LEMMON DROPS: Press Journal’s move to downtown changes dynamics of development on U.S. 1 Six bite-size Lemmon Drops to nibble on before rooting for American Pharoah to complete horse racing’s Triple Crown:

• You have to wonder how long the Press Journal building

on U.S. 1 will sit empty. Let’s make the over/under 5 years. I’d take “over” 5 years, as images of the Old Diesel Plant keep popping into my mind. By moving its office to downtown Vero Beach, the Press Journal – now owned by the Wisconsin-based Journal Media Group – has changed the dynamics of development on U.S. 1 between State Road 60 and 17th Street. There are now two huge vacant buildings – the former Albertsons grocery store is the other – in that three-block stretch. Albertsons closed in 2012. No question, the Press Journal building sits on a prime piece of real estate. The land (about 7.5 acres total) is on the market for $1.75 million.

Carl Sciara, with Dale Sorensen Real Estate, would take “under” 5 years. He’s the listing agent for the property, which is owned by E.W. Scripps Co. and Scripps Media. (The Press Journal was owned by E.W. Scripps until April 1.) In his description of the property for potential buyers, Sciara called it an “incredible redevelopment Russ Lemmon opportunity.” He says he has given several tours, and people have liked what they’ve seen. “It’s been pretty active,” he said. “We’ve already had a few offers.” With two parcels in the mix, there are multiple ways deal could go. The parcels could be sold separately, or together. Sciara said he’s currently talking with a group interested in buying both parcels. While I figured the new owner of the property would

want to demolish the Press Journal building and start anew, Sciara said that’s not necessarily the case. There’s a good chance the two-story building will be utilized in the development, he said. Billy Moss, with Lambert Commercial Real Estate, predicts the building will end up being demolished by the developer. As many of you know, I was a columnist for the Press Journal for more than 7 years and my wife still works for Treasure Coast Newspapers. It’s going to be a very complex deal. As Sciara put it, “layers of attorneys” will be involved. For that reason, I don’t see a deal being struck very quickly. So, I’ll stick with my “over” (5 years) prediction. Some quick housekeeping: Thanks to Art Neuberger, Mark Mucher and Maureen Schwab for pointing out a few errors in last week’s “Rearview Mirror” feature on the Village Spires. Among other things, Royale Riviera (on 17th Street, east of A1A) is six stories high.

• The widening of U.S. 1 (to six lanes) from 53rd Street to

County Road 510 isn’t going to happen for several years. Chris Mora, the county’s director of Public Works, said the project has not received any funding for construction. He said it’ll be at least 5 years before construction begins. As expected, the widening of Oslo Road is spurring commercial development. At 27th Avenue, for example, a new Dunkin’ Donuts will be built across the street from the still-under-under construction Family Dollar Store. “The whole Oslo area will be coming on strong,” Billy Moss said. “There are a lot of rooftops in that area.” While it’s great the School Board voted to name the auditorium in Vero Beach High School’s Performing Arts Center after band director James Sammons, he is worthy of the entire PAC being named in his honor. What he has accomplished at the school is truly legendary. Quick, when was the last time there wasn’t an orange barrel somewhere on local roadways? (That’s a trick question, folks.)
