LEMMON DROPS: Housing prices continue moving in right direction Seven bite-size Lemmon Drops to nibble on while waiting for the Christmas movies to begin on the Hallmark Channel:

• Every year, around this time, I ask Chris Lafakis how long it’ll be before housing prices return to 2006 levels. As longtime readers know, that’s the year the Lemmons bought their house. Prices immediately went south and stayed there. Like many others in the county and across America, we were “underwater” on our mortgage. Five years ago, Lafakis – the director of Moody’s Analytics – predicted it would be 2028 before prices returned to 2006 levels. That was rather disheartening. Well, there’s some sunshine in this year’s forecast for the return of 2006 prices. “In August of 2022,” he said. Hey, I’ll take it! Back in 2006, you’ll recall, a now-defunct magazine listed

Vero Beach as the second-best housing market in the country for 5-year appreciation. Prices were supposed to go up 40 percent. I admit, greed was a driving force in our decision to buy a house at that time. Looking back, we got our comeuppance. According to Lafakis, the Vero Beach Russ Lemmon housing market now ranks 62nd out of the 402 metropolitan statistical areas in 5-year appreciation. What’s his take on our market? “Our forecast calls for residential construction to continue to increase,” he said. “Total housing permits averaged 551 in 2013, 707 in 2014 and 873 in 2015, and they are expected to average 1,171 in 2016. While they aren’t expected to come anywhere close to their peak of over 4,000 in 2004, we might be able to make it all the way up to 2,000 units if retiree relocation turns out to be as strong as we’re forecasting.
