Hello Again Hello Again, February 27, 2013 Is it ever proper to refer to a lady — especially in writing — as a character? I hunted through Roget’s thesaurus for just the right words to accurately describe — or so to speak, paint a word picture of Corrine Pollack. I finally decided while character did not really do her justice in common usage, it nearly hit the mark. Lets start years before. In the early 1940’s, my brother Wesley walked door to door in our village and even out to the homes of farms in the country to build a route to buy — sell — and deliver a weekly newspaper named simply, “The Grit.” Maybe it would be more accurate to state — the national edition of the weekly Grit newspaper. The Grit was founded in 1882 by Dietrick Lamade, printed and published in Williamsport, PA. At the time of its first anniversary, they proudly announced circulation of about 1,400 and by the 1930’s during the time of the Great Depression, distribution had reached over one million three hundred thousand weekly copies. Wesley’s route grew to about 37 papers, spread from our village into the country for a few miles which I believe that during those years, the Grit had the largest circulation of any weekly newspaper in the United States. He, Wesley, was proud of his Grit paper business and so were we, Mom, Dad, and myself. After a period of time he sort of turned his business over to me. Now I wonder is that when the newspaper bug bit me? To this day, I remember fondly the weekly Grit, or should I say American’s Family Newspaper. We certainly did not play a very important part in the one million three hundred thousand weekly circulation but I’ve often wondered what part did it played in my life. In the nineteen-seventies we published a country family weekly in Otsego County and that is where Corrine Pollack came into the picture. Corrine and her husband Richard owned a neat friendly restaurant on Route 205 between Hartwick and Mt. Vision, New York. One day I stopped at Pollack’s Country Kitchen for a quick lunch and met Corrine and Richard. Corrine said she enjoyed reading our paper and wondered if she could write a weekly column. Well the first one she mailed in was so corny, I thought it was more suited to the Hicksville Bladder. But — we published it unedited and it became an instant smash hit. The readers loved it. Corrine always claimed she got her start writing for our weekly.
Now lets jump ahead to this evening, February 18, 2013. I was sitting in our living room reading an old copy of the Grit newspaper dated April 11, 1982 and what did I find on page 15? “A letter from Hartwick,” about a smile that may melt an iceberg, the author Corrine Pollack.

How I wish you could read some of her ramblings. Then you would understand how I could call such a lady — a character. I’m going to contact Corrine to see if she will write for the Hello Again pages.
In other words, if you happen to have one of the outlawed magazines in your vehicle, garage, or possibly in your home or possibly do not even know about their existence until located — your sky could fall in.
Corrine could and would turn a 20-minute hamburger with French fries customer into a local celebrity, even a person you would like to meet or send you into a chuckle. She could write about something not worth writing about and have you waiting for her next week’s letter from Hartwick.
So what does this mean to you? Learn what this law is about and how it could destroy you and your family’s life. If found guilty, it will be too late to learn and act. If you think Henny Penny is a joke, this new gun law is not.
We are in the process of rebuilding an apartment on Spring Street in Palatine Bridge. I asked the carpenter how long it would take to finish the job. He replied, “Two hours.” Two hours later when he was not finished I asked him how much longer would it take. During most of those years, I have dreamed of publishing a Grit-type paper. During mid-January our state government passed a gun law that is so unbelievable, earth-shaking, potentially serious it could only have become law after little or no thought — no looking into the past and certainly no thought for the future. The law was passed on Jan. 15, 2013 and was signed into law by Governor Andrew Cuomo on the same day. It is now the New York Secure Ammunition and Firearms Enforcement Act of 2013. If you are found in possession of a high capacity ammunition feeding device (magazine over ten rounds) you can and will be arrested and forever be

With the new Obama poor health program, I am concerned about those who wrote it. First of all, we know two things: one, they certainly never thought it through and the second, unless they are unemployed (and maybe should be), they don’t have time to read it through. Biggest fear is, as Will Rogers would have remarked, “They appear to be so narrow-minded, if they fall on a sharp pin, they could put both eyes out.” Remember when the heated discussion concerning our president’s birthplace took place, and it seemed no one other than the man himself could find out where he came from? Well a few country boys sitting around a chunk stove finally came up with a believable answer. He was delivered by a stork sent through the Audubon Society by a government employee. Naturally, the deliverer could not remember where he was found. Possibly in the bulrushes! Remember today is the last time you will ever live — this day. Make it count. Say hi to your neighbor. Kind words to your mother-in-law. Put your faith in the teachings of the Holy Bible. God bless you and your family. The beginning of racing season is the perfect time of the year to “start your engine” and make sure your ignition system is working properly. Addressing problems that may lead to ignition system failure is essential for dependable vehicle operation so you won’t be left stranded at the starting line, says the Car Care Council. “Many systems on your car work together to keep
you on the go, and the most important is the ignition system,” said Rich White, executive director, Car Care Council. “Symptoms of ignition problems include dimming of headlights and interior lights, illuminated ‘Check Engine’ and/or battery lights and failure of accessories to operate. It’s a good idea to look into these symptoms immediately to prevent ignition failure from bringing your
car to a complete stop.” Driving habits such as frequent engine on/off cycles cause more wear on the starter than a simple trip back and forth to work. Other factors, including driving and weather conditions, mileage, vehicle age and excessive electrical draws like in-vehicle entertainment systems, can impact the ignition system as well. Since the fuel injection system and car
battery are linked to the ignition system, a problem can be difficult to diagnose because it may be caused by one of many factors, such as a dead car battery, faulty ignition switch, worn out spark plugs, bad fuel injectors, ignition coil problems, fuel pump failure or starter motor failure. “It’s a good idea to include an ignition system check-up to your vehicle maintenance schedule,”

Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home's repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.

An inspector also may point out problems that could cause a mortgage lender to give pause. This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made. A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer working with his own real estate attorney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will accept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate
in foreclosure. A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs. According to Think Glink, a money-management Web site, buyers may try to negotiate repairs with the seller, but they shouldn't assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold "as is" and may even specify that repairs and requirements for the certificate of occupancy are the buyer's responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.

Curb appeal is similar to getting ready for a big date, only you're not dressing yourself up to make a strong first impression. Instead, improving curb appeal involves dressing your home up in the hopes it makes a strong first impression on prospective buyers, many of whom will have a strong opinion about the property before they even get out of their cars to have a look around. A home with strong curb appeal can entice buyers who are likely to believe that a home with a well-maintained exterior is likely to have an equally impressive interior. Homeowners who want the process of selling their home to go smoothly can improve the property's curb appeal in a number of ways, many of which don't necessitate a substantial home improvement budget. • Clean up. The most effective way to improve curb appeal is to clean up the property. Many
homeowners are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property. Make sure all hedges are trimmed and remove weeds, sticks and other debris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer's eye. • Get an "edge" on other sellers. Edging is another easy and effective way to improve curb appeal. Simple ways to maximize profits on your investment property Real estate investors have many reasons for making such investments, but one of the more common motives behind a decision to invest in a property is the belief that real estate rarely depreciates in value. Though the recent housing crisis might have debunked that myth once and for all, real estate is still widely considered a sound investment, one that many people wish they could afford to make. Those who have already invested in real estate know how difficult it can be to maintain a property much less improve it, which should be high on an investor's priority list. But improving a property does not have to involve a complete overhaul or any other dramatic changes. In fact, there are several simple ways investors can improve their real estate investments and improve their chances of turning a large profit when they decide to sell a property. • Hire a property management firm. Some real estate
investors, especially those new to the business who just purchased an investment and have little money to spare, shy away from hiring a property management firm. But such a company is worth the expense for investors with little time or know-how with regard to fixing a home. A property management firm will ensure the building is kept in shape, and depending on your agreement with the company, may even take care of cleaning vacant apartments, readying them for showing and renting them to new tenants. Perhaps the biggest advantage to working with an effective property management firm is the likelihood that they will turn over the vacant apartment quickly, ensuring you aren't losing money when tenants move out. • Carefully vet prospective tenants. Home features that are disappearing There is no denying the profound impact that the recession has had on the real estate industry. For the last several years, the real estate market went from booming to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some offerings that were once commonplace. The National Association for Realtors says that, despite floundering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -foreclosures and short sales sold at deep discounts -accounted for 25 percent of homes sales in May of 2012. That figure is down from 28 percent in April and 31 percent in May of 2011. While home sales have increased, money is still tight in the building industry and among home buyers. As such, instead of over-the-top features in homes that were once
becoming the norm, builders are now focusing on more value-conscious designs and offerings. The list of add-ons also has been reduced. So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the wayside. • Sunrooms: Although the "bring-theoutside-in" movement was once strong, builders are now focusing on home features that immediately add value and attract the eye of buyers. Therefore, they're putting their resources into linen closets and laundry rooms while deemphasizing sunrooms. • Extended ceiling heights: It can take a lot of energy to heat rooms with 15-foot ceilings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving money. Homeowners want spaces that are easier to heat and cool.
