safely, - battery service if your car's battery needs a jump, - flat tire service if you get a flat tire and don't have a spare or cannot change the tire yourself, - fuel delivery service if your car runs out of gas, and - lockout service if you lock your keys in the car. These services can act as a safety net should an issue arise

when you're on the road and far away from home or far away from a service station. Keep your membership card in your wallet and store their customer service number in your cellular phone should you accidentally lose your membership card or lock it inside your car. * Bring cash as well as credit cards on the trip. When embarking on a road trip, don't assume you will have ready access to an ATM on your trip or at your destination. This means you may reach a point when you have no cash on hand. While it's a good idea to bring some cash along on the trip, bring a credit card or cards as well should you find yourself with no cash. A major credit card, such as a Mastercard, American Express or Visa, is likely to be accepted at most filling stations. * Invest in a road navigation system. A road navigation system can be your best friend, helping you find your way in places with which you are unfamiliar. Road navigation systems can alert you to traffic conditions while providing directions and alternate routes. Some systems will even alert you to nearby filling stations, lodging or restaurants.

Banishing the chills Do you find yourself wearing a sweater when it's 75 degrees outside? Are you unable to tolerate the air conditioning on a steamy day? If you're always cold it could be a sign that your body is changing or it may be a symptom of illness, such as an underactive thyroid. Older people have less subcutaneous fat stores and muscle mass, both of which can insulate a body. Therefore, they may have trouble regulating body temperature. But there are ways to feel warmer. * Gain weight: Putting on a few extra pounds can help aging men and women who feel cold all the time. Consult with a doctor as to what is a healthy weight for your age. * Wear a vest: The body sacrifices heat in the extremities (hands and feet) to warm the core. Wearing a vest can keep your chest warm, and thus, the rest of your body. * Get physical: Moderate exercise can get the blood pumping and speed up metabolism. * Visit the doctor: Get a check-up to ensure you're not cold due to a medical condition.

The Kitchen Diva by Angela Shelf Medearis Potassium power Staying strong as we age obviously requires keeping physically active, especially focusing on strengthening our muscles. And as always, staying strong also means eating well to sustain and build muscle tissue. In this case, that means getting enough potassium. Science has long known that potassium is needed for muscle control. In recent studies done at Tufts University’s Jean Mayer USDA Human Nutrition Research Center, researchers found that including potassium-rich fruits and vegetables in our diets has beneficial effects on muscle. More specifically, older adults need potassium-rich fruits and vegetables that produce an alkaline rather than an acidic residue. Many of the foods we eat — protein foods and cereal grains, for example — produce acidic residues in our bodies. With aging, many Americans slowly build up these small acid residues, resulting in mild acidosis. This condition seems to “trigger a musclewasting response,” according to the researchers. But the process, they say, might be counteracted by eating alkaline-producing plant foods high in potassium. Their research showed that subjects “whose diets were rich in potassium averaged 3.6 more pounds of lean tissue mass (or muscle) than those with only half the potassium intake. That almost offsets the 4.4 pounds of lean tissue typically lost in a decade in healthy men and women age 65 and above.” Bananas are the most familiar potassium-rich food. Some other potassium-rich sources include
sweet potatoes, tomatoes, beet greens, potatoes, white beans, prunes, soybeans, winter squash, spinach, peaches, apricots, cantaloupe, honeydew melon, lentils, plantains, kidney beans and lima beans. The U.S. Department of Agriculture recommends that older adults get at least 4,700 milligrams of potassium daily. One medium sweet potato baked in the skin without salt has 542 mg of potassium. An 8- to 9-inch banana has 487 mg. A cup of lima beans, boiled with salt, has 955 mg. A medium baked potato with the skin has 926 mg of potassium. So there are lots of delicious ways to get what we need. Try my recipe for Creole Lima Beans with Sausage to add a healthy and tasty punch of potassium to your diet.
Creole Lima Beans with Sausage Feel free to try other types of link sausage in this recipe, including chicken, Italian or beef, or leave out the meat for a delicious, vegetarian side dish. 1 (16-ounce) package andouille sausage, cut into 1-inch pieces 1 tablespoon olive oil 1 medium onion, chopped 1 can (14.5 ounces) stewed tomatoes, with juice, crushed 4 garlic cloves, minced 1 rib celery, chopped 1 teaspoon salt 1 teaspoon black pepper 1 teaspoon paprika 1/4 teaspoon cayenne pepper 1/2 teaspoon brown sugar or honey 1 (16-ounce) package frozen baby lima beans 1/2 cup water or chicken broth 1. Using a large skillet over medium heat, add in olive oil. Saute onion for 2 to 3 minutes to soften. Add in the tomatoes and any juices. Use a potato masher or fork to break the tomatoes into large pieces. Add in the sausage, garlic, celery, salt, black

pepper, paprika, cayenne pepper and brown sugar or honey. Cook, stirring occasionally, for 4 to 5 minutes. 2. Add lima beans and water or broth to skillet. Stir and bring to a boil. Reduce heat to low, cover and simmer for 8 to 10 minutes, until beans are tender. Serves 6. Toyota Complimentary Maintenance
24 Month/ 25,000 Miles with purchase or lease of new vehicle
The beginning of racing season is the perfect time of the year to “start your engine” and make sure your ignition system is working properly. Addressing problems that may lead to ignition system failure is essential for dependable vehicle operation so you won’t be left stranded at the starting line, says the Car Care Council. “Many systems on your car work together to keep
you on the go, and the most important is the ignition system,” said Rich White, executive director, Car Care Council. “Symptoms of ignition problems include dimming of headlights and interior lights, illuminated ‘Check Engine’ and/or battery lights and failure of accessories to operate. It’s a good idea to look into these symptoms immediately to prevent ignition failure from bringing your
car to a complete stop.” Driving habits such as frequent engine on/off cycles cause more wear on the starter than a simple trip back and forth to work. Other factors, including driving and weather conditions, mileage, vehicle age and excessive electrical draws like in-vehicle entertainment systems, can impact the ignition system as well. Since the fuel injection system and car
battery are linked to the ignition system, a problem can be difficult to diagnose because it may be caused by one of many factors, such as a dead car battery, faulty ignition switch, worn out spark plugs, bad fuel injectors, ignition coil problems, fuel pump failure or starter motor failure. “It’s a good idea to include an ignition system check-up to your vehicle maintenance schedule,”
(NAPSA) — Selling your car yourself may be easier — and more financially rewarding — than you realize. Here are some tips: • Come clean. Start by throwing away all trash and removing all personal items from the vehicle. Some believe that having the car detailed before you list it is an investment that can pay off at sale time.

• Check it out. Have a trusted mechanic inspect your car. The mechanic’s analysis and feedback can help you develop a negotiating strategy, particularly if there are parts of the car in need of repair. • The right price. Setting the right price for your car is key. Set it too high and you waste time — too low and you lose
money. Fortunately, you can refer to the Kelly Blue Book to determine the car’s value. Sellers can also purchase the Carfax Unlimited For Sale By Owner package. It provides interested buyers with the detailed Carfax history of your vehicle. To learn more, visit www.carfax.com.

(NAPSA) — Buying a used car is becoming an increasingly common practice. In fact, it’s estimated that just over three used cars are now purchased for every new one sold. However, just because many people do it, doesn’t mean it’s easy to find the used car that’s right for you. Fortunately, doing a little homework before buying can keep a driver on the road to safety, savings and satisfaction.
To help, here are a few tips from the experts at AutoTrader.com and OnStar: • Consider purchasing a certified preowned vehicle: Certified preowned vehicles usually come with extended warranties and have been thoroughly inspected before being sold. • Make sure the vehicle you’re considering is functional for everyone who will be traveling in it: If searching for a used family vehicle, bring the
whole family on an extended test-drive to make sure everyone is comfortable with the vehicle. If you have small children, make sure child safety seats fit and can easily be installed in the vehicle. • Purchase a vehicle history report report and have the vehicle inspected by a qualified mechanic: By taking both of these actions, you will reduce the chance of unexpected issues later on down the road. • Ask about promotion-
al programs: Many manufacturers offer specific incentives to purchase their used vehicles. For instance, buyers of used GM vehicles equipped with OnStar are eligible to receive a three-month free trial of its Directions & Connections package. • Secure your financing in advance: Because used vehicle loans can vary when it comes to interest rates, visit a bank or credit union before making a final decision so you can be sure you’re receiv-
ing the best interest rate. • Don’t negotiate price based on what you want your monthly payment to be: Monthly payments can always be lowered to fit your budget by extending the length of the loan. Negotiations should be made based on the price of the car, rather than the monthly payment. • The sale process continues past the acceptance of an offer: After both parties agree upon an appropriate price, dealers usually will offer
extra accessories and services you might not be interested in. Be sure to stand firm and make it clear that you are not interested in paying more than the previously agreed upon price. For more information on OnStar, visit www.OnStar.com. For more information on AutoTrader, visit www.AutoTrader.com.
Five must-haves for your new truck (BPT) — With a brand new truck decorating your driveway, you’ve probably got plenty of ideas of how you’re going to use it for towing a boat, transporting large and heavy loads and conquering rugged terrain. Or maybe you just want to feel powerful while driving it down the road. But before you get too comfortable, think about what could make your truck even better. What can you add that will help your truck last longer, handle more tasks and look even stronger? Here are the five must-haves for all new truck owners to add to their vehicle. 1. Mud flaps — This detail is both a decoration item — show some style with a powerful diamond plate pattern or cheer on your favorite sports team everywhere you drive — and a safety item. Mud flaps help prevent your truck from throwing moisture and rocks back at vehicles following you, and they also help to keep the back end of your truck cleaner — so other drivers can see you in inclement weather. 2. Protective bedliner coating — A spray-on truck bedliner will give the bed additional protection from corrosion and abrasions, resist damage from chemicals and water, and keep objects stored in the bed from slipping and sliding around during travels. With this protective coating, your truck bed will look good for years to come. 3. Tie-down equipment — What is a truck better for than transporting large and heavy objects? Equip your new truck with tie-down anchor points and straps or ropes so they’ll be handy whenever you need them. Be sure to attach the anchor points at strategic places in the bed or along the bed rails so you can secure both large and small loads. 4. Tool box — Just like the tie-down equipment, you never know when you’re going to need a tool while you’re out and about with your truck. Sometimes the tools are for the truck itself — lug nut wrench, jack, screw drivers, etc. — but a wide assortment of tools can come in handy for many other uses as well. 5. Cover — For better fuel mileage with your new truck, install a hard or roll-up cover over the bed to help give the truck better aerodynamics, and to help protect what’s stored in the bed from the elements. Some covers are lockable, allowing you to securely store more valuable equipment as well. With these five must-haves, your truck is now ready to handle any task you assign to it, with plenty of power.

Who is responsible for repairs during a home sale? Many questions arise during the home-buying process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home's repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.
attorney to write clauses into the contract to protect their interests. This allows the buyer to forfeit the sale and walk away from the contract should an issue arise. The rules often change when buying a home that is a short sale or
There is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. The home-buying process is typically a careful cooperation between buyer and seller to find a middle ground. The buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that often determines if the sale goes through or is terminated.
Buyers should know that, for a home that is not in foreclosure, there are some repairs that should ultimately be the responsibility of the seller. If these repairs are not made, a buyer should think strongly about walking away from the deal, according to Why6Percent.com, a real estate marketing site. Such repairs include:
Before any negotiations can begin regarding repairs, it is adviseable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority -- even before a contract is entered on the home. An inspection will unveil any potential problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause. This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made. A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer working with his own real estate attorney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will accept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate
in foreclosure. A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs. According to Think Glink, a money-management Web site, buyers may try to negotiate repairs with the seller, but they shouldn't assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold "as is" and may even specify that repairs and requirements for the certificate of occupancy are the buyer's responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.
• lender-required repairs that could impact home safety • leaky pipes • water penetration issues, including a bad roof • unsafe decking or handrails • wet basements or crawl spaces • insecure foundations or obvious structural damage • poorly functioning sewer lines or septic system
Home buyers may be able to negotiate that sellers repair major structural issues, such as a leaky roof. If not, negotiate a lower sale price.
It is always adviseable for buyers to speak with a reliable real estate attorney and a trusted real estate agent to guide them through the process of buying a home. These people can help buyers navigate the important decisions that can affect the home they'll be living in for the next several years.

Men and women who have tried to sell a home are likely familiar with the phrase "curb appeal." Curb appeal is similar to getting ready for a big date, only you're not dressing yourself up to make a strong first impression. Instead, improving curb appeal involves dressing your home up in the hopes it makes a strong first impression on prospective buyers, many of whom will have a strong opinion about the property before they even get out of their cars to have a look around. A home with strong curb appeal can entice buyers who are likely to believe that a home with a well-maintained exterior is likely to have an equally impressive interior. Homeowners who want the process of selling their home to go smoothly can improve the property's curb appeal in a number of ways, many of which don't necessitate a substantial home improvement budget. • Clean up. The most effective way to improve curb appeal is to clean up the property. Many
homeowners are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property. Make sure all hedges are trimmed and remove weeds, sticks and other debris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer's eye. • Get an "edge" on other sellers. Edging is another easy and effective way to improve curb appeal. Edge driveways, sidewalks and other walkways around the property, removing or trimming anything that is hanging over the driveway or walkways. If the boundary between your driveway and lawn is not distinct, consider installing edging materials such as stone or bricks. The edging can be level with the driveway or elevated, but keep in mind that elevated driveway edging can protect the lawn,
preventing kids from riding their bicycles onto the lawn or cars from driving onto it. Adding edging is not a very difficult doit-yourself project.
• Take to the trees. Many homeowners grow accustomed to overgrown trees around their property and may not notice that low-hanging, unsightly
Ensuring a home's primary entryway is welcoming and well-groomed is one way homeowners can improve curb appeal.
branches are hiding the home from view. Buyers want to see the house, so take to the trees and trim any branches that hang too low or obscure your home. • Clean the gutters. Leaves and sticks hanging from the gutters are a red flag to buyers, who tend to associate clogged gutters with roof damage. Clean the gutters thoroughly before putting your home up for sale and keep them clean throughout the selling process. If your property includes lots of trees, install guards to keep twigs and leaves out of the gutters. • Make the home accessible through the front door. Many homeowners enter their home through a side door or through their garage. If you fall into this category, keep in mind that prospective buyers will be entering through the front door, so make this area accessible. Clear any clutter, such as overgrown hedges, away from the front door, and consider upgrading the door handle to a
more modern feature. In addition, make sure the lock on the front door doesn't stick, forcing the realtor and buyers to immediately struggle before entering the home. You want buyers and their real estate agents to get in and out of the home as smoothly as possible. • Make sure all plants, including flowers, are living. Dehydrated or dead plants and flowers are eyesores, and they will give buyers the impression that you didn't pay much attention to your property. Make sure all plants are alive and thriving and replace those that aren't. You can replant new flowers or plants or just use potted plants instead. When purchasing new plants, choose low-maintenance varieties that appeal to buyers who want good vibrant plants but might not want to put in much work into the garden. Simple ways to maximize profits on your investment property Real estate investors have many reasons for making such investments, but one of the more common motives behind a decision to invest in a property is the belief that real estate rarely depreciates in value. Though the recent housing crisis might have debunked that myth once and for all, real estate is still widely considered a sound investment, one that many people wish they could afford to make. Those who have already invested in real estate know how difficult it can be to maintain a property much less improve it, which should be high on an investor's priority list. But improving a property does not have to involve a complete overhaul or any other dramatic changes. In fact, there are several simple ways investors can improve their real estate investments and improve their chances of turning a large profit when they decide to sell a property. • Hire a property management firm. Some real estate
investors, especially those new to the business who just purchased an investment and have little money to spare, shy away from hiring a property management firm. But such a company is worth the expense for investors with little time or know-how with regard to fixing a home. A property management firm will ensure the building is kept in shape, and depending on your agreement with the company, may even take care of cleaning vacant apartments, readying them for showing and renting them to new tenants. Perhaps the biggest advantage to working with an effective property management firm is the likelihood that they will turn over the vacant apartment quickly, ensuring you aren't losing money when tenants move out. • Carefully vet prospective tenants. One of the easiest ways a property can fall into disrepair is to allow bad tenants to move into the building. It's understandable that investors want to get a building occupied

as quickly as possible so they can use tenants' rents to pay for the property. But bad tenants can cause damage to the property, and their behavior might encourage reliable fellow tenants to find a new living situation. When looking to fill a vacancy, establish a minimum income requirement for prospective tenants and ask applicants to produce proof of income and references from past landlords. This increases the chances you will find a respectful tenant who's fully capable of paying their rent on time. • Work quickly. Few people want to rent forever, so expect significant turnover, especially if your investment property is a larger complex with multiple dwellings. If you aren't working with a property management company, an easy way to maximize your profits on an investment property is to work quickly when turning apartments over after a tenant moves out. This includes painting and cleaning the apartment, and the process
should go smoothly if you properly vetted tenants and the vacant unit did not suffer
Turning over a unit when a tenant moves out should take no more than a week. significant damage while the previous tenants were living there. A unit with just minor wear and tear should take one week or less to get ready to show to prospective tenants,

longer than a month and you're losing money you don't have to lose. • Upgrade appliances. Renters are just as likely to fall in love with curb appeal as buyers are. While there may not be a yard to entice renters if you purchased an apartment complex, curb appeal can apply to an apartment's interior. One of the more notable eyecatchers to prospective renters is updated appliances, especially since appliances may be the only items actually in the apartment when it is shown.

appear dated and are certain to make a strong first impression on prospective renters, many of whom would be willing to pay more in rent for a unit with update appliances. In addition, renters may feel that landlords who took the time and spent the money to upgrade appliances are likely to make a greater effort maintaining the property. Investors can maximize their returns on investment properties in a variety of ways, many of which don't require significant effort.

Home features that are disappearing There is no denying the profound impact that the recession has had on the real estate industry. For the last several years, the real estate market went from booming to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some offerings that were once commonplace. The National Association for Realtors says that, despite floundering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -foreclosures and short sales sold at deep discounts -accounted for 25 percent of homes sales in May of 2012. That figure is down from 28 percent in April and 31 percent in May of 2011. While home sales have increased, money is still tight in the building industry and among home buyers. As such, instead of over-the-top features in homes that were once
becoming the norm, builders are now focusing on more value-conscious designs and offerings. The list of add-ons also has been reduced. So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the wayside. • Sunrooms: Although the "bring-theoutside-in" movement was once strong, builders are now focusing on home features that immediately add value and attract the eye of buyers. Therefore, they're putting their resources into linen closets and laundry rooms while deemphasizing sunrooms. • Extended ceiling heights: It can take a lot of energy to heat rooms with 15-foot ceilings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving money. Homeowners want spaces that are easier to heat and cool.

• Luxury bathrooms: Many private residence luxury bathrooms rival those found at popular 4-star hotels. But luxury bathrooms are being phased out in favor of less expensive, more practical options. • Outdoor kitchens: Although entertaining at home is one way to keep budgets in check, some homeowners have realized they don't need a complete backyard kitchen with a pizza oven and brick fireplace in order to host guests. According to a survey from the National Association of Home Builders, outdoor kitchens are the second least-likely feature to be included in homes built in 2012. • Media rooms: Individuals certainly love their gadgets, but many of these gadgets have become smaller and more portable. That reduces the need for giant home theaters and gaming spaces. While certain features are disappearing, there are others
Tall ceilings in family rooms are being eschewed in favor of smaller, more intimate spaces. that are growing more and more popular. Dual sinks in kitchens, walk-in closets, extra storage areas, and hidden charging stations for devices are likely to show up more and
more in new home designs. The design of new homes is changing to be more budget-friendly and also represent the changing priorities of home buyers. As a
