How exciting that the long anticipated summer months are upon us and now starting out with our hot days and cool nights. If you are thinking about entering the market to purchase a home, rental, land or investment property, I encourage you to take some time and get educated on the process PRIOR to making an offer or even scheduling a showing.

It is true that it starts with a dream or a need, but the actual process of purchasing can be very frustrating if you are not fully informed along the way. Contact a lending professional who can let you know where you are situated in terms of financing and how much you can afford. Many programs for first time homebuyers are available, but some have limitations on what they will finance. Ask the questions and get the pre-approval letter, then it is time to go shopping. When shopping for a home or property, bear in mind the owners, and or tenant occupants, have lives too. Many require advanced notice for showings and each property has its own showing instructions. Do not go to the door and ask to see

the home for many reasons. Call to schedule your appointment and the real estate professional will make arrangements for you. While we are on the topic, Realtors have busy lives too and are assisting many clients, so patience is appreciated. Why does it say “active” when it is pending? Many websites do not offer accurate or updated information or do updates on a 24 to 48 hour basis. When you meet with a Realtor professional, they can help you locate active properties and also navigate the process of the paperwork. “Bump Clauses” “Escalation Clauses”, “Pending Other”, what does this mean? We can help you with this complicated process, as we are trained professionals. We work hard for our clients and customers.
