June 1, 2013 Hello Again, Con Artists sure come in all shapes and sizes. I was watching television a few minutes ago and a big name store had this commercial running. “The more you buy the more you’ll save.” Before I was a teenager I figured out the only way I could save was to not buy. What would I have left to save after I spent it? Standing near George Washington’s home in Virginia during the spring of 1953. A girl classmate said, “George Washington, standing near his house, threw a silver dollar across the Potomac River. The river at that point must be nearly a half-mile wide. Isn’t that some sort of proof that money went further in those days?” Chatting about money it seems reasonable that we should give our president credit for handling money. He is certainly better at it than presidential candidate Mr. Romney. During Mr. Obama’s years in Washington he has already helped spend several trillion dollars. While Mr. Romney was only able to make a few hundred millions of dollars, and keep it. Just think if Mr. Romney bought into that philosophy and spent all of his millions. By now he could go over-seas and buy China, Japan or Taiwan. If he owned China we – his fellow Americans – would owe him several trillions instead of becoming president he could own this country. Do you think that our president has bought into the local department store’s philosophy “The more you spend – The more you’ll save”? It would appear that we are very quickly spending ourselves into a room at the poor house. On the other hand if our Washington leaders could buy China and Japan and connect both of them to the North American continent, think of all the money we could save. Then we Americans would be able to claim to be the world master at money making by spending more than we have so we could save even more. It would appear to some that Mrs. Pelosi must have composed that line just before her famous announcement, “We are going to pass Mr. Obama’s health bill. Then we will figure out what it says.” Long before baseball Cooperstown, NY was a birthplace of fame. James Fenimore Cooper, considered one of America’s first romantic novelist, lived most of his lifetime in Cooperstown, which was established by his father William Cooper. Contrary to those who would have our so called ‘modern society’ believe that early America was not a Christian believing nation, Judge William Cooper and his famous son were both Christians. James Fenimore was a lifetime member of the Episcopal Church in Cooperstown. And, during his later years he was a generous supporter and contributor. His world famous historical novels known as The Leatherstocking Tales were considered family treasures and read worldwide. When Cooper was 13 years old he enrolled at Yale and was expelled in his junior year for

blowing up a fellow students’ door. I have often wondered if James Fenimore Cooper had stayed at Yale and graduated what would the remainder of his life have been? Lawyer, doctor, or just a landowner. With expulsion from Yale, he entered the Navy and eventually turned to writing fictional historical novels and became world famous. I’m sure you will find some of his novels in your local library. Cooperstown’s claim to fame hangs not only on the name of James Fenimore Cooper and his Leatherstocking Tales but must be shared with Abner Doubleday and the history of the great American sport – baseball. While accepted by most as a Cooperstown native and inventor of baseball, Abner Doubleday lived as a youth in Auburn, NY and moved to Cooperstown to live with an uncle and attend a private preparatory high school. In 1838, he entered the United States Military Academy and eventually became a two star major general. Let’s toss in a bit of humor. During the 1950’s, I worked as a high school student at the National Baseball Hall of Fame and museum. During those years, Ernest John Lanigan, the author of the first encyclopedia of baseball, was the museum-library historian. One day I asked, “Mr. Lanigan, was Cooperstown the real birthplace of baseball?” He answered, “Why not? It is just as good here as anywhere else.” While in the eyes of most baseball fans, Abner Doubleday is believed to be the inventor of baseball, to Civil War buffs he is known as the military officer who shot the first cannon shot in defense of Fort Sumter which started the Civil War. Just think - on his gravestone we could letter: First in baseball and first in saving our nation. Shortly after Paddy arrived from Ireland, he was arrested and brought before the judge. The judge with a surprised look asked, “Are you the defendant?” “No,” said Paddy. “I hired a lawyer to do my defending. I’m the one who stole the chickens.” While I enjoy chatting with you, I am looking out of the front window and I see the little red Spyder beckoning to me. You guessed it right; the Spyder is winning – so until next Hello Again, God be with you. I’ll leave you with something to ponder and chat about. If so many of our founding fathers and mothers believed and practiced the truth in the Bible (God’s word) and the few colonies with such a tiny population grew into the great United States, a leader in the world, why has it become so popular to treat God – our Heavenly Father – as if he doesn’t exist and/or that his words in the Bible are not worth the time to study? I pray that he will not reach a decision to treat our country and people in the same way. Remember tomorrow will be the first day of the rest of your life. Make it count. Be happy and treat your neighbor as your closest friend. If you’re looking for something to do Sunday, try visiting a Bible-believing church. Fred Lee and Family

Whatchamacallits This is a shoemaker’s lasting tool, made to grip each end of the leather as it is stretched around the skeleton of a boot. There are several types of such tools. This one is known as the Caliper type. This was a specialty tool, used for boots with particularly stout leather and not every ordinary shoe. It was used on sea boots, sewer boots and some military-style boots. The leather was held at the bottom of the boot, below the sole. Where other lasting tools have only one set of pincers, this type was able to simultaneously grip the leather on both sides of the boot. Caliper lasting tools were especially handy if the shoemaker did not leave much excess leather and had only a limited edge left to grip. The

narrow joints of this lasting tool make it a handy option for getting between the edge of the leather and the skeleton of the boot. The earliest recording for this lasting tool is dated 1890 and appears to have French origins.

Choralaires to perform This will be a special time for the Choralaires as this spring marks 40 years that the Choralaires have been presenting concerts in the local valley towns. Now numbering 30 members, the original group of 13 members was directed by Norman Stoddard. Since that time other directors have included Diane Wager, Sue-Ann Wheadon, and now Alison Wallace. Over the years they have been accompanied by Sandy Stoddard, Mary King, Lucille VanSlyke, Marion Settle, Norma Bowley, and, for the last 24 years, Janet Shuster. The concert, entitled “Forty Years of Musical Memories”, will be a selection of the group’s favorite music from the past four decades. Past directors, accompanists and members are urged to attend so they can be acknowledged for their contributions to the group. There will be Choralaires memorabilia on display,

Happy birthday Mildred M i l d r e d Voss, born May 28, 1913, daughter of Earl and Grace Bellman, celebrated her 100th birthday Saturday, May 25 at Wells House in Johnstown, where she resides with her husband, Paul. A party

was given in her honor, by her daughter, Karen. Many friends helped her celebrate her very special milestone birthday. Mildred was born and grew up with her mom and dad and two sisters, Ruth and Mable on their family farm in Buel, NY. Later she was employed by Beech Nut, where she met Paul. They were wed

on Aug. 26, 1938. Mildred happily became a homemaker, wife and mother at their new home in Canajoharie, NY. Mildred continues to enjoy reading, playing games and reminiscing. Photo albums provide a rich source of material for the recollections, reflections and stories she shares with family, friends and all who stop by to visit.

United States Navy veteran Ron Seeley of St. Johnsville received a plaque commemorating 50 years of continuous, dedicated service to the Morris J. Edwards American Legion Post 168. Seeley has been in service to the Post since 1963. According to his son, Shawn Seeley, Ron served in the United States Navy from September 1952 until November 1955. He served as a ‘boatsman mate’ on the USS Pecatonica during the Korean War. His gasoline tanker stopped in ports that include Gibraltar, Sicily, Italy, Malta, Cyprus, Turkey and France. Ron was presented with the plaque by the Post’s 3rd Vice Commander Alan ‘Charlie’ Weaver, correlating with Memorial Day. “He is like so many others

who answered the call of duty when it came,” said Weaver of Seeley. Seeley was also honored as Grand Marshall of St.

Johnsville’s 2013 Memorial Day Parade. His great-grandchildren carried the honorary banner throughout the parade.

St. Johnsville’s Annual Memorial Day Parade

More than 80 veterans of the United States armed forces took part in St. Johnsville’s 2013 Memorial Day Parade, which was organized by the Morris J. Edwards American Legion Post 168. Photos by Elizabeth A. Tomlin

by Katie Ranno The town of St. Johnsville observed Memorial Day with their annual parade which cascaded down the town’s main street. Acting as Grand Marshall was Ron Seeley, a long time member of the town’s local American Legion, Post 168. Veterans in

uniform marched behind the St. Johnsville police car at the start of the parade, while local veterans of World War II were also recognized. Army combat vehicles followed with veterans riding in or driving the motorcade. Spectators came out to enjoy the sunny day and

thank those who have so bravely served their country. Retired St. Johnsville physical education teacher, Louis Micklic and his family get together every year to have a family barbecue and see their local vets be honored and go to the local cemetery to pay their respects.

WWII and Korean War veterans were among the crowd that attended the annual Memorial Day Ceremony held at the monument in Soldiers and Sailors Memorial Park in St. Johnsville.

Some came out to support their local veterans and family members. Jennifer Conklin and her family have been coming out to the parade for the past 20 years. This year they came to support her brother, an army vet, who was marching in the parade. Louella Kazlauskas

of St. Johnsville came out to support her husband, a veteran of the Korean War, who was walking in Monday’s festivities as well. Other’s came out to see their local firemen and police be honored for their courageous work. Life-long St. Johnsville resident Alice

Page 37 Jean says she likes to come out to the parade “to see the tremendous support for our firemen.” A line of fire trucks came down the way, with their shiny red paint glistening in the cool sun, along with vehicles from the local swim and dive team and the ambulance corp. The parade was mostly about our local veterans and those who serve us everyday, and also very much about community. The little league team were all smiles as they waved to spectators. Both St. Johnsville and OppenheimEphratah marching bands and color guards gave crowdpleasing performances Many parade goers agreed that community is also a big reason for why they come out to the parade. St. Johnsville resident Judy Weaver agrees, saying that she enjoys seeing old friends and seeing the bands perform as well.

Ninety-four-year-old Gordy Davis wore his original Army uniform and was transported in an original WWII Army Jeep in the parade, driven by Sherman Day.

Extended application deadline for the Making Home Affordable Program E x t e n s i o n through December 2015 will provide struggling homeowners additional time to access sustainable mortgage relief and align end dates for key assistance programs WASHINGTON, D.C. — The U.S. Department of the Treasury and the U.S. Department of Housing and Urban Development recently announced an extension of the Obama Administration’s Making Home Affordable Program through December 31, 2015. The new deadline was determined in coordination with the Federal Housing Finance Agency (FHFA) to align with extended deadlines for the Home Affordable Refinance Program (HARP) and the Streamlined Modification Initiative for homeowners with loans owned or guaranteed by Fannie Mae and Freddie Mac. The Making Home Affordable Program has been a critical part of the Obama Administration’s comprehensive efforts to provide relief to families at risk of foreclosure and help the housing market recover from a historic housing crisis. The program deadline was previously December 31, 2013.

Since its launch in March 2009, about 1.6 million actions have been taken through the program to provide relief to homeowners and nearly 1.3 million homeowners have been helped directly by the program. The Making Home Affordable Program includes the Home Affordable Modification Program or HAMP, which modifies the terms of a homeowner’s mortgage to reduce their monthly payment to prevent foreclosure. As of March 2013, more than 1.1 million homeowners have received a permanent modification of their mortgage through HAMP, with a median savings of $546 every month – or 38 percent of their previous payment. Homeowners seeking assistance with their mortgage payments should remember that there is never a fee to apply to the Making Home Affordable Program. Homeowners can work with a HUDapproved housing counseling agency free-of-charge to understand their options and apply for help. Homeowners should visit MakingHomeAffordable.gov for more information about free resources for assistance or call 1-888-995-HOPE (4673).

Glossary of mortgage terms Adjustable-rate loans, also known as variable-rate loans, usually offer a lower initial interest rate than fixed-rate loans. The interest rate fluctuates over the life of the loan based on market conditions, but the loan agreement generally sets maximum and minimum rates. When interest rates rise, generally so do your loan payments; and when interest rates fall, your monthly payments may be lowered. Annual percentage rate (APR) is the cost of credit expressed as a yearly rate. The APR includes the interest rate, points, broker fees, and certain other credit charges that the borrower is required to pay. Conventional loans are mortgage loans other than those insured or guaranteed by a government agency such as the FHA (Federal Housing Administration), the VA (Veterans Administration), or the Rural Development Services (formerly known as Farmers Home Administration, or FmHA). Escrow is the holding of money or documents by a neutral third party prior to closing. It can also be an account held by the lender (or servicer) into which a homeowner pays money for taxes and insurance. Fixed-rate loans generally have repayment terms of 15, 20, or 30 years. Both the interest rate and the monthly payments (for principal and interest) stay the same during the life of the loan. The interest rate is the cost of borrowing money expressed as a percentage rate. Interest rates can change because of market conditions. Loan origination fees are fees charged by the lender for processing the loan and are often

expressed as a percentage of the loan amount. Lock-in refers to a written agreement guaranteeing a home buyer a specific interest rate on a home loan provided that the loan is closed within a certain period of time, such as 60 or 90 days. Often the agreement also specifies the number of points to be paid at closing. A mortgage is a document signed by a borrower when a home loan is made that gives the lender a right to take possession of the property if the borrower fails to pay off on the loan. Overages are the difference between the lowest available price and any higher price that the home buyer agrees to pay for the loan. Loan officers and brokers are often allowed to keep some or all of this difference as extra compensation. Points are fees paid to the lender for the loan. One point equals 1 percent of the loan amount. Points are usually paid in cash at closing. In some cases, the money needed to pay points can be borrowed, but doing so will increase the loan amount and the total costs. Private mortgage insurance (PMI) protects the lender against a loss if a borrower defaults on the loan. It is usually required for loans in which the down payment is less than 20 percent of the sales price or, in a refinancing, when the amount financed is greater than 80 percent of the appraised value. Thrift institution is a general term for savings banks and savings and loan associations. Transaction, settlement, or closing costs may include application fees; title examination, abstract of title, title insurance, and property survey fees; fees for preparing deeds, mortgages, and settlement documents; attorneys’ fees; recording fees; and notary, appraisal, and credit report fees. Under the Real Estate Settlement Procedures Act, the borrower receives a good faith estimate of closing costs at the time of application or within three days of application. Real estate appraisers estimate a home’s value in a specific housing market, usually on the basis of sales of nearby or comparable homes. Often, a seller’s price is established by an appraisal. Lenders require an appraisal before they can determine the amount of money they will loan you.

Do not be surprised if appraisals (seller’s and buyer’s) are different. While both may be based on comparable sales, market conditions do change, sometimes from day to day. If the appraised value is lower than the agreed-upon purchase price, a contingency clause gives you the right to renegotiate the sale price or even to withdraw your offer.

A professional real estate appraisal is necessary to determine if the asking price is a fair one. An appraisal is an educated opinion of the current market value of a specific house within the past 60 days and determined by a set of factors. Making an intelligent offer to buy is difficult until you know the market value of the house. It is also difficult to know how large a mortgage loan will be granted by a lender because loans are based on a percentage of the appraised value and not on the asking price. You may choose to insert a contingency clause into your “offer to purchase contract” that the house must meet the appraised value or you have the right to withdraw your offer.

A qualified appraiser should have nothing to gain or lose from a sale and works only for one party to the sale. Findings should be provided in writing and include: 1. An accurate description of the property. 2. A purpose statement for the appraisal. 3. All of the data and criteria used to determine value, including at least three comparable sales and costapproach figures. 4. A final estimated value.

You can have your own appraisal done. Look for an appraiser who is familiar with the community and is an independent appraiser with the initials MAI, MAI/RM, or ASA after his or her name. MAI stands for “Member, Appraisal Institute,” the American Institute of Real Estate Appraisers. RM added means “Residential Member” with at least five years of experience in residential, rather than commercial, real estate. ASA denotes membership in the American Society of Appraisers.

5. Any special conditions, such as an easement. 6. Appraiser’s certification and signature. The appraisal is usually paid for by the buyer and will be included in your closing costs. The cost of a complete appraisal of a three-bedroom, two-bath house could range between $250 to 275 for a conventional loan and $175 to 300 for a government-backed or financed loan.

If your loan will be financed by either the Department of Housing and Urban Renewal (HUD) or the Veteran’s Administration (VA), the appraiser will be selected by computer. Appraisals for one of these types of loans will be good for either type of financing.

When you make an offer, the interested seller usually will negotiate back and forth with you until you reach a joint agreement. Every point in the contract is negotiable, but it is usually best to know common practices and accepted standards in the negotiation of the contract before you start the process. Step 5. Get a home inspection • A home inspection report provides an in-depth and impartial evaluation of any problems with the property. Your realtor and lender will have suggestions regarding who to use. The charge for the inspection will be added to your closing costs unless the seller has agreed to pay for the report.

• When you make a written offer on a home, you need to insist that the contract state that the offer is contingent on a home inspection conducted by a qualified inspector. • If you are satisfied with the results of the inspection, then your offer can proceed, but be sure to negotiate and include, in writing, any financial adjustments, repairs or replacements that the seller agrees to make as a result of issues identified in the inspection report. Step 6. Get homeowners insurance • Learn what is covered by homeowner’s insurance and what type of policy to purchase. • Shop for a policy. Remember to consider flood and earthquake insurance if appropriate. • Know how to read the policy and file a claim. Step 7. Close the deal • The final step in the home buying process is called the “closing” or “settlement.” The closing usually takes place using the services of a settlement agent who oversees the transfer of the property from the seller to the buyer. • Prior to closing, you need to secure the services of a title company. The title company provides you with title insurance and often serves as the settlement agent. Title insurance protects you and the lender from claims by others against your new home. • The settlement agent will set

up escrow to manage the transfer of the property. All documents, deeds, titles, funds and conditions of the sale are collected in escrow and monitored by the settlement agent. When all of the conditions specified in escrow agreement have been met, you and the seller will be instructed to make an appointment to sign the paperwork that will finalize the closing. • Before you go to the closing, understand the Real Estate Settlement Procedures Act (RESPA) and the protections that it offers you. Lenders are required to give you paperwork that outlines the costs you will incur in receiving the loan. These documents include the charges you will likely pay at closing and an estimate of your monthly mortgage payments, a Settlement Statement that details all closing costs, and a Truth-in-Lending Statement that outlines all of the specifics of the loan. • Prepare ahead for closing day. At closing, you will sign numerous papers that make the sale final. Make sure that you have a good idea of what the settlement costs should be so that you can check the paperwork for errors before you sign. You will be required to bring picture ID and a cashier’s check to cover the closing costs. • The transaction is recorded with the county within a day or two of closing. How do you select one and what services can you expect? Try to find an experienced real estate professional who works primarily in the area in which you are interested and who has access to a computerized multiple-listing service (MLS). MLS is an automated system that generates a list of houses that match your requirements. There are some differences in what a broker, Realtor, or real estate agent can do for you.

Real estate agents, associates, or salespersons must operate under the supervision of a licensed broker, and they receive a portion of the commission paid to the selling broker. A real estate professional brings together sellers and buyers. Always remember just who the real estate professional is working for. Real estate professionals have a financial, legal, and moral responsibility to the seller — not the buyer. In return for representing the seller, they receive a commission from the seller when the house is sold. Most commissions are a flat percentage of the home’s sale price, usually 6 to 7 percent. Because of the way the commission system works, real estate professionals want to sell homes quickly and at the highest possible prices. Buyer’s broker or agent The concept of using a buyer’s broker or agent is relatively new. There are pros and cons to this approach. The most obvious advantage is that the buyer’s broker or agent is legally obligated to negotiate the best possible price and terms for the buyer — not the seller. A buyer’s broker can help you locate potential houses to consider and determine the condition of the houses, such as water damage. They are particularly helpful in negotiating the sales contract and writing a purchase offer that favors your position. Finally, they may be able to give advice that the traditional real estate professional could not because his or her loyalty is to the seller. The main disadvantage to using a buyer’s broker or agent is that you will have to pay a fee or commission. This may be a flat fee, a percentage of the purchase price, an hourly fee, or a combination of the three. While the buyer is primarily responsible for paying the buyer’s broker or agent, often, with consent of the seller, the fee is paid by the

seller’s agent. You will be asked to sign an agreement that spells out exactly what you want the buyer’s broker or agent to do for you. In turn, you will be obligated to work with the buyer’s broker/agent for a specific time. Dual agency At times a real estate professional may become the representative of both a seller and a buyer — creating a dual agency situation. Dual agency situations often come about when one real estate firm has a relationship with two clients, one wanting to sell and the other wanting to buy. When this happens, the real estate professional is obligated to notify each client and to modify his or her actions to ensure that duties and obligations owed to each client do not come into conflict. Primarily this involves the real estate professional’s obligation to keep confidential the motives for buying or selling and other information obtained through the agency relationship with each client. This may limit the range of duties the real estate professional may perform for either party. Buyers or sellers should carefully consider the possible consequences of the “dual agency” relationship before agreeing to such representation. What a real estate professional can do for you A real estate professional can provide you with a broad range of services including the following: • Pre-qualify you so you know what you can afford. • Use your “wish list” to generate a computer printout of houses that meet your specifications. • Show you houses that meet your requirements. (Let the agent drive.) • Provide you with information about a community, including the prices and characteristics of houses in the area, the location of schools, property tax rates, unusual building code regulations, and availability of community

services.

It’s in your best interest to look at as many houses as possible. A real estate person should not push you to make up your mind or make an offer on a house before you are ready. 3. Assume that anything you say to the listing agent or broker will be told to the sellers. The listing agent or broker represents the sellers and is legally obligated to represent their interest. You can put yourself at a disadvantage in negotiating a price if you have been too enthusiastic about a house on which you decide to make an

Looking for the best mortgage Shopping around for a home loan or mortgage will help you to get the best financing deal. A mortgage — whether it’s a home purchase, a refinancing, or a home equity loan — is a product, just like a car, so the price and terms may be negotiable. You’ll want to compare all the costs involved in obtaining a mortgage. Shopping, comparing, and negotiating may save you thousands of dollars. Obtain information from several lenders Home loans are available from several types of lenders — thrift institutions, commercial banks, mortgage companies, and credit unions. Different lenders may quote you different prices, so you should contact several lenders to make sure you’re getting the best price. You can also get a home loan through a mortgage broker. Brokers arrange transactions rather than lending money directly; in other words, they find a lender for you. A broker’s access to several lenders can mean a wider selection of loan products and terms from which you can choose. Brokers will generally contact several lenders regarding your application, but they are not obligated to find the best deal for you unless they have contracted with you to act as your agent. Consequently, you should consider contacting more than one broker, just as you should with banks or thrift institutions. Whether you are dealing with a lender or a broker may not always be clear. Some financial institutions operate as both lenders and brokers. And most brokers’ advertisements do not use the word “broker.” Therefore, be sure to ask whether a broker is involved. This information is important because brokers are usually paid a fee for their services that may be separate from and in addition to the lender’s origination or other fees. A broker’s compensation may be in the form of “points” paid at closing or as an add-on to your interest rate, or both. You

should ask each broker you work with how he or she will be compensated so that you can compare the different fees. Be prepared to negotiate with the brokers as well as the lenders. Obtain all important cost information Be sure to get information about mortgages from several lenders or brokers. Know how much of a downpayment you can afford, and find out all the costs involved in the loan. Knowing just the amount of the monthly payment or the interest rate is not enough. Ask for information about the same loan amount, loan term, and type of loan so that you can compare the information. The following information is important to get from each lender and broker: Rates • Ask each lender and broker for a list of its current mortgage interest rates and whether the rates being quoted are the lowest for that day or week. • Ask whether the rate is fixed or adjustable. Keep in mind that when interest rates for adjustable-rate loans go up, generally so does the monthly payment. • If the rate quoted is for an adjustable-rate loan, ask how your rate and loan payment will vary, including whether your loan payment will be reduced when rates go down.

Points Points are fees paid to the lender or broker for the loan and are often linked to the interest rate; usually the more points you pay, the lower the rate. • Check your local newspaper for information about rates and points currently being offered. • Ask for points to be quoted to you as a dollar amount — rather than just as the number of points — so that you will actually know how much you will have to pay. Fees A home loan often involves many fees, such as loan origination or underwriting fees, broker fees, and transaction, settlement, and closing costs. Every lender or broker should be able to give you an estimate of its fees. Many of these fees are negotiable. Some fees are paid when you apply for a loan (such as application and appraisal fees), and others are paid at closing. In some cases, you can borrow the money needed to pay these fees, but doing so will increase your loan amount and total costs. “No cost” loans are sometimes available, but they usually involve higher rates. • Ask what each fee includes. Several items may be lumped into one fee. • Ask for an explanation of any fee you do not understand.

• Ask about the loan’s annual percentage rate (APR). The APR takes into account not only the interest rate but also points, broker fees, and certain other credit charges that you may be required to pay, expressed as a yearly rate.

Credit problems? Still shop, compare, and negotiate When overages occur, they are built into the prices quoted to consumers. They can occur in both fixed and variable-rate loans and can be in the form of points, fees, or the interest rate. Whether quoted to you by a loan officer or a broker, the price of any loan may contain overages. Have the lender or broker write down all the costs associated with the loan. Then ask if the lender or broker will waive or reduce one or more of its fees or agree to a lower rate or fewer points. Obtain the best deal that you can Once you know what each lender has to offer, negotiate for the best deal that you can. The most likely reason for this difference in price is that loan officers and brokers are often allowed to keep some or all of this difference as extra compensation. Generally, the

wash mitt. Give the car a final rinse: Remove the spray nozzle from the hose and let the water cascade down the surfaces of the vehicle. To avoid water spots, dry your car with a chamois or other product made for drying. The last step is to wax the car. This should be done out of direct sun-
