Determining price is one of the most critical steps in preparing your home for sale, so you can get the highest return in the least amount of time. It’s tough being the seller in a buyer’s market. But you can improve your odds with the right research. Making a smart deal and getting the best price comes down to studying your market and being an educated seller. Consider strategic pricing. If you want to sell quickly, price it accordingly. You’ll have the competitive edge over the seller who’s dropping his price every month, without the sense of desperation. Plus, in a market where prices are falling, you’ll make more money if you sell quickly. Predicting the market is a tough call, but listing a home for 9 or 10 thousand under it’s value should create higher interest, especially if it’s new to the market. The market could decline or your circumstances could change to the point that you might need to sell quickly. And if you’re selling one house and buying another, it’s a great time to buy. A home priced at market value will attract more buyers than a home priced above market value. Also consider that a home priced competitively will attract a greater number of potential buyers and increase your chances for a quick sale. When a new listing hits the market, every agent quickly checks the property out to see if it’s a good fit for their clients. Your home would be branded as overpriced and only helps your competition by making their lower price seem like a bargain. Nothing is worse than watching your neighbors put up a sold sign. The longer your home sits on the market, the more likely it is to become stigmatized or stale. A property that seems to be perpetually for sale makes buyers wonder what’s wrong with that house. And buyers who do view your home may negotiate harder because the home has been on the market for a longer period of time. Most buyers look at 15 to 20 homes before making a buying decision. Setting a competitive price relative to the competition is an essential component to a successful marketing strategy. A home on the market is a non-productive asset.
