SAFE AS HOUSES? A STRONG SUMMER AND SOLID HOUSING MARKET DESPITE ECONOMIC HEADWINDS Against the background of a worsening economic landscape, the property market is still showing resilience and remains in fairly positive territory, the slow-down in overall sales volumes and price growth notwithstanding. It has been a busy summer and, following a record month in October, Seeff also experienced a record month in December with several top end sales on the Atlantic Seaboard ranging to R36.5 million for an apartment and R70 million for a luxury villa, both in Clifton. While the housing market is still well-balanced and holding up well, we are in for a challenging year with interest rate and cost hikes a major challenge for consumers. Home affordability is now a factor with mortgage bonds more expensive, something that impacts the lower to mid-market sectors especially. Although conditions still favour sellers, house prices are now under pressure and we may well see negative equity growth this year given the rising inflation. Sellers need to take heed of this and will need to be more

realistic about their expectations and be more negotiable if they need to or want to sell. We are though still seeing strong demand and show house attendance remains at record highs compared to five years ago. The banks are still keen to lend and for qualifying buyers and those with cash, it will remain business as usual. While overall sales volumes and prices are under pressure, there is still be plenty of activity and the market will just tick over in the normal course of business. Stock levels are still tight and there is still no oversupply in the primary housing sector. We also do not have to contend with the volume of distressed properties that hampered sales and price growth in the period immediately post 2007/8. This bodes well for the market during what is a challenging year ahead. While the position may change towards the latter part of the year, for now though, we remain optimistic and it remains business as usual.
