Perhaps the most iconic images of midcentury modern architecture come from Brooklyn-born photographer Julius Shulman, who lived in a glass-and-steel structure of his own, designed by Raphael Soriano, in Los Angeles from 1950 until he passed away in 2009 at the age of 98. Shulman’s prolific catalog has been commemorated in several coffee table books from Taschen, including Case Study Houses and Modernism Rediscovered (shown), which offer compelling looks at some of the 20th century’s most iconic designs.

MIDCENTURY

MODERN Affecting architecture, interiors, and product and graphic design, and meandering into offshoots like Googie architecture and Danish modern, midcentury modern has become a catchall for much of the design out of the post–World War II movement—roughly 1945 to 1965— that was about democratization, openness, and optimism. Midcentury homes were exemplars of leisure rather than ornate barometers of money and taste, and championed a connection to nature. They were characterized by flat roofs, clean orthogonal lines, open floor plans, spare details, and wall upon wall of glass. Materials were humble: concrete, steel, aluminum, plywood. They had nothing to hide and spread out horizontally, as if lounging in the landscape, their very forms telegraphing laid-back living. Egalitarian, even Utopian, they were intended for mass consumption, so affordability and efficiency were virtues. Furniture showcased mass-production methods and leaner silhouettes, announcing a new peacetime productivity and hopefulness. As we neared the space age—launched with Sputnik in 1957—forms became amoebic and futuristic: boomerangs, kidney shapes, parabolas, and flying saucers. And products for the home swapped decorative flourish for practicality, function, and convenience. Still modern and relevant today, the original homes that remain— many of them built in California as part of the Case Study House program—are still highly coveted pieces of real estate, while, when it comes to furnishings, everything from starburst mirrors to classic Eames chairs feel as fresh and contemporary as they did during the times of their original launches. —jorge s . arango

Its nickname is the City of Lights, but you could easily swap in love, culture, or croissants. Home to nearly one-fifth of the population of France, Paris is the fifth largest city in the European Union by population and the third most visited city in the world, annually drawing 29 million visitors. The hearty tourism industry has helped make Paris the sixth richest city in the world by gross domestic product. Upcoming events include contemporary interior design fair Maison & Objet (January), Fashion Week (February), and international art event Art Paris (March). Each year, some 900 movies are filmed at the city’s iconic landmarks, among them the most visited museum in the world, the Louvre. However, statistics show that 60 percent of visitors are there to shop. The city is home to some of the most prestigious fashion labels in the world, and established destinations such as Louis Vuitton and Colette have recently been joined by new flagships for Emilio Pucci and Ralph Lauren. This well-heeled crowd is also well-fed, with more than 70 Michelin-starred restaurants to choose from. City navigation is based on a clockwise spiral of 20 arrondissements—or administrative districts— each with its own mayor. Meandering through is the River Seine, where leafy parks beckon. As the capital of the Lone Star state, Austin is the fourth largest city in Texas and the 11th largest city in the nation. Calling itself the Live Music Capital of the World, it hosts the annual Austin City Limits Music Festival and South by Southwest conference (two of the most recognized music events in the world) and boasts the unofficial motto of “Keep Austin Weird,” which is seen frequently around the city on everything from T-shirts to bumper stickers. With a robust economy and ample job opportunities thanks to its high concentration of technology companies (Dell, IBM, 3M, Apple Inc., Google, and Facebook, among others), Austin has also been dubbed Silicon Hills. Despite its foothold in the corporate world, though, the city is still a college town at heart, home to the University of Texas. The city’s laid-back cool atmosphere is a major draw for its residents, including celebrities like Matthew McConaughey, Sandra Bullock, and Andy Roddick, who go there to disappear. at Moody Theater (ACL Live) The music venue plays host to 100 concerts a year and is where PBS’s critically acclaimed Austin City Limits—the longest-running music television show in American history—is filmed. 6

This 20-booth antique emporium is the quintessential curiosity shop, carrying everything from vintage movie posters and vinyl records to old cigarette cases, mod furniture, Western wear, and anything else the store considers “a quirky slice of American culture and history.”

Open since 1957, the city’s legendary Continental Club has seen it all—from burlesque to blues to swing, rock, and country—without missing a beat. With its retro neon sign and an interior that oozes with stories of generations past, the club proves that new isn’t always better.

RAINEY STREET HISTORIC DISTRICT

Bungalow-style homes that have been turned into an array of gastro pubs, restaurants, and bars thrive on Rainey Street. Standouts include Lustre Pearl (a Rainey stalwart boasting ping-pong and a food truck) and El Naranjo for fine Mexican dining.

• Since 2012, home prices have gone up an average of 10 percent. • Homes are going under contract in a record number of days and selling almost 33 percent faster than in 2012.

Palm Beach Palm Beach measures a mere 3.9 square miles over land, but this petite island makes major waves when it comes to high society, real estate, and luxury travel. Sandwiched by the Intracoastal Waterway and the Atlantic Ocean, the city shines as an evergreen of extravagance for both old and new money. Between January and March each year, one-third of the United States’ entire wealth congregates here for a sun-kissed, Hamptons-esque hubbub, as the island’s year-round population of 10,000 swells to over 30,000, and the palatial century-old estates welcome back generations of America’s high society—Rockefeller, Kennedy, Post, Vanderbilt, and Kellogg, to name a few. While most of “Billionaire’s Row” and the greater island flaunt a 1920s-style Mediterranean revival architecture pioneered by Addison Mizner, newer incarnations of high design and opulence have “struck a pose” in, around, and across the island’s downy shorelines. In particular, adjacent West Palm Beach is experiencing a rebirth as developers restore bungalows from the 1910s and ’20s, historic Spanish Mission–style and Spanish Mediterranean–style homes alongside new condominiums and estates (in a far more modest price range than the island). Ultra-chic restaurants, lounges, boutiques, hotels, and spas are no longer confined to the perimeters of Palm Beach proper, while a growing younger population is finally branding the Palm Beaches’ cool. Thankfully, today’s Palm Beaches aren’t solely a winter escape for the elite. Beyond the gorgeous homes, high-society pageantry, and thriving economies, here are just a few more reasons to love the Palm Beaches year-round.

The 15-story modern edifice of limestone and gray brick—named The Emory and located in Manhattan’s historic Flatiron district—is by Morris Adjmi Architects. Cowie closed on the top two units in 2009 and proceeded to customize the resulting nearly 3,000-square-foot space into a glamorous couture haven where he could host his legendary parties. The apartment, available with furnishings for an additional sum, is awash in materials and surfaces that emanate shimmer and shine. The foyer is an elegantly minimalist white glass box with sliding doors that open to the living room. The space faces southwest over rooftops and features a contemporary gas fireplace with a long, sleek profile, above which Cowie installed hydraulic-lift Macassar ebony paneling to conceal a wealth of storage. In fact, this sort of millwork is installed throughout the apartment so clutter can be minimized and not interrupt the clean lines of the interior architecture. Furnishings include a gold Milukan armchair by Parisian designer Christian Astuguevielle, a curvaceous Vladimir Kagan sofa, and what Cowie calls “the jewelry of the room”—a floor-to-ceiling illuminated beveled-crystal column that is actually a Swarovski chandelier. wet bar and an adjacent powder room dressed to kill with Absolute Black granite floors and Maya Romanoff’s darkly sparkling Bedazzled Geode textured wallcovering in caviar black. Cowie chose to outfit the dining room with similar stylishness—silk rug, lacy mohair curtains, a silvery gold lacquer table surrounded by Lucite zigzag chairs—and illuminated it with a 1970s Gaetano Sciolari chandelier. The room is adjacent to the immaculate white lacquer-and-glass kitchen, which can be partitioned from the dining area by sliding pocket doors. The view here, shared by the master suite below, is of the perfectly framed Empire State Building. Cantilevered oak slabs between the living room and the dining room create a floating staircase that leads down to the master suite, which repeats the Macassar ebony paneling of the other rooms, as well as the tantalizingly see-through mohair curtains. The platform bed, neatly attired in bronzy gold linens against an upholstered headboard, faces a flat-panel television, on the other side of which is a spacious walk-in closet/dressing room with built-in racks, shelving, and drawers for someone who obviously adores clothes. Across from this is the master bath, another white glass box with a shower that showcases a silver-andgold Sicis mosaic niche and a Corian tub beneath an enormous window. There is a den on this floor, too, that triples as home office and guestroom. Completely paneled in Macassar ebony, with another gas fireplace framed in steel and a second wet bar, it is a symphony of neutral tones, most evident on a custom sectional sofa upholstered in Loro Piana cashmere. The flow of the home ends upstairs, past a muted sparkle of the textured walls, at the roof deck, where Cowie has thrown many parties on temperate evenings. Seating abounds to take in the sweeping Manhattan views; guests also often linger at the barbeque. Sometimes, however, it’s the private moments that Cowie has enjoyed most. An absence of tall nearby buildings, says Cowie (who also exercises and practices yoga up there), assures one can truly be au natural without concern. “I can’t begin to tell you how much fun I’ve had in that apartment,” he says. here’s an old Thai proverb that says, “Life is so short, we must move very slowly.” If one were to pick a place in which to move at such a languorous pace, one could hardly do better than Villa 6 at the Samujana Estate in Koh Samui. This contemporary rock-and-stucco structure descends gracefully in stepped levels down a hill, encouraging aimless exploration of its landscaped gardens, lounging by the saltwater pool with a chili-spiked Bloody Mary, and watching the sun rise over the Gulf of Thailand. The $3 million villa’s five bedrooms, outfitted with daybeds for dreamy afternoon naps, sleep up to 11. Each opens onto a private terrace with views of the sparkling ocean. “No matter where you are in the house, the architecture conspires to frame vistas and open

up views,” says its architect, Bali-based Gary Fell. “Like all of the villas within the estate, it is composed so as to ensure views from every level within the property. An infinity-edge pool links the house to the ocean beyond, so that the impression is of a terraced garden rather than a house.” There’s an open-plan kitchen with bespoke cabinetry for the home’s owners to prepare casual meals themselves, but private chefs are also available through the development. After a swim at the beach or in the saltwater pool, there are private outdoor showers for rinsing off, each located adjacent to the home’s six bathrooms (there is also a powder room off the main living area), as well as oversized modern tubs for more relaxed bathing. The nearly 10,000-square-foot Villa 6 comes furnished with locally sourced furniture for stretching out with a book or gathering around for hours of easy conversation. Additionally, the media room, which is equipped with a 42-inch plasma screen and surround sound, offers more high-tech options for unwinding. The most strenuous tasks at Samujana likely involve deciding where to have cocktails: On the pool deck? At the sectional sofa overlooking that deck? Or perhaps the roof? Because no feature of the house has been overlooked when it came to exploiting the beauty of the natural landscape. “Roofs were conceived as gardens,

Framing it are rectangular hollows, some filled with stones (rocks that were excavated from the hill for the house to nestle into it) and others with lush plantings, creating the effect of a multi tiered Zen garden. For those who have a hard time sitting still, there’s a workout room. And the villa is fully wired for WiFi and iPod docks so that the party can be carried from one level to another. For life outside of the villa, there are day trips to other coastal destinations, bar hopping in the trendy Chaweng Beach district, and elephant rides through the jungle, all of which can help time pass more quickly. t the start of the project, there was no guarantee we would build more than one or two houses,” says architect Gary Fell of Samujana Estate, the villa development he designed on the island of Koh Samui in the Gulf of Thailand. Today the project boasts 19 villas—each with their own pool—with eight more scheduled to open in the first quarter of 2014. Fourteen of the existing villas are currently for sale or resale, with prices ranging from $1.3 million to $5 mil lion for the entire 27-villa collection. Villas can also be rented (starting at $540 a night in the low season for a three-bedroom/fourbath, and climbing near $3,000 nightly for an eight-bedroom/ten-bath/two-kitchen during high season). Fell, principal of the 50-person firm Gfab Architects, envisioned modern structures made primarily of common local materials that would hug the topography of a hillside overlooking a breathtaking coral cove. He also reused the rock excavated from the site in and around the villas. Though each residence is unique, they all showcase Thai slate floors in wet areas; sand-washed concrete floors inside; Merbau wood doors, decks, and windows; and teak furnishings. A 28-acre ranch in Telluride receives a modern update BY KIM FREDERICKS

rior to renovation, taking in the views of the massive 14,017-foot-high Wilson Peak from the master bedroom at 8121 Preserve Drive required some effort. “You had to stand on your tiptoes to see out the window,” says local architect Michael Fuller, who worked on the home’s renovation in 2002 with its current owners. Encompassing a total of 18,892 square feet, the various structures on the ranch consist of the 13,591-square-foot main house, two 800-squarefoot guesthouses, a four-stall horse barn, a caretaker’s cottage, and a five-car garage. The property is located in The Preserve, an intimate and exclusive neighborhood eight miles from the historic town of Telluride. The compound, which is listed at $17.9 million, includes a private system of trails, a lighted paddle tennis facility, and a private parking spot with ski storage next to the core of the Telluride ski mountain. When built in 1993 the estate came equipped with just about everything necessary for mountain living, except the wide, unobstructed views that Fuller’s clients demanded. The 13-bedroom, 11-bathroom property sits on 28 acres of dramatic ranch land, surrounded by grassy meadows, strands of aspens and pines, and a trout pond. The original architect settled the seven-bedroom main house and its buildings neatly into the contours of the land to create an unobtrusive farmlike compound that reflected the original owners’ passion for reclaimed items. The exterior of the home is clad in antique wood,

metal roofing, and weathered stone, a combination that gives it an established appearance. The interior walls, ceilings, and floors of the home also initially showcased the use of reclaimed wood and thick timbers, creating a warm and comfortable atmosphere. However, when Fuller’s clients purchased the home in 2002, they were looking for something lighter. “The reclaimed boards were nice in their own right,” says Fuller, “but they gave the home a dark feeling.” The goal was to lighten the dark interior and open up the layout to further expose the spectacular views of the San Juan mountains. “When my clients discovered the home, it had more of an inward-looking feel,” says Fuller. The architect got to work brightening the space by removing the dark wood on the walls and replacing it with plaster. He started in the entry foyer, a soaring two-story silo with a staircase anchored by eight thick lodge-pole pine timbers and twisted Manzanita wood balusters. He added windows and hired Dallas-based lighting designer Craig Roberts to

change out the lighting. “The stair tower is the most eye-catching part of the home,” says Fuller. In the game room, adjacent to the living room, Fuller transformed a once closed-in space into a gallery for admiring Wilson Peak. He added large windows on three walls and changed the room’s purpose. “The game room used to be dead space,” he says. “Now it’s the home’s gathering place.” In addition to the added light, Fuller’s clients also wanted to modernize the home. The heavy Telluride stone was removed from the fireplaces and replaced with stone slabs mixed with curved and hammered steel patterns. “We freshened the energy of the fireplaces by giving them a simpler, lighter, more modern feel,” says Fuller. The other significant part of the renovation occurred in the master bedroom wing. Originally designed to establish a sense of privacy, Fuller reconfigured the space and reconnected it to the rest of the residence. “You used to have to go outside the home to get to the master bedroom,” says Fuller. “We remodeled the bedroom wing to unite it with the whole house.” While Fuller’s renovation created a lighter feel, new exposure to the mountain views, and a less segmented layout, the home’s original identity as a roomy, comfortable, rustically elegant ranch remained intact. “The goal was to renovate without making it look like it had been changed,” says Fuller.

he winding two-story staircase immediately catches the eye upon stepping into the silo entrance tower at 8121 Preserve. The massive tree house–like structure, which took nearly five months to construct, was a one-of-a-kind endeavor for Telluride builder Corey Fortenberry. The staircase, which uses two distinct types of wood, required travel to two states to source the materials. The eight columns, stairs, and treads are constructed of recycled lodge-pole pines that Fortenberry found in Montana. For the railing, Fortenberry used Manzanita wood branches. “The architect sent out a troop of Boy Scouts from Southern California to collect dead Manzanita branches,” explains Fortenberry, but the authorities stopped them because it’s illegal to source Manzanita without a permit. Two months later, with permit in hand, a new harvest of fallen Manzanita branches were collected and then shipped to Telluride. The rough-hewn lodge-pole pines, some with bark still intact, mix with the smooth finish of the twisted Manzanita wood used in the handrails and balusters. In 2009,

when a Maui homeowner embarked on building his Makena hideaway at 38 Uweloa Place in collaboration with local architect Greg Bayless, he envisioned a home that evoked the beauty and tranquility of Polynesia, complete with Pacific panoramas and beachfront access. Currently on the market for $7.4 million, the stunning result is 4,698 square feet of living space spread across three separate pods. The buildings are connected by glassenclosed passageways, which come together to create a space that fully embraces the beauty of the outdoors. “When all the doors are open, it’s like living in the garden,” says the homeowner, a licensed contractor with extensive experience renovating homes,

who was inspired to build the hillside house not only as his main residence with his wife, but also as an island getaway for his mainland-based extended family. “It isn’t your typical home with one great room,” he explains. “It’s more intimate with three buildings—but it’s open,” he explains. Featuring four bedrooms, five-and-a-half bathrooms, an exercise room, and a chef’s kitchen, the property also offers more than 20 skylights, allowing sunlight to stream in freely throughout. Glass walls seamlessly disappear from sight, inviting the outdoors in. “In the master bedroom you can see all the way through to the kitchen when the doors are all open,” explains the homeowner of the airy setup for the single-level home. Furthermore, the three separate buildings (each outfitted with its own A/C system) allow for both maximum privacy and open living, thanks to a layout that strategically positions the chef’s kitchen at the center of the arrangement flanked by bedrooms at either end. The master bedroom pod contains two bathrooms (his and hers), a shared shower that opens onto the garden, and a well-appointed gym. Design details and pieces imported from Bali can be found throughout, including garage doors, entryway doors, and gates in carved teakwood, not to mention ceilings crafted from Balinese bamboo that lend a casual elegance to each room. Teak inlaid with mother-of-pearl graces columns in the passageways, and imported stone carvings dot the property. Most striking though is the seven-inch-thick slab of highly coveted monkey pod wood that has been fashioned into the kitchen island counter. Importing so many of the design elements also had its challenges, explains the homeowner, who notes that on three separate occasions pieces had to be shipped back because they did not fit the required specifications. “It was well worth it, though,” he says. “The results are excellent.”

The South Pacific’s influence can also be witnessed outdoors, where he imported and planted handsome teddy bear palms, named so for their fuzzy texture. This, in addition to the hundreds of areca palms surrounding the property’s perimeter, were planted when construction began on the then-vacant lot in 2009 to provide privacy and have since come into fruition in their characteristic dramatic fashion. “It gives you your own space, your own tranquil spot,” says the homeowner, who notes that the in-garden spa is also surrounded by lush foliage and palms. An adjacent salt-system infinity pool looks onto the bay, featuring an intricate ceramic mural of swimming turtles created by local artist Robert Vogland. But for the real thing, look no further than the beach below, accessible via a private staircase shared with only one neighbor. And while the homeowner has decided to relocate to the mainland to be with family, he continues to feel passionately about his island home. “The view is outstanding,” he muses. “It’s just a beautiful spot to live in.”

eralded as the birthplace of surfing, Hawaii boasts many legendary shorelines, with the island of Maui laying claim to a number of the archipelago’s top bigwave surf spots. East of Hoopika, the island’s most famous spot, Peahi (or “Jaws,” above), draws the world’s best surfers with its massive 40- to 70-foot swells created by winter storms. To get in on the action, pro sportsmen like Laird Hamilton pioneered tow-in surfing starting in the mid-1990s, enabling riders to catch waves larger than 30 feet with the assistance of a Jet Ski or a helicopter. Peahi continually produces some of the tallest waves in the world and has played host to the Billabong XXL Big Wave Awards. Only a handful of the most seasoned pros are able to tackle these aquatic beasts, which are best viewed from the vantage point of the cliffs above. Experienced riders also descend upon the northwest shore’s Honolua Bay at this time of year to take in solid rides on the area’s iconic hollow waves, which regularly top 20 feet. It’s also the site of the annual women’s Billabong Pro Maui event, part of the Vans Triple Crown of surfing. Nearby, Windmills, often referred to as Maui’s pipeline, beckons surfers with its long, barreling beauties. But Maui’s not all about riding giants. A modern glass-and-steel home takes advantage of the Vail Valleyâ&#x20AC;&#x2122;s pristine views BY KIM FREDERIC KS

uilding a home that coordinated with the predominantly Bavarian and parkitecture style that rules Colorado’s Vail Valley was never an option for the homeowners of 34 Whiskey Ridge, which is currently on the market for $12.75 million. Their intention was to create a clean, peaceful contemporary haven, free from the heaviness of typical mountain-style homes. “In the mountains you see homes with wood trusses, moldings, and exposed beams—they didn’t want any of that,” says architect Tom Cole of Vail-based PointsWest Architecture & Land Group. Cole’s airy and seamless design was sprung from one simple instruction: create a unified connection to the secluded surroundings, a mix of meadows and pine forests. The owners had chosen a 4.5-acre lot at Cattleman’s Club, just a 20-minute drive from Beaver Creek. Focusing on the angles of the sun and the promotion of solar gain, Cole set the home, which was completed in 2009, on an east-to-west axis and was liberal with the use of glass walls and steelframe windows. At the entry, a 50-foot wall of glass frames Mount Jackson and the Sawatch Range. On both the north and south sides of the living room, 16-foot-wide

lift-and-slide doors open onto a deck and stone terrace. One of the most striking features of the 12,521-squarefoot home is the master bedroom, a private refuge that is connected to the main living areas via a glassenclosed bridge. On the lower level, a yoga room with a fireplace and a wall of glass that opens to a waterfall serves as a sanctuary. “The house was designed to be comfortable for the two of them, mostly one-level living and few stairs,” says Cole. When family and friends come to visit, they can stay in the rest of the house, which holds two en suite bedrooms and a two-bedroom guesthouse. In keeping with the clean style that the homeowners requested, Cole used clear vertical grain fir on the ceilings. “They wanted the plane of the ceiling to be uninterrupted as they walked through the home,” he says. Cole also extended the wood on the ceilings to the exterior of the home, under the cantilevered rooflines, to further link indoors and out.

“There was a cantilever theme throughout the house,” says Basalt, Colorado–based interior designer Robyn Scott. “It makes the house feel light and airy, as if you are in a tree house.” Scott’s monochromatic scheme features the occasional pop of orange and green, as in the color of gingko leaves. “It’s a quiet design with Japanese influences,” she says. European white oak floors are modern but have a natural look. Scott also used wood furniture that featured a live edge. To contrast the earthy colors, she added touches of shine, found on table legs and stainless-steel bath fixtures. The most contemporary part of the design can be found in the Poliform kitchen, which features an entire wall of stainless steel. Uniformity is apparent throughout the home. In the nine bathrooms, black slate is repeated in varying applications while the use of stone repeatedly calls attention to the exterior. “The house has a holistic, uniform sensibility that flows,” say Scott. “You never walk into a room and think, ‘this is different.’”

he homeowners of 34 Whiskey Ridge did not want anything to get in the way of their mountain views. To help facilitate the couple’s wishes, architect Tom Cole took an untraditional approach with the application of the home’s windows. He chose Hope’s steel windows over the traditional wood-framed windows because they allowed for wider openings and uninterrupted expanses of glass, a feature that lent itself to the home’s airy contemporary design. Founded in 1912, Hope’s is the largest steel window manufacturer in the world, specializing in the handcrafted artistry of hot-rolled steel windows and doors. “With the Hope’s windows, the steel structure is part of the window, so you can get expanses of glass that are 25 feet by 18 feet without having to add additional structure, such as munnions,” explains Cole. Not typically used in mountain homes—a style that typically favors rich woods—the steel windows were selected primarily for the sight lines. “Typical wood-framed windows have an 8-inch profile, says Cole, “while the steel windows allowed for a 2.5-inch profile and gave us a much nicer opening.” The windows installed at the residence were finished with a highquality thermal glazing and coating on the glass that helped with solar gain (the heat that you feel from direct sunlight). While it was the first time Cole used steel windows, he was pleased with the final result. “When you walk through the front door, you enter a two-story space where you can look down into the atrium and out through a big wall of glass at the mountains.”

Q. What was your last real estate transaction? A. I just sold a beautiful Craftsman-style home with a two-story guesthouse on a coveted street in Santa Monica called Marguerite, just a few blocks from the beach and the shopping areas. It hit the market at $8.125 million, and we had over 175 agents come through on the Tuesday caravan. At the end of the first day, we had four full-price offers. We ended up going back and forth with two of them, and the home ended up selling for $8.6 million. Pricing is everything. I tell my sellers now that we aren’t pricing up and expecting to come down 9 or 10 percent. It’s the opposite. The strategy now is to price just under, grab the attention of buyers, who are hungry because of the low inventory, and let them drive it up themselves. As a result, my listings are selling for 5 to 7 percent over asking price.

Q. What’s a typical listing for you these days? A. The flavor of the month right now is land in Brentwood Park—a few years ago, everyone wanted a Cape Cod house in the Pacific Palisades. Now, they want to build in an area of Brentwood that’s really only a about a half mile long by a half mile wide, but it’s flat, quiet, and close to everything. A 22,000-square-foot flat lot there just went on the MLS as land for $6.8 million. For years, properties like that have gone into bidding wars, and the real buyers either step up or step aside.

Q. What makes the housing market in Los Angeles unique?

A: We’re in a bubble. And we know it. In the crash of 2007/2008, we were the last to fall and the first to recover. I bought my first property in 1986. Even then, I remember hearing that California real estate always comes back. I always tell people, “If you don’t have to sell, don’t— always buy.” It’s also surprising how much the average person knows about real estate here. It’s an incredibly sophisticated group in L.A. They know the comps, they know which properties sold that never even hit he MLS ... I have clients ask to see things they’ve heard about that aren’t even on the market yet. Q. What was your last real estate transaction? A. It was in Fort Lauderdale, an 8,500-square-foot Mediterraneanstyle home on a double lot, close to the beach, and on the canal. My clients have listed their 4,000-square-foot waterfront home on Miami Beach with me for $3.595 million. They wanted to move to Fort Lauderdale to be closer to the husband’s job, and we had looked at everything on the water under $6 million—probably 30 homes. The home they purchased for $4.25 million was listed at $5.1 million. It was a tremendous value, as it was priced at roughly half of what you’d get in Miami for something comparable.

Q. What’s a typical listing for you these days? A. I’m very unusual in that I don’t solicit business—I work only by

referral—and my business is about 40 percent commercial and 60 percent residential. So there’s really no typical listing. For instance, I just took over the leasing of a 200,000-plus-square-foot shopping center at Biscayne Boulevard and 79th Street in Miami. It was an upscale mall in the 1940s and ’50s, and now we’ve rebranded it to house fashion designers, interior design, and art galleries. On the flip side of that, I have residential listings that range from $1 million to $5 million, and sometimes much higher. It’s never boring.

Q. What makes the housing market in South Florida unique?

A: South Florida is a market that’s always been undervalued in general. Until recently, it was seen only as a tourist destination, or a place to live in the winter and have a main home elsewhere. Now, it’s a major metropolis to live in full-time, so prices have already reached higher than pre-recession levels. This is different than in the resort areas of Martin County and Fort Myers, for instance, where prices are still lower than before the crash. Miami Beach and surrounding areas have been hot, but we continue to identify neighborhoods where there’s still great value and room for appreciation. That’s fun for me.

Often referred to as “the Town Car of the skies,” JetSuite is a charter airline known for making private jet travel more accessible. The California-based company was established in 2006 when CEO Alex Wilcox—who also founded commercial airline JetBlue, which pioneered onboard amenities such as leather seats and in-flight satellite TV—and his partners saw an opportunity to change the private jet travel market. By offering efficient, comfortable, small jets for shorter distances, JetSuite makes the hop from Los Angeles to Las Vegas or New York to Palm Beach luxurious and convenient. As a frequent traveler himself, Wilcox keeps a carry-on bag next to his desk at all times. “You never know what’s going to happen next or where you’re going to need to go. I’m completely mobile,” says the Newport Beach–based CEO. “However, I’m also famous for being the last guy on the plane.” Rushed or at his leisure, Wilcox always has a few key essentials. Leverage Lookbook took a peek inside his travel bag and asked him about his personal experiences while traveling to faraway lands.

My most memorable in-flight meal was on Singapore Airlines. I was commuting to India for a few years and was fortunate to fly nonstop. Their dumplings are some of the best I have ever had in my life. For short-distance trips, though, I like dry almonds. 6

For me, the best view is the sky. When you are at 35,000 feet, with the water below and the sky above with the Northern Lights, you feel like you are in space.

Hafro Gemini Hammam Known for its hydromassage tubs, multifunction shower stalls, steam generators, and mini pools, Italian company Hafro uses a combination of materials for its new Turkish bath. The Gemini Hammam enclosure, designed by Franco Bertoli, features .3-inch-thick crystal glass for its panels and door, which can be placed on the left, right, or in front. The ceiling is insulated with aluminum and polyurethane, with the showerhead built in. It is designed to be fitted against a wall, in a corner, or into a niche. Maximum measurements are approximately seven feet wide by four-and-a-half feet long by eight feet tall. Believing that colored light has a direct influence on state of mind, Gemini ($2,100 to $4,160) combines heat therapy with chromotherapy, which allows light wavelengths to penetrate the skin for a steamy, psychedelic experience.

ThermaSol Residential Sauna Heater Having created the first steam shower unit for the home in 1957, ThermaSol added residential saunas to its collection over 20 years ago. Its compact Residential Sauna Heater turns virtually any space into a relaxing refuge. The design of the room is up to the homeowner, but the company recommends using wood that can handle high heat. Alternately, ThermaSol offers freestanding modular sauna rooms as well as kits that are custom cut to fit any space, even under the stairs. In true Finnish sauna tradition, the Residential Sauna Heater ($1,775 to $2,040) can also be taken outdoors, as the stainlesssteel elements resist corrosion. The 4,500watt model heats a space up to 210 cubic feet; 6,000 watts up to 310 cubic feet; and the 8,000-watt unit a generous 425 cubic feet— all at temperature ranges from 160–185˚F.

Moma Design Sensity Hammam Combining an age-old Turkish tradition with contemporary Italian design and state-of-the-art components, the new Sensity Hammam is a multisensory escape from the everyday. Like much of Milan-based Moma Design’s elegant but minimalist bathroom collection, Sensity (approximately $21,700 to $25,700, plus up to $10,800 for optional accessories) is made entirely of Corian. Designed by Ignazio Di Masi, water rains down from above like a waterfall while an innovative system of multifunction showerheads releases water and steam horizontally from the heated walls, reaching temperatures as high as 100˚F. As in traditional hammams, Sensity features a heated wardrobe and bench, but is updated with multicolored optical fibers on the ceiling and white LED lights along the perimeters. Completely customizable, Sensity can be tailormade to transform a bathroom into a spa getaway.

PHONING HOME Smartphone-friendly and smartphone-inspired gadgets for the home make it possible to control a variety of functions at the touch of a button. by josephine minutillo

Nomos Faucet Italian company Fima Carlo Frattini offers high tech in the unlikeliest of places: the sink. Be it kitchen or bathroom, the Nomos faucet (approximately $4,000) will make washing up a whole new experience. Its electronic control has a userfriendly touch screen with large graphic icons and an intuitive interface that enables users to adjust water quantity, pressure, and temperature to their liking. The smartphone-sized unit sends alerts of system malfunctions or leaks, and monitors water and energy consumption in real time while logging past values.

Nest Protect Silicon Valley–based Nest Labs says it reinvents unloved but important home products. On the heels of its hugely successful Nest Learning Thermostat ($249)—an energy-saving thermostat that picks up on the user’s schedule and programs itself accordingly—the company is introducing the Nest Protect ($129) smoke and carbon monoxide alarm. Instead of just beeping, it gives helpful vocal warnings (in English or Spanish) before conditions get dangerous. Low-battery alerts and emergency alarm notifications are sent to a smartphone or tablet, eliminating the annoying chirping sound that often results with people disabling their smoke detectors. No swatting brooms to silence this alarm—simply wave at it. Families that have both the Learning Thermostat and Nest Protect can access a free Nest user account that allows the products to work together. If Nest Protect’s carbon monoxide alarm goes off, the Nest thermostat automatically turns off the gas furnace, a possible source of poisonous carbon monoxide leaks.

August Smart Lock Renowned designer Yves Behar and tech entrepreneur Jason Johnson think house keys are a thing of the past. The August Smart Lock ($199) works with an existing deadbolt and allows users to send a virtual key to guests or contractors to gain entry into a home via a smartphone app. Users specify the number of guests they want to have access and how long the keys are virtually active for. Using a Bluetooth LE connection, the door will auto-unlock when visitors arrive and auto-lock behind them when they leave. Smart Lock isn’t connected to a wireless router or electrical service, so it will still function if power or Wi-Fi is down. ELLEN CREEK ESTATE Although it is currently on the market for $12.5 million, this 2.45-acre estate in Jackson Hole, Wyo., offers potential owners the rare opportunity for a trial run.
