The New Health Program Bringing Bankruptcy Let’s turn the economic clock back to January 24, 1971 and read what the highly respected national weekly newspaper had to say. The Grit, with a paid weekly subscription base of 1,331,489 copies, published the following on its front page. Headline: States Facing Money Problems as Rolls Jump. An antiquated welfare system whose phenomenal growth in the last few years is virtually threatening many states with bankruptcy is the first order of business. President Nixon summed up the problem when he declared: “What began on a small scale in the depression thirties has become a monster… It is bringing states and cities to the brink of financial disaster….It is failing to meet the elementary human, social, and financial needs of the poor. It breaks up homes. It often penalizes work. It robs recipients of dignity. And it grows.” Why are we chatting about the welfare problem of 1971? It is even worse today - in 2013. And it points to a new problem, which totally dwarfs the 1971 problem and even the 2013 welfare problem. Think on this: New York State's largest budget item is welfare. Individual tax payers and companies pay more of their hard-earned dollars to foot (support) welfare than any other cause. I read that if you add New York and California's welfare costs, it is more than all the remaining states combined. To paraphrase what President Nixon said in 1971, “Welfare started on a relatively small scale during the depression and grew into a monster threatening states with bankruptcy.” We ask, if welfare started in a minimal way and could have brought states into financial disaster, what do you think will happen with this new Obama healthcare program which in one way or another, 100% of all U.S. citizens and possibly a few million more non-citizens will be involved? Sometimes I wonder if the news industry shouldn't change their nomenclature from daily newspaper, monthly news magazine, and even TV channel news, etc. to: “Swap Sheet: Swap the truth for opinionated, exaggerated lies.” For example: when a news writer is faced with a report of any kind, twist the meaning of the report to mean something totally different but do it in such a fashion as to lead readers into believing something which is not the whole truth - not a total lie - but far from the truth. In this morning's daily newspaper, an Associated Press columnist wrote: The richest Americans got richer during the first two years of the economic recovery while average net worth declined for the other 93 percent of U.S. households. The meaning of this column could easily be interpreted to be 7 percent of the richer Americans got richer on the backs of the other 93 percent of households. The real truth is, due to the crash in the real estate market and losing millions of jobs to countries such as Mexico and China, near disaster came about to the so-called 93 percent. If a house which had been purchased for $250,000 a few years earlier is now

worth $150,000 and if a machinist working in a factory in the United States lost his job to China, what in heavens name has that got to do with the rich people? If the federal and state government leaders along with millions of stock holders had stepped on the toes of corporation presidents and forced them to not dump our country in favor of China and all of those other off-shore manufacturers, we would not be in trouble today. What would you do if you were the president of a huge American corporation and you found out that the president of your country is trying his best to grab control of companies such as yours by growing the federal government and introducing new regulation after new regulation? Is it not possible that you would move most of your company's factories out of this country? That way you would not have your company strangled by regulations and have to bow down to the all-powerful U.S. based unions. The sad part is, that is exactly what a large percentage of U.S. companies did. They moved their manufacturing facilities and in the process, dumped their employees. If this causes our country to fail, and it could, who will they blame? They certainly will not blame themselves. At least a part of this chatter has been about twisting the truth. Now - how about another twist and I'll fill you full of blarney. Naturally, Irish blarney is the gospel truth, according to the Irish. When I was a teenager, I bought a retriever Irish wolfhound puppy. Every afternoon I worked with “Cooky” teaching him how to retrieve a two-foot long stick. He quickly learned how to retrieve even from across the Cherry Valley Creek. One day he was in a big hurry and ran across the top of the water. He did not sink or swim. I couldn't wait to show how smart he was to my neighbors so I asked a small group to meet me and Cooky down by the creek. I tossed the stick out over the water and told the dog to fetch. With that, he ran across the top of the water and retrieved the stick. I overheard one of my neighbors say, “He's not so smart. He doesn't even know how to swim.” If you believe half of what you either read or hear on TV you shouldn't have any trouble believing about Cooky. You know the famous expression: “Go ahead, make my day.” A few days ago while driving the little red Spyder bike, an Amish grandfather driving with his horse and buggy made my day. As I was driving towards his buggy, I noticed he was waving with both hands. Now that man made me old Irish heart take an extra smile. My good friend, I hope you saw me waving back. Keep on waving with both hands and I'll wave back. Our society has reached the stage where belief in God, country, and friends is passé. All I can say to that is I promise to continue to love our heavenly Father, this country, and my friends and family. Life would not be life if any of these were missing. Keep smiling, praying, show you're a Christian believer and an American. Fred Lee and Family

Whatchamacallits This week’s Whatchamacallit is a calf weaner. Ranchers slip the two protruding joints into the calf’s nostrils, covering the animal’s mouth so it won’t nurse. Since no two calves are exactly the same size, the nose piece and flaps will need to be slightly bent and adjusted on each animal — it’s not quite one-size-fits-all. Though the one pictured here is an antique, this method is still used by some ranchers. Modern versions of this device come in both plastic and metal. Often, ranchers will opt for other means of weaning calves from their mother’s milk. It is less strenuous on all parties to simply separate calves in a different pen to prevent them from nursing. If the cows are free range, however, that may not be a viable option. Also, calves penned together may instinctively attempt to nurse
on each other, making a calf weaning mouthpiece still necessary. Some ranchers also practice “natural” weaning, choosing to not influence the nursing process at all. This is not possible if the ranch is a dairy production, as the cow’s milk needs to be extracted for sale, not nursing. Some beef ranches also steer away from natural weaning, as nursing too long

Applications are now being accepted for the 2013 Miss Springfest Youth Pageant scheduled for Thursday, May 9, at 6 p.m., in the St. Johnsville High School auditorium. Staking peonies and other May gardening tips
by Charlie Nardozzi, Horticulturist and Leonard Perry, UVM Extension Horticulturist Staking peonies, dividing and relocating daffodils if needed, and fertilizing perennial tulips are some of the gardening activities for this month. Set up supports for peonies now while plants are just emerging, so their large flower heads don’t bend to the ground next month. Circular flower rings with legs that stick into the soil are one option, but often the stems will bend where they droop and fall over the ring. Stakes encircled with twine around a plant is another option. The best support is afforded by wire mesh such as chicken wire with large holes (2-inch mesh is good). Spread it horizontally over the tops of the plants and attach it to some type of stakes at the sides. The flower stems and foliage will grow up through the mesh and hide it. Daffodils and other spring-blooming bulbs need their foliage to replenish the bulbs for next year’s flowers, yet sometimes you might want to relocate them after they flower but before the foliage yellows and dies. You can move them after blooming to a new spot, just keep the foliage, bulb, and roots intact. Keep watering and give them a dose
of fertilizer. Many hybrid tulip bulbs propagate themselves by splitting into many smaller bulbs after blooming. The mother bulbs will usually not bloom again and the babies are too small to bloom yet, so these tulips are best treated as annuals. “Perennial” tulips — Darwin tulips and Emperor tulips — on the other hand, don’t split so they will bloom for a number of years. Give them a dose of bulb fertilizer after blooming and cut off the flower stalks. Leave the foliage intact until it dies. Ground covers such as vinca, ajuga, pachysandra, creeping foamflowers, lamium, and ivy can be divided and transplanted now to create new beds or enlarge existing ones. On a cloudy, cool day, use a sharp shovel or trowel to separate offshoots from mother plants and transplant them into a shady new location. Keep them well watered. If you’re seeing red over those devastating red beetles on your lilies, it’s time to get your squishing fingers loosened up. Lily leaf beetles often show up first in spring on leaves of the crown imperial (Fritillaria). Check both sides of the leaves and down inside the center whorl of leaves. Also check the undersides

The larvae have orange, brown, or greenish yellow bodies that are sometimes hidden under their excrement. The botanical insecticide Neem is reported to kill the larvae and repel the adults. For best control, spray every 5 to 7 days after the eggs hatch. Some people also report success with spraying a lightweight dormant oil on the foliage to kill the eggs and larvae.
Clear grass and weeds from root zone areas around tree trunks, and remove any suckers growing from the base of the trees such as apples and crabapples. Spread compost, and top with 3 to 4 inches of bark mulch. Keep mulch an inch or two away from the trunks. Remove any tree wraps or guards you placed on young trunks for winter protection. If you’re planning to grow some warm-season crops like melons or sweet potatoes, don’t plant out until the ground has warmed to 65 to 70 degrees (F). Otherwise, plants won’t grow and may just rot. Spread black plastic on the soil 2 to 3 weeks prior to planting to help warm the soil more quickly. You can start such crops in pots indoors in a sunny spot where warmer, a couple weeks before planting out, to get a jump on their season.

My dad offered some advice to my roommate and I on painting our apartment, such as putting down dropcloths and stirring the paint really well. Is there any other key information we need so we do a good job? The landlord won’t be happy if we mess it up! — Keri C., Tallahassee, FL A: Preparation is the biggest part of painting. It can be maddening getting everything ready to paint, but if you do it right, putting down each coat is really satisfying. You’ll doubtless hear much more advice from friends and relatives on how to do the best job, but here are
some key points: • Get clearance from the landlord or building management before painting. Just as importantly, pay attention to and follow any specific instructions, such as which colors to use. • Prepare the room(s): Remove as much furniture and stuff as possible. Move what remains to the center of the room and cover with dropcloths or old sheets. Cover the floor or carpets with overlapping dropcloths. • Prepare the walls: Take down pictures and carefully remove nails and screws; fill the small holes with spackling compound and let dry for 24 hours before sanding smooth. • Remove cover plates from wall
switches and outlets; cover window and door hardware with plastic or remove the hardware (if it’s easy to put back on). Cover light fixtures with plastic shopping bags and secure with masking tape. • Brush away loose plaster, cobwebs, dirt and peeling paint. Sand bumpy areas smooth using finegrit sandpaper. Wash the walls with a sponge dampened in a light soap-andwater mix or wallcleaning product, and let dry. • Use blue painter’s tape (which is less sticky than masking tape) to mask off window and door trim, and other areas where you don’t want paint to go. • Assemble all the stuff you need to
paint: Not just an assortment of brushes and rollers, but paint trays, stirring sticks (usually available free with paint purchase) and old rags or towels for cleanup. • Save money not by picking the cheapest paint, but by purchasing the exact amount you need. How to do that? Measure the square footage of each wall (length times height) and total the numbers. • Use primer if you don’t know what type of paint is currently on the walls, or if you’re covering glossy paint with matte paint or vice versa, or if the old paint is darker than the new paint. Annual Drinking Water Quality Report for 2012 Village of Canajoharie 75 Erie Boulevard, Canajoharie, NY 13317 Public Water Supply ID# NY2800137 INTRODUCTION To comply with State regulations, the Village of Canajoharie will be annually issuing a report describing the quality of your drinking water. The purpose of this report is to raise your understanding of drinking water and awareness of the need to protect our drinking water sources. Last year, your tap water met all State drinking water health standards. We are proud to report that our system did not violate a maximum contaminant level or any other water quality standard. This report provides an overview of last year's water quality. Included are details about where your water comes from, what it contains, and how it compares to State standards. If you want to learn more, please attend any of our regularly scheduled village board meetings. The meetings are held on the 1st Tuesday of each month at the Village Office Building, 75 Erie Blvd., Canajoharie, NY 13317 at 7:00 PM. WHERE DOES OUR WATER COME FROM? In general, the sources of drinking water (both tap water and bottled water) include rivers, lakes, streams, ponds, reservoirs, springs, and wells. As water travels over the surface of the land or through the ground, it dissolves naturally occurring minerals and, in some cases, radioactive material, and can pick up substances resulting from the presence of animals or from human activities. Contaminants that may be present in source water include: microbial contaminants; inorganic contaminants; pesticides and herbicides; organic chemical contaminants; and radioactive contaminants. In order to ensure that tap water is safe to drink, the State and the EPA prescribe regulations which limit the amount of certain contaminants in water provided by public water systems. The State Health Department's and the FDA's regulations establish limits for contaminants in bottled water which must provide the same protection for public health.
Our water source is a surface water source consisting of several upland springs. The Hill, Gray, Sand, Young, and Plank Springs comprise the "springline" in addition to the Sprite Creek which feeds water to our reservoir. The reservoir has a storage capacity of 93 million gallons. The water is filtered at our Slow Sand Filtration plant. The plant consists of three slow sand filters. After passing through the filters the finished water is disinfected by injection of a sodium hypochlorite solution. Water not consumed by our customers is stored at the Smith Street Reservoir, East Hill Tank, and Palatine Clearwell, providing us with 2.63 million gallons of water storage to meet consumer demand and provide adequate fire protection. The NYS DOH has completed a source water assessment for this system, based on available information. Possible and actual threats to this drinking water source were evaluated. The source water assessment includes a susceptibility rating based on the risk posed by each potential source of contamination and how rapidly contaminants can move through the subsurface to the wells. The susceptibility of a water supply source to contamination is dependent upon both the presence of potential sources of contamination within the source's contributing area and the likelihood that the contamination can travel through the environment to reach the source. The susceptibility rating is an estimate of the potential for contamination of the source water, it does not mean that the water delivered to consumers is, or will become contaminated. See section "Are there contaminants in our drinking water?" for a list of the contaminants that have been detected. The source water assessments provide resource managers with additional information for protecting source waters into the future. Our water is derived from several spring sources and a reservoir. Based on the analysis of available information for these spring sources, there are no water quality concerns found in the assessment area. No land cover water quality concerns, permitted discharges, or other discrete facilities were identified in the assessment area using GIS. It should be noted that springs in general can be highly sensitive to petroleum products and solvents. An assessment of the reser-
voir found no noteworthy risks to source water quality. It should be noted that reservoirs in general are highly sensitive to phosphorus and microbial contaminants. Please note that our water is filtered and disinfected to ensure that that the finished water delivered into your home meets New York State's drinking water standards for microbial contamination. FACTS AND FIGURES Our water system serves approximately 2,300 people through 868 service connections. The total amount of water produced in 2012 was 181,799,931 gallons. The daily average of water treated and pumped into the distribution system was 498,000 gallons per day. Our single highest day was 933,033 gallons. ARE THERE CONTAMINANTS IN OUR DRINKING WATER? As the State regulations require, we routinely test your drinking water for numerous contaminants. These contaminants include: inorganic compounds, nitrate, nitrite, lead and copper, volatile organic compounds, total trihalomethanes, haloacetic acids, radiological and synthetic organic compounds In addition, we test 2 samples for coliform bacteria monthly. The table presented below depicts which compounds were detected in your drinking water. The State allows us to test for some contaminants less than once per year because the concentrations of these contaminants do not change frequently. Some of our data, though representative, are more than one year old. It should be noted that all drinking water, including bottled drinking water, may be reasonably expected to contain at least small amounts of some contaminants. The presence of contaminants does not necessarily indicate that water poses a health risk. More information about contaminants and potential health effects can be obtained by calling the EPA's Safe Drinking Water Hotline 800-426-4791 or the New York State Department of Health Herkimer District Office at (315) 866-6879. WHAT DOES THIS INFORMATION MEAN? As you can see by the table, our system had no maximum contaminant level violations. We have learned through our testing that some contaminants have been detected; however, these contaminants were detected below the level allowed by the State. To understand the possible health effects described for many regulated constituents, a person would have to drink 2 liters of water every day at the MCL level for a lifetime to have a one-in-a-million chance of having the described health effect. IS OUR WATER SYSTEM MEETING OTHER RULES THAT GOVERN OPERATIONS? We constantly test for various contaminants in the water supply to comply with regulatory requirements. This past year we monitored for asbestos in July 2012 but failed to collect the sample from an area containing asbestos pipe and were issued a violation for this deficiency. This does not pose a threat to the quality of our water supply. DO I NEED TO TAKE SPECIAL PRECAUTIONS? Although our drinking water met or exceeded state and federal regulations, some people may be more vulnerable to disease causing microorganisms or pathogens in drinking water than the general population. Immuno-compromised persons such as persons with cancer undergoing chemotherapy, persons who have undergone organ transplants, people with HIV/AIDS or other immune system disorders, some elderly, and infants can be particularly at risk from infections. These people should seek advice from their health care provider about their drinking water. EPA/CDC guidelines on appropriate means to lessen the risk of infection by Cryptosporidium, Giardia and other microbial pathogens are available from the Safe Drinking Water Hotline (800-426-4791) or at http://www.epa.gov/safewater. INFORMATION ON LEAD If present, elevated levels of lead can cause serious health problems, especially for pregnant women and young children. Lead in drinking water is primarily from materials and components associated with service lines and home plumbing. The Village of Canajoharie is responsible for providing high quality drinking water, but cannot control the variety of materials used in plumbing components. When your water has been sitting for several hours, you can minimize the potential for lead exposure by flushing your tap for 30 seconds to 2 minutes before using water for drinking or cooking. If you are concerned about lead in your water, you may wish to have your water tested. Information on lead in drinking water, testing methods, and steps you can take to minimize exposure is available from the Safe Drinking Water Hotline or at http://www.epa.gov/safewater/lead WHY SAVE WATER AND HOW TO AVOID WASTING IT? You can play a role in conserving water by becoming conscious of the amount of water your household is using, and by looking for ways to use less whenever you can. It is not hard to conserve water. Conservation tips include: * Automatic dishwashers use 15 gallons for every cycle, regardless of how many dishes are loaded. So get a run for your money and load it to capacity. * Turn off the tap when brushing your teeth. * Check every faucet in your home for leaks. Just a slow drip can waste 15 to 20 gallons a day. Fix it and you can save almost 6,000 gallons per year. * Check your toilets for leaks by putting a few drops of food coloring in the tank, watch for a few minutes to see if the color shows up in the bowl. It is not uncommon to lose up to 100 gallons a day from one of these otherwise invisible toilet leaks. Fix it and you save more than 30,000 gallons a year. * Use your water meter to detect hidden leaks. Simply turn off all taps and water using appliances, then check the meter after 15 minutes. If it moved, you have a leak. CLOSING Thank you for allowing us to continue to provide your family with quality drinking water this year. Camping health and safety tips and packing checklist Camping is a fun way to get family and friends together to enjoy the outdoors. Follow these tips and use the packing checklist to help ensure your camping trip is safe and healthy. Get vaccinated Vaccinations can help protect against certain diseases and conditions while camping. Be sure your vaccinations and your family’s vaccinations are up-to-date. Check with your doctor or nurse to see if you’ve had all of the recommended vaccines. He or she may recommend tetanus, pertussis (whooping cough), meningitis, and/or hepatitis A, depending on your medical history, destination, and other factors. Prepare healthy and safe food Bring healthy snacks along on your camping trip. Follow these steps to keep your food safe: • Pack foods in tight, waterproof bags or containers. Keep them in an insulated cooler. • Wash hands and surfaces often. Use hand sanitizer if water is not available. • Separate raw foods from cooked foods. • Cook foods to proper temperatures (i.e. ground beef should be cooked to an internal temperature of 160 degrees). • Chill foods promptly. Practice fire safety If you build a campfire, do it safely. • Build or use a campfire pit away from overhanging tree branches. • Make sure it has a metal fire ring or is encircled with rocks. • Keep a bucket of water and shovel nearby. • Never leave a campfire unattended and be sure to put out your campfire completely before you leave. • Use fireproof cooking equipment. Include safe physical activities Camping is a great opportunity to get physical activity. Do things such as walking, hiking, biking, or swimming to keep you active during your camping trip. Be sure to bring protective gear, such as helmets, sturdy shoes, and life jackets. Avoid poison ivy, poison oak, and poison sumac. Know your limits, and take steps to avoid injury
during activities. Never hike or swim alone. Watch kids closely. Adults should get at least 2 1/2 hours a week and kids should get at least 60 minutes a day of physical activity. Protect against carbon

Avoid wild animals, and protect family pets Some wild animals carry diseases that are dangerous to people, including rabies, hantavirus, Giardia infection, and more. Avoid touching, feeding, and getting near wild animals. Enjoy
whereabouts. Check for ticks, and remove them promptly. Make sure pets have plenty of water, food, and shelter. Fight the bug bite Mosquitoes, ticks, and other insects can cause certain diseases. For example, mosquitoes can cause West Nile Virus, and ticks can cause Lyme disease. To help fight the bite, apply insect repellent containing DEET to clothes and exposed skin. Repellents containing 20 percent or more DEET (N, N-diethyl-m-toluamide) can protect up to several hours.Apply the insect repellent permethrin to clothes to help keep ticks from attaching to them. Be sure to follow directions on the package. Check for ticks daily, and remove them promptly. Wear long sleeves, pants, and other light-colored clothing to help prevent and spot ticks more easily. Be sure to bring along a supply kit that includes a first aid kit, compass or GPS, map, flashlight, blankets, and batteries, food, clothes, and medications. Financing a home improvement project After years of funny financing and few limitations on loans, banks and other lenders have tightened up their lending policies. As a result, homeowners considering a home improvement project might need to look elsewhere to secure financing.

There are no certainties in the real estate markets. Though statistics suggest marked improvement in home sales over just a few months ago, many homeowners remain weary about selling their home to try to move up to something bigger and better. The National Association of Home Builders says many people are choosing to stay put in their homes and remodel or make renovations to transform the house into something more comfortable.
• Secure a home equity line of credit. A home equity line of credit, or HELOC, is another type of home equity loan. Instead of receiving a lump sum to use toward renovations like you would with a traditional home equity loan, a HELOC is sort of a credit card type scenario based on the equity in your home. You are given a line of credit, against which you can buy items. This is good for intermittent needs, when one large sum is not needed. HELOCs have a draw period, during which the borrower can use the credit, and a repayment period, during which it must be repaid. HELOCs generally have lower mortgage fees at the start and are generally subject to the same tax incentives as regular home equity loans.
While there are many worthwhile home renovation projects, the NAHB recommends projects that bring your home up to par with the neighbors'. It doesn't pay to transform your home into the most expensive on the street -- unless you plan to live there for the rest of your life. Real estate experts recommend that a remodeling investment increases the value of your house by no more than 10 to 15 percent above the median sales price in your neighborhood. When it comes time to finance a remodel or renovation, you may not know where to start. Credit restrictions on home mortgages that have troubled many would-be buyers have also plagued individuals looking to finance home improvements. However, homeowners hoping to finance a project do have options, and not all of them require stellar credit ratings. • Borrow against a retirement plan. Many retirement plans, such as a 401(k), allow plan members to take out a portion of the savings to put toward a home loan. This does not mean you are taking money out of the account permanently. Rather, you are borrowing against yourself, with repayment necessary in a certain timeframe. Because these loans often offer very low interest rates, and essentially the interest is being paid back to you, they might be a good option for men and women who cannot secure a traditional loan. However, if you have been laid off, there may be a shorter repayment period. Also, the interest on these loans is not tax-deductible. • Borrow against other investments. CDs, bonds or mutual funds can provide the collateral you need and earn you a lower interest rate. Fixed-income investments are more stable options to borrow against, as their value won't have a chance to decline.
• Consider refinancing. Interest rates on mortgages are at historic lows. You may qualify to do a cash-out refinance, where you borrow against the value of your home and create an entirely new mortgage at the lower rate. Although you will start your mortgage all over from day 1 and have to pay closing fees, this type of refinancing can be more advantageous to homeowners with significant equity in their homes. • Apply for a government-sponsored loan. The government may offer programs aimed at helping individuals who are underwater on their home loans borrow money to make necessary improvements. While the funding cannot be used to purchase luxury items, such as a swimming pool, it can be used for necessities. Residents of the United States can explore FHA 203(k) refinance options and an FHA title 1 improvement loan. • Discuss financing with your contractor. Some contractors may offer financing. Keep in mind that the interest rates may be high, and it may be difficult to investigate the security of these types of loans. Many homeowners also look to credit cards to help finance some home renovation projects, but they should be used as a last resort. Credit cards typically come with high interest rates, and while they are good for some small projects, financing larger projects on a card may land you very deep in debt. Homeowners who choose to stay in their homes and make renovations have a host of options at their disposal to finance those projects.
• Apply for a home equity loan. Many people have heard of a home equity loan, and it is usually the first choice when borrowing funds for renovations. Essentially a home equity loan is taking out a second mortgage on your home to pay for the work you want to have done, which is based on the

Learn the basics of home warranties Buying a home is arguably one of the largest purchases a person will make. It can also be one of the most stressful. Individuals take quite a financial leap when buying a home. Even after careful consideration of funds and budgeting, it's easy to become overextended. A home warranty can take some of the bite out of unexpected expenses.
• Home warranties are only as good as the company backing them. Careful investigation into the trustworthiness of the warranty company and its track record should be completed.
Although home buyers are urged to hire an inspector and check a property and structure from top to bottom before signing on the dotted line, a home inspector cannot foresee everything that may crop up after a person moves into a home.

Factors that might hurt a home's value Nowadays, homeowners looking to sell their homes know it's not as easy to do so as it might have been a few years ago. A struggling economy has made it difficult for many homeowners to sell their homes for a price they're comfortable with.
might find those foreclosed properties are hurting their own home's value. Lots of foreclosures could negatively affect a neighborhood's reputation, which might make a home within that neighborhood less attractive to prospective buyers.
But the sagging economy is not the only thing can make it difficult to sell a home. In fact, a host of other things, some obvious but some not so obvious, can hurt a home's value as well.
• Appearance: A home's appearance is another obvious variable that might affect its resale value. Homeowners might want their home to reflect their own individuality, but that's not going to help when the time comes to sell the home. If the exterior paint is out of the ordinary, then it might be wise to choose a more traditional or conservative color before erecting the "For Sale" sign out front. The same goes for a home's interior. If the interior design is especially unique, a more traditional interior decor might help the home sell faster.
• Location: A home's location is arguably its best or worst selling point. A home in a great location won't be as difficult to sell as a home in a bad neighborhood. But location goes beyond a neighborhood's reputation, especially in recent years. Homeowners who live in a neighborhood or development with many foreclosures
• Size and style: Another thing to consider when selling a home is its size and style. A home that stands out on the block might be an attention-grabber, but that's not always attractive to prospective buyers. For instance, a colonial sitting in the middle of a street filled with contemporary homes will stand out, but likely for all the wrong reasons. It will likely appear dated and out of place, which is something buyers might not want. In addition, if the home is considerably larger or smaller than the surrounding homes, then this could hurt its value. • Non-conformity: In many ways, conformity is not considered an admirable trait. But when selling a home, conformity could make the difference between a home selling quickly or remaining on the market for months if not years. When shopping for a home, buyers often shop in certain neighborhoods and towns and might see many different homes within a given ZIP code. Homeowners with homes that don't conform to others in the area might find it difficult to sell their homes. For instance, homeowners trying to sell a two bedroom home in a neighborhood filled with three bedroom homes might notice their home's value is not as high as that of surrounding homes, regardless of the neighborhood or how similar the home's exterior is to surrounding homes. • Age: Older homes might have character and a sense of nostalgia, but appraisers take age into consideration when determining a home's value. And buyers tend to lean toward newer homes for a number of reasons, not the least of which is the feeling that newer homes have far more modern amenities than older homes. When it comes to a home's value, there are a host of things that could ultimately increase or decrease that value in the eyes of prospective buyers.
