March 23, 2013 Hello Again, Here we go again: same theater, replay show, no popcorn. It is the middle of March. The geese are heading back towards the North, visiting our cornfields, lakes, ponds, and rivers. Have you noticed the Canada geese do not seem to honk as much heading north in the spring as during their fall migration? Do you think that in the fall, they are not honking, but laughing at us as they travel south? It’s been told that one of our upstate golf courses, which borders on a lake, had, and still has, a serious problem created by geese. While eating the grass on the fairways, they pull up wads of grass along with roots, which naturally leaves an ungrassed hole and a place for the golf ball to end up in. Management of the golf club purchased a dog trained to scare the geese, sending them out to the lake or nearby farm country. The dog did his job. With that, a New York State paid conservationist did his job by informing the golf club it could not use their scare dog. Is it possible our burgeoning state government will, along with soda pop cops, add a position of golf course — goose divot — hole repair person? Just think of the advantages to society this could create. New York State – SUNY – colleges could offer a four-year degree in goose hole plugging. Maybe they could be taught to bark like a dog. Back a few years ago a pair of beautiful swans spent their summers on or near the lake. They were so expansive in their white beauty we would actually stop playing golf when they flew over to watch their flight and hear the whooping sound. The state environmental officer, claiming the swans would soon take over that nine-mile lake, admitted he shot one of the swans. Now we all know it takes one momma and one poppa. No female with male means no procreation – did New York State come to our rescue? Imagine a nine-mile lake so covered with swans, boats would no longer be allowed or maybe they would cause the sky to fall in. At any rate, for several summers one lonely swan still returns. I just returned from lunch at the Hungry Bear. One of their regular customers, we will call him the “strawberry man”, was being ribbed by the waitress. She said he looked like the recent newspaper picture of the Herkimer County gunman; implying that his presence could invite a police raid or at least disturb other customers. I felt sorry for him. The poor innocent, defenseless guy — all he asked for was to eat his strawberry shortcake minus the cake in peace. One never knows does one? Stop the press! – Our newsroom just received a newsflash in letterform from a Sprakers, NY reader. It reads: Dear Sir; I enjoyed your editorial regarding Henry Kaiser… the kind of American we should all be proud of, BUT Are you aware that the NYS historical marker that identifies the location of Kaiser’s home disappeared from Sprout Brook some time ago? I don’t know if that means it is waiting to be refurbished by the state, or if someone stole it to sell as scrap metal. I haven’t been through Sprout Brook in several months, but if my observation is still valid there is no one in a better position than you to determine “the rest of the story.” Sincerely, Michael

Dear Michael: I’m not surprised – someone made off with, and I hope did not destroy, Henry Kaiser’s New York historical marker. I am personally offering a reward of $100 cash to anyone who will bring this marker to our Palatine Bridge office so it can be installed in a proper place, even if it has been damaged. No questions will be asked. If someone merely knows where it is, we would appreciate a letter. Fred Lee There are some situations which I have trouble understanding. For example, I heard a grandmother say she cannot wait for her grandson to grow up. I wonder — if it takes her grandson 10 to 12 years to grow up, how about the grandmother? Won’t she also be 10-12 years older too? I personally am in favor of growing older but not in any hurry. I choose moderation. Darned if you do and darned if you don’t. If you read any of the current health literature, they will tell you to cut out eating potatoes. If you eat too many, you will gain too much weight and die. During the early parts of the last century, the country of Ireland was hit with a potato famine. The Irish didn’t have any potatoes so they died — died from lack of potatoes. Darned if you do and darned if you don’t. On the other hand, what possible enjoyment could one get by eating a nice properly cooked T-bone steak without a baked potato? Do you think New York City’s mayor will outlaw nice big, long Idaho baking potatoes? If he does, I would suggest to him to stay shy of Idaho and Maine. Can you imagine a steak dinner with a little runt of a potato? When I hear people talk about the good old days. I wonder how many really know or remember life as life was lived back in the good old days. In the good old days, very few ever saw an automobile. Transportation was furnished by horses, mules, oxen, trolley cars, trains, or you could walk. The family comfort station was a three-holer about 50 feet from your back door. While resting there at one of the three holes, you could hear a mud wasp somewhere down below. Those wasps did not force you to leave, but certainly made one willing to. Naturally country folks did not enjoy electricity while some city dwellers did have natural gas hookups. No refrigerators, central heat with a blower, washer/dryers, or vacuum cleaners. The streets and roads were packed down dirt, sometimes with mud, mud puddles, and ruts. To say the least, the so-called good old days we would not willingly choose as a lifestyle. What really changed all of that? Yes — inventions played a big part, but the real controlling factor was easy credit. When the commercial credit companies made it possible to purchase our hearts desire with easy credit came financial disaster. Now, the greatest country on the face of this earth has fallen into the pit of easy credit. Our governing bodies borrow so they can spend. Fifty years ago absolutely no American would ever believe we would run our government on borrowed money from China. Is disaster the natural outcome of borrowing? Just think, we owe 17 trillion dollars because we the citizens of this country allowed our government to borrow — not pay back — and continue to borrow more so we can buy what we don’t need or give-away to other countries. Look for the robins, a first sign of spring. Thank God for creating this world. Show love and concern to your friends and neighbors. In spite of what is taught, America is a Christian nation. Don’t be afraid, it is ok to believe in both this country and our Lord Jesus. Fred Lee and Family

Whatchamacallits The American Draw Gauge, sometimes called a plough gauge or strap cutter, is a leather trimming tool often used for making leather straps. Users slide the adjustable ruler to the width they want their strap to be. The blade (sticking out on the end of the ruler) slides through the piece of leather, with the edge of the leather forced against the center pistol grip. Type in the title and author, and you will be able to determine how much it is being offered for sale by various dealers throughout the world. Pay close attention to editions. A first edition is always more valuable than a later printing. Condition also is important. To find a buyer, you might consider listing them on eBay. I looked up of the titles you listed, a 1919 edition of “The Magic of Oz,” and it is available for $10 by a bookseller in Tucson, AZ Q: My dad has a bottle of 7-Up that salutes “The Fighting Irish of Notre Dame.” What do you think it is worth? — Amy, Knox, IN A: I spoke to several soda-pop collectors, and they seem to agree it would be worth about $10. One of the better reference books is “Soda Pop Collectibles Price Guide” by Allan Petretti. According to Petretti, 7-Up was introduced in St. Louis in 1929 by Charles L. Grigg. Q: I have a Sears & Roebuck catalog from the 1900s, No. 110. 1970s and ‘80s. The tipoff is the fact that it was edited. The original catalogs did not list editors. The series included catalogs from 1896, 1910 and 1929, in addition to several others. An appliance thermometer will indicate the temperature inside the refrigerator and freezer in case of a power outage and help determine the safety of the food. • Make sure the freezer is at 0° F or below and the refrigerator is at 40° F or below. • Freeze containers of water for ice to help keep food cold in the freezer, refrigerator or coolers after the power is out. • Freeze refrigerated items such as leftovers, milk and fresh meat and poultry that you may not need immediately — this helps keep them at a safe temperature longer. • Plan ahead and know where dry ice and block ice can be purchased. • Have coolers on hand to keep refrigerator food cold if the power will be out for more than 4 hours. Purchase or make ice cubes and store in the freezer for use in the refrigerator or in a cooler. Freeze gel packs ahead of time for use in coolers. • Group food together in the freezer — this helps the food stay cold longer. • Store food on shelves that will be safely out of the way of contaminated water in case of flooding. Steps to follow after the weather emergency: • Keep the refrigerator and freezer doors closed as much as possible to maintain the cold temperature. • The refrigerator will keep food safely cold for about 4 hours if it is unopened. A full freezer will hold the temperature for approximately 48 hours (24 hours if it is half full) and the door remains closed. • Discard refrigerated perishable food such as meat, poultry, fish, soft cheeses, milk, eggs, leftovers and deli items after 4 hours without power. • Food may be safely refrozen if it still contains ice crystals or is at 40° F or below when checked with a food thermometer. • Never taste a food to determine its safety! • Obtain dry or block ice to keep your refrigerator and freezer as cold as possible if the power is going to be out for a prolonged period of time. Fifty pounds of dry ice should hold an 18-cubic-foot full freezer for 2 days. • If the power has been out for several days, check the temperature of the freezer with an appliance thermometer. If the appliance thermometer reads 40° F or below, the food is safe to refreeze. • If a thermometer has not been kept in the freezer, check each package of food to determine its safety. If the food still contains ice crystals, the food is safe. • When in Doubt, throw it Out!

How accurate is your credit report? Consumers are allowed to get a free copy of their credit report each year. Chances are that most only send for it when a problem arises with a loan or a hike in insurance rates. A better tactic is to send for the report annually and check it closely for accuracy. Look for errors about whether your bills have been paid on time, if you’ve paid more than the minimum payment, and your percentage of credit availability used. All of these affect your credit score. The Federal Trade Commission recently completed the fifth segment of its ongoing study about the accuracy of consumer credit reporting by the Big Three: TransUnion, Equifax and Experian. Here are some of the things the FTC discovered: • Five percent of consumers had a seriousenough error to cause them to have to pay higher interest for loans and insurance. • One in five had an error on at least one report. • One in four had errors that could affect their credit score. • One in five had an error that was eventually corrected after it was disputed. • Four out of five who disputed an error had a modification to their credit report. • One in 10 had a change in their FICO score after the errors were corrected. • One in 20 had a FICO score change of more than 25 points; one in 250 had a change of more than 100 points. Nowadays, it’s important to check for someone else’s name on your report. This information often is at the very end under an “Also Known As” section. If your name is Thomas J. Smith and you’ve never opened a line of credit with “TJ Smith” or “Tom Smith” and you see an alternate name on your reports, beware that someone might have been using your credit or there might be a conflict between files. To file a complaint with the FTC, call it at 877-FTC-HELP (877-382-4357). The Big Three reporting agencies are: TransUnion, 800-9168800; Equifax, 800-685-1111; and Experian, 888-397-3742 Scrutinizing your credit report once a year and then disputing any errors is the best way to keep your FICO score as high as it legitimately should be. Schools a big factor in home purchase There are many factors buyers consider when shopping for a home. From the number of bedrooms to the size of the backyard, prospective buyers have their priorities with what they're looking for in a home. Parents to young children or couples who are planning to start a family soon should also consider the school system. Although granite countertops and interior living area may be foremost on the minds of house shoppers, individuals also have to take school districts into consideration when looking at homes, particularly if they're concerned about giving their children the best education possible. According to research by The Wall Street Journal, buyers are willing to pay more for a property if it is in a good school district. That's because even if they do not have children, buyers know that a good school district helps a home remain attractive.

There are some Web sites that can help prospective buyers look at the schools in the areas they are considering. GreatSchools.net and Education.com are two of the premier sites. They break down test scores, demographics, parent and student reviews and many other things that are vital to getting a picture of the school as a whole. The sites also use a ranking system from 1 to 10 (10 being the best) to show how the school stands in comparison to others in terms of test scores. Buyers also may want to make a trip to visit the area they're considering during school hours. This way they can drive by the school and see for themselves the type of students and parents entering or exiting the building. One also may want to set up a brief meeting with the principal to learn more about the ideals of the school and its goals. It's also necessary to look at the proximity of the school to the house. Some towns have rules in place regarding busing or walking to school. Students who live within a certain distance from the school may have to find their own transportation to and from school. This is something to mull over. Families that are interested in a host of extracurricular activities can also evaluate the town or school district based on the sports or other opportunities offered to students. Be advised that the school closest to a home might not be the one a student will attend. Zoning laws, and not necessarily proximity, often dictate where a student will attend school. Therefore, it is important to check with the real estate agent or town to ensure the research being done is for the correct school. Some parents prefer their children go to private school, and many towns and cities have a number of options. In addition to the public schools, agents should be able to point buyers toward the private schools in the area. Some may be able to list tuition costs and acceptance requirements. Having a picture of the school district in the area buyers are considering will help offer a better idea of the neighborhood and the people around whom they'll be living. School districts are important to consider when buying a home, so much so that buyers are willing to pay a little more if it means having a good school in their area.

Older buildings tend to have creaky or drafty windows, which not only makes the property colder during the winter months, but it also drives up utility costs as renters are forced to turn up the thermostat to combat drafts and cold air entering the unit. New windows can eliminate such drafts and reduce utility costs, something landlords can use to their advantage when discussing the property with potential tenants. Landlords might even be able to earn tax breaks when installing new, energyefficient windows. Discuss if any such breaks exist with the local municipality.

• Replace the carpeting. Carpeting is another area prospective renters are instantly drawn to when viewing an apartment. Get the best price when selling a home The housing market has not yet rebounded to pre-recession prices, when buyers seemed to be stepping over one another to bid up the price of homes. Today's sellers may be lucky to get asking price, with the reality being a certain percentage below. However, that doesn't mean sellers should accept bottom-of-the-barrel offers. There are still ways to get the best price possible on an offered home.

Curb appeal is one factor that can help a home sell faster and for more money.

With sellers hoping to get the most possible for a home and buyers interested in spending the least, it's sometimes a battle of wills when it comes to hashing out a confirmed price in the world of real estate. Sellers who wonder whether they'll struggle to get a good offer can hedge their bets in the right direction by employing a few strategies. • What you see is what you get: It's difficult to change first impressions. If a potential buyer pulls up to a home that doesn't give them "warm and fuzzy" feelings immediately, it may be hard to eventually sway opinion of the home -- even if it's pristine on the inside. Individuals do judge a book by its cover, which means that effort should be put into making a home's exterior as appealing as possible. Landscaping should be neat and lush. There shouldn't be any obstacles leading to the front of the home. Items that look in disrepair should be mended. Curb appeal does matter. • Use a real estate agent: Many people forgo this step, thinking they can sell their home just as well without an agent and not have to pay commission in the process. A real estate agent is schooled in the process of negotiating the price of an offered home. In fact, the more a home's selling price, the higher the agent's profit. That's incentive right there. Furthermore, agents know the average prices of similar homes and can help a seller price and market a property correctly. That may add up to a faster sale (and a better offer). • Price it competitively: Some sellers think the higher they price their home the more money they'll get for it. The fact is, the longer an overpriced home sits on the market, the less appealing it will appear to buyers. Individuals looking for a home may repeatedly see the listing and wonder what's wrong with the home. Even if it's the best home in the neighborhood, it may be seen as a red flag that's best avoided.

• Give people what they want: Buyers often prefer updated kitchens and bathrooms. Most buyers out there are not looking for "handyman specials." They want a relatively turn-key property. A kitchen or bathroom that is an eyesore can repel potential buyers. Home shoppers may be more inclined to go closer to asking price if some of the bigger-ticket items are already completed. • Don't be an open book: If a buyer knows that time is of the essence or the home is "priced to sell," he or she may sense that desperation, almost guaranteeing a low-ball offer. Sellers shouldn't let on too much about their reasons for selling or make it seem like

they'll be in dire straights if the home doesn't sell quickly. Selling a home under duress is not likely to cause prospective buyers to pony up. • Don't be afraid to counter-offer: A buyer who is excited to get an offer on a home in a slow market, but feels the offer is below value, should definitely counter-offer. While the buyer may not accept the counter, he or she may make another offer that is more to the seller's liking.

Did you know? Primary mortgage insurance, or PMI, protects lenders in the event that borrowers default on their primary mortage by ceasing to make payments, resulting in homes ending up in foreclosure. But all borrowers do not have to pay PMI. Typically, home buyers must make a 20 percent down payment on a home when they buy it. However, some borrowers are unable to put down 20 percent. In such instances, the lender will require they pay PMI. This is because the lender views a borrower who cannot make an initial 20 percent down payment as a riskier investment, and lenders charge PMI in an effort to protect themselves should the borrower

prove worthy of their skepticism. PMI will be factored into the monthly mortgage payment, but borrowers should know they do not have to continue paying PMI once they have paid enough toward the principal amount of the loan. For most, this means once they have paid 20 percent of the principal, then they can ask that the monthly PMI payment be removed. Many borrowers are unaware of this or even forget to ask, but it's within their rights as borrowers and can save a substantial amount of money over the course of the mortgage loan.

In an effort to leave the unemployment line behind them, many men and women have decided they would relocate for jobs if the opportunities presented themselves. According to the Atlas Van Lines 2012 Corporate Relocation Survey, 52 percent of all relocations in 2011 were new hires. If you find the city fits your lifestyle, then begin your pursuit of a career. • Don't overlook temporary housing. Many firms provide temporary housing for new hires or existing employees who relocate. This option should not be overlooked. Firms expect quick answers when asking an existing employee or a new hire to relocate. In fact, the Atlas survey found that 72 percent of firms give an employee two weeks or less to accept an offer to relocate. So you likely won't have enough time to find your next place to call home. In such instances, consider temporary housing, ideally offered by the company. If the company does not provide temporary housing, then stay with a friend or family member or contact realtors and explain your situation. A real estate agent should be able to help you find temporary housing and can then help you once the relocation is complete and you're ready to find a permanent residence.

Finding a company that's willing to incur some, if not all, of an employee's relocation costs is certainly one way to make the process go smoothly. But even those who can't find such a willing employer don't have to rule out relocation. The following are a few ways to make relocating for your career as successful as possible. • Don't be afraid to negotiate. The Atlas relocation survey noted that 87 percent of the firms surveyed had a formal relocation policy. These policies can run the gamut from very accommodating to extremely limited. But many policies leave room for exceptions, so men and women should not be afraid to negotiate. The company may offer additional benefits to entice you to relocate, but the applicant has to ask about those benefits. • Do your homework. Companies often expect quick responses when they offer out-of-towners a position. Applicants likely won't have enough time between receiving the offer and meeting their

The process of buying a home can be an emotional roller coaster ride, with feelings of excitement mixed in with exhaustion, fear and uncertainty. Over the last several years, the real estate market has been turned upside down, and many prospective buyers have begun to question some of the conventional wisdom associated with buying a home. While such skepticism might be a healthy attitude in the current market, prospective buyers -- particularly those who have never purchased a home before -- should avoid the following mistakes that buyers make regardless of whether the market is up or down. • Failure to get qualified beforehand. Mortgage qualification is essential when buying a home, as it gives buyers preapproval for a loan before they make any offers. Making an offer on a home before you know what the bank is willing to lend you is a waste of time for everyone involved, including you, the seller and the real estate agents involved. Some agents will not show a home if you don't have a preapproval. Once preapproved for a loan, don't take any steps that might put that approval in jeopardy. • Being blindsided by additional costs. First-time homebuyers, once they have moved into their home, often experience some sticker shock when the additional expenses associated with home ownership arise. These additional expenses include property tax and insurance costs and can be substantial. Even those buying a condominium or co-op should expect monthly maintenance fees even if their new place is brand new and needs no maintenance. • Shooting for the moon. The ongoing recession is in part the result of predatory lending that saw banks grant excessive loans to applicants who, in hindsight, could not actually afford all that they were approved to borrow. The result was many people buying homes they could not afford, and then suffering some steep consequences, including foreclosure, when the first mortgage payment came due or the interest rate rose. First-time and even veteran buyers must avoid shooting for the moon when it comes to buying a home, and instead only buy one they know they can afford. What the banks says you can afford isn't always the same as what you know you can afford. Only buy a home you know you can afford, regardless of whether the bank has approved you for a larger loan.

• Pigeonholing yourself into an inadequate living situation. Just like buyers shouldn't go overboard, they also must avoid compromising on the things that are most important to them. For example, many of today's buyers, fully aware of the rash of foreclosures and all the housing horror stories of the last several years, are reticent to commit to a home, and might compromise with a condo or co-op. But if a home is what you really want, and another living situation that mirrors apartment life is going to make you miserable, don't settle for that situation for the sake of security. Doing so could cost you financially, especially when you realize the situation isn't what you'd hoped for and look to sell earlier than is ideal. • Skimping on the cost of an inspector. An inspector is your last chance to find out if a home is your dream home or a money pit. Even if a house appears to be everything you want, don't close on the sale until the house has been thoroughly inspected. The old adage that advises against judging a book by its cover certainly applies to buying a home, and prospective buyers should enlist the services of a qualified inspector before closing on the sale of a home.

Potholes pack a powerful punch Right now is pothole season and this year, they are packing a powerful punch. After hitting a pothole, most drivers wonder, “Is my car OK?” While the tires and wheels can be visually inspected, there could be damage to the steering, suspension and alignment systems that you just can’t see. To help determine if hitting a pothole has damaged your vehicle, watch for the following warning signs provided by the Car Care Council. • Loss of control, swaying when making routine turns, bottoming out on city streets or bouncing excessively on rough roads. These are indicators that the steering and suspension may have been damaged. The steering and suspension are key safety-related systems. Together, they largely determine your car’s ride and handling. Key components are shocks and/or struts, the steering knuckle, ball joints, the steering rack/box, bearings, seals and hub units and tie rod ends. • Pulling in one direction, instead of maintaining a straight path, and uneven tire wear. These symptoms mean there’s an alignment problem. Proper wheel alignment is important for the lifespan of tires and helps ensure safe handling. • Low tire pressure, bulges or blisters on the sidewalls, or dents in the rim. These problems will be visible and should be checked out as soon as possible as tires are the critical connection between your car and the road in all sorts of driving conditions. “Snow, cold temperatures and rainfall

can lead to potholes, and with the wintery weather that has covered most of the country this year, navigating the streets could be difficult,” said Rich White, executive director, Car Care Council. “If you’ve hit a pothole and suspect that there may be damage to the tires, wheels, steering and suspension or wheel alignment, it’s worth having a professional technician check out the car and make any necessary repairs.” As a general rule of thumb, steering and suspension systems should be checked at least once a year and wheels should be aligned at the same interval. Motorists who live in areas where potholes are common should be prepared to have these systems checked more frequently.
