INFLUENCED A stylistic amalgam of European movements, infused with elements acquired during Spain’s conquests, Spanish Colonial architecture also shares many of the characteristics frequently associated with the catchall term, “Mediterranean.” Terracotta tile roofs, white stucco walls, arched doorways, handpainted tile work, and decorative wrought iron are all common design details, while entry and interior courtyards are also signature architectural elements. Spain’s crusades in North Africa—where Moorish geometric tile designs and elaborate woodcarvings were prevalent— picked up the trends, which carried over to Spanish colonies in the Americas, particularly Mexico. As Franciscan friars moved north to establish their mission system, they spread the aesthetic throughout present-day California. This Mission version of Spanish Colonial became prevalent on the West Coast during the late 1800s, and influenced what came to be known as the more cleanly interpreted Santa Barbara style, which continues to carry much relevance today. —jorge s. arango

Situated on the north bank of the Tagus River, Lisbon is the only European capital on the Atlantic, which supplies a bounty of fresh seafood to restaurants dishing out menu items varying from fresh and simple to Michelin-starred marvels. With roots pre-dating Rome, Portugal’s largest city is one of Europe’s oldest, and home to two UNESCO World Heritage sites, the Belém Tower and the Jerónimos Monastery. The latter is the birthplace of the country’s famous custard tart, pastel de nata. Lisbon’s rich history and temperate Mediterranean climate are a major draw for its 600,000 inhabitants, who live within loosely defined bairros (neighborhoods) totaling just 33 square miles. Despite an invasion by Napoléon Bonaparte in the 19th century, three revolutions in the 20th, and a devastating fire in 1988, Baixa Pombalina, the historic city center, is still dominated by elegant Pombalinestyle buildings erected after an earthquake leveled much of the city in 1755. The luxury shopping district is Chiado, which includes the mile-long Avenida da Liberdade, where historical villas mix with boutiques. Eating is a perennial favorite pastime, while music festivals dominate the warmer months. (This summer’s lineup includes Rock in Rio and Optimus Alive.) Besides a rich past, all-star cuisine, and high-profile events, here are more reasons to love the city.

The narrow cobblestoned street may be hard to find, but newcomer Memmo Alfama (opened in 2013) delivers a boutique design hotel experience from an exclusive riverfront spot in the city’s historic center. Local firm Samuel Torres de Carvalho Arquitectos carved out the 42 rooms in the late-19th-century building, adding a rooftop bar and preserving the facade. 7 BELCANTO

Twice-roasted leg of lamb, suckling pig with oranges, and a wine list more than 350 selections long: those are just three reasons why Michelin-starred Belcanto in Chiado is the hottest restaurant reservation in town. Totaling more than 6,000 pieces, the eclectic collection of oil magnet Calouste Gulbenkian (1869–1955) spans centuries, countries, and disciplines. Works by Rembrandt, Manet, and Degas are among the items on view. EMBAIXADA Carved out of the Palacete Ribeiro da Cunha, a 19th-century Arabian palace included in a massive redevelopment of the Príncipe Real district, this 27,000-square-foot luxury shopping destination opened in 2013. Here’s a snapshot of the market: ✱ While the average price was $160 per square foot in 2013, down 5.2% from 2012, exclusive areas top out at over $600 per square foot. ✱ The historic center around

Avenida da Liberdade is the biggest draw, followed by waterfront locations in the town of Cascais and the peninsula Tróia, both in Greater Lisbon. With nearly 30 percent of D.C.’s population employed by the federal government and an incredibly strong tourism industry, the District seems almost immune to economic downturn. Even during the height of the global recession in 2008–2009, D.C.’s topnotch hotels remained sold out, its exclusive restaurants and bars filled to capacity, and the city’s landmarks grew busier than ever. The overall cityscape of today’s Washington, D.C., is largely the result of French master urban planner Pierre Charles L’Enfant. The district is divided into four quadrants, stemming from a central point: the U.S. Capitol Building. Within these dissimilar regions of NW, NE, SW, and SE lie varying combinations of grand Victorian homes, history-steeped single-family homes in varying gothic, Georgian, neoclassical, and contemporary architectural styles; cherryblossom-lined streets separated by bustling squares and circles; and hodgepodges of low-rise buildings (mandated by law to be no taller than 20 feet plus the width of the bordering street). Every year D.C. embraces its evolution as a one-of-a-kind metropolis, incorporating modernity while successfully keeping history in style. Outside the very public and controversial world of donkeys and elephants, here are a few reasons to fall in love with America’s capital.

Here’s a snapshot of market trends: ✱ Home prices in the D.C. Metro area (which includes D.C. proper, Montgomery County (Maryland), and Alexandria and Arlington (Virginia) rose 5.6% in 2013 and

The unspoiled natural beauty of Vancouver frequently ends up permanently seducing unsuspecting visitors to this coastal city in British Columbia. Home to the busiest and largest port in Canada, the city is just behind Toronto in diversity. And, at 1,100 square miles with a population of over 600,000, it is the most densely populated Canadian municipality. While contemporary architecture calls the shots on this city’s skyline, the former downtown retains historical charm with Edwardian buildings erected in the early 20th century as some of the tallest buildings of their time. I

n 1809,

the area located north of London’s Hyde Park, known as St. John’s Wood, became an urban experiment for a new kind of residential building, when terraced housing —identical row houses with shared walls—was abandoned in favor of the semi-detached villa. This, combined with the ample gardens planned into the development (the area originated as the 16th-century private hunting grounds of Henry VIII) and the neighborhood’s adjacent parks (Regent’s Park and Primrose Hill), helped the area retain a rural character, while the city’s other prestigious enclaves, such as Belgravia and Knightsbridge, became more urban. Since then, the boldface names who have called St. John’s Wood home have been as diverse as artist Lucien Freud, socialite Daphne Guinness, former Prime Minister John Major, rock star Keith Richards, entrepreneur Sir Richard

Branson, model Kate Moss, and actors such as Damien Lewis, Ewan McGregor, Jude Law, and Sienna Miller. The latter two reportedly still have residences here, as does Sir Paul McCartney. One of the earliest homes built was this residence on Hamilton Terrace, currently on the market for £37.5 million (about $61.5 million) through Beauchamp Estates. Originally built in 1810, it exemplifies everything that makes St. John’s Wood such a desirable place to live, starting with the wide

double doors and bay windows in front to the tree-lined garden and deck out back. Sandwiched in between these lie 11,140 square feet of interior space, accommodating seven bedrooms, six baths, and four reception rooms. The residence was most recently remodeled entirely in 2010 by its current owners, who hired local interior designer Bill Bennette to give the home a timeless, Hollywood-type glamour while maintaining its English roots. excavating a new basement and reconfiguring the layout, while more aesthetic changes included adding cornices and architectural trim. For the interiors, Bennette conjured a mix that spans design eras, imparting a timeless elegance that is impossible to peg to a single genre. IN THE NEIGHBORHOOD BAT. The Marylebone Cricket Club was founded in St. John’s Wood in 1787, launching England’s national sport. There’s no better place to learn about wickets and donkey drops than Lord’s Cricket Ground, which has a museum and hosts regular tours. LET IT BE. Abbey Road Studios was immortalized by the Beatles, but Paul Robeson recorded there as far back as 1931. Fab Four pilgrims can’t tour inside, but they can take a picture at the famous zebra crossing that graced the Beatles album and post it on the live “Crossing Cam,” or write their name on the wall in front of the building. chic to formal reception areas. In the library, handsome millwork painted a moody charcoal gray evokes the grand style of historical universities like Oxford and Cambridge. However, the furniture forms are clean and tailored, and the ceiling and fireplace wall are mirrored to carry through the 1940s feel of other rooms. The master suite occupies an entire floor. Its upholstered headboard and chandelier continue the Moderne, platinum-blonde thread. But the bath, with its glass shower and large-format tiles, feels of-the-moment. Back in 2012, the London Evening Standard reported the street of Hamilton Terrace was known colloquially as Iceberg Road, “because so much of it lurks below the surface.� Between 2000 and that year, the article noted, 24 applications had been filed for full-scale basement excavations that could accommodate pools, gyms, garages, staff quarters, and other rooms. The newspaper illustrated the story with this home, and for good reason. The subterranean level of this residence is a world unto itself. ituated between San Francisco and the Silicon Valley, on the San Francisco peninsula, tony Hillsborough has a collection of real estate as diverse as its terrain. The winding, hilly enclave encompassing just 6.2 square miles and 3,500 homes possesses oak forests, two creeks, and views of San Francisco Bay. The area was founded by a wealthy shipping magnate from Hillsborough, New Hampshire, and after becoming incorporated in 1910, it quickly became a summer haven for some of the 19th century’s most prominent business icons. They came to escape the fog and chill of San Francisco, amassing a collection of notable architectural gems: Pullman Railcar heiress Harriet Pullman Carolan built a 65,000-squarefoot French mansard chateau around 1914; architect David Adler designed a Cotswold Tudor for banking heiress Celia Tobin Clark in 1931; and more recently, in 1992, Chiltern, a 36,000-square foot modern Edwardian estate, was completed, honoring the tradition and craftsmanship of the

exquisite estates that came before it. Currently on the market for $28.8 million, Chiltern, named for the street it occupies, sits on 6.5 acres of manicured grounds that include an expansive orchard, numerous rose gardens, a walled English garden, a maze, and a koi pond. The estate comprises a main house, a guesthouse, an outdoor pool, and a tennis court. The idea to build an Edwardian estate in California stemmed from the owner’s desire to preserve the historic integrity of European residences in the area that were being dismantled in favor of more contemporary builds. He scoured France and England, collecting intricately carved wood panels, coats of arms, stone carvings, complete libraries of leather-bound books, 15th-century gothic doors, sculpted fireplace mantles, and more than 250 pieces of stained glass. The artifacts span centuries of history, and incorporating them into a new sixbedroom, nine full-bathroom residence was a challenge for builder Paul Ryan of San Francisco–based Ryan Associates. “Putting the artifact pieces together took months off-site,” he says. “It was a lot of puzzle building.” Nearly every wall of the estate is finished in antique paneling installed by a team of several English craftsmen who lived on-site during the construction. The foyer features Jacobean paneling from 1633, while the grand salon is finished in 18-foot wood panels that were reclaimed from the French chateau of Princess de Guermantes, built between 1870 and 1890. The 45-foot-tall great hall, used for entertaining up to 200 guests, features 17th-century paneling form Dyffryn House in Wales. The library, which displays antique collections of leather-bound books, is finished in carved wood paneling from 1855. While installing the artifacts required patience and skill, Ryan’s greatest challenge was the end product— producing a home that was

Residents head to the Crystal Springs Dam to embark on the Sawyer Camp segment of the Crystal Springs Trail, a six-mile paved stretch that’s ideal for running, biking, and strolling. BEACH IT. The closest beach for Hillsborough residents is Half Moon Bay, a fourmile stretch of beaches along the Pacific Ocean that cater to surfers, horseback riders, and sunbathers. SHOP. Hillsborough is commercial-free, but downtown Burlingame is home to a bounty of shops and cafés such as Crepe­ vine, a popular spot for lunch. PLAY. The Peninsula Golf & Country Club in San Mateo boasts the only Donald Ross–designed course on the West Coast, while Robert Trent Jones Sr. designed the course at Hillsborough’s Burlingame Country Club, established in 1893. authentic in character. “We had to make the artifacts blend into the new home and look like they had always been there,” explains Ryan. “We worked with the architect to research the details of a traditional Tudor estate and went as far as matching wear patterns in the floor in the grand salon.” Other notable features of the home include the 16 fireplaces, all with original antique mantels made of marble, onyx, and granite. One of the most prominent examples is the 19th-century Italian Botticino marble surround in the home’s grand salon. The master bedroom, a true his-and-hers retreat, holds two unique fireplaces as well as two separate master bathrooms and dressing rooms, an office, and a terrace. The lower level of the home is dedicated to recreation and relaxation. It harbors an indoor swimming pool with a spa that would rival a five-star hotel’s, along with a squash/ racquetball court and a gym. Throughout the home, the wood paneling makes the large spaces feel inviting. The entry hall and reception rooms are welcoming to guests, while a cozy octagon-shaped room serves as a hideaway for quiet conversation. The airy conservatory is a gathering space with a family room, a bar, and a winter garden. While Chiltern took more than four years to complete, Ryan attests to the home’s solid construction. In 1989, the 6.9-magnitude Loma Prieta earthquake that occurred during the World Series between the San Francisco Giants and the Oakland A’s shook the ground during construction. “We were putting the cladding on the exterior of the building,” he says. “We did not lose a piece.” LEVERAGE | SPRING 2014 | 43

THE STAINED GLASS COLLECTION More than 250 pieces of stained glass were salvaged from various estates in England and France before being installed in Chiltern. Now claiming one of the largest collections of stained glass in the world, the home has several notable panels. For instance, depictions of St. Giles and St. Catherine, which are displayed in the great hall, were purchased from the estate of William Randolph Hearst. “The stained glass pieces were a collection of small medallions in all different shapes,” says Ryan. The builder arranged and assembled the glass pieces on the floor of an off-site warehouse to organize where they would be installed in the home. Ryan then worked with Glassworks Studios, a Pittsburgh-based company that specialized in stained glass restoration, to install the medallions into new leaded-glass windows manufactured by Thomas Bennett Glass. “We had to create pockets in the leaded glass windows so the stained glass medallions could be taken out and cleaned,” says Ryan. While all of the windows were new, they were made to look long-lived. All of the windows have the same frames, but because each has a different stained glass piece, no two windows are alike.

t is a testament to Amangiri, the Aman resort at Canyon Point in southern Utah, that you could almost miss it. Tucked against dramatic rock outcroppings and sporting a palette of materials that reflects its surroundings, it appears suddenly, a barely perceivable mirage rising from the desert floor. This is Amanresorts’ specialty: locating properties in some of the Earth’s most ravishing landscapes and ensuring that their development lives light on the land and seamlessly reflects their varied localities. So when Canyon Land Development LLC decided to build The Mesa at Amangiri, a community of 36 planned private homes that will have access to the resort’s complete suite of amenities, they called upon the preeminent Annabelle Selldorf, a New York–based architect known for her subtlety and sensitivity to place. (The first home—Mesa One, shown on these pages—has just been made available for sale.) “We knew from the outset that it was important that the new Mesa homes be in balance with the site,” says Selldorf. “Of course, you think all the time about the views and how to create a variety of experiences of those views, LEVERAGE | SPRING 2014 | 49

too. Sometimes they are open, but other times you want them to be more foreshortened or framed.” It is worth noting that the vistas will remain pristine. Amangiri is on a 600-acre parcel. “But the developer, Canyon Land Development, has control of over 4,000 acres,” explains Nick Segal, president of Partners Trust, which is handling home sales. “Part of this incredible landmass was originally federally protected land.” The siting of each home, then, is predicated on creating visual experiences of the spectacular topography from specific perspectives. “We wanted the profile

of the Mesa homes to be relatively low to take advantage of those expansive views,” explains Selldorf. “We worked to orient each estate in relation to individual slopes so that most of the time the two stories optically appear as just one story high.” Equally as important for Aman’s sense of environmental harmony were the materials that would be used. “We wanted a material expression for the Mesa homes that would relate to the main resort buildings but not be a copy,” Selldorf says, “so we sourced other local materials such as stucco and Douglas fir.” LEVERAGE LEVERAGE| SPRING | SPRING2014 2014| | 39 51

The first phase of the Mesa at Amangiri has just come on the market, consisting of four homes. The second phase will add a clubhouse and concierge center for the Mesa home owners that will have restaurant, a pool, and other amenities. Occupying 6,200 square feet on a two-acre plot, Mesa One is ready and available for $7.5 million. The remaining (and much larger) Mesa homes will be priced at $15 million and will vary in size and acreage, measuring up to 9,200 square feet of interior space, with over 14,000 square feet of exterior living spaces, on lots of up to 12 acres. “They are turnkey and afford instant gratification,” with interiors also designed by Selldorf, says Segal. He adds, “While the overall design is dictated by Aman and Selldorf, owners could certainly have some input in dictating their personal preferences, which

Unlike the work of her starchitect contemporaries, Annabelle Selldorf’s buildings and spaces are happy to step back from the showy limelight. Yet, somehow, her presence is always apparent, and that is what has made this Germany-born, Pratt Institute alumna one of the foremost architects working today. Her firm has achieved particular acclaim for its cultural and artrelated projects—New York’s Neue Galerie; contemporary art spaces such as David Zwirner, Gladstone, and Hauser & Wirth galleries in that city’s Chelsea neighborhood; and Le Stanze del Vetro, a glass museum in Venice. These sorts of endeavors landed her twice on Art + Auction’s “Power 100,” the publication’s annual list of art world notables. But Selldorf’s touch has graced projects as varied as an artist’s cabin in Nova Scotia and sprawling luxury homes

in the Hamptons; Abercrombie & Fitch’s Tokyo flagship and high-rise condominium buildings (her designs for 200 Eleventh Avenue in New York were among the first that incorporated a car elevator); and even a recycling center in Brooklyn that the New York Times ecstatically lauded as making “a good case for the social and economic benefits of design.” “Our work is not about a grand gesture,” she says. “It reveals itself in more subtle ways.” Which is why she was the perfect choice for Amangiri. “Starting from the principle that the architecture should not dominate nature,” she explains, “we sited each home in the most advantageous orientation for views and privacy. A rational plan and wellproportioned spaces focused on the view, coupled with a limited palette of exterior and interior materials, all contribute to creating a feeling of calm.”

a couple years to understand the flow of the house and to pinpoint exactly which modifications were best suited for the property, located just a stone’s throw from the village of Montecito, the tony suburb of Santa Barbara County, about 90 minutes north of Los Angeles. Drawing upon the expertise of local firms Design Studios and Arlington Construction, the Ewalts reimagined the light-filled master bathroom with French limestone floors, Wm Ohs custom cabinets, a generously sized Jacuzzi tub, a glass-enclosed steam shower, and a separate commode with a Toto Washlet toilet. Additions also

ince 1996, this sunny SoCal retreat in Montecito has been home to Kaye and Alan Ewalt, who were drawn to the Cape Cod– style property for its unique layout, which lends itself to gatherings and entertaining. Originally built in 1900, the 3,731-squarefoot, four-bedroom, four-and-a-half bathroom beauty, currently on the market for $3.995 million through Village Properties, has been the nucleus of warm family moments shared between the Ewalts, their four children, and their four grandchildren. The couple waited until 1998 to begin the first phase of remodeling, giving ­themselves

included a bay window in the expansive, ground-level master bedroom, complementing the limestone floors imported from France. In 1999, the owners proceeded with the second stage of renovation plans with local contractors Allen & Associates. “We had been talking with several different architects, trying to get someone who had a feel for the house,” explains Alan. “It took a while before we found someone who had worked with a Cape Cod–style home, who could enhance it and add the spaces that we wanted to and maintain the right proportions—and not make it into a big house, but into a little bit bigger house.” Additions to the three-bedroom, three-and-a-half bath main residence included custom-built cabinetry and a desk for the office, which was also

­ artitioned off with sliding-glass p doors, and the transformation of an outdoor patio into a 240-square-foot enclosed formal dining room, which looks out onto the property’s splendid rose gardens. The Ewalts also chose to expand the family den by 225 square feet, adding a brick fireplace and cabinetry, replaced all carpeted flooring with hardwood, and built a separate gym at the basement level, with its own outdoor entrance. However, the renovation’s pièce de résistance was the 790-square-foot one-bedroom, onebathroom guesthouse in the garden. repositioned to create a lot of charm and a lot of functionality,” says Kaye of Graham’s changes to the beautifully appointed kitchen, featuring a sixburner Viking stove, a Sub-Zero refrigerator, granite countertops, and alder custom cabinets. The home’s exterior received as much attention as the interior under the Ewalts, who added a motor court to the driveway, with the ability to hold up to seven cars. The owners drew inspiration from surrounding properties for the paving, which was laid out by masonry artist Brad Bartholomey and replicated on the lower driveway using grout instead of grass. Bartholomey also customized a wall around the property’s immaculate rose gardens— designed by Montecito landscaper Alida Aldrich and featured in Sunset magazine—and offset by a French limestone fountain. “The 360-degree gardens are one of the reasons we bought the house,” says Alan, who notes there are 19 mature box birch trees on the property. “We wanted to enhance and preserve them.” The garden also includes a stunning pool framed by brickwork and a sport court. As the couple readies to relocate to be closer to family and business, they have reflected on their favorite features of the home. “We like its serenity on one day,” muses Alan. “And the next day, we like how it has enough space where people can be in different places around the house and not feel like they are all on top of each other.”

THE GUESTHOUSE

One of the most striking new additions to the property is the guesthouse, which won the Santa Barbara Contractor’s Association award for Best New Residential Construction in 2001. Inspired by Alan and Kaye Ewalt’s ever-expanding family, who paid regular visits, the on-site guesthouse was built taking the existing landscaping into consideration. “We identified the site where we wanted to have it, and we wanted to preserve a beautiful tree that was right next to it,” explains Alan. “We put yellow tape around the tree and said, ‘If anyone bruises this tree, it’s all over for them,’” he jokes. Today, the birch tree accents the front porch of the two-story guesthouse, which boasts a floor-to-ceiling fireplace, a kitchenette, a bedroom loft, and customized day beds under bay windows overlooking the pool, garden, and mountains. Single File It sounds like an old-fashioned dance performed at a cotillion, but the Charleston Single is actually a house style—so called because it is only one room wide—that is exclusive to the South Carolina city. Among the oldest and finest examples, this completely restored property at 17 Meeting Street sits on two lots just a hop, skip, and a jump from Charleston Harbor, and is currently on the market for $4.45 million through Carriage Properties. “It’s rare for a house like this to come on the market,” says Justin Thomas, a sales associate with Carriage Properties in Charleston. “You probably only see one or two a year, and few as nice as this.” Built in the 1790s, the three-story, 5,332square-foot solid masonry dwelling features antique heart pine floors and its original stucco facade. of Haute Design oversaw a 2007 renovation that brought the interiors close to their 18th- and 19th-century appearance, while upgrading the kitchen and baths. She selected period antiques and reproductions, including Regency-style furnishings and rugs, and curtains decorated with documentary patterns from the 1800s. “The rooms are small and intimate,” explains Bohan. “The challenge was trying to balance all the furniture for how we live today with how the rooms were used back then.” Like all Charleston Single houses, the main entrance is hidden on the long side of the building, perpendicular to the street. A parlor and formal dining room graces either side of the short entry foyer, where a central stair leads to the upper floors’ three bedrooms. The second-floor master suite includes a marblefloored bathroom with soaking tub, a laundry area, and a generous walk-in closet and dressing room. Opposite it, a media room replaces the traditional drawing room, where early homeowners would have hosted guests amid the cool sea breezes and away from the dirt kicked up by the horse-drawn carriages at ground level. Unlike most properties in the heart of downtown Charleston, however, 17 Meeting Street includes a two-car garage. It is attached to the 1,042-square-foot guesthouse, which overlooks the yard’s saltwater pool. While the main house’s kitchen would have originally been located in a separate structure to prevent all-too-common fires from burning down the entire property, the current kitchen—which Bohan updated with tile floors, granite countertops, and top-of-the-line appliances—is located at the rear of the first floor, adjacent to the family room. PERHAPS THE most famous estate in Texas, Dallas’s landmark Mount Vernon manor is on the market for only the third time in its history. The property dates back to 1929, when construction began on this magnificent replica of George Washington’s home on the Potomac. Oil tycoon H.L. Hunt, a centerpiece of Texas history and once the wealthiest man in America, bought the estate in 1938, and live oak trees planted by Mrs. Hunt still grace the perfectly manicured estate. Current owners John and Teresa Amend gave the palatial home an extensive two-year restoration, which ended in 2002, allowing the iconic property to reemerge as a beacon of Texas pride in all its 10,511-square-foot glory. On the market for $19 million through Allie Beth Allman & Associates, this 10-acre estate still holds the charm of its grand

A. About 40 percent of the territory’s 426 square miles is devoted to country parks and nature reserves and rests upon land considered unsuitable for building. Less than 25 percent has been developed, and the release of what remains is regulated by the government. Therefore, owning property almost anywhere has always been considered a good investment. That said, hot areas would be neighborhoods that have lagged the market and are usually older sections of the territory that have attracted property developers. Q: How does living in Hong Kong compare to a city like New York or London? A: Like New York and London, Hong Kong is a city with

a wide range of international goods, services, access to the arts, and, perhaps most importantly, food choices. What makes Hong Kong different is to remember that 92 percent of the population is of Chinese descent and so there is a significant amount of Chinese tradition steeped into the culture. However, as the financial center for Asia, it is also an incredible melting pot of nationalities— perhaps even more so than New York and London. It’s also one of the most modern cities in the world in terms of infrastructure, which is immediately evident when one arrives at the airport. Q: What’s a big misconception about Hong Kong? A: Hong Kong has a reputation for its pollution level, and while it has risen in the past years, I think most are surprised to find that this

is not a reason to leave. The abundance of country parks and greenery is prevalent even when one is in the heart of the city, and I think that the size of the nonChinese community with permanent resident status (requires a seven-year continual residency) speaks for itself as a reason why people come for business and end up staying to live. Many of these people came on expatriate packages and are either still working for their employers or have started their own businesses.
