RESIDENTIAL MARKET OUTLOOK REMAINS STEADY AND STABLE

A

s we head into the cooler months, it is a good time to pause and reflect on where the residential market is heading for the remainder of this year given the prevailing weak economic outlook. The good news is that we continue observing a market that is holding up well. While there has been an expected slowing in activity and an easing in the national house price inflation since late last year, the first few months of this year have been better than anticipated. Our branches continue reporting plenty of activity, not just in the major metropolitan areas, but almost nationwide. We have still not seen any flooding of the market with property listings. In fact, most areas are still reporting tight stock levels and fairly good sales cycles. Buyers and investors are still keen to get into the market and the banks are still lending. A review of cash sales in the Cape metro for example reveals that some 60%–80% of sales in the top end areas are still

full cash transactions and mostly to South African buyers. We are also still seeing plenty of high value transactions in the luxury areas. While business confidence is at the lowest levels in decades, we are still seeing plenty of confidence in the property market. While by no means immune, there is an underlying resilience that seems to be carrying the market during this challenging phase. There is no doubt, though, that the challenges are mounting and affordability is a growing concern for buyers in the middle to lower sectors of the market. These are market realities that sellers need to take cognisance of. The key for buyers and sellers right now is to be aware of the economic influences and to expect further interest rate and cost hikes and to factor these into their buying and selling decisions. For serious sellers, there is still plenty of demand with well-priced properties still selling fairly quickly. Sellers will need to adjust to the slowing demand and

price growth, though, and be cautious of what prices buyers are prepared to pay, else they may risk losing out on a sale. Now, perhaps more than ever, working with a credible real estate agent will stand you in good stead. And, remember, if you are serious about selling, then a sole mandate is the way to go. A TOP THREE LOCATION

PLETTENBERG BAY RANKS HIGH According to the latest New World Wealth Survey of wealthy suburbs undertaken in conjunction with MasterCard, Plettenberg Bay now ranks in the top three premier property locations in the country next to Cape Town’s Atlantic Seaboard and Sandton in Johannesburg.

K

evin Engelsman, Seeff’s licensee in the Plett region, points out that according to the survey, some 260 millionaires now own second homes in Plett, 120 of which are worth more than R20 million. This

is the highest number of homes valued at this price outside of Cape Town and Johannesburg. Seeff sold R132 million worth of property during the November 2015 to February 2016 summer period. This is twice as much as

during the corresponding period of the previous year and has now put Seeff firmly ahead in terms of agency market share. “While the bulk of the sales activity is still under the R2 million price band, about 20% of all

activity was above the R5 million to R10 million-plus price range. That is notable if you consider that very few properties sold above the R5 million price mark just five years ago,” says Engelsman. Awareness of Plettenberg Bay as a premier coastal destination is growing, and buyers and visitors are now coming from across the globe. The Plett Tourism Bureau is doing a great job promoting the town. The introduction of a newly-recognised wine route with twelve wine estates, many offering wine tastings and food, plus plenty of leisure activities, from nature reserves to the river, ocean and of course Blue-Flag beaches, all add to the appeal of the region.

The almost year-round sunshine and mild winters also make Plett a popular choice for retirement buyers, some as young as fifty. Despite now ranking up there with the Atlantic Seaboard and Sandton, Engelsman is of the opinion that Plett is still offering excellent value and smart buyers are taking note. Prices have risen very conservatively at only about 2% above the CPI rate over the last few years, and property prices here are still significantly below par. According to the latest Private Property data, the average price for a two-bedroomed apartment is R1 million and for a threebedroomed apartment around R1.5 million. A three-bedroomed

house sells for around R2.43 million and a four-bedroomed house, for around R4.17 million. “In reality, though,” says Engelsman, “you can still find a stunning two-bedroomed apartment for around the R600 000 price mark and a house for well under R2 million. BMW makes no bones about the fact that the new 7 Series is the most luxurious and technically most advanced they have ever produced.

e have completely redefined what the 7 Series is, bringing higher levels of luxury than any 7 Series before,” claimed BMW Group South Africa at the recent unveiling on local soil of the new generation BMW flagship sedan. Indeed, no other BMW sedan has ever had the tech, the new age lightweight construction, the powerful yet frugal powertrains, and the limousine-enviable comfort that this car brings to market. There is no question that previous-gen 7 Series owners will swoon over the new car. But, has BMW done enough to coax other luxury brand buyers into their executive saloon? On the technology front, without a doubt. Apart from its almost self-parking capability, with a smarter-than-yoursmartphone key fob and a wireless inductive charging unit for your cell phone, this car shoots laser beams from its headlights. Whereas Audi may have pioneered laser headlights as a concept, and Mercedes-Benz shunned the idea completely (opting to stick with LED technology instead), thanks to BMW’s Selective Beam technology, 7s equipped with the optional LaserLight system will allow their owners to enjoy dazzle-free lighting with a particularly bright, pure white light, and a high-beam range of 600 metres, double that of the standard LED headlights. The 7 Series also has deep rooted, under-the-skin changes that set it apart from its predecessors. Key factors in enhancing dynamics, efficiency, comfort and safety while on the move are the use of carbon-fibre-reinforced plastic (CFRP) in the body structure; engines from the BMW Group’s new generation of power units; the plug-in hybrid system in the new BMW 740e; the Executive Drive Pro active chassis system; and the Driving Experience Control switch with adaptive mode.

Previous 7 Series owners will love this series’ updated driving feel. BMW has significantly upped the ante in terms of interior look and feel. Taking a leaf from the luxury saloon benchmark – the Mercedes-Benz S-Class – the new 7 aims to maximise well-being in the rear compartment with a host of standard tech and luxury features. Up front, standout innovations include the extension of the iDrive system to include a touch display and BMW gesture control, which allows you to adjust the car’s infotainment volume and a few other basic functions by waving a finger at it. Other commendable technology highlights include the now-familiar, yet updated Touch Command system; a brilliant new head-up display; crossing traffic warning (useful when reversing in a crowded parking lot); steering and lane control assistant; active side collision protection; Surround View with 3D View and, of course, the well-publicised new remote control parking system. The new BMW 7 Series is available with an extensively updated V8 engine and six-cylinder in-line variants from the BMW Group’s latest generation of power units. All the engines link up as standard with a similarly further developed 8-speed Steptronic transmission. A plug-in hybrid BMW 740e with BMW eDrive technology will be available from the third quarter of 2016. Powered by a four-cylinder petrol engine and an electric motor, which together generate total system output of 240kW, the 740e records combined fuel consumption of 2.1-l/100km, with claimed CO2 emissions of a mind-bending 49g/km. There is no doubt that BMW has extensively raised the bar in the new 7 Series, introducing numerous innovations in comfort, style, driving experience and overall excellence. Impressively, the new car boasts a substantial number of these innovations as standard throughout the range, pipping some of its German rivals at the value-for-money post.

OH, SO SWEET POTATO DONE TWO WAYS SWEET POTATO AND COCONUT SOUP INGREDIENTS

• 1 kg sweet potato, peeled and cubed • 2 tbsp vegetable oil • 2 onions, peeled and chopped • 2 red peppers, seeded and chopped • 2 garlic cloves, peeled and chopped • 5cm piece fresh ginger – peeled, grated • ½ tsp ground cumin • 1 red chilli, chopped • 50g good quality Thai red curry paste • 1½ litre chicken or vegetable stock • 200ml coconut milk • Fresh coriander leaves to garnish FOR THE CROUTONS • 500g sweet potato • 1 tbsp oil • ½ tsp ground cumin

METHOD

1 Preheat oven to 200°C. To make croutons, toss 500g of sweet potato cubes with oil and ground cumin and bake for half an hour or until golden brown. 2 Heat oil in a large pot and sweat onions, red peppers, garlic and ginger until just starting to colour. 3 Add spices and curry paste and fry for 1 minute. Add 1kg sweet potato, cover with stock and simmer for half an hour. 4 Add coconut milk, reserving 2 tbsp to garnish the soup with later, and simmer for 10 minutes. Blitz in a blender. 5 Serve the soup topped with sweet potato croutons, a swirl of coconut milk and fresh coriander leaves.

SWEET POTATO CRISPS WITH GUACAMOLE AND SOUR CREAM INGREDIENTS

• 2 large sweet potatoes • Vegetable oil for deep-frying • Spanish paprika spice FOR THE GUACAMOLE • 2 small avocados • ¼ cup olive oil • Juice of half a lemon • Sea salt and black pepper TO SERVE • ½ cup sour cream

METHOD

1 Slice the sweet potatoes very thinly on a mandolin. 2 Heat oil in a large pot and deep-fry sweet potato slices in batches until golden brown. Drain on paper towel. Season with Spanish paprika spice or your favourite spice mix. 3 Peel and mash the avocados and stir through olive oil and lemon juice. Season well. 4 Serve with guacamole and sour cream.

MARTINIS SHAKEN OR STIRRED

T

here are many variations on the classic Martini. A Dry Martini traditionally uses more dry vermouth, though recent trends have begun defining Dry Martinis as instead using little or no vermouth. A Bone Dry Martini is one without vermouth. A Gibson is garnished with a cocktail onion, while a Dirty Martini has had a small amount of olive brine added to the mix. A Perfect Martini uses equal parts sweet and dry vermouth, and a Vodka Martini makes use of vodka where there would have been gin.

CLASSIC MARTINI Ingredients • 80ml gin • 15ml dry vermouth • 1 green olive or lemon twist for garnish • Dash angostura bitters (optional)

Method Pour the ingredients into a mixing glass filled with ice cubes. Stir for 30 seconds, or shake for 30 seconds. Strain into a chilled Martini glass. If desired, add a dash of angostura bitters and garnish.
