WELCOME TO BERGEN BUSINESS PARK - FLESLAND Bergen Business Park is a new and innovative business park planed at Bergen Airport Flesland, Western Norway’s transport nodal point. This area will be an incubator for a thriving environment with green areas and good meeting places that will form a unique framework for tomorrow’s work places. The area is planned to be developed with approx. 200,000 m2 of modern offices, hotels with conference facilities, canteens and businesses. Each individual company can, to a great extent, influence solutions and qualities according to its needs. The first phase in the business park will be implemented parallel with the development of the new airport terminal and continuation of the Bergen Light Rail to Flesland. The business park will be situated within walking distance of the airport terminal and the final stop of the Bergen Light Rail.

COMMUNICATION Bergen Business Park is situated in the middle of the junction that will be established with the new terminal at Bergen Airport Flesland. Bergen City Rail’s station will be located under the terminal building at the airport - just 150 m from Bergen Business Park. Here, you will also find transportation options such as buses, taxis and, of course, air planes. Everything within a very short walking distance from the work place. If you arrive by bicycle or in your own car, there is easy access directly to a joint parking facility under the park. Express ferries also leave from from Flesland quay to surrounding islands such as Stord aand Austevoll with corresponding transport from Flesland.

SHARED IDENTITY VS. OWN IDENTITY The construction will create a clear shared identity where the buildings are placed around joint meeting places. At the same time, emphasis is placed on each company being able to cultivate its individual identity in terms of architecture and profile through variation in the materials and scale. This flexibility will create a living and dynamic area at the same
time that the business park will appear as a whole entity. Shared functions In order to create an urbane and dynamic environment, the park buildings are constructed close together with many informal meeting places and various services that are shared for the companies. The city is located right outside the office door - you can have
a coffee on the trail, pick up your shirt at the dry cleaners, buy flowers, work out or simply watch life pass by - everything in one place. Conference centre The companies share functions such as conferences centres, exterior squares and a number of services and thus cultivate a sense of belonging to a larger fellowship.
Food/service Restaurants and cafĂŠs, shops and training centres contribute to a lively urban environment. The area will also serve as an attraction for airport passengers with some spare time on their hands. Travellers who use their waiting periods to eat and drink, work out or shop will create added-value for the business park.

PHASE 1 The development of phase 1, the part of the business park that is located closest to the airport, comprises hotels with conference facilities as well as three office buildings, totalling approx. 35,000 m2. This part of the property is strategic for establishing the area. It can function alone in collaboration with the airport, but it is also connecting link to the further development. The two first office buildings in Bergen Business Park are now being launched for lease. The Expo Building - efficient multipurpose building with a strong architectural identity, adapted to small office users. The Midtbygget - efficient single-user building adapted to larger tenants who are seeking identity-generating premises with good solutions for increased cooperation. Both of the buildings are located in the immediate vicinity of the new terminal building at Bergen Airport Flesland and will have very good profiling.

THE EXPO BUILDING PREMISES Within the immediate vicinity of the airport and the public transport junction, the building will have a fantastic exposure towards the airport and contact with an important central point in Bergen. The building, which will be the first building to be completed in Bergen Business Park, is part of phase 1 for BBP that will form a whole with a hotel and three business and industry buildings. The construction will be located around a shared square that will function as a local meeting place with surrounding shared facilities such as cafés, restaurants, businesses, meeting centres, training facilities etc. People will meet here just as they do in a city. ROOM FOR INNOVATION The plan is designed with consideration paid to high flexibility for various combinations of open solutions, closed offices, quite rooms and shared meeting rooms. The lobby at the square level has a shared reception service, café and meeting places for the employees and visitors to the park. Connected to a central stairway and elevator, the building’s large common room functions both as a main communication vein and as an important social arena itself. The lobby will be a shared arena for the whole business park where you can meet guests, book meetings, hold events, check flight times, hire a car, work or dine. An expanded airport lounge. This is an important meeting place for innovation. The building is a multi-purpose building that is designed as a modern, robust and flexible office building for the future. The building will satisfy all of today and tomorrow’s requirements and will offer good work environments for all employees. Emphasis is placed on creating good, airy and light work places. The employees will be in an inspiring environment with high quality that results from good design, comprehensive planning and robust implementation. The building offers flexible and space-efficient floor plans that are suitable for one or more users per floor. The circulation and cores are designed in such as was as to ensure the most possible flexibility for furnishing of work spaces and, at the same time, ensure best possible quality in the work zones.

PART OF THE FELLOWSHIP The building is part of a larger fellowship around a central square, where the square functions as a meeting place for the employees and visitors to the business park. Parts of the office buildings’ premises on the street level facing the square will comprise service and public-oriented functions in order to address the employees and visitors’ different needs. Here, for example, service premises, training facilities and shopping as well as good premises for work and informal meetings are planned. The close construction with service functions around the square will, together with the hotel, comprise a whole and complete framework for the development of the work places of tomorrow. SUSTAINABILITY Through BREEAM certification, the building will be constructed with a view to comprehensive environmental concepts for well-being, health and energy use. The focus will be placed on good, robust and durable materials, a low energy use and good systems for operation and maintenance.

MIDTBYGGET PREMISES Located right next to the new terminal building at Flesland, the building is centrally-placed in relation to one of Bergen’s most important junctions. The building is a part of the first phase in the development of Bergen Business Park (BBP). Together with two business buildings and a hotel, it will contribute to forming a comprehensive cluster right next to the airport. The construction will be located around a shared square that will function as a local meeting place with surrounding shared facilities such as cafés, restaurants, businesses, meeting centres, training facilities etc. People will meet here just as they do in a city. MODERN AND ROBUST SOLUTIONS The building is planned as a single-user building where a tenant will be able to develop efficiently in a compact, flexible and robust concept. The building is connected with an open stairway from the lobby to all floors and, in this way, all of the employees are connected together as one large unit. The building has been designed to satisfy today and tomorrow’s requirements for good work places. The focus has been placed on creating light and airy premises where the employees are comfortable. BREEAM NOR COMMUNITIES Bergen Business Park is a pilot project for the development of BREEAM NOR Communities – the Norwegian version of the English processing tool BREEAM Communities. BREEAM Communities is an assessment method that is used to improve, measure and certify the social, environmental and financial sustainability in big development plans. The area development is a complex interaction where, among other things, factors such as water, area use, transport, energy and the relations between the buildings effects the impact on the environment. Though conscious action in the planning phase it is possible to make significant cuts in greenhouse gas emissions. From the start, Bergen Business Park has integrated sustainable design in the process of designing a master plan and has, as one of the first projects in Norway, included BREEAM requirements in the planning regulations. The master plan provides a shared

framework for the developer, municipality, as well as engaged advisers and architects such that sustainability will be assessed at the earliest stages - where the potential for achieving cost efficiency benefits is greatest. BREEAM Communities also functions as a foundation for the classification of the individual concrete buildings in BREEAM NOR. BREEAM NOR is a comprehensive classification tool for buildings and property that documents environmental and health impacts. The basis of the assessments are factors such as the interior environment, energy use, transport, materials, waste ]management, premises use and ecology. Bergen Business Park has as an ambition to achieve the environmental certification �BREEAM Very Good� and become an leading example of a sustainability project at the area level. The environmental certification will provide both a pure profit in terms of the environment and energy and a cost efficient project that will be attractive for the future tenants, and thus financial viability over time.

GENERALITY/FLEXIBILITY We know very little about the needs in 20 years. Flexibility involves planning for the unplanned. The building’s form, size and height can be adapted to the needs of each tenant. Companies can grow and change, and buildings can be combined or split. Flexible office buildings make the project robust and financially sustainable over time.

A long-term collaboration between Flesland Holding AS and Linstow AS Flesland Holding AS is owned by a grouping lead by the Skarveland family. The owners have long experience from different parts of business and industry in Hordaland county. Linstow AS is one of Norway’s leading property companies. The company owns, develops and administers property in different segments, and has received a number of prizes for its projects.
