The Vienna Planning Commission, citing concerns about traffic flow, on March 23 agreed to hold more discussions on a proposed mixed-use development in central Vienna and deferred their decision on the matter for three weeks. Vienna Vision LLC’s proposed “Vienna Market” development would build 49 rowhouse-style condominiums, nearly 28,000 square feet of retail space and 105 underground parking spaces on a 1.97-acre site at 245 Maple Ave., W. The site currently is home to Marco Polo restaurant, the Vienna Art Center and some low-rise commercial buildings. Doug D’Alexander, a partner with the development firm and the site’s owner, said the proposal would offer retail as required under the town’s new Maple Avenue Commercial (MAC) zoning ordinance, plus copious pedestrian amenities and an attractive glass “conservatory” structure near
the property’s corner at Maple Avenue and Pleasant Street. “I have a romantic idea of a Parisian subway stop,” he said of the conservatory. “It creates a movement between Maple Avenue and the residential area behind it.” The property largely has been vacated, but would be eligible for 40,000 square feet of retail, which would increase traffic at the site considerably, he said. The rowhouses would range from 2,000 to 2,400 square feet and be three or four stories tall, with upper-level outdoor terraces, D’Alexander said. Residential and commercial traffic flow would be kept separate, with parking for the former behind each home and the latter underground and accessible from Maple Avenue. There would be only a couple of curb cuts to allow vehicular ingress and egress in the residential area, an improvement over the wide swath of asphalt currently leading into the property from Church Street.
