Property Management

“We specialize, as a team, in everything from the first-time homebuyer to the investor and really everything in between.” - Tesa Morgan

A

labama Coastal Properties is not your one-size-fits-all company when it comes to the rental side of the business. “We specialize, as a team, in everything from the first-time homebuyer to the investor and really everything in between,” Broker and Owner Tesa Morgan said. “Combined knowledge.” The company’s offerings to owners of properties they manage is truly unique, Morgan said. “We have a hybrid solution,” she said “We focus in on what is hybrid and what it really means. What it really meant on the Gulf coast is adjusting our rental program to what that client is trying to do.” Some want maximum income, some want to enjoy their property as much as possible and others fall into the many layers of service in between. “Some of them don’t really care about maximum rent,” Morgan said. “Some owners just want to cover their expenses, use it and have a property manager take care of their property. So hybrid might mean to them they just want maintenance services or just linen services if it’s just a family. “However that owner wants to tailor their program to meet their financial objective for their property is what we’re all about. We want the buyers to know they can come here and competitively look for an investment property and have competent people to manage it the way they want their property managed.” Alabama Coastal’s clients can secure bookings through contacts they know and advertise to or they can rely upon the expertise of the company to sell the available time through the company’s many media channels.

www.gulfcoastnewstoday.com

“It’s a way for people to book rooms that comes from that owners contact,” Morgan said. “We’ve got one client that uses their chamber. We provide a post card they lay on the breakfast plate for all their chamber members and they completely sell their peak season through the referrals they know. They pay us a reduced commission if they find the guest back in Arkansas, Michigan, Wisconsin, wherever they are from. “If it comes from our advertising it’s a full commission. So by working together with that owner we’re creating a higher occupancy rate.” Alabama Coastal also has a full staff to help buyers whether it be a vacation home/rental or a primary resident. Team members providing that service are Marty Sherrer, Bill Turner, William “Craig” Smith and Barbara Cox.

Meat Selection

“We treat our Customers like our families-they deserve the best, “ - Pete Stoecker

W

hen it comes to choosing quality meat products to feed you and you family, the friendly folks at your local Cain’s Piggly Wiggly Stores can help you find exactly what you need. “Between all of our store locations, our meat department folks have over 160 years of experience in choosing quality meats and helping with customer service,” Meat Director Pete Stoecker said. “Nowhere else in this area can match that level of knowledge and experience.” Stoecker said getting specialty cuts is just as simple as asking for them. “Not only are we going to be able to get you what you need, but we can offer cooking tips or answer any other types of questions you may have,” Stoecker said. Stoecker said the meats found in any of the Cain’s Piggly Wiggly stores in Baldwin County are the highest quality they can get, especially the beef from the Black Angus program used by the stores. “In terms of freshness and selection, we’re able to offer a wide variety of beef that not only looks good but will taste great as well,” Stoecker said. “The quality we’re able to provide while still giving our customers the low prices they’ve come to expect is what we’ve always tried to do.” Stoecker said he enjoys working for the Cain Piggly Wiggly chains because it allows him and other managers to make decisions at a more localized level. “If we find out our customers need or want something, we’re allowed to go through a much faster process to get them what they want because there isn’t some corporate level in another state to have to go through,” Stoecker

said. “It’s local people who know what people here want and need.” Stoecker said he hopes more people will ask questions and seek out advice for what meats and specials to look out for. “We like it when people reach out to us because we’re passionate about what we do,” Stoecker said. “Everything that we put out there, we’d personally serve to ourselves and our families, so we’re definitely not going to skimp on quality. We treat our customers like our families – they deserve the best, so that’s what we give them.”

Military Services

“They certainly deserve every possible honor” - Todd Cason

T

odd Cason founded Cason Funeral Service in 2005 to give the people of Baldwin County a respectful and affordable choice when making funeral and cremation arrangements. Todd is proud to be the only funeral home in south Baldwin County that is owned and operated by a veteran. He takes this very seriously and to heart with each and every family he serves. Cason Funeral Service has special discounts for our veterans and their families when making funeral arrangements. “The families of veterans deserve our respect very much. Without them at home, our veterans would not have the support that they need so much to carry on.” To make pre-planning easier for our families, we have created a website that will guide a person through the steps of planning funeral arrangements. The site, www.casonfuneralservice.com, has helpful online pre-planning forms for all our families, which are convenient to sit down and fill out. When you submit the form, it goes straight to our office so we can keep it on file. Then you know your wishes are recorded and kept safe. The website also has obituary listings where family and friends can leave a special message or even leave a photo. Also, please check out the background history about Todd Cason and Cason Funeral Service. We are proud of this new service that we hope will make getting organized a little easier. Cason Funeral Service also is the only funeral home in the area that does not have an answering service.

www.gulfcoastnewstoday.com

“I believe when a family needs me, I have to be there 24/7.” Cason said. Over the past decade, Cason Funeral Service has helped thousands of families through a very difficult time, and we are always trying to get better. That is our promise to you...

A/C Heat Efficency & Financing

“Buying a more energy efficient model is going to end up saving you money in the long run”Randy Englebert

I

ncreased efficiency isn’t just talk for the folks at Climatemp. Randy Englebert, president of Climatemp, said it’s smart spending to try to increase your home’s AC and heating efficiency when looking at replacing and upgrading older units. With utility costs continuing to go up, buying a more energy efficient model is going to end up saving you a lot of money in the long run, and those efficiency levels are only going to continue to increase as time goes on, so it’s just good sense to look at upgrading. Englebert said federal mandates have most new units coming out with at least a 14 SEER rating, but he encourages his customers to have units in at least the 15 to 18 SEER range. At that level, you’re going to see costs come off of your utility bills immediately; at the same time, your comfort levels in your home are going to go up and the longevity of your unit will also increase. For those worried about the costs of replacing or upgrading their units, Climatemp is able to offer great financing to help their customers be able to afford better quality and higher efficiency units with rates as low as 0 percent for 60 months. “This financing is a tool we have that many other places out there can’t offer their customers, but we just want people to be able to buy the most efficient equipment they can afford to buy,” Englebert said. “We work with major financial institutions to get the lowest rates possible for people, so if they own their own home and can show proof of income, we’ll more than likely be able to help them.”

www.gulfcoastnewstoday.com

Englebert said that Baldwin EMC customers could even be eligible for rebates if they choose to upgrade to more efficient units, up to $600 per ton. Climatemp also continues to offer their PACT (Precision AC Tune Up) agreement, which includes three visits a year by their trained technicians to make sure your AC system is running smoothly and safely. “Having a trained eye keeping your system safe for the home and homeowners is vital, especially with heating season coming on,” Englebert said. “By having our scheduled inspections, you make sure that you and your loved ones will not onlyy be comfortable, but will be safe and sound.”

Estate Planning and Financial Goals

Are You On Track? GET YOUR AFFAIRS IN ORDER FOR AN ORDERLY ESTATE

D

o you have an estate plan? Have you considered issues beyond who gets what – and when? Here are a few suggestions for this type of planning: First, list your assets and debts and share this information with your family. Next, consider your estate-planning needs. At the most basic level, you should work with your attorney to write a will and name an executor to carry out your wishes. If you drafted a will many years ago, you may need to revise it to reflect changes in your life, such as divorce or remarriage. Depending on your situation, though, a simple will may not be enough. You might need to work with a legal professional to create a living trust, which gives you significant flexibility in distributing your assets. Finally, share the location of your legal documents with your family members. At a minimum, they should know where you keep your birth certificate, will and living trust. By planning carefully for life’s final transition, you can greatly ease the burden on your loved ones in the future. Take action soon.

ARE YOU ON TRACK TO MEET YOUR FINANCIAL GOALS?

O

ctober is Financial Planning Month – so why not take the opportunity to get started on the right path toward meeting your financial goals? And your first step should be to identify those goals. For example, what sort of retirement lifestyle do you envision? Will you stay close to home

to pursue your hobbies, or would you like to travel the world? Once you’ve decided on your goals, try to estimate their costs, so that you can create a strategy to accumulate sufficient resources. Also, don’t underestimate your cost of living. Health care costs typically rise during retirement, and you may also require some type of expensive long-term care. Next step: Look for any “gaps” in your financial strategy, and try to fill them. To illustrate: If your portfolio isn’t growing as fast as it should, you may need to review your asset allocation to make sure it is aligned with your risk tolerance and portfolio objective. Financial Planning Month will come and go. But by creating smart longterm strategies you can achieve a lifetime of benefits. Edward Jones, its employees and financial advisors are not estate planners and cannot provide tax or legal advice. You should consult your estate-planning attorney or qualified tax advisor regarding your situation.

Horticulture

“We’re nothing without our local growers … a lot more goes into this than just me.” -Deena McMullen

E

lberta Co-op’s primary focus is the farmer, but this doesn’t just include row crop farmers or livestock farmers. Elberta Co-op has a large variety of plants, flowers, garden seed, chemicals and more, for the novice to the master gardener. “I want to dispel the myth that our co-op only sells to its members, and that’s still a common misconception,” said Deena McMullen, Elberta Coop’s Garden Center Manager. “We have a more personalized focus on our customers and we have a deep interest in their successes; not just in their vegetable garden, but also their lawns, ornamentals in their lawns and the things our customers love.” McMullen grew up with both of her parents involved in horticulture. “I think it’s my mom and dad where I got my love for this,” she said. “They had a love of all things growing and living.” McMullen has been with Elberta Co-op nine years this month and is currently furthering her education in horticulture. She is working toward a degree in landscape operations management and also a horticulture degree. Elberta Co-op has a huge focus on the landscaping businesses in the area. “We provide products for them every day and help them feed their families with their livelihood,” she said. “Over the past several years, I have tried to focus my attention and time to their needs. We’ve got guys out there who really are doing an incredible job, providing a great service to their customers.” If a customer comes to the Garden Center to find an item or plant and it’s not in stock or available, no problem!

www.gulfcoastnewstoday.com

“Including chemicals and plant material, we will track it down and order it for the customer if at all possible,” McMullen said. Elberta Co-op also buys their plants locally. “We’re nothing without our local growers,” McMullen explained. “A lot more goes into this than just me.” For the fall, Elberta Co-op Garden Center has fruit trees, mums, fall vegetables, hanging baskets and more. “I’ve had some horticulture giants in my life at other nurseries I’ve worked at, and here, too,” McMullen said. “I’ve benefitted from great leadership here. William (Carlew) has us doing great things. I’ve really been blessed.”

Insurance Claims on Vehicles

“Here, we work for the customers to do what’s best for them.” - Chason Franks

T

rying to deal with auto insurance companies after an accident can be a pain for most people, but Chason Franks at Freeman Collision in Foley said it’s easy for someone like him to help customers through that process. “Usually when folks come in, their vehicle is probably the second largest investment they’ve made, so they’re understandably upset,” Franks said. Franks said most of the negotiations over what and how your vehicle gets fixed may depend on your insurance company, but he said a good collision company will be able to come up with a price that helps protect the customer’s needs while staying within the insurance price range. “Customers should know that they have the right to take their vehicle to any shop they want, not just the insurance’s preferred shop,” Franks said. “Here, we work for the Customers to do what’s best for them.” Franks said customers should anticipate some wait time from the time of accident until they receive their car back. “Usually from the time you have the accident to returning the car to you, that process can take anywhere from 7 to 10 business days, with the majority waiting on insurance to process,” Franks said. “And that’s pretty standard throughout the industry.” He did warn that some cars could take longer, depending on what parts needed to be ordered. “Normally, everything can be found fairly fast, but some parts are custom to specific cars or might not be being made anymore, making them harder to find,” Franks said. “In those cases, it could add a week or two more wait time,

12 • Baldwin Expertise

just to make sure the parts people need can be found.” Overall, Franks advocates for patience while dealing with the process. “It just takes time,” Franks said. “It can be frustrating to play that waiting game, but folks should be patient while the insurance is being processed.”

Sleep Science

“We want them to be able to sleep peacefully and easily...” - Mike Mehaffey

M

ike and Vickie Mehaffey at Good Morning Mattress Center in Foley want to help you find the best way to get a good night’s rest, just like their motto says “Good Mornings begin with a great night’s sleep.” “The minute somebody walks in the door, we’re concerned with what their needs are and we’re here to help them select the best choice possible to meet their sleep needs,” Mike said. “We’re not just out to sell them something – we want them to be able to sleep peacefully and easily.” Back issues, uncomfortable mattresses, being hot on the mattress – the Mehaffeys have heard it all, and they have numerous models available in their showroom to help find the perfect fit for each and every customer. “For example, if you’re married and your husband or wife keeps turning over and waking you up in the middle of the night, we have a variety of ways we could help solve that issue,” Mike said. Proper support, balanced temperature, minimalizing partner movement – these are all issues that are easy for the Mehaffeys to fix. Even mattress sagging and edge rolloff are no problems for these seasoned sleep professionals. Adjustable power bases are becoming more popular with our customers, Vickie said. “Having pre-programmed anti-snore or other comfortable positions featured fulfills every customers expectations.” Their showroom, located in the heart of historic downtown Foley,

hree decades ago, Hellmich Electric was started by Gary Hellmich in his home in Foley in 1986. It has now grown to over 30 employees and has a location in Foley on Highway 98 they moved to in 2004. Hellmich Electric specializes in electric work with new construction in residential homes and commercial buildings, as well as remodels. Hellmich works across Baldwin County in all types of electric work. “We work Orange Beach to Spanish Fort,” he said. “I would say 97 percent of our work is south Baldwin based. We do some work in Robertsdale and central Baldwin, but most of it is along the coastal parts of the county.” And with new construction, comes more business. “Right now, we’re so covered up, we don’t know what to do,” Hellmich said. That’s a good problem to have. “We wire new homes, fixtures, circuit breakers and hook up generators,” Hellmich explained when it comes to electric hook ups in new homes. In addition to new residential and commercial electric work, Hellmich Electric’s work also includes pier wiring, service calls and much more. Catering

“The farm-to-table initiative is something I’ve always had in my doctrine of cooking.” –Kathleen Dunaway

B

orn in Grand Bay, Kathleen Dunaway of Katy’s Catering was raised on a farm with a great work ethic. A graduate of Faulkner State’s Culinary Department, Kathleen owned Katy’s Gourmet Inn, a bed and breakfast where she entertained guests and shared Baldwin County’s fresh produce and history over the breakfast table. She also opened Katy’s BBQ in 1984. In addition to operating the restaurant and catering, Kathleen traveled all over the southeast and participated in the National Shrimp Festival for several years with her specialties: fried green tomatoes, fried shrimp and homemade crab cakes. With a wide range of experience in the culinary world, Kathleen has provided passion, excellent service and good food to countless friends, family and acquaintances all over the United States. In 2004, Kathleen sold her restaurant and began catering fulltime. “I’ve catered at heritage festivals all over the southeast with items from Baldwin County,” she said. “It’s all about history and heritage.” The farm-to-table initiative is something I’ve always had in my doctrine of cooking, even before it became popular, Kathleen said. “I always thought it was important to feature Baldwin County produce in addition to our seafood,” she explains. Katy’s Catering is now featuring paleo and gluten-free options so they can cater to all. “When we cater, people request and we prepare; sometimes the customer will request a few items for the few with allergies or design

Art

all Hollis knows a great deal about good art – he’s internationally acclaimed for producing great works himself. “I was born an artist,” Hollis said. “It’s always just been a part of who I am.” Through the Nall Art Foundation in Fairhope, Hollis has gallery space and a work studio that he uses for his own pieces and to help inspire the next generation of artists. “Working with students through the mentoring process as beneficial to me as it is to them,” Hollis said. “We learn from one another.” While primarily known as an artist, Hollis also takes time to help others develop their own collections, most notably the Retirement Systems of Alabama. “Getting to work with them has been a great experience,” Nall said. “People who visit their properties in Alabama are treated to a variety of pieces that represent some of this state’s best artists.” Hollis said that with the collecting he’s done for the RSA, he’s made it a point to emphasize local artists as much as possible. “Finding ways to support and help local artists around the state has been wonderful to be able to do,” Hollis said. “The best way to support art is to buy it, and they’ve enabled that to happen.” Hollis said when it comes to collecting art, the biggest factor is what the artwork makes you feel.

www.gulfcoastnewstoday.com

“It isn’t always about value or price,” Hollis said. “It should be about what pieces speak to you, what emotions they bring out and what feelings they cause. It isn’t just about something pretty to put on your wall – it has to mean something to you.”

Equine Winter preparation

“Now is the time to start preparing your pastures for winter”- Kay Wilson

hen it comes to horses, now is the time to prepare for winter, said Kay Wilson, nutrition specialist with Robertsdale Feed Store. “We offer a full line of vaccinations especially for horses,” says Miss Kay. Most are familiar with Eastern Equine Encephalitis (EEE) and West Nile, but there’s also Western and Venezuelan encephalitis and Robertsdale Feed Store offers vaccinations for them all, along with a full line of influenza vaccines. Now is also the time to start preparing your pastures for winter, says Miss Kay. “We recommend Gulf rye, which needs to be a gradual feeding process in horses,” she says. “During cold days and nights when the drinking water is chilled, some horses may not drink as much as they should. One way to help with this is to place a salt block close to the water source to help encourage drinking” Robertsdale Feed Store also offers a full line of blankets to keep horses warm during the winter months. Miss Kay has nearly 20 years experience with Robertsdale Feed Store after starting her career working for a dressage trainer out of Pensacola. Through Purina, Miss Kay is certified in both livestock and pet nutrition. “This is just such a great place to work,” she says. “People who
